South Coast Property Specialists (Carlene Franzen) Tips: Stamp Duty Versus an Annual Property Tax Last year, the NSW released budget papers to look at reforms to the current Stamp Duty process currently associated with purchasing property. The proposed model is to give people the choice of paying a one-off amount (stamp duty) or paying an annual property tax. The purpose of the paper was to obtain feedback from the industry. In an ar.cle published by realestatebusiness.com.au they report that two major Australian accoun.ng groups have come out in support of the removal of stamp duty in NSW and to have it replaced by an annual property tax. The benefits of such a system are primarily twofold. Firstly, it means that purchasers don’t have to find such a large sum of money to pay the stamp duty above and beyond the purchase price at the .me of buying the property. Secondly, over .me it would help balance out the tax income for the state government which fluctuates wildly depending on how strong or weak the property market is at the .me. The interes.ng aspect is that if people get to select which op.on they want, that will depend on how long they intend to live in the property. For those those people who intend to live in a property long term (12-18 years), they would probably be be@er off paying the one off stamp duty (assuming they have the extra money at the .me of purchase). However, those owners who want to “flip” a property and move onto the next project, they would probably opt for the property tax op.on. And of course the other possible issue with an annual property tax is that it is likely to change (likely upward) over the years. So it will be interes.ng .mes ahead to see which way the government chooses to move on this issue.
