ST. LUCIE “Being able to speak your mind can’t happen unless you feel safe enough to be honest. I just read that somewhere and I wrote it down. Perfect timing. The United States just celebrated the 231st Anniversary of the 1st Amendment, and those constitutional rights are afforded to all of us. ay we remember, “Treat others the way you want to be treated. “Blessed are the peacemakers, for they will be called children of God. NIV Beatitude, Matthew 5:9

M

United we stand, divided we fall.

Dear Readers,

I

t’s been a long summer, but now Fall is officially here. There has been a slight tease of cooler autumn temps in the last couple of weeks. I am anticipating the winter weather here in Florida! I want to thank those of you who sent me such nice messages about our Summer Issue. We are now in our eleventh year of publishing in St. Lucie County and I have so much appreciation for our readers, advertisers and contributors. I am starting to say, “We are growing older togetherâ€? It is my pleasure to offer you this issue’s feature article about the Port St. Lucie Vietnam Veterans of America. I was introduced to VVA President, Mike Kiper and Treasurer, Brian Ford by Helen Couluris who fiercely volunteers to help Vets. I thoroughly enjoyed the meeting and love the fact that they help all Veterans. What terrific people. Knowledge is power. Take a moment to read the Crime Prevention article. After all, â€œâ€Śbetter safe than sorry.â€? As of September 25th, Gov. DeSantis lifted additional COVID restrictions. Hopefully, we choose to keep our own personal precautions. I am so happy that we have many more community events on our calendar to share.

đ&#x;™‚

November 3rd is election day. My opinion; It is our duty to self-educate and vote. I admit, it can be frustrating to google something and not get our question answered or be directed to irrelevant content. There is no substitute for those old, obsolete books! For instance, when I was searching for information about the 19th amendment, I just couldn’t believe what information came up on some of my searches. I’m looking for the whole puzzle, not just a couple of pieces. November 11th, we celebrate Veteran’s Day. I give my unwavering thanks and support to Veterans. Please find a Veteran to thank. Believe. There is always something to be grateful for. Wishing you a Happy & Blessed Thanksgiving! God bless,

here are many spices that you may think is only good for the occasional sprinkle on your food, but a study conducted at the University of Tennessee in 1999 proves otherwise. I have always been a huge fan of oregano oil, using it for my family for many years. The oregano used in this study is a wild oregano. Remember not to let the spiciness scare you, there are capsules available. University of Tennessee (UT) officials said the study involved marinating fresh fish in the extracts of 12 household spices, then checking for the presence of nine food-borne microbes: Listeria monocytogenes, Staphylococcus aureus, Escherichia coli 0:157:H7 (commonly known as “E. coli”), Yersinia enterocolitica, Pseudomonas aeruglinosa, Lactobacillus plantarum, Aspergillus niger, Geotrichum and Rhodotorula.

The marinades included essential oils of angelica, basil, carrot, celery, cardamom, coriander, dill weed, fennel, oregano, parsley and rosemary. Essential oils are substances extracted from the spices that give them their characteristic flavor and aroma, Frances Ann Draughon, Ph.D. explained. Fresh fish was selected for the experiments because of its high

Vietnam Veterans of America

N

ot too long ago, neighbors were concerned about the plight of Michael, a 93-year-old wheelchair-bound World War II veteran, who suffered a tragic house fire. His home was badly damaged and most of his possessions were destroyed, including all his military medals. They reached out to Mike Kiper, President of the local Vietnam Veterans of America chapter #566. President Mike organized a major ‘Let’s help out Mr. Michael’ project. He and his volunteers gutted and restored the home’s interior and, thanks to Treasure Coast Roofing’s generous donation of labor and materials, got Michael a new roof. Then they made arrangements to have the proud veteran Michael throw out the first pitch at a Mets game, and right there at the pitcher’s mound, presented him with a beautiful display case, holding replacements of all his lost medals. Michael has since passed on, but his story lives on as a testimony to the kindness and generosity of Vets helping Vets. Are you a military veteran in need of a little help making your home your Castle once again? Port St. Lucie’s local chapter #566 of the Vietnam Veterans of America (VVA) is here to help. This amazing organization of volunteers is led by

Port St. Lucie’s VVA chapter #566 contributes the money to get the canes made and provides the Color Guard. All these activities require volunteers. If you were a Vietnam Vet who served between 2/28/1961 and 5/7/1975, perhaps you would like to join. The VVA chapter also have a very active AVVA auxiliary. This may be your niche, as it was set up for those friends and spouses not militarily eligible, but want to be a part of this solid, uplifting organization. The auxiliary works hand-in-hand on all the service projects and fundraising activities. The members have certainly brought to life that line from The Prayer of St. Francis:

The men and women also go to the local schools to present a history program on the Vietnam Conflict. In addition, they send people and money to support the annual Former POW reunion in Georgia. Every year, the Indian River Woodcarvers Association hosts Purple Cane Day

very Military Appreciation day, Brian Malony of Treasure Coast Roofing purchases Mets uniforms. After the game, the Mets have the uniforms cleaned and they are auctioned off. The auction proceeds are donated to the local VVA Chapter #566 to help with the funding of their many projects. As an IRS-designated nonprofit charitable organization, all donations are tax-deductible and 100% of all monies received go to the chapter’s many projects. If you would like to donate to this worthy venture, please contact Mike Kiper at (772) 519-8188 or email him at michaelkiper@comcast.net. Here is another inspiring story of the Chapter’s efforts. A paralyzed Korean War Air Force vet had a leaky roof and a rotted porch. The gang re-caulked his windows, repainted the house, replumbed the whole house AND cut his grass. He was “one heck of a good old guy”, Mike says. Understandably, it is tough to get veterans in need to reach out. Know that help is available through the St. Lucie County’s Veterans’ Service Office. Speak to Wayne Teagarden about your needs, or perhaps the needs of a relative or neighbor who served in combat. As a final reminder, call Mike Kiper at (772) 519-8188 to make a donation or to volunteer.

Thank you, Mike and company, for your service – then and now.

Charming Home In ‘’Presidential Cove’’ of Country Club Estate

According to Florida Realtors Chief Economist Dr. Brad O’Connor, “median sale price continued to rise in April for both single-family homes and condo-townhouse properties, signaling that home values are generally holding firm”. Moreover, The Mortgage Bankers Association “has been reporting robust increases in the number of loan applications”. We can credit the chronic shortage of residential inventory for keeping home prices from plummeting. This is based on industry experts. NAR Chief economist, Lawrence Yun states: “…the listings that are on the market are still attracting buyers and boosting home prices. MORE LISTINGS AND INCREASED HOME CONSTRUCTION WILL BE NEEDED TO TAME PRICE GROWTH.”

fter a loved one dies, their money and property must be distributed to the right people, either according to their Will or the “intestacy” laws. While most people want the settlement process to be done ASAP, probate can take between 18 and 24 months. Yes, you heard that right! There are many reasons why the probate process takes so long. Here are five of the most common: 1. Managing probate required paperwork can be a monumental undertaking with structured timelines and court-imposed deadlines. 2. Estates with numerous or complicated accounts or property simply take longer to probate, as there are more items to be accounted for and valued. 3. Most probate courts are dealing with high caseloads and limited staff. 4. Heirs, beneficiaries, or those who thought they’d be beneficiaries, can object to and challenge the Will’s instructions and legal requirements. While Florida law dictates a 3-month time period during which they must object, Will challenges can ultimately add years to the probate process. Some of the most common challenges include assertions that the Will-maker lacked the legal or mental ability to make a will, he or she was delusional, or that he or she was subject to undue influence or the victim of fraud. 5. The deceased person’s creditors must be notified of the deceased person’s passing and the probating of their estate so they have time to submit any legal claims for debts. This time period can exceed three months. imply put, avoiding Probate with a Trust Is Better. Had the deceased person created a trust to hold their accounts and property, the long, complicated probate process could have been avoided. By creating and properly funding a trust, those accounts and property are no longer viewed as being owned by the deceased person and are not subject to the supervision of the court. Their distribution is controlled by the instructions left in the trust agreement. Administering a trust instead of a probate is usually quicker –meaning that beneficiaries receive assets more quickly, costs are reduced, and stress levels are kept to a minimum. Take Action Now! First, if you need help settling a probate estate, we can help you move the process along and remove some of the burden so you can move on with your life. Second, we can help you make sure you never burden your loved ones the way you’ve been burdened. How? We’ll show you how to avoid probate with a trust. Give Villafranco & Garcia, PLLC a call today at (772) 871-6441. As an added convenience to our clients, we are able to meet via video conferencing if you prefer.

irst secure important documents, thumb-drives, etc. in a firebox and then place it inside your larger safe which can add extra fire protection time. Many electronic devices and computer items are destroyed once a temperature goes above 150 degrees whereas paper starts to disintegrate at 350 degrees. The objective of most fire rated safes is to keep the temperature below 350 degrees inside the safe for a specified amount of time at a certain temp of usually 1200-1700 degrees in a fire. Another useful tip: “Take photographs of your valuables, record them, note serial numbers and anything unique about them. Keep receipts of those items. You just may need them later to make a claim.” Recorded items make for a better recovery. You can store those pictures and information on a thumb drive/ port stick inside your fire box that is put inside your safe. “My philosophy is; if you can’t afford to replace it, you better secure it.” Empty the contents of your wallet and place all your credit cards and Id on a copier and make a copy. Remember to turn them over and make a copy of the back of all these cards. In the event your wallet/ handbag is lost or stolen you have all the account numbers and contact numbers. If you have a firearm in your home, you want to secure it. It belongs in a safe, if it’s not on your person. It doesn’t belong on your kitchen counter. When you leave your home, sticking the gun between the mattresses or in the closest under some old shirt or in a nightstand is not securing your firearm. “Bad guys know where to look. The last thing a person wants to face is their own gun pointed at them when you return home after being out.”

Safe storage of firearms is required if you have a child under the age of 16 in the home or if you have knowledge that any child can gain access to the firearm. A lock is a minimum on a gun. “It is not just your own child; it’s his/her friend(s) who may also be in the home. The gun has to be locked up.” According to Florida law safe storage of firearms is required and a lock as a minimum on a gun. (6)

“Whether you are Pro or Con firearms here’s my opinion: Let’s say you have a 13-year-old son, and he’s curious. Maybe you have a gun or maybe you don’t. Maybe he’s seen a gun with family or friends. I would rather know that my child is familiar and taught safety with a firearm then not. Seek safety classes offered for the appropriate age level. Educate your children about firearms! In my opinion, I’d rather take the curiosity out of the child with adult supervision. Make arrangements to have a day with your child at a gun range handling and firing firearms safely. A child may visit and stay over a friend’s house where they may be a firearm in the household and next thing the gun topic comes up while they’re playing video games. Peer pressure issues arise, and a gun comes out unbeknownst to the adult in the home. This is where accidents occur. Teach your children what to do in this type instance because it just may save a life.

Have a plan in place if your child is ever lost or abducted. “Children should have a code word. Keep the code simple, simple enough to always remember.” If the child has a phone provide them with multiple phone numbers and set the ICE (In Case of Emergency) phone number to a parent. “When your children visit a friend’s house, call and speak to the parent(s) on the phone. Or better yet, take a drive over and introduce yourself.” Fingerprint/handprint your children: “A lot of “If you see your home parents are misinformed about where fingerprints or your neighbor’s are stored. The fingerprint card is given back to the home has been broken parents. Police do not into, step away from hold them. They are for you to store.” If anything the house and call 911. should ever happen to your child, this could Do not go in, you could be a lifesaver. Keep up be walking in on the current photographs of your children and note if burglary, or you could they have any or scars or abnormalities. contaminate the crime Limit your child access scene.” Ed advises. to the internet and monitor the sites they’ve visited. People owning a small business like a jewelry store, a mom and pop grocery store, or a small restaurant should be alert when opening and closing their business. Be aware of your surroundings. If you see something that doesn’t seem right such as someone lingering around the business or a car parked in a strange way, then wait and don’t be afraid to contact your local police. People are creatures of habit and I would recommend that you change your habit of the typical routine trip to the bank or home. If you make night deposits, consider leaving the business receipts in a secure safe at work and make the deposit during daylight hours. If you have employee’s I would recommend that you do a background check and contact any references they provide.

Realtors:

“In many cases, a realtor shows properties alone. When showing property, does anyone from their office know with whom they are meeting or where they are going? If your office does not have any safeguard systems set up, leave a note on your desk or a place where someone would see it. According to the National Association of Realtors only 44% of brokerages have standard procedures in place. (7)

Some simple procedures can be as easy as downloading an app. If you must show property by yourself, take extra precautions. Try to take someone with you. “Discretely act as if you are on the

phone when you arrive and if possible, take a picture of the person and their vehicle and license plate.” Text or email those photos to a co-worker or prearranged email that gets checked daily. Make or act as if you are making a phone call while you are there so the client can overhear and mention that you have someone meeting you at the location. Choose a password, a code word with the people at work or someone in your family so if something feels strange and you need help, they’ll know.

Seniors:

Criminals like to target senior citizens because many times their memories aren’t as sharp as they once were; their reflexes are a little slower. Seniors are most likely weaker and inferior in strength compared to someone who is say, 20 years old. At all times know who is coming into your home! Look out for your neighbors. Use your gut feeling. “If something doesn’t look right, it’s probably not!” “A big problem today is that people are afraid to get involved. If you see something, say something. Call the police even if it’s the smallest thing out of the ordinary. No harm done when the police arrive, and all is well. Better safe than sorry.” “If you see your home or your neighbor’s home has been broken into, step away from the house and call 911. Do not go in, you could be walking in on the burglary, or you could contaminate the crime scene.”

The Holiday Season:

You guessed it; there’s an increase in burglaries during the holiday season. According to Wikipedia (8)

Your house is full of unopened gifts. When someone wants those toys bad enough, they’ll come in and take it. When shopping, do not walk to your car with both arms full of bags. You won’t be able push someone off or even dial 911. Watch your surroundings at all times. If you must shop, shop smaller and park your car in a more visible location, under a light or in the view of security cameras. “If someone does come near you, fight and scream! Someone will see something.”

Final Thoughts:

“Firearms may not be for everyone. If you have a firearm, be trained in the use of that firearm. Be efficient with it. Know how to use it and know the legality.” The element of surprise is key against a perpetrator and the key to using a firearm is accessibility and proficiency. ome people are uncomfortable carrying a firearm, and there’s nothing wrong with that. Consider carrying a less than lethal weapon as another option.” Have you considered a can of mace, pepper spray, pocketknife or a stun gun? “I’d rather have something and not need it then need it and not have it.” “Situational awareness is more important than anything else. When it comes to carrying a weapon; if you’re not ready for it, not expecting it, and you’re not aware of what’s going on around you, your weapon will not be any use to you.”
