Nola Shenfield
The development
Nola was a luxury collection of 88 apartments situated on one of the most sought-after roads in Shenfield, with every apartment boasting allocated parking 999-year lease and a great specification throughout.


Who were the purchasers?
The purchasers for the project at Nola were a complete range from first time buyers to investors and downsizers. It appealed to the first-time buyers’ market due to its proximity to Shenfield station which is now on the Elizabeth Line with its direct link into London and beyond.
They also attracted buyers coming out of the Havering areas and further north of the county in Chelmsford due to buyers wanting a shorter commute into the city.
The apartments made ideal investments due to its long lease and the lack of premium new build apartments in Shenfield. Investors were looking for strong yields whilst also maintaining excellent capital growth, with Shenfield house prices rising by over 200% in the last 20 years.
The luxury finish throughout proved popular with down sizers with some of our purchasers coming from some of the best roads in Essex, as it is one of the first developments in a long period of time to offer a secure premium new build apartment close to Shenfield.
How did we market the apartments?
Working with Fairview New Homes, Beresfords created a strategy to target not only local buyers, through out of home media and leaflet drops but also targeted social media campaigns further into Havering and Greater London.
As well as out of home media, utilising home internet devises such as Alexa to create adverts for Nola to encourage people to book their viewings today.
A further campaign was also designed for buyers of havering to highlight the affordability of Nola to buyers that would not have considered Shenfield previously. This proved successful and we saw and significant increase in traffic both online and footfall to the site from buyers in this location which led to increased sales.
