Jack Del Pizzo has been a reader of Newtown Square Friends & Neighbors, delivered monthly to his home, since our publication launched over two years ago. Now, we’ll all benefit from having an Expert in the family who is skilled on matters of Accounting & Tax. No doubt, Jack’s sponsorship will help our magazine grow, but also help us learn how to save on our taxes. See Jack’s first feature, educating us on the “Paycheck Protection Plan” during these COVID-19 times, on page 18. This month, we also welcome School of Rock Main Line to our Newtown Square family. We’re doubly blessed by the local guardians of rock music, School Founder and Owner David Mash, and Music Director Rik Alison, who have agreed to co-author Expert Contributor features related to youth and adult music education. I’ve been to School of Rock Main Line in Berwyn, and I’ve watched performances of students as talented as I wanted to see as a fan of the School of Rock movie. Like the movie, this school offers music lessons in guitar, bass guitar, drums, keyboards, voice, and rock band performing. But this school now also provides one-on-one online instruction in these times, as you’ll read in School of Rock’s first ad on the back cover. You’ll see other new faces of Experts in this issue. Luigi Truono, Owner of Retro Fitness Newtown Square, returns with his new General Manager, Michele Bello. Read about Michele, our new Expert Contributor of Personal Training & Fitness, on page 32. Registered Nurse Debbie Beckley also joins us this month on the Expert Contributor team of Corinthian on The Square Salon & Spa, with Owner Sandra Cannon. Look for Sandra and Debbie’s first Expert Contributor feature related to Facial & Skin Treatments in future issues. Lastly, I want to thank our talented Contributing Photographer Shannon Locher, whose photos of Newtown Square residents have been on many of our past issue covers. Shannon has passed the baton of service to Sierra Clark, of Sierra Clark Photography, whom you’ll read about in this issue on page 19. Welcome aboard, Sierra! I know everyone will enjoy seeing your photos in this month’s issue of Newtown Square’s own pilot, Sean O’Donnell, who is an inspiration to us all.

Bob Blaisse Publisher

Dear Residents, We often think of Labor Day as a day off of work or the end of the summer season, but more importantly this national holiday honors working men and women for their achievements and contributions to society. Thank YOU! This issue features Newtown Square resident Sean O’Donnell who found a passion and purpose in telling his story so people can feel motivated to overcome their struggles in life. In addition to useful information and advice from eight of our Expert Contributors, our Business Profile features Steve Di Tomo, who started Countywide Generators after noticing an increasing need for whole-house generators. And be sure to read about retired NBA ref Joe Crawford, who reflects on his 39-year career and his plans for the future. While we're all still missing our usual local community events and activities, our Calendar pages provide some great “Outdoor and Online Ways to Enjoy Life!” There’s something there for everyone in the family to enjoy!

Resident Feature

Sean O’Donnell:

Newtown Square’s Pilot of Positive Outlook on Life

Sean O’Donnell in the cockpit of his Sky Arrow plane Photo by Sierra Clark Photography www.SierraClarkPhoto.com

This month, we’re pleased and honored to introduce you to Newtown Square resident Sean O’Donnell, a pilot, Engineer, traveler, musician and motivational speaker.

by Christina Manning

We would like to thank

for sponsoring this month’s Resident Feature.

Sean was born in the Brewerytown section of Philadelphia, and attended St. Francis Xavier grade school before moving to Miquon, PA and attending St. Phillip Neri grade school. He started playing the piano at age 10, then moved onto the guitar, and around that time, he also developed an affinity to play “any machine with a throttle.” At LaSalle College High School, Sean played several team sports, but he discovered that his passion was being a Student Athletic Trainer when he realized that’s where he could “have the most impact helping people remain healthy.” Sean was also a lifeguard, another way he enjoyed helping people. On September 18, 1995, a few weeks after Sean started his Senior year in high school, he endured a life-changing injury: While riding his motorcycle home from school, he was hit by a distracted driver. Even though the impact happened at only 9mph, it threw him from his bike. Sean landed on a rock and broke his back, making him a T-4 Complete Paraplegic, which means he doesn’t feel anything from his chest down. “From day one in the hospital, my dad gave me a challenge to get back to school before November 1,” said Sean. The doctors were not on board, but Sean and his father thought differently. On October 31, Sean checked himself out of rehab hospital. “I never returned to rehab. I learned all they were going to teach me and made the conscious decision to leave the hospital and start applying the lessons.” Exactly 42-days after his accident, Sean returned to high school and graduated with his class with a 3.8 GPA. Sean then attended Villanova University’s College of Engineering, and graduated in 2000 with a degree in Computer Engineering. While in college, he raced wheelchairs semi-professionally. He also started doing some public speaking and was making an impact regarding accessibility on campus. “This was the mid-’90s,” explained Sean, “the Americans with Disabilities Act (ADA) was still very new, and organizations were struggling with how to comply and make places accessible.” His first speaking

engagement was at Kendrick High School, about two months after his accident. “My neurosurgeon told me to tell my story: Explain what happened to me in the accident and about my 42-day recovery because people would see it as inspirational.” Sean didn’t expect his story could really inspire people, but his doctor’s advice motivated him to try and help others through the telling of his story. Since that first speaking engagement, Sean has found a passion and purpose in telling his story so audiences can feel motivated to overcome their struggles in life, knowing they also have what it takes to make it through and succeed. Over the past 25 years, Sean has been booked for over 500 speaking engagements. As a Villanova undergrad, Sean created a successful prototype of an online Master’s program system, and shortly after graduation, he was hired to continue designing and developing it, which he did for the next 12 years. The program had over 300 students taking one of six online Master’s degree programs offered. “It became the most successful department in the College of Engineering, and generated over $2 million in revenue every year,” Sean recalled. “The same system is still used today at Villanova, and it enabled them to survive the COVID-19 pandemic by easily transitioning all classes online. That was really rewarding to see!” Sean said proudly. In 2012, Sean retired from that position, to broaden his experiences, seek new challenges and possibly recreate in new positions the early successes he had achieved. Sean went

on to consult in building the online programs for 60 other universities. He also served as an Executive Vice President for the Uncommon Individual Foundation. Resident Feature mentoring programs — Corporate, Education, Entrepreneur, Media and Technology — participants come to understand and appreciate the role mentoring has in achieving personal success, inspiring change and making a positive contribution to society. “Anytime my work has a tangible effect of directly helping people achieve their goals, I feel satisfied,” said Sean. Sean has lived in Newtown Square for nine years. “Finding a beautiful home that’s accessible and in a great area was not an easy task,” Sean said. ”I must have visited 50 homes and probably drove my realtor nuts!” But Sean’s persistence paid off: He found the perfect home for him, in Florida Park. “There are so many good people in my neighborhood who are willing to help anyone, and the Delco-accents always make me smile.” Sean was “the middle” of five children growing up; his home is now conveniently located in the middle of his siblings’ homes, and a convenient place to host family gatherings. Sean said that since he was young, he felt “the flying spirit” in him. “After I saw The Right Stuff and Top Gun, I knew flying was something I wanted to do!” In 2005, when he was 27, Sean had the opportunity to take a ride with another Newtown Square resident, Dr. Bob McAndrew, in his Pitts S2B. Even though that flight made Sean sick to his stomach, the experience far outweighed the bad, and Sean immediately began researching how to get his pilot license. Due to his disability, he needed a plane that has hand controls, specifically for the rudder inputs, which pilots usually control with their feet. “It was not an easy

task because I could find only one plane that has that type of design,” recalled Sean. After hours of online searching, he finally found the plane for him: the Sky Arrow. Soon thereafter, he discovered Able Flight (www.AbleFlight.org), a nonprofit that offers people with disabilities scholarships to learn to fly the Sky Arrow. Sean applied, was granted a scholarship, and in June 2007, he moved to Oshkosh, WI, for daily training. On July 13, Sean soloed for the first time; ten days later, he became a licensed pilot. “I never worked harder at anything in my life, and nowhere had I ever found a more practical application of STEM that I had studied in school. It was magical watching science come to practical life!” exclaimed Sean. He felt the need to give back to Able Flight for helping make his dreams come true, so he decided to buy his own Sky Arrow and make it available to the program so that others could train, thereby expanding the program and helping more people. Sean’s plane, a Magnaghi Sky Arrow LSA made in Italy, is a twoseat modern aircraft made mostly of carbon fiber. It has elegant and removable hand controls that allow you to fly without the use of your feet. “The wing is above you and the engine is behind you,” Sean described, “and it gives the pilot and the passenger the view of a lifetime.” The Sky Arrow is extremely versatile, and can land almost everywhere, from grass to international airports. “I get to do something that kings and queens for centuries dreamed of — to fly!”

Sean says flying is fun but not easy: It requires absolute concentration to manage everything the airplane and the weather can deal to you. “It’s my therapy. No matter how hard a day I’m having, once I’m in a plane, all of that goes away,” explained Sean, “I’m inexorably drawn into the task of completely flying that plane so that I, my passengers and everyone on the ground feels safe.” Beyond that, he can share this experience. “Nothing is more important to me than giving someone like me, who dreams of flying but doesn’t know how to get there, the opportunity and mentorship to get it done.” After making his Sky Arrow available to Able Flight trainees, Sean went on to run his own flight school for 10 years. He also became a spokesperson for Able Flight, and now serves on their advisory

long as Sean is doing work that helps people, he’s achieving his goals. “I will remain agile and vigilant, to be ready to move as the world needs me.” One of Sean’s favorite quotes is by Calvin Coolidge: Nothing in this world can take the place of persistence. Talent will not; nothing is more common than unsuccessful people with talent. Genius will not; unrewarded genius is almost a proverb. Education will not; the world is full of educated derelicts. Persistence and determination alone are omnipotent. The slogan ‘Press On!’ has solved and always will solve the problems of the human race. NS

board. Since Sean received his scholarship, the program has awarded 113 more scholarships and licensed more than 85 pilots with disabilities ranging from paralysis to amputees to the deaf. Sean says “If there is a way, we will find it!” When asked about his future plans, Sean said, “I like to live by mantras: Help people. Do good work. And be prepared to change at any time based on the appearance of unknown factors.” As

How Core Aeration and Over-seeding Help Your Lawn Summer’s heat will soon end, making way for fall’s cooler temps. This is the time of year to seriously consider two lawn treatments that should be performed annually: core aeration and over-seeding. Core aeration is a lawn treatment method in which a machine with hollow tines mechanically removes plugs of soil and thatch from a lawn. Over-seeding, on the other hand, involves no soil penetration, and instead, plants grass seed Sq A Ne ua w re tow Or n igi na l

directly into the lawn. Core aeration reduces soil compaction, whereas over-seeding improves the quality, variety and color of your grass. Soil compaction can occur when there is regular traffic on your lawn, such as children playing or dogs going for walks. In addition, newly-built homes also tend to experience compacted soil from the construction traffic. Core aeration and over-seeding help improve your lawn in many ways. For example, aeration reduces soil compaction and allows grass roots to grow deeper and locate moisture during hot/dry summer months. It also reduces thatch caused by grass clippings from mowing, and creates a less favorable environment for pests and diseases to thrive. Over-seeding introduces new grass seed, which fills in bare or thin areas and helps thicken existing turf. Over-seeding also builds resistance to disease by incorporating different seed blends, reducing the risk of disease that can wipe out entire lawns. Overall, aeration and over-seeding help reduce weeds that tend to grow in areas where grass is thin. A thick lawn is defensive against weeds. If you think your lawn may have soil compaction and could benefit from aeration and over-seeding, here are some quick tests you can conduct. Examine several small patches of grass. Shallow roots indicate compaction, which results in water and nutrients not being able to travel as easily to the roots. If the grass is not growing as quickly as it should or if it is taking on a yellow color, then there’s a high chance that the lawn has compacted soil.

Most lawns that are on a full fertilization schedule benefit tremendously from core aeration and over-seeding. After those two lawn treatments are performed, the remaining fall fertilization applications will help maximize germination of the new seed throughout fall and winter months. Your lawn will be ready for a great start in the spring! A full fertilization application schedule combined with annual core aeration and over-seeding in early fall will produce the best results: a lawn that grows lush, healthy grass. NS

Step Up alts ! Your S When it comes to flavorful food, there’s no question that salt is a tried and true necessity. But that salt shaker on your dining room table may not be the best option for perfectly seasoned dishes. Simply upgrading your salt can make all the difference in your cooking, whether you’re at home or in a busy restaurant kitchen! Kosher salt is a longtime restaurant favorite. It’s ideal for flavoring any dish due to its flakiness and larger crystal size. Regular iodized salt, most commonly found in salt shakers, has small, tiny crystals that make it easy to oversalt a dish. With Kosher salt, you have more control over how much you put into a dish, and it easily dissolves into food, for even flavor. Look for Diamond Crystal Kosher Salt at your grocery store. To step things up even further, look for Fleur de Sel. This “Flower of Salt” has a fascinating history that traces back to Brittany, France. This sea salt is harvested by hand after it forms a thin layer on the surface of evaporating seawater. It is more

expensive due to its delicate harvesting, and is most commonly used as a finishing salt. However, it also is especially good for seasoning meats, where it is very flavorful and penetrating. A custom salt blend can also be a game-changer for at-home cooking. Garlic Salt, Herb Salt, Lemon Salt… the opportunities for infusing your own salt are limited only to your imagination! Start with Kosher Salt and blend in a food processor with your selection of chopped fresh herbs or your chosen ingredients. When well blended, spread the salt mix out on a sheet pan and place in a low 225° oven. Bake until the salt is dry, checking every ten minutes. Once cooled, your salt infusion can be safely stored in airtight containers, to use in cooking or as a finisher. Top a slice of toast with a thin layer of mayonnaise, sliced fresh heirloom tomato, pepper and garlic or herb salt — the perfect open-faced sandwich! With so many delicious salt options for flavoring your meals, it may seem odd to consider cooking without it. However, you can replace salt in your cooking by using the right condiments. A particular standout salt substitute is fish sauce, often used in Asian cuisine. A little goes a long way, allowing you to add a little less sodium to your dishes without sacrificing taste. Look for Patis Filipino fish sauce for salty, umami flavor. Whether you’re buying salt, infusing your own salt blend, or replacing it with a substitute, with these options you can create show-stopping, restaurant-worthy dishes right at home. NS

I’m Just One Reader. Specifically, How Can I Help? “It’s a simple pleasure.” That’s how one reader described reading each new issue of Newtown Square Friends & Neighbors. Some readers have told me they have even taken to hiding each new issue from others in their house until they’ve read the new issue from cover to cover. When my friends and neighbors bring up the magazine, knowing I’m always at work getting the next issue out, I’ll hear: “Bob, you and Christina are doing a great job. Keep it up!” That’s often followed up with the same question: “Is there any way I can help you?” Well, regular readers know by now how I always answer that question.

When someone asks how they can help support our publication, I’m quick to reply: “Send us ideas for stories we can publish about Newtown Square residents and organizations.” And I follow with “And please, always remember to tell our advertising Sponsors how much you value Newtown Square’s hometown magazine being mailed to you for free each month.” Last month, one reader asked “Specifically, Bob, how can I help if I don’t need to buy anything from any advertising Sponsor?” Well, in these COVID-19 times, when so many of our hometown Sponsors are feeling the pain of reduced foot traffic, fewer shoppers, and no gatherings, I will be specific: “Buy something anyway, and do that now, with hometown pride, to help one of our hometown businesses.” Imagine you have been gifted with a gift card to buy anything sold by any advertising Sponsor seen on the pages of this magazine. Imagine the gift card was a gift from someone with a trusted reputation who comes into your home every month. You can imagine they would enjoy hearing what you bought for yourself with your gift card they spent money on for your enjoyment. It’s that time. This hometown magazine is your gift that comes into your home for free each month, made possible by advertising Sponsors who would love to hear that you bought for yourself something in thanks for their support of Newtown Square Friends & Neighbors. There is no gift card. But consider this magazine as a regular monthly gift from trusted advertising Sponsors who are the reason Newtown Square is able to benefit from a free monthly magazine that is Bringing People Together in our community. Use the gift of this issue to encourage yourself to buy something for yourself. When you do, tell that advertising Sponsor that you are choosing to vote with your wallet in these COVID19 times. Buying local and buying from businesses that sponsor Newtown Square count the most. NS

GENERATORS

Keeping Customers Generated, Not Frustrated by Christina Manning Photos courtesy of Steve Di Toma

Steve Di Tomo, owner of Countywide Generators, LLC said there are two types of people: Those who have a generator and love it and those who don’t have one and get frustrated. Steve, a general contractor and licensed electrician, started Countywide Generators in 2018 after noticing an increasing need for whole-house generators. With changing weather patterns and outdated and overworked power grids leading to long power outages, his company’s motto has been Don’t get frustrated, get generated.

Thank you for supporting a local Broomall business! 16

As an electrician, Steve had installed generators in homes over the years, but he wanted to gain more knowledge and make sure customers got the full advantage of owning a whole-house generator. Now more than ever, with people teleworking and students learning online at home, a permanently installed generator gives homeowners peace of mind. Generators can create enough power to meet all electric needs (TV/WiFi, cooking, lighting, cooling, etc.), all at the same time. They’re wired into a home's electrical system and require minimal maintenance once the generator has been professionally installed. Countywide Generators installs generators from Generac, the industry leader. “When we get a Generac Generator, we get it right off the assembly line, so it’s brand new with all of the latest updates. Other generators from ‘big box’ stores may be older and more prone to issues,” said Steve. “Being connected to Generac’s mainframe allows us to quickly troubleshoot any issues and to keep up-to-date maintenance records. Having a dealer relationship with Generac opens a lot of doors for our customers. When we install your generator, you’re not alone; we deal with Generac directly so you don’t have to.” A Generac runs on natural gas or liquid propane (LP) fuel. It sits outside just like a central air-conditioning unit, delivering power directly to the home’s electrical system in the event of a power outage. Customers can also use a Mobile Link™ app with any Generac generator. The app allows customers to monitor the status of their generator on a phone, tablet or computer from anywhere in the world.

Steve has been an electrician since 1973 when he joined the Air Force and learned electronics and electrical skills while working on fighter and cargo aircrafts. After his military service, he found a job working at the Navy Yard in Philadelphia, first as an electronics apprentice and eventually as a supervisor. When the Navy Yard closed in 1996 and Steve “retired,” he was deciding what to do next. “I was always taught: Do what you know!” he said, “so, I took electrical code courses at Delaware County Community College and got my electrical license in Philadelphia.”

“A whole-house generator brings peace of mind, especially in homes that run medical equipment 24/7,” said Steve. He explained that many people think they can't afford a generator and therefore must endure power outages caused by storms or downed power lines. When they learn that the monthly cost can be spread out over many years due to many flexible financing options, they realize what a sensible and practical decision it is. Steve and his team of professionals meet warranty conditions, ensure safe and proper operation, and provide emergency assistance 7 days a week. During power outages, these reliable systems start up automatically, supplying electricity until the local power utility restores service. “If a customer has any issues, we dispatch technicians quickly,” said Steve, “and our team is equipped to resolve most repairs right then and there, even if the customer is not home.”

Countywide Generators’ staff includes Office Manager Michelle Saraceni, Worksite Foreman Marciano Capuzzi, Electrician Keith Grantland, Internet Coordinator Louis Di Tomo and Installer Valentin Flores. Michelle has worked with Steve for 20 years, and she handles everything from payroll to paying bills. She also monitors their customers’ generators online. As soon as there is an issue, Michelle gets an alert, and one of their technicians is sent out to do any repairs. “Twenty years ago, I didn’t know anything about construction or electrical work,” said Michelle, “but I’ve learned a lot over the years from the crew. And I’ve really loved getting to know our customers, who are more like friends.” “When something goes right, we’re all good,” added Steve, “but if something goes wrong, Michelle is the one keeping us all in line.” Countywide Generators is located in Broomall, where Steve has been a resident for 15 years. In addition to owning Countywide Generators, Steve is also the owner of STD Construction and also works as a general contractor in Philadelphia and the surrounding areas. When he’s not working, he enjoys fishing, golfing and spending time with his children and 12 grandchildren. Demystifying the PAYROLL PROTECTION PROGRAM The Payroll Protection Program (PPP), part of the CARES Act passed by Congress and signed by the President in March 2020, offered loans to small businesses suffering financially from the mandatory shutdown due to the coronavirus pandemic, so they could continue to pay employees and be ready to reopen when the pandemic ended. To fund the PPP loans, the U.S. Treasury was authorized to use one of the Small Business Administration’s lending programs. Businesses qualified if they had opened prior to February 15, 2020, and had no more than 500 employees. Sole proprietors, independent contractors, certain nonprofits and some others also qualified.

When the $349 billion initially approved by Congress was quickly exhausted, an additional $310 billion was authorized. Surprisingly, as of the August 8 deadline for applying for a PPP loan, approximately $130 billion had not been borrowed. A unique aspect of the program is that a PPP loan can be entirely forgiven if the funds were used for payroll, rent, utilities or mortgage interest and if certain other requirements were met. Any funds not meeting those requirements must be repaid over 2 to 5 years, at principal plus 1% annual. Each borrower must apply to the SBA for forgiveness and must provide the required documentation and certifications to enable the SBA to calculate the forgivable amount. The SBA’s recently published 10 pages of “Frequently Asked Questions” regarding PPP loan forgiveness show that the calculation rules are, not surprisingly, extensive and complex and contain opportunities and pitfalls for the unwary. A borrower who makes the wrong choice on the application could get less than 100% forgiveness and also a significant financial hardship. Because it’s been estimated that it will cost each business $2,000 or more to apply and due to the administrative burden of processing millions of low-dollar applications, Congress is considering a proposal to automatically forgive PPP loans of $150,000 or less and require minimal documentation from borrowers in that category. Although Congress mandated that PPP loan forgiveness not create taxable income for the borrower, the Internal Revenue Service has announced that typically deductible business expenses (payroll, for example) will not be deductible if they were paid for by PPP funds that were later forgiven. Example: A small business used their entire $100,000 PPP loan for payroll, and their entire PPP loan gets forgiven. When that business calculates its 2020 Federal income tax owed, the IRS says it won’t allow the business to deduct the $100,000 payroll expense. So if that business is in the 30% tax bracket, they will be hit with an unexpected tax bill for $30,000. Professional organizations including the American and Pennsylvania Institutes of Certified Public Accountants are protesting the IRS position because it does not not comply with what Congress intended when it passed the Cares Act. The tax issues created by Payroll Protection Program’s loan forgiveness need to be clarified by Congress. NS

Strategies When Searching for an Assisted Living Community Choosing an Assisted Living (AL) or Personal Care (PC)* community is a life-changing decision that can be accompanied by anxiety and a sense of feeling overwhelmed. When families cannot organize and synthesize the enormous amount of information, the entire search process can easily stall out, leaving the senior in no better position than at the start of the search. Using key strategies when searching for a community can make the search process easier and have a higher likelihood of finding a great match for the senior.

Understanding Senior Living Options Can Be Overwhelming and Confusing

Strategy #4: Understand the Pricing Structures Understanding the care available and associated fees can help you determine which facilities will work best within the budget. Are care needs all-inclusive of pricing or charged on an as-needed basis? Ask questions like what will be refunded and what will be forfeited if the senior leaves the community after only several months?

Retirement Communities Independent Living Assisted Living / Personal Care Memory Care Respite Services Residential Care Homes Hospice Care Skilled Nursing Homes

www.OasisSeniorAdvisors.com/Mainline LPoeth@YourOasisAdvisor.com 484-947-4266 Lindsey Poeth, CSA

Strategy #5: Involve the Senior in the Decision Involving the senior is a critical aspect of the search for an AL/ PC community. Listen to their feedback to understand what is important such as apartment size, activities they enjoy, aesthetics they prefer. The best tactic is to present two or three pre-vetted options, then allow the senior the ultimate decision. Involving the senior will help them stay in control of their life choices and feel better about the decision to move. *Most communities in PA are licensed as Personal Care rather than Assisted Living, although they are both very similar.

Certified Senior Advisor (CSA)®

Strategy #2: Don’t Go It Alone Finding the right senior community is a huge decision. Don’t do it alone! Professional help can save a lot of stress and time, narrowing the available options to the ones that best fit your needs. To ensure that you have a good experience while searching and optimal long-term results, local experts should offer the pros and cons of different options, and advise you on each step of the process. Strategy #3: Make Informed Decisions Even if the need for AL/PC is urgent, it’s still important to do your research. Spend time evaluating three or four options so you can get a feel for the types of communities available. They will vary by the level of care provided, types of accommodations, activities, and aesthetics. Unfortunately, there are circumstances that may hasten the need for Assisted Living (e.g., the senior ends up in the hospital), making the need for professional guidance even greater.

A Free, Personalized Senior Housing Placement Service For: • • • • • • • •

Strategy #1: Define the Budget Assess the senior’s assets and monthly income to understand what can be afforded each month. Without knowing this upfront, valuable time can be wasted.

The Homebuyer’s Guide to New Construction:

3 TIPS for

BUYING NEW CONSTRUCTION Newtown Square is a fantastic place to plant roots because of its convenient location, amenities and beauty. It’s no surprise that there’s a high demand for new homes here! With so many new construction options and price points, there is something for everyone. Before you walk into the sales center, be prepared with these 3 important tips.

1. Location, Location, Location The first thing to consider is the lot location in the community. To immediately learn what lots are available, look at the site map. This info can often be found on the builder’s website.

Certain lots can accommodate specific home designs or sizes. If a walk-out basement is important to you, you’ll have to find out exactly which lots are sloped in a way that accommodate that setup. If privacy is important to you, look for a lot that backs to woods. And if being a part of the action and close to the community is a priority, consider a lot a few doors down from the pool, playground or clubhouse.

2. Budget for Base Price + 15% To be realistic about your budget, anticipate costs of at least 10% over the “base price,” and know it’s more common for owners to spend upwards of 20% on upgrades and specific selections. For example, if the base price of a home is $500,000, budget to spend about $75,000 on upgrades for the lot and options you desire. The model home often includes up to 40% in options and upgrades such as extra lighting, upgraded flooring, increased square footage, luxury countertop materials in the kitchen and baths and more. Know your maximum budget and start at a base price below that to accommodate for your specific selections.

3. BYOR – Bring Your Own Realtor! Bringing your own Realtor to the sales office ensures you have someone working for you and your best interests only. If you do not bring your Realtor to the first visit, and/or share your Realtor’s info with the sales rep, the builder may refuse to work with your agent. That leaves you at the mercy of being “represented” by the agent whose paycheck is issued by the builder. Buyers’ Agents who have sold multiple homes in new construction communities know which incentives buyers should take advantage of, such as extra upgrades and deals on lot premiums, and they know which opportunities you can skip such as builderfinancing in some cases. There is often little or no negotiating room in large community new construction, so having a Realtor who can help identify where there are opportunities could save you thousands of dollars. NS

Senior Profile Joe and Mary Crawford

Joe Crawford, Retired NBA Ref

Now Mentoring Future NBA Refs by Christina Manning Photos from the collection of Joe Crawford Senior citizens are vital, special and integral members of the Marple Newtown community. Newtown Square Friends & Neighbors is excited to introduce our new feature, “Senior Profile,” where you can “meet” one of your senior neighbors and “hear” their perspective about what life has taught them about how to achieve their goals and how they can best serve their community. This month’s “Senior Profile” is about Joe Crawford, a Newtown Square resident whose long and illustrious career with the NBA taught him many things about himself and also how important and valuable lifelong learning is. As a kid, when Joe Crawford went to watch a basketball game, his focus wasn’t on the players; it was on the refs. From a young age, he always felt a pull towards the world of refereeing. “I was raised in officiating,” explained Joe. “My father was a Major League Baseball Umpire and that’s what sparked my interest in it.” Born and raised in Havertown, Joe attended Cardinal O’Hara High School. After graduating in 1969, Joe started college but left after a year, to focus on refereeing so he could achieve his dream of becoming an NBA referee. “I wanted to be in the greatest league in the world,” said Joe, “and ref the greatest players in the world.” To improve his skills, he was reffing anywhere and everywhere he could, while working at General Electric and the Post Office. In 1977, all his hard work and persistence paid off and his dreams became a reality: the NBA hired him.

Joe Crawford, the 2014 National Association of Sports Officials (NASO) Gold Whistle Award recipient, for outstanding contributions beyond officiating

Just like any other job, being an NBA ref had its positives and negatives. During the basketball season, Joe was away from his wife Mary and three daughters for 20–25 days every month. “We moved to Newtown Square and Mary was running the house,” said Joe. “I was the selfish one, doing what I wanted to do.” The constant travel that’s required at the professional sports level has made that divorce rate very high. “It was really hard, but I learned strength from my family, especially from Mary,” said Joe. Throughout his long travels and hotel stays, Joe completed his college degree online at Neumann University. He graduated in 2009. “It’s probably my greatest accomplishment,” he said. The positives that came with Joe’s job turned out to outweigh the bad. When asked about a game he would never forget, three games came to mind. “Since 1970, there have been only a handful of Game 7s,” said Joe, “and I have experienced three of them.” The thrill and adrenaline of being a part of this league was like no other.

After 39 years as an NBA ref, Joe retired in 2016. “I felt rudderless!” said Joe. “Officiating had been my whole life, and all of a sudden, it was over.” The NBA decided to take advantage of Joe’s expertise, however, by offering him a job on the corporate side of things, as Director of Refereeing Joe and NBA legend Kobe Bryant discussing a call Performance. “Becoming an NBA referee is harder than becoming an NBA player,” explained Joe. “There are only 70 NBA referees and the process to become one can take years. It’s a whole different ball game now than it was for me,” said Joe. Part of his job is to teach and work with up-and-coming referees and make sure the best of the best are selected to go to the NBA. “My career is over,” said Joe, “and now I’m doing something that’s the complete opposite.” With this new job, Joe has different goals in mind. “I used to be just worried about myself and the plays I was calling,” said Joe, “but now my mindset is to help other refs be better.”

name in the book,” said Joe. “But at the end of the game, they forgave me.” There were also times where Joe messed up a call or threw a player out, and had to be forgiven. “At the end of the game, I knew whether I had done a good job,” said Joe. He was constantly learning about himself and striving to be better during his career and the same goes for his current job. “I am 69 years old,” said Joe, “and I’m still learning. I love it!”

When we asked Joe about something valuable he learned from reffing, he paused and said “forgiveness.” “There were times where I made a call and a player or coach called me every

Separated at Birth? Bruce, John & Anthony Wayne by Doug Humes

If you’ve grown up in our area, you have come across “Mad” Anthony Wayne. He was a General during the American Revolution. The town of Wayne is named for him. His house, Waynesborough, is near the golf club of the same name. A statue of him on horseback is at the top of Wayne’s Woods in Valley Forge, and he’s also the golden horseman at the Philadelphia Art Museum. His troops were the ones surprised by the British night attack that’s remembered as the Paoli Massacre. Wayne’s family worshipped at Old St. David’s Church, and the General, or at least part of him, is buried there as well. Wayne is a hometown hero whom we can proudly call one of our own. Anthony Wayne died in 1796, but his memory inspired several other American heroes. Marion Morrison was born in Iowa in 1907, and then moved to California. In high school, he played football on his school’s team, and was seen around town in

the company of his dog, Duke, whose name Marion soon took as a nickname. In his 20s, he found work around the film studios, as a prop boy. A film director liked his rugged good looks and wanted to cast him in a lead role, but not with that

Maintain Your HVAC System During Every Season feminine name. The director suggested a name change for him, to Anthony Wayne, after the General — the epitome of rugged masculinity. The studio chief said “No, too Italian.” And so, the director suggested a solid English first name: John. So Marion Morrison became John Wayne, and went on to star in 142 movies in the course of his acting career. Another American icon was born in 1939. As a child, he witnessed the murder of his parents, and grew to manhood vowing to bring criminals to justice. To the residents of Gotham City, he was rich socialite Bruce Wayne. But to those in need of his crime-fighting services, he was known as Batman. One of the co-creators of the Batman character, Bill Finger, explained the alias: “Bruce Wayne’s first name came from Robert Bruce, the Scottish patriot. Wayne, being a playboy, was a man of gentry. I searched for a name that would suggest colonialism. I tried Adams, Hancock… then I thought of Mad Anthony Wayne.” Bruce Wayne, John Wayne, Anthony Wayne. You’d be well protected in that company! The fact that they are linked by a common thread is one of those wonderful footnotes in the book of American history. HOW TO PREPARE

Your Home’s Exterior for Winter Cooler temperatures invite us outdoors again but also warn that winter is not far behind. Fall is the perfect time — and weather — to prepare your home’s exterior to endure winter’s cold temps, snow and ice. Use the checklist below to find and fix exterior problems so your home is comfortable, safe and energy efficient over the next six months.

4 Identify and Fix Roof Problems or Damage Seasonal weather, especially snow and ice buildup, wear down and can sometimes damage your roof, setting the stage for serious problems. Every fall, after you clean the roof of all debris, carefully examine all shingles, flashing, and vents. Make sure there are no missing pieces. Inspect the roof for ponding water, depressions, nail pops and any evidence of that mold is developing. Re-seal all flashing and any exposed fasteners. Repair or replace shingles as needed. Check your attic for the proper amount of ventilation and signs of past leaks that you were not aware of. Consider calling a roofing contractor for a professional inspection and assessment. Their trained eyes can pay dividends by extending the life of your roof.

4 Check Gutters and Downspouts Make sure all gutters, downspouts and underground drains are clear and flowing. This might require snaking underground drains. As leaves continue to fall, continually clear gutters for

debris or install an appropriate leaf guard. Consider replacing old gutters, which often develop leaks due to freezing and refreezing of water blocked by debris. The cost for new gutters is usually more manageable than spending money to fix a damaged gutter and the part of your home damaged by the malfunctioning gutter.

4 Inspect the Exterior Siding Exterior siding gives your home’s interior walls an extra protective layer against winter’s chills. Even if your home’s current siding is still in pretty good shape, get it power washed, to eliminate mold and mildew that built up over the humid summer. Then carefully check the siding for signs of wear and tear. If it’s time to replace the siding, fiber cement siding is recommended because of its versatility, but many other options are also available.

4 Repair or Replace Drafty Doors and Windows Drafts or air leaks around door and window frames reduce your home’s energy efficiency and comfort. While inspecting doors and windows, a good cleaning and recaulking is also recommended. Reseal small openings to prevent minor leaks. Bigger drafts may require replacing the doors and/or windows. Finally enjoy spending more time outside but also prioritize exterior maintenance. To ensure your home’s exterior is ready for winter, contact a professional for thorough inspection, repairs and replacement if necessary. NS

Creative Idea

for a Celebration of Life Memorial Service

A memorial service can be a somber and serious event, but it’s also an opportunity to reflect on all of the moments that happen in someone’s lifetime. At the heart of every funeral ceremony, there should be a celebration of life, regardless of where a person lived or what culture they lived in. Here are some artistic ideas for celebrating in a joyful and happy way the life of your loved one.

Guest Books Guest books are a great way to encourage the family and friends at the service to write a memory or a letter to the one who has passed. The book can

be decorated with photos and memorabilia, with spaces for the guests to write in. At the end of the service, the guest book will be filled with happy memories and kind words.

Memory Boards These boards are a great way to display your loved one’s hobbies and passions during their life. The family can set up a table near the entrance doorway, and fill the table with creative projects and items that reflect those hobbies and passions. As an example, for a person who enjoyed traveling, the display could consist of pictures and perhaps souvenirs from their experiences around the globe. And for the family and friends at the service, the boards provide warm reminders of the best times of their loved one’s life.

Meaningful Flowers Flowers are a beautiful way to customize the ceremony with the life lived. You can choose certain flowers based on their birth month, state or the color of the sports team they rooted for – the options are limitless. Choosing vibrant and meaningful flowers can bring a sense of light and peace.

Memorial Slideshow You can combine home videos, graduation and holiday pictures

with thoughtful words and music to create a presentation that draws laughter and tears from everyone in the room. Watching these memories as a group will bring everyone together to reminisce about their loved one. The loved one you’re missing would likely want a somber memorial service to also provide guests with happiness and joy. The ways to celebrate each love one’s life with creativity and warmth are endless. NS

Frequently Asked Questions About Makeup We know makeup can be difficult. There’s so many products and options, and so many tutorials! How can you know which will work best for you? Here are some common questions we get about fixing your look!

Q: Why does my foundation look orange? A: Most undertones are either pink or yellow. If your foundation looks orange, you’re most likely using the wrong undertone. If you have yellowish skin and are using a foundation with a pink undertone, you’ll look orange. If you are on the more neutral or pink side and you use a foundation that is too golden, you’ll look orange.

Q: Should I get airbrush or regular makeup? Will one last longest? A: They are two different looks! Airbrush is a heavier, much fuller coverage whereas regular foundation will feel a little lighter on your face. They both will last the same amount of time. We recommend that you talk about this with the makeup artist during your consultation, and based on your skin type and daily makeup wear, she will recommend what’s best for you.

Q: What’s the difference between a strip lash and individual lashes? A: Strip lashes have a fuller, more dramatic look to them. As opposed to individual lashes, strip lashes come in a packaged strip, applied all at once. They are more affordable and are faster to apply than individual lashes but have a tendency to look artificial. Individual lashes are applied one lash at a time, filling in natural eyelashes when needed, to give a fuller appearance. They are more customizable for each person, and are better for those who want a more subtle look.

Q: Why does my eyeliner smudge? A: When using pencil, cream or gel liners, any emollient products like under-eye concealer or excess cream can break down your liner, causing a smudge situation. The best way to prevent this is to set under-eye concealer with powder right away. Make sure any eye cream is completely absorbed before applying eye-liner. Also, try setting your eyeliner with eyeshadow. This will reduce any transferring and will still give you a great color pop and avoid smudges.

Q: Should a bride wear strip lashes or individual lashes? A: A bride should wear individual lashes because you can customize them to the bride’s exact desired look. It can be very difficult to control the volume and look of strip lashes. With individual lashes, you can make the lashes more natural and subtle or you can build and make the lashes more dramatic and full. NS

Newtown Square Homeowner’s Solution For Sewer Tie-In Savings There are TWO OPTIONS for Sewer Tie-Ins with Township Approval 1. Traditional 4" Gravity System

2. Directional Drilling System

Digging Down to The Sewer Main

Underground Horizontal Drilling

Pros • A Gravity System with a clean out, relies on gradually sloping pipelines for downhill sewage flow. • The sewage flows away from the property and into a sewer main, offering peace of mind for many years. Con • Installing a Gravity System will significantly disturb the homeowner’s landscaping.

Pros • A Directional Drilling System is installed by tunneling underground horizontally, under gardens, driveways and other man-made obstacles. • Installation requires far less disturbance of landscaping. Cons • A Directional Drilling System requires a duplex grinder pump with battery backup (in the event of power loss). • Directional Drilling Systems require bi-annual servicing and owner monitoring.
