How to Prep for Painting:
Surface Cleaning
If you ever had an interior paint estimate given to you by a painting contractor, you know that multiple estimates can vary a lot. Anyone can pick up a paint brush and roller and paint a room, but an inexperienced painter will miss steps along the way. Doing the proper prep work is the most important thing you can do to ensure a quality job. Here are some prep work steps that you should have done with every job. Before any painting begins, the first step is to clear the surface. Skipping this step will most likely cause the paint to crack and peel soon after painting. Fortunately, prepping the wall for painting is a straightforward process that anyone can do. Materials such as sawdust, pet hair, and dust can be wiped off with a cloth, whereas things like grease will need to be washed off. When you begin working on the walls, make sure to follow these steps: • Dust and clean the walls so there is no debris left when you start painting. A cloth towel or duster will work well for this. • If you are going to be painting a kitchen or bathroom, a com bination of three teaspoons of laundry detergent and one gallon of water will help wash tougher stains off of the walls.
• A paint scraper will help to remove any cracked or flaking paint that is still on the wall. For other small imperfections on the wall, smooth them away with sandpaper. Sanding can be done manually with extra pressure, or with an elec- tric sander. Any imperfections in the wall will then become textures underneath the new paint job when you are done, which will be much harder to remove later. • Always spackle any imperfections on walls and ceilings before painting. A spackled wall will make for a clean, smooth surface with a coat of paint that will last. • Don’t forget to screw in any screw pops and hammer in any nail pops so you don’t paint over them and leave spots on the wall. These tips are incredibly important to make sure that the surface is prepared for painting. Skipping a step will lead to imperfections and a shorter lifespan. When you receive an estimate, always make sure the prep work is detailed, and that your painting contractor understands the importance of prepping before painting. NS

He has also been on the varsity lacrosse team for four years and played lacrosse in the summers as well. Additionally, Tyler is a member of the National Honors Society and has been on the honor roll all four years. He is an active member of Student Council, Feeding Fellow Americans, and Mini-thon. Each winter season, Tyler teams up with other teens in the area to partner with kids with disabilities and compete in organized Special Olympic Bocce matches against teams from other schools. He also volunteers with a program called “Stop Hunger Now” with his church, to package 20,000 meals for third-world countries. In his free time he works as a referee at Marple Newtown Soccer Association, at MN basketball association as a score keeper, and at Rose Tree Woods Swim Club at their front desk.

Feeling at Home in Newtown Square Lary and Rita Eburuoh
Lary and Rita Eburuoh grew up in the same township in Nigeria. Despite Lary moving to the United States before they met, he and Rita are now happily married with children in Newtown Square. Seeing the Eburuohs now, it’s hard to believe that their family started by a chance encounter in Nigeria. Rita was living in Nigeria at the time, in a town called Nkwerre in Imo State. Lary was already living in the United States, but had returned to his hometown, Eziachi. Rita was at Mass one Sunday when she saw Lary several pews ahead of her. “I saw him at church and realized I hadn’t seen him around town before,” Rita said. “I remember thinking he looked nice. Then I pretended I wasn’t looking at him.”

Several days later, Rita was told that a message from the United States was waiting for her, but to get that message, she had to go to Eziachi. So Rita and a friend traveled from her town to Eziachi, about a 45-minute walk, to the address of the person who had the message for her. She was shocked to see that she was walking into Lary’s family’s home, to receive a message from the boy she had seen in church. “I gave him my phone number and address before I left,” Rita explained. “And from there on, it was non-stop, like nothing could keep us away from each other.” Rita and Lary kept dating while she attended the University of Nigeria in Nsukka and Lary attended Cheyney University near West Chester, PA. After Rita graduated from the University of Nigeria, she was finally able to come to the United States, where she completed her residency at Howard University Hospital in Washington, DC. She’s currently the Clinical Director in the ambulatory outpatient clinic of a North Philadelphia health care center. “I love it,” Rita raved. “If it weren’t for our clinic, many of our patients would have nowhere else to go. My joy going to work every day is knowing that I’m there for those patients, and they really appreciate what we do.” After Lary’s primary education in Nigeria, he graduated from Cheyney University of PA with a degree in Industrial Technology and Industrial Management. He later earned his MBA degree in Finance from Jefferson University. In addition to several professional certifications, Lary obtained his real estate certification from Polley Associates Real Estate Education in Newtown Square. During and after college, he worked with various companies in different categories and disciplines which included a Wall Street fund

management company. He later discovered his calling in real estate where he has passionately assisted hundreds of people fulfill their dreams of owning their homes. He is currently working as a real estate broker and co-owner of Nova Realty. When Lary and Rita got married in 1997, they began their lives together in Philadelphia. After they started having kids, they moved to Aldan where all of the kids attended Blessed Virgin Mary School, then moved to Newtown Square in 2015 when they needed more space. They’re fortunate that Rita’s mother, Fidelia Nkpado, lives with them to help with the children. Fidelia has been an incredibly helpful part of raising their children in Newtown Square. She moved from Nigeria to live with them shortly after Rita and Lary began having children, which became especially helpful once they had five children in a short timeframe. “My mom helped us raise all of our children,” Rita explained. “"She played a key role in meeting their many needs. Everything we’ve needed, she’s been here for us. Even after a traumatic fall and long recover last summer, she continues to be an integral part of our lives.” Fidelia is still an active member of the family and the community, widely known across Newtown Square as a central part of the Eburuoh family. Lary and Rita’s oldest, Alvin, now 21, attended Cardinal O’Hara High School where he was on the basketball and football teams. He also ran track and field. Athletics were very important to Alvin, as fun activities, healthy competition and team-building. Alvin is currently a rising senior at the University of Delaware, double-majoring in Finance and MIS. He has been able to trans-

late his love of sports professionally: He’s been chosen for an internship with Under Armour. Lary and Rita’s second child and oldest daughter Schola, now age 20, also attended O’Hara. She was a cheerleader all four years. She also participated in track and field, and specialized in various jump events. While at O'Hara, she held the school record for high jump and triple jump. school system not knowing many people. Devon Prep offers many activities that Justin will join, including soccer, basketball and track. He also enjoys theater, and was a member of the stage crew for some of St. Annie’s past productions.

tecture with a minor in Sustainability and Economics. She’s very active in the Catholic University community, and participates in many service events for the homeless and Habitat for Humanity. Jennifer, 17, just graduated and was Cardinal O’Hara’s Valedictorian. She was a freshman at O’Hara when the Eburuoh family moved to Newtown Square. Even though Jennifer was new to the school and local communities, she didn’t wait to get involved. Jennifer was an active member of the Hi-Q academic quiz competition, the World Affairs Club, and community service projects such as food drives and soup kitchens. She played soccer and softball at O’Hara and was a member of the St. Anastasia’s high school youth group. She’s excited to start at the University of Notre Dame in the fall, and expects to major in Theology and pre-med studies. Justin, 14, will be a freshman at Devon Prep this fall. While he attended St. Anastasia grade school, he played basketball, football and soccer. He was a mass server and a member of the track team. Like his sister Jennifer, he’s going into a brand-new
Michelle, 11, now a St. Annie’s rising 6th-grader, is like her older siblings in that she enjoys playing basketball, soccer, and running track. Besides sports, Michelle was also a class representative for her 5th grade class and was on the school’s Student Council. She designs posters and will not hesitate to give a speech if needed, something she’s never nervous doing. She seems to thrive in the spotlight, perhaps due to having participated in some of St. Annie’s theatre productions. Michelle was a cast member for St. Annie’s production of Peter Pan, and is very excited about this fall’s show, Frozen. The Eburuohs have made Newtown Square their home since 2015. “Newtown Square is the best place to raise a family!” Rita raved. “Everyone has been very helpful and supportive. Parents help with carpool and often take us with them to school events. The community has gathered around us, especially when my mother was injured and needed help, and we really appreciate them.” As Lary and Rita are raising their children in Newtown Square with Rita’s mother, their kids have become very involved in their school, church, and local communities. They were surprised at how quickly they made great friends and built connections in Newtown Square, and are excited to continue growing here. NS

Budgeting for

A NEW ROOF Delaware County’s homes range from the early 1900’s (and earlier), all the way up to the new construction homes built this year. With over 100 years of changes in the construction industry, roofing hasn’t changed all that much. It’s still an extremely difficult and dangerous job, and the general principles of installation remain the same. Though it may appear simply as shingles atop of your home, an existing roof assembly in this area may comprise of generations of different roofing systems; meaning multiple layers of different products including shingles, plywood, cedar shake, asbestos tiles, and even natural slate.
unacceptable roof deck. It is not uncommon for us to see roofs less than five years old that failed entirely because they were installed over questionable plywood or pine decking. So, while you may cringe at the thought of paying increased costs, you should want everything done correctly to protect your investment in a new roof. Purchasing a new roof can be a daunting task for a homeowner. In budgeting for a roof project, there are a few factors that will affect cost: • Pitch/Height/Difficulty of the roof • Number of layers • Condition of the plywood/decking • Existing attic ventilation (or lack thereof)
The national average life of asphalt shingle roof is only about 12 years, though manufacturers test and rate their products for 20, 30, or even 50 years! Aside from weather events, the main reason is faulty workmanship. The best materials are worthless if they’re installed over subsequent layers of roofing or an
A homeowner can easily identify the type of decking they have (or don’t have) in their attic, though the number of layers might be more difficult to assess. If the home has cedar shake, then all-new plywood will be needed for an asphalt roof installation. If there is mold on the plywood or decking, then not only will new plywood be needed, but an overhaul of the attic’s ventilation system would be highly recommended. If the plywood on the home is very dark, this likely means it is very old, and more than likely won’t last as long as the new shingles. Keep an eye out for splits, cracks, and old knots if you have some variation of actual wood decking under your shingles. Weinstein Supply has been in the area for nearly 100 years, providing plumbing and heating equipment to plumbers and the do-it-yourselfers all over the Philadelphia suburbs. The Broomall location opened in 2008, and has since become an important part of the community for local plumbers and anyone trying to fix up their own bathrooms or kitchens.

The company originally started in 1922 as a hardware store in West Philadelphia, eventually transitioning to plumbing and heating distribution more specifically. They provide everything a plumber would need, from the smallest valves or pipes to entire faucets. They specialize in “rough plumbing,” the more intricate materials that are used behind the wall or under the sink that most people would not see.
The Broomall location opened in 2008, originally in the Lawrence Park Industrial Park, but moved to a much larger location across the street in 2018. This new location has allowed them to create a large showroom, which is a very exciting opportunity to showcase more products to the public. The showroom is roughly 50% retail, 50% bath and kitchen products for plumbers. It can be both business-to-business and retail, but a typical transaction could be selling to the plumber, who then does the installation.
John Hough became the branch manager of Weinstein Supply when the new location opened in 2008. Before that, John had been an inside salesperson for Weinstein since 1999. John’s responsibilities include managing the employees, including the sales team, the warehouse team, the delivery drivers and

Pete Kane joined Weinstein in May of 2013, immediately after he graduated from Penn State with a B.S. in Legal Studies and a minor in Business. He was originally placed in the sales training program for wholesale plumbing sales. “I truly enjoy working with customers to create spaces in their homes that they can be proud of and show off to their guests, but also will function well for them and their families,” Pete raved. Over the past six years, Pete has grown into a very major role in the company. With the opening of the new location and showroom, Pete has become the showroom manager. “As the opportunity for a showroom was first discussed,” Pete stated, “I was immediately excited. It has been great to take us into a new territory and launch a new direction for us, in addition to our wholesale business.” This has been a major positive change for the company. After spending 11 years in the community, Weinstein is making a significant investment in Newtown Square with this new building. Not only will there be a public showroom to feature many great bathroom and kitchen products, but the inventory

will roughly double in size from the previous location. Their time in Newtown Square has been very successful so far, and Weinstein is eager to keep growing as a presence in the community. Pete is originally from the area, growing up in Springfield and attending Cardinal O’Hara for high school. Since Pete started in 2013, the company has doubled in size. All employees have roots in the Marple Newtown area. “Being local, we are all eager to support each other and see this business succeed in Newtown Square,” Pete raved. “It’s a great environment to work in.” The employees are the key differentiator from a box store or an e-commerce competitor. The transaction ends abruptly at box stores and online stores; once a product has been purchased, there is no follow-up from the box stores, and there is no personal interaction at all from online stores. With a store the size of Weinstein, there is a relationship over time with experts in the field that have the ability to follow up. Especially with a relatively small company filled with local employees, the staff will be more attentive and committed. “Even after everything has been installed, you get our full support,” Pete stated. “We back all of our products, and can share our expertise down the road if needed. Just among the 13 of us, there are over 100 years of experience in the industry.”
With that much experience from local experts, Weinstein is a valuable resource for any plumbing needs. Now that the company has expanded to include a showroom and a much larger inventory, Weinstein has put itself in a more public-facing position. “We want to be a staple in the community,” Pete said. “When people are redoing a bathroom or kitchen, we want them to think of Weinstein because we will have what they need. And if they are looking for a trustworthy plumber, we have the best connections in the business and can hook you up.” The showroom had its soft opening and has already received some positive responses. The Grand Opening will be Monday October 7. This is something Pete has been preparing, and he is incredibly excited about it. “It’s going to be really fun,” Pete excitedly explained. “The event will be a barbecue during the day, with a big tent where we can meet people in the neighborhood.” Everyone from the Newtown Square community is encouraged to visit Weinstein for the barbecue and a chance to meet the great management team. After 11 years, this showroom is a perfect proof of the commitment Weinstein has made to the community and their excitement in staying here for the long term. NS

Summer and Fall Turfgrass Issues
There has been a significant decline in the health and appearance of cool season lawns and fields the past month. When July began, things were looking good, then we had a heat wave starting on July 19th. When summer temperatures top 90 degrees, plants transition from growth mode to survival mode. What is happening is fairly normal for this time of year in this part of the country. Most lawns and fields in the Delaware Valley (with the exception of Zoysia grass) are comprised of cool season grasses, which are better adapted for the areas north of Interstate 80. These cool season grasses, such as Tall Fescue, Perennial Ryegrass and Kentucky Bluegrass, look great in the spring and fall when temperatures are between the 50s and 70s. However, they suffer in the summer when temperatures go above 85. Zoysia grass, on the other hand, is a warm season grass, and conversely thrives in the heat of the summer and does not like the cooler temperatures of the spring and fall. Crabgrass, Goosegrass, Stiltgrass and other summer annual weeds love the heat and moisture that we experienced this past summer. If left unchecked, these weeds can take over a lawn or field and become the dominant species. In the fall, when the first frost kills these weeds, the lawn will become irregular and patchy. In time, these plants will outcompete all other desirable plants (grasses) and lead to bare soil in the winter.
This past summer, like last summer, was a great year for grass weeds. Even lawns that have had an application of preemergence herbicide have begun to suffer breakthroughs of crabgrass and other annual weeds. Lastly, a word on the record rainfall that we have experienced in the last 12 months. Turf needs water but too much is worse than too little. When plants experience dry periods, they naturally go into summer dormancy until moisture returns. Excessive soil moisture coupled with high temperatures and humidity are conditions most favorable for turf disease. There has been a lot of turf disease this summer. The solution for all lawns and fields is to have them dethatched (if necessary), aerated and drop-seeded (or slit-seeded). The drop-seed should be dragged so that the seed is buried; many people just throw seed on the ground and then wonder why it didn’t germinate. New seeds need consistent moisture, and burying the seed enables it to stay damp for a longer period of time compared to seed that was just left on the surface. There is a very good reason why golf courses complete this process each fall: When done correctly, aeration and seeding makes a huge difference in the recovery of the turfgrass. A few weeks after the seeding process, the lawn should be back to normal and looking better than ever for the fall and the following year. NS

Recently I came across the grave of William F. Snite at the Marple cemetery. And I asked him, “Haven’t we met?” His name is on an old stagecoach ticket in our archives. So I went looking for his story.
was an 11-mile trip, and he could offer daily service to and from the city, as we can see from the advertising flyer he printed in 1887, at age 27, as the proud proprietor of the Newtown & Philadelphia Stage Coach.
In 1880, Will was 19 years old, a laborer for James Dunwoody at his farm (at the Octagonal School) bordering West Chester Pike. The road ran past the farm and up to the stage coach stop at the Newtown Square Hotel, and then on to West Chester. Will Snite would see that stage while at work in the farm field. And he had an idea. Why couldn’t he run a daily stage coach from Newtown Square to Philadelphia and back? With two horse and a wagon, he could haul passengers and freight each way. It
Leaving the Square at 7:15 each morning, Will made his first stop at Broomall 25 minutes later; then 35 minutes to Eagle Road, then 30 more to Upper Darby, and then delivered his passengers to the William Penn Hotel at 38th & Market in Philadelphia at 9:30am. His return trip did not leave till 3:45 pm, so during the day he did short hauling - picking up packages at the various stores in the city to bring them back to the farm families who had ordered goods unavailable in the communities on his route. On a slow day he could catch up on all of the news and gossip along the way. It was a good life – easier than farm labor. Nothing lasts forever. The railroad came to Newtown Square in 1893, and the West Chester trolley line came a few years later. Will Snite and his two horses could not compete, and soon his stage coach was out of business. He returned to farming, left the area, and returned at death to Marple cemetery, where I found him.

My husband Bill and I had been to Ireland before, but never to the village of Bonniconlon, home of my paternal grandparents. On our upcoming trip to Ireland, Bonniconlon would be our starting point. We planned on driving to County Mayo, finding the village, and then what? Wander? I hoped just getting there would be good enough. Then fate intervened.

Two months before our planned departure, Bill noticed an advertisement for www.MyIrishFamilyHeritage.com, an online service that traces your Irish heritage. We promptly submitted our inquiry, and soon, Irish genealogist extraordinaire Sean Quinn was engaged in a hunt for my dad’s Irish ancestors, the McKenzies.
in Ireland. Sean also learned my ancestor’s townland (a small division of land like our township system); the graveyard where McKenzies were buried; and the location of houses where the family lived as tenant farmers in the mid-to-late 1800’s.
There wasn’t much to go on, only two death certificates and an application for naturalization. Those documents revealed great-grandparents’ names, possible dates of birth, and a departure city. But Sean somehow discovered the existence of Thomas McKenzie, my grandfather’s only brother who had remained

Following an old map and census information, Sean discovered a cluster of four abandoned stone homes, one of which once housed the McKenzie family. Not far away was a newer, occupied house. Knocking on their door brought an incredible result: The family living there knew nothing about the older buildings, but they did know that a Thomas McKenzie lived not far away! That disclosure sent Sean to yet another door. Armed with facts, Sean engaged Deirdre, the only one home at the time, in a discussion about her family roots. Deirdre got interested enough to talk about Sean’s discovery later that day, when her dad and mom, Thomas and Bernadette McKenzie, got home. Over the next few days follow-up phone calls between Sean and Thomas led to an invitation to visit. McKenzie ancestral home in Bonniconlon, County Mayo
Bill and I will never forget that day! We met Thomas and Bernadette, their adult daughter Deirdre, and their two grandchildren. Sean’s facts proved that Thomas and I share the same greatgrandfather. Thomas and Bernadette were as interested in us as we were in them. He knew of no family in “the States,” and I certainly knew nothing about my new-found Irish cousin and his family. We talked about the origin of our Scottish name, and shared family stories over coffee and scones. After two hours, we reluctantly parted. We now stay in touch through “the post” and emails. Bill and I are sharing with our children information contained in the bound book Sean presented to us on our parting. It’s filled with discoveries about our family and historical information about the time they lived in Ireland. I was able to create a generational chart that traces my connection with my cousin Thomas McKenzie. We’ve discovered who our grandfathers’ brothers and sisters were, and we both better appreciate where and how they might have lived. Bill and I have always loved Ireland for its beauty and its people. Now, we have special names and faces to love! Why Core Aeration and Over-Seeding Can Help Your Lawn With the heat of summer coming to an end and fall quickly approaching, core aeration and over-seeding should be seriously considered. To fully enhance your lawn, these two treatments should be performed annually.
Soil compaction can occur when there is regular traffic on your lawn, such as children playing or dogs going for walks. In addition, newly-built homes also tend to experience compacted soil from the construction traffic.
Core aeration is a method of lawn treatment where a machine with hollow tines mechanically removes plugs of soil and thatch from a lawn. Over-seeding, on the other hand, involves no soil penetration, and rather plants grass seed directly into the lawn. Core areation reduces soil compaction, whereas over-seeding improves the quality, variety and color of your grass.
If you think your lawn may have soil compaction and could benefit from aeration and over-seeding, here are some quick tests you can conduct. Examine several small patches of grass. Shallow roots indicate compaction, which results in water and nutrients not being able to travel as easily to the roots. If the grass is not growing as quickly as it should, or if it is taking on a yellow color, then there’s a high chance that the lawn has compacted soil.
Over-seeding introduces new grass seed, which fills in bare or thin areas and helps thicken existing turf. Over-seeding also builds resistance to disease by incorporating different seed blends, reducing the risk of disease that can wipe out entire lawns. Overall, aeration and over-seeding help reduce weeds that tend to grow in areas where grass is thin. A thick lawn is defensive against weeds. Core aeration and over-seeding help improve your lawn in many ways. For example, aeration reduces soil compaction and allows grass roots to grow deeper and locate moisture during hot/dry summer months. It also reduces thatch caused by grass clippings from mowing, and creates a less favorable environment for pests and diseases to thrive.
Most residents who are on a full fertilization schedule benefit tremendously from core aeration and over-seeding. The remaining fall fertilization applications that happen after this service will help maximize germination of the new seed throughout fall and winter months. This results in a lawn that’s ready for a great start in the spring. If you’re not on a full fertilization application schedule, consider doing so for the following season. At least six fertilizer applications are required to see best results. Consider core aeration and over-seeding for your lawn, especially if you think your lawn is experiencing soil compaction. With these methods in place, your lawn will be back to growing lush, healthy grass. NS

Q: Why does my foundation look orange?
Q: Why does my eyeliner smudge?
A: Most undertones are either pink or yellow. If your foundation looks orange, you’re most likely using the wrong undertone. If you have yellowish skin and are using a foundation with a pink undertone, you’ll look orange. If you are on the more neutral or pink side and you use a foundation that is too golden, you’ll look orange.
A: When using pencil, cream or gel liners, any emollient products like under-eye concealer or excess cream can break down your liner, causing a smudge situation. The best way to prevent this is to set under-eye concealer with powder right away. Also make sure any eye cream is completely absorbed before applying eyeliner. Also, try setting your eyeliner with eyeshadow. This will reduce any transferring and will still give you a great color pop and avoid smudges.
