This report takes a closer look at the Q2 2021 housing market with a focus on Harris Co. and 37 different local market areas. The market in Houston is still a story about limited supply and strong demand resulting in price increases. To put things in perspective, here is how median sales prices (Q2 year-over-year) of singlefamily homes in Houston (Harris Co.) compares to other Texas cities: • Houston (Harris Co.) - $296,973 (23% increase) • Austin (Travis Co.) - $580,000 (43% increase) • Dallas (Dallas Co.) - $335,000 (27% increase) • Ft. Worth (Tarrant Co.) - $305,000 (20% increase) • San Antonio (Bexar Co.) - $270,000 (14% increase) As I often stress, it’s especially important to get granular when trying to understand the housing market here in Houston. HOUSTON, TEXAS|RESIDENTIAL|Q2 2021 Harris County Highlights This time last year (Q2 2020), we experienced uncertainty in the housing market due to the pandemic. This was reflected in a all of the key metrics tracked, which you can see in the matrix below (includes Q2 2019 as well). Yes, there are other market factors at play here (i.e. interest rates) so it’s not necessarily apples to apples. That being said, this will give you a sense of performance in a non-pandemic year. Looking at the most prominent property type in Houston, singlefamily homes (SF), you can see how performance in Q2 2021 far outpaced the last two years. In Q2 2020, new listings were down 17% compared to a year prior and total active listings were down 14%. This was fully expected as the market continued to react to pandemic life and consumer trends. Looking at Q2 2021, new listings were only behind pace of 2019 by 4% and more positively up 14% in comparison to Q2 2020. This sounds positive, but the staggering statistic is the great deficit of total active listings. Remember, Months of Inventory = absorption rate. Inventory is the hot topic across all property types, but it’s interesting to see how both Townhomes (TH) and Condos (CO) have differed from SF. Unlike SF homes, both TH and CO experienced net positives in terms of new listings for Q2 2021 compared to the last two years for Q2. That being said, both are still behind in total active inventory (CO not far off pace). For buyers and sellers actively in the market, price negotiability is still pretty minimal overall when looking at things from a Harris County level. For SF homes, the average sales price was 99.8% of the originally listed price. This is 3% higher than the last two years. The next section of the report, Market Area Comparison, will show how the local market areas compare in terms of price and price per square foot, broken down by property type. Due to limited zoning found throughout near-town Houston market, each area is unique in many ways – not just location. This is among the many reasons why we track 37 different local market areas. The next section of The Report will break down the Top 10 Market Areas by both Median Sales Price and Price Per Square Foot for Q2 2021. Months of Inventory is one of the most important market statistics in real estate as it helps to answer one of the most frequently asked questions, “what type of market are we in?”. The next section will put each of the 37 local market areas into different buckets based on this vital health check: Seller’s Market (0-4.9 months), Even Market (5 – 7 months) or Buyer’s Market (7+ months).
