This report takes a closer look at the Q3 2021 housing market with a focus on Harris Co. and 37 different local market areas. Each report, I want to share how median sales prices (Q3 year-over-year) of single-family homes in Houston (Harris Co.) compares to other Texas cities: • Houston (Harris Co.) - $295,398 (16% increase) • Austin (Travis Co.) - $555,800 (28% increase) • Dallas (Dallas Co.) - $326,500 (15% increase) • Ft. Worth (Tarrant Co.) - $315,000 (20% increase) • San Antonio (Bexar Co.) - $280,000 (14% increase) As I often stress, it’s especially important to get granular when trying to understand the housing market here in Houston. HOUSTON, TEXAS|RESIDENTIAL|Q3 2021 Harris County Highlights This time last year (Q3 2020), we experienced the beginning of a strong seller’s market that we are still experiencing today. This was reflected in months of inventory and other key metrics tracked, which you can see in the matrix below (includes Q3 2019 as well). Looking at the most prominent property type in Houston, singlefamily homes (SF), you can see how performance in Q3 2021 compares with the last two years of activity for Harris County. In Q3 2020, new listings were about even compared to a year prior and total active listings were down nearly 27%. This was fully expected as the market continued to react to pandemic life and consumer trends. Looking at Q3 2021, new listings were up 4-5% compared to both 2019 & 2020. This sounds positive and it is, but we are still lacking much needed inventory. Compared to 2020, Q3 2021 is behind pace on total active listings by 21% and a staggering 42% compared to Q3 2019. Remember, Months of Inventory = absorption rate. Inventory is the hot topic across all property types as inventory is down for all three property types. Year-over-year, all three property types are net positive in terms of new listings however are in the red when it comes to total active listings. For buyers and sellers actively in the market, price negotiability is still pretty minimal overall when looking at things from a Harris County level. For SF homes, the average sales price was 99.5% of the originally listed price. This is nearly 3% higher than the last two years. The next section of the report, Market Area Comparison, will show how the local market areas compare in terms of price and price per square foot, broken down by property type. Due to limited zoning found throughout near-town Houston market, each area is unique in many ways – not just location. This is among the many reasons why we track 37 different local market areas. The next section of The Report will break down the Top 10 Market Areas by both Median Sales Price and Price Per Square Foot for Q3 2021. Months of Inventory is one of the most important market statistics in real estate as it helps to answer one of the most frequently asked questions, “what type of market are we in?”.
