Market Review Scott Powell, commercial representative, Coldwell Banker Commercial, reviews the opportunities for landlords and tenants were formerly landlords face price constraints, unless repurposing can be achieved with new visions for the use of office building space. The best located properties hold the most potential for the kind of mixed use found in cities around the world but is currently absent in Bermuda. Sales figures for commercial office, warehouse, and mixed commercial/ residential use, recorded in 2017, show a marked decrease with total values of approximately $12 million. That said, looking forward our market intelligence suggests more properties will close in 2018. For those seeking an opportunity to own commercial property in Hamilton, it remains a good time to buy.

017 was again a quiet year in commercial real estate, reflecting soft leasing demand, with most of the activity involving companies moving to better spaces for their changing needs. There was downsizing of a legacy reinsurer, which freed up space it formerly occupied, and the move of a “big four” accounting firm to newly designed space in another building. Both properties are A Class, continuing the trend toward quality. The bulk of unoccupied space consists of A Class buildings in less prominent locations and secondary and tertiary buildings scattered throughout Hamilton. Some of these are in good condition and represent excellent value for tenants. Others are in need of infrastructure upgrades, which in turn are likely to trigger updates in fire protection, in accordance with the Fire Safety Act of 2014. Some landlords have taken the step of putting their properties on the market rather than carry the tax and utilities burden without tenants. The challenge now becomes to develop enhanced value and returns to match. That means vendors who 2

The market for office leasing in 2017 continued to be soft with a few large moves recorded. Other smaller moves were motivated by bargain-hunting by established companies, looking for savings and improved quality over current accommodations. Demand remains slow. Only a few new companies are setting up in Bermuda, and their requirements are modest, as typical staffing is initially in the single digits for the first year or two following start-up. We have recently estimated that office space available for rent in the City of Hamilton remains at about 500,000 square feet when the entire market is taken into account. Several buildings experienced 100% vacancy rates in 2017, which in turn has prompted landlords to consider selling these assets as they become liabilities. There were three notable cases of buildings put on the market for sale in 2017. Established companies continue to lead the charge in respect of larger spaces. New companies continue to seek the smaller office space, in the 1,500- to 3,500-square-foot range.

As with last year, leasing continues to offer good value to tenants with an unprecedented willingness by landlords to offer flexibility of rental rates and/or rent-free periods to assist in customising the space to meet tenants needs. Landlords who are debt-free are typically best able to offer these incentives. Landlords in prime locations have been able to maintain reasonable rent levels through 2017. However, consolidation in the insurance industry has increased availability in these locations, as they make their offices more efficient and reduce their footprint. In this situation, other insurance companies have been able to relocate nearer to what is considered the central insurance district, along with companies from other industries.

Sales The commercial property sales market had a less buoyant year in 2017 compared with 2016, with total sales volume of about $12 million compared with 2016 figures of about $28 million. The largest sale was for an out-of-town property for $2.4 million. Owneroccupation continues to be the most significant motivator for purchasing. Interestingly, there was sales activity in the warehouse market in 2017. When properties are well priced and well located, interest continues to materialise. This is, of course, hard to forecast, but it is clear there are those with confidence in the future who are willing to take advantage of today’s more reasonable prices. The total number of commercial sales was 11, of which five were commercial buildings and six were classified as commercial/ residential properties. autilus Indemnity Ltd. needed to expand its premises in Corner House, Hamilton, and Innovative Office Interiors Ltd. was the vendor selected to provide the furniture, seating, and flooring for the project. Melinda DeCosta from The Studio was responsible for the design and Integro Interiors constructed the new offices, boardroom, and meeting room. The benching stations and task seating came from the Haworth “Intuity” and “Very” collections and were selected for their versatility, design, and ergonomic features. Nautilus wanted a more open and user-friendly environment that made use of the generous amount of natural light. The glass walls and open plan stations helped accomplish this. The “Intuity” range also provides the staff with a wide choice of desk accessories to suit their individual work styles. The boardroom and meeting rooms use the Krug “Millennium” series for the tables and credenzas. These furnishings are able to accommodate Nautilus’s extensive power and audio–visual requirements while the Silver Oak veneer gives a clean, striking appearance. The “C5” seating in grey leather and contemporary stitching complement the grouping.

The “Aral” breakout furniture occupies a small area when compared with the rest of the office. However, it allows for comfort and utility with the addition of tablet arms and integral occasional tables. It makes it ideal for taking a quiet moment for reflection or collaborating with a team in a more relaxed setting. Innovative Office Interiors Ltd. is a small firm in comparison with others in Bermuda’s office furniture market. However, manager Mark Andrew pointed out that this is its advantage. “We can expand to carry out larger projects when required but

keep our infrastructure costs down to offer aggressive pricing to clients. Nautilus was a smaller project, but we also handle larger contracts such as providing 28 containers of product to the new acute care wing of the hospital. And we did it in just six weeks, finishing early and on budget. Workstations have been designed to balance individual work for the occupants as well as ease of collaboration with team members. All workspaces have electric sit–stand mechanisms. An open floor plan reflects how PwC works as a company, how each business team interacts, and incorporates furniture choices and office placement that maintains open sightlines.

Previously, the teams were separated over four floors; now all are integrated on one floor. The choice was made to reduce the footprint allocated to each employee at workspaces to allow more “we� spaces. PwC Workbars take advantage of underutilised space at atrium columns and along perimeter windows. They are not assigned and provide additional free-address seating for staff. Staff can also book their “hoteling� spaces from their smartphones. All desks and meeting

spaces have barcodes to scan and book. Multiple “quiet spacesâ€? have been provided around the floor to allow concentrative work. These are free-address and booked through the PwC app. Framery’s O and Maggie Q telephone booths provide soundproof spaces for private calls. The interactive cafĂŠ seeks to promote interaction and activity by providing a sense of community. It also functions as an alternate workspace by providing individual work areas, small teaming areas, and areas for temporary relief from stress and pressure. The cafĂŠ easily facilitates collaboration, impromptu or one-on-one meetings, lunch breaks, focused recreational activities, and after hours social events. PwC branding starts in the reception and client area and reflects the culture and geographic location of the office. Charcoal cork wall covering, cedar, azure blue shag carpet, and light sand-toned flooring reflect the natural surrounds of Bermuda. The dramatic large-scaled light fixture plays homage to Bermuda’s moongate. PwC branding is also evident throughout – on workstations, walls,

within light fixtures, and with textural carpet. All combine for a vibrant and energetic multifunctional space that seeks to provide those that inhabit the floor with a better experience. The space, a true collaboration of client and designer, became a success, in ways beyond what was imagined because both client and designer challenged their views, made changes when appropriate, and had strong conviction on the decisions made.

I

t’s been known for having a standout look for innovative designs that others have followed, so the task facing the design team when it was asked to come up with a new image for one of Bermuda’s favourite bars was quite daunting – especially given the timeframe. Architect Geoff Parker and Darcy Robertson, the design director for the Commercial Interiors Group, had three weeks to fulfil the Island Restaurant Group (IRG) brief: a contemporary industrial-style makeover to carry the restaurant into the next decade and to facilitate the transition of the restaurant space seamlessly through dayparts – from lunch to dinner to late-night crowd. “They wished to retain some nostalgia of the space – keeping those excellent quotations – but provide an updated, more sophisticated space,” says Mr. Robertson. “We used durable finishes, such as textured vinyl seats and backs 8

and sparkly wallcovering called black and white diamonds. “The lighting levels also change throughout the day and depending on the function, whether it is lunch, dinner, or a band entertaining at night, and the use of acoustic wall panels – made of 100-percent wool felt – added some texture, colour, and style.” Materials used in the project included Filzfelt wall panels in 3mm and 5mm thickness in five colourways, which were installed mainly for acoustic properties but also because they are mold and mildew resistant. Because it is a busy place, vinyl flooring (Mannington LVT) was installed, as it is durable yet has the look of wood, without the maintenance of wood. In the bar area, carpet tile was used – again for acoustics but also to give the look of raw concrete. The bar used to be backlit, but it has been refitted with an industrial =SYV 4ǽGI

contemporary look using stainless steel and woods with grey and charcoal textures. A key feature is the use of octagonal shapes that help to showcase the drinks available. The bar itself was resurfaced, and some sparkle was added through the use of black diamond wallcovering. Mr. Robertson adds, “The biggest challenge was the three-week construction schedule, which left very little wiggle room if ‘issues’ were discovered behind walls or floors. “How did we manage to keep to the deadline? For a start, we hired the right contractor, Greymane Contracting, and sub-trades, Sea-M Electric, H&H Plumbing, Precise Systems Integration, Eminence Tiling, AIRCARE, and A+ Carpentry, and we had daily site reviews with open lines of communication between all parties. “In the end,” says Mr. Robertson, “the project was a true collaboration between client, architect (Geoff Parker Architects) and designer (CIG). We all challenged decisions, made changes when it was appropriate but still held strong convictions about the decisions made.” Philip Barnett, president of the Island Restaurant Group, says the Pickled Onion was going into its third decade and had always been known as a place 10

that “keeps a contemporary edge.” “We wanted to keep that reputation going,” he says. “As a very popular nightspot, we wanted to make sure people didn’t forget we are a restaurant first and foremost, and we wanted to create some privacy and intimacy amongst the hustle and bustle of our busy space as well as being a more compelling dining space for casual business diners and families. “Ultimately, the design needed to accommodate multiple functions and demographic groups, which it does very well.”

he firm used the experts at Cooper Gardner to renovate its first-floor offices on Reid Street, Hamilton, to provide openness, transparency, and comfort. Eimeir Johnston, a senior interior designer at Cooper Gardner, says Colonial wanted a degree of flexibility in the design, such as wiring a lounge area so that it can be used for workstations should there be demand in the future. “We future-proofed that area, so if there is growth, we can move the lounge furnishings out and put workstations in,” Ms. Johnston says. “That was part of the mandate of the design.” =SYV 4ǽGI

Compared with the 2011 renovation Cooper Gardner did on the more public ground floor of Colonial, the colours are more muted. “There are more pops of colour on the ground floor, whereas this is definitely a much more muted palette using the walnut, glass, grey, dusty blue, and marble accents,” explains Ms. Johnston. “The walnut slats in the reception area, on the backs of the chairs and on the workstations, tie in with the frames on the doors and adds warmth to the cool colours of the blues, the greys, and the whites,” she says. “It adds an element

of warmth to the scheme, as walnut is a vibrant wood. It works well with marble and looks great in the reception area.” She points out that the reason for slats behind the desks is because the windows look out onto a wall, so there is no view. “We wanted to find a solution that let light in but wasn’t a traditional window treatment you would see in other offices, such as a normal blind system. The slats provided the warmth we needed and let the light through, plus it created an interesting architecture element.” This space on the first floor houses Colonial’s claims and finance departments, and those employees need privacy. “The staff in this area need private offices, but we wanted to create as much light in the corridor as possible, so we used a lot of glazing to help bring light deeper into the space.” Hanging over the lounge area seating is a Spigolo horizontal light from Luminart. Elsewhere has cove and recessed lighting, which is set up into the bulkhead. “We have mirrored the shape of the square in these fixtures that hang down over the seating area.” 11


SUPERIOR INTERIORS The tiled carpet from Interface has two sets of grey tones. “One is a lighter insert,� Ms. Johnston says. “One is a plain tile, and the other is a textured basket weave. The reason we chose the insert is to define the zoned areas, and it helps with the linear design in the reception area. The design is flexible, and Colonial can pop out those carpet tiles and put in the basket weave if they do change the lounge area to workstations in the future.� The blue in the Boss Design Kruze chairs adds a soft color hue to the lounge and reception areas. Ms. Johnston says, “The Boss Kruze chairs were chosen for two reasons: the first was we had used them in the ground-floor renovation in 2011 and wanted consistency between floors. Second, our client Michael Rego liked the look and feel of the chairs. That they also matched our use of walnut on the doors and window frames made the decision an easy one.� Flexibility again was vital when choosing the Bernhardt Clue tables. “They have a great organic shape, are lightweight, come in walnut or white, and

They didn’t have to move into another building, and this saved so much time and money in phasing and relocation.� Greymane was the contractor, and Ms. Johnston coordinated with Ryan Outerbridge from that firm. “He was very professional, competent, and accommodating throughout the project,� she says. “And working with Michael Rego of Colonial was a real pleasure. He kept a cool head throughout and had a great sense of what he wanted.� “Colonial is delighted with the space, and they seem very proud of it,� Ms. Johnston concludes.

Again, these were chosen to add architectural interest and to give height to the seating area. Ms. Johnston says she felt fortunate to

work with Colonial again after designing its ground floor in 2011. The first-floor contract was tendered in December 2016, and work was completed by October 2017 on time and within budget. “We were quite lucky the client had auxiliary space they could use for the duration of the project, so employees moved into this area while the floor was

T

here were just the concrete walls and floor when Stephanie Bedell, senior interior designer with the Commercial Interiors Group, moved in to start the process of shaping the space to the requirements of her client, Allure, an Aveda salon. “The whole place had to be redone,” says Stephanie. “We had to channel for the plumbing, fit the dry wall, the ceiling, everything.” Previously, Allure had been on Front Street but moved to a location on Parliament Street that has a street view and more natural lighting. “They wanted a fresh look after 10 years in the Front Street location, a more contemporary and upscale look. The past location was in the lower level of a building without streetside curb appeal. “The previous treatment room was small, and they wanted to expand the nail and beauty treatments for current as 14

well as future clients. The new location offers a larger treatment room as well as an area for pedicures. A custom bench pedicure foot spa area was designed in a separate room, with use of teal on the custom upholstery. Walls finished with pearl textured wall covering creates a cozy, relaxing retreat for clients while enjoying one of Allure’s signature pedicure treatments. A lot of Allure’s existing fittings were retro-fitted into the new space. New

shape and colour elements were added to give it an upscale, fresh, airy look. New Interface Modular Resilient Flooring was also added to complete the overall look while also providing superior sound reduction. A custom stylist area was added with a back painted Palm Coastal Teal glass top – a new punch of colour to add to its existing neutral colour palette. Shades of teal were added throughout the space, along with custom saloon swing doors and a barn door with teal resin inserts. Tasha DeVent, owner of Allure Limited, says, “To be on street level is very important to us and the business. It is important to be visible, and we sure are now. hen you do a job well, you can count on being asked again for your expertise. Such is the case for OBMI, who designed the corporate offices for Meritus Trust at its former location and were asked to assist with the design of its new office home. Meritus Trust, located at 19 Par-laVille Road, consumes 5,500 square feet of office space and incorporates vintage and bold hues of blue and grey. With some of the interior walls and doors in place, OBMI redesigned the space to accommodate an open office environment. The lobby was opened to provide natural light to the core of the building through to the far end of the space. The floor finish was replaced with a linear carpet tile subtly identifying the Meritus “M” on the overall floor pattern. Open plan furniture was custom =SYV 4ǽGI

designed with some existing furniture reused throughout. The look, both fresh and contemporary with an undertone of tradition, has a higher appeal to clients and occupants. The interiors successfully express the Meritus Trust values of integrity and independence and provide a professional yet elegant atmosphere for work. Vanessa Bean, an interior designer with OBMI, says, “We set out to design a space that would truly reflect the culture and brand of our client.” That palette includes the Meritus Blue, a neutral grey, and an accent of orange. “The Meritus Blue is found on the lobby feature wall and various focal areas,” says Ms. Bean. “The feature colour orange was an element we pulled from the previous Meritus location. The colour is warm yet stimulating.

“As a graphic element, the ‘M’ welcomes guests to the space in the form of an oversized decal on the entry doors. The ‘M’ is found in two other locations and serves as pieces of art.” Ms. Bean adds that Meritus did not wish a formal setting in the reception area, so OBMI designed the space to include lounge seating and a small area to display promotional items. Double sliding doors to the boardroom extend into the lobby when hosting larger groups, allowing natural and uninterrupted flow between the spaces. It’s not cluttered with traditional boardroom furniture, and if desired the boardroom can include five training tables or become a clean open space for entertaining. The selected Nucraft boardroom table is a mobile system that can be folded and stored. 15

As with all significant renovations, it came with its share of challenges. According to Ms. Bean, one of those challenges was the selection of the boardroom table in time to meet the project schedule. “We provided a solution for the client with a temporary boardroom table. In

the design industry, it’s not the obstacles that matter but rather how you find solutions and compromise to overcome the obstacle.� The cabinet millwork in the wet bar area is natural finish on maple, which provides a fresh look and helps to lighten the space.

The offices have frosted glass to help provide privacy yet allow in the natural light. Ms. Bean adds, “I believe we achieved the culture, sentiment, and the emotion of the Meritus Trust leadership. Michelle Wolfe, managing director, Meritus Trust, played a tangible role. We worked
