South Coast Property Specialists (Carlene Franzen) Tips: Nearly 9 in 10 Sellers Profi ng From Property Sales Real Estate Business recently reported on Corelogic’s quarterly “Pain and Gain” Report which analysed approximately 98,000 resales of residen&al property over the December 2020 quarter. It found that the profitability of Australian real estate has increased na&onwide, with the rate of profit-making resales rising to 89.9 per cent. This means that nearly 9 in 10 sellers are profi&ng from this sale and only 10.1% of proper&es were sold at a nominal loss, which is the lowest level since the July 2018 quarter. CoreLogic’s head of research, Eliza Owen stated: “The results are par&cularly significant given the upliI in sales volumes in the three months to December, much of which was driven by an increase in transac&on ac&vity across Melbourne. Sales and lis&ngs increased remarkably across the city, as the economy emerged from the weakness associated with the extended lockdowns.” The report highlighted that “Ul&mately, Melbourne managed the second highest rate of profit-making sales across all capital ci&es, at 94.3 per cent over the December quarter — an increase from the September quarter’s 93 per cent. Profit-making abili&es were even higher across some parts of regional Victoria, with over 98 per cent of sales returning profits to sellers across Ballarat and Bendigo. While Melbourne and regional Victoria’s results were strong, Hobart was the real winner over the quarter. It recorded the highest rate of profit-making sales across all capital ci&es at 97.2 per cent over the December 2020 quarter, surpassing the September 2020 quarter’s 96.7 per cent, the report said.” The full report can be found at www.realestatebusiness.com.au
