South Coast Property Specialist (Carlene Franzen) Tips: Will the Regional Migra#on Trend Con#nue Long Term? This is an EXTREMELY important ques(on for people living in regional areas like ours who are considering selling their proper(es. The reason it is so important is that in real estate (ming is cri(cal. Real estate generally goes through peaks and troughs so selling at the peak can be very financially advantageous. There has been a lot of commentary in the media about the “mass exodus of people from our capital ci(es”. Last week the provisional internal migra(on data from the Australian Bureau of Sta(s(cs shows the na(on's capital ci(es had a net loss of 11,200 people during July, August and September last year. That was the largest quarterly net loss since records began in 2001. This has pushed up demand for house prices and put pressure on the rental market in many regional areas including ours. But will it con(nue? In a recent ABC report, ANU demographer, Liz Allen, expects the trend to be "short lived". The report went onto say: "Sydney and Melbourne have experienced the greatest [COVID lockdowns] and necessary behavioural change, so it's not at all surprisingly that people have been moving out and away from these restric(ons and into other areas," she said. The trend we're seeing at present is the result of others not moving into the areas where people have le2, which would ordinarily happen. I expect this trend of net excess movements away from capital ci(es will be short lived." She believed this was because some people may migrate to the regions and then realise "the infrastructure is woefully inadequate" in some places compared to big ci(es. She also believed the trend could be stymied as employers start asking their workers to come back into the office. Some major corpora(ons are star(ng to ask workers to come back on a part-(me basis. In Victoria, a2er its hard second lockdown, (though this was then reduced back to 50% a2er the recent outbreak). With a greater push for workers to return to physical offices, the opportuni(es for living in regional areas will be constrained," Ms Allen said. So, what does it mean for real estate?
