Domes c Violence in Rental Proper es It is a very sad thing that domes2c violence occurs at all in our community, but it is par2cularly difficult and complicated when it occurs in rental proper2es. Being a property manager in the real estate business is probably one of the toughest jobs in the industry as you are o*en dealing and media2ng between landlords and tenants who frequently have quite different perspec2ves on things. But the job gets even harder when a domes2c violence situa2on emerges. Not only is there poten2al harm to the tenant(s) themselves, but there is poten2al damage to the property and then poten2al harm to the property manager in undertaking their du2es to inspect any damage to the property. To try to address the situa2on, the Real Estate Ins2tute of Australia (REIA) is calling on governments to introduce strategies in a bid to protect property managers ’on the job’ as well as support those dealing with domes2c violence. REIA President, Adrian Kelly said a recent REIA survey released ahead of the now rescheduled Na2onal Women’s Summit found that 57% of property managers have experienced domes2c violence in tenancies in the past 12 months. ”Some 30% of property managers said they dealt with domes2c violence in tenancies two to three 2mes a year. We are urging governments to address how property managers can gain support from local law enforcement and departments. Resources such as increased coaching and mentoring on how to deal with situa2ons as they arise will be instrumental in keeping these workers safe.” Mr Kelly said 55% of the survey respondents believed toolkits would help in suppor2ng their role with 50% selec2ng support from police or local Department and 43% choosing coaching to assist in dealing with DV. Toolkits for both property managers and tenants are the most useful area of support, in par2cular, for less experienced staff while coaching and mentoring would assist in awareness of rights and responsibili2es, diffusion and even self—defence. ”Addi2onal feedback from the survey highlighted a need for clarity of repor2ng obliga2ons for property managers, considera2on of inclusion of a ’zero tolerance’ policy in both workplace and lease agreements, relevant physical protec2ons and establishing a na2onal database of violence tenants.” Mr Kelly added that State and Territory Ins2tutes are already enormously ac2ve in family and domes2c violence awareness ac2vi2es with a range of toolkits, training and philanthropic ac2vi2es in place, but these should con2nue and be supported by a Na2onal Plan. ”The survey will inform the next Na2onal Plan to reduce Violence against Women and their Children and seek to understand how Australia’s property managers are dealing and responding to domes2c violence in tenancies,” he said. ”We all have a role to play in stamping out this deplorable ac2vity and we are keen to support our hardworking property managers do exactly that in a safe way.”
