Welcome home, we are so excited to have you here. Home for us is not just a place, it’s a feeling, it’s an experience, it’s everything coming together - just as we had planned it. Recently, we have been spending more time in our own homes. Reflecting on what we want to create and how we interact with our space. We are using technology in different ways to bring us closer to those we love and make living easier. With uncertainty around us we have created a stable structure to provide security, strength, and an overall calming. Being able to create this from the ground up is the backbone of BGC Housing Group, and has culminated in the spectacular Showroom we now call home. Every day I get to see people create their dream home, experience the magic of seeing plans and sketches on paper to immersive 3D renders they can walk through with our virtual reality. To touch, feel and interact with their bricks, ovens, and bathtubs. This is the creation and ideation of the home with the excitement for being able to walk through the front doors for the first time and just be. Throughout this magazine, you will find everything that makes our houses homes. At BGC, home is what we create for you.

home front APPRENTICE BRICKLAYING PROGRAM In October 2020 BGC Housing Group and Brikmakers announced they had teamed up to launch a new bricklaying Apprenticeship Program. This program helps apprentice bricklayers start their industry journey by pairing them up with bricklaying teams in WA.
HOUSEWARMING In September 2020 we celebrated our housewarming, bringing in people from all over Perth to experience BGC Home’s Showroom. Our home experts were on hand to answer people’s questions throughout the day, while fun activities and delicious food ensured the day was a success.

BGC Housing Group’s Executive General Manager Michael Bartier takes us behind the scenes with his vision for BGC Home. Can you tell us a bit about your vision for BGC Home? With so much to think about when building a home, we wanted to make the process easier and more enjoyable for buyers. BGC Home offers an immersive showroom experience unlike anywhere else in WA.
What were the opportunities you saw for new home buyers? Our goal was to create the ultimate destination for first homebuyers, with all our builder brands and specialised expertise under one roof. Everything is designed to make the process fun and welcoming.
How will the BGC Home brand herald an exciting new stage for BGC Housing Group as all your brands move into 67 Walters Drive?
Above all, BGC Home really is a fantastic experience for customers. Can you give us an insight into what people can expect? There’s over 1000sqm of inspiration to explore at BGC Home, with hundreds of products, materials and technologies to look at, touch and experience. There’s something for everyone, as well as complimentary barista-made coffee at our state-of-the-art cafe zone.
We know you have big plans to launch the BGC Home Showroom. What are some of the things coming up? We’re excited to offer a number of upcoming events with some of our brand partners, as well as complimentary interior design sessions that will help inspire home buyers at every stage of the journey.
BGC Home will be a place of discovery, where everyone is welcome to explore new ideas and designs at their own pace. Being able to bring this all together in one place is something we’re really proud of.

Meet Craig BGC Home Barista
BUT FIRST, COFFEE House hunting is thirsty work, and nobody knows this better than Craig. As one of BGC Home’s resident baristas, Craig is helping to fuel inspiration and ideas every day. Having been a barista on and off for around 9 years, there isn’t much Craig doesn’t know about crafting the perfect brew.
“I love to create a culture and environment where clients are blown away as they walk past reception looking for a ‘complimentary beverage’, only to experience a proper café with exceptional coffee and fantastic service,” said Craig. Grab a coffee at BGC Home, and you might notice something a little different. Due to COVID-19 restrictions, the delivery of the specially branded BGC Home cups was delayed – so the team had to get creative. “We only had blank white coffee cups for a few months, so we decided to write some funny puns on the cups. The reaction we received from both colleagues and clients was surprising – they loved them! We ended up with about 140 different puns and anecdotes,” said Craig. Above all, for Craig and the team, every day brings a new chance to make a great first impression and bring a smile to people’s faces. Head to the café today and experience this for yourself!

Why our home
The Castle. “Home is where the heart is”. “There’s no place like home”. “Take me home, country roads”. We’ve all thought it. Or said it. Sung it even, if you’re John Denver. There’s a reason why often the first thing we ask someone when we meet them is “where’s home for you?” Psychologists say that for many, our home is part of how we define ourselves, which is why we do things like decorate the living room and mow the lawn. While a leopard print futon serves very little real purpose, it’s still part of the face we put on, with our homes viewed as an extension of ourselves. And now more than ever, life revolves around home. For months, it’s been the backdrop for everything we do: Zoom calls, workouts, failed bread attempts and some impressive (if sometimes a little wonky) DIY fix its. We’ve taken shelter from the rest of the world, experiencing moments of happiness, sadness and at times a touch of insanity. We stopped wearing pants. Neglected personal grooming. Ate anywhere between six and ten meals a day. All the while in the comfort of our own home. But enough about what we did during lockdown. Let’s talk about home. And why exactly, according to the much loved characters from The Castle, it’s so important to us.

It’s not a house. It’s a home.
Costs less than the materials.
Let’s get the basics out of the way. We have a roof over our head and some sturdy walls to surround and protect us. We have doors, windows, shutters and blinds.
Much like the characters in The Castle, this one we’re not too sure about. However, we know a fair bit about construction materials and building products, and what can we say? Building your own home from scratch is so rewarding that perhaps it makes the cost of the materials just seem less?
BUT - what we actually have is so much more. Home is a place to call our own and make memories in. Pictures and photos adorn the walls, telling stories of the years gone by. Ultimately, humans have evolved to become not only home builders but homemakers, and most importantly, home-nesters.

And sure, this includes the bricks and mortar. But it also includes the décor designed to reflect your very own unique taste. Want every wall to be a different colour? Why not. A floor to ceiling fish tank? Add it to the list. It’s your home, after all.
Tell him he’s dreamin’. Owning your own place doesn’t have to be a dream. And compared to renting, you have the ultimate freedom. Everyone’s invited - can’t live without your dog? Cat? Snake? Bring them along, we’re not judging. This is an opportunity to create something of your own, where anything and everything that is important to you has a place.
What do you call this? Chicken, love. We all come together over a meal at home to mark the end of a long day. Whether it’s chicken or faux chicken that you’re munching on, you’re swapping war stories from the day gone by, sharing in the highs and lows. For better or worse, the places where we grow up play a huge role in our identity. Day after day, home is where we discover ourselves and form a sense of belonging, occasions marked with special meals - be it Christmas dinners or birthday brunches.
This is going straight to the pool room.
How’s the serenity? So much serenity.
Home is a place to be unashamedly proud of our achievements. While we might accept recognition in the outside world with a shy smile and an imperceptible nod, at home we’re jumping on the bed in our undies clutching our prize, which will eventually be hung up in all its glory in the pool room.
When we’re at home, we’re completely at ease. We can be ourselves, and truly soak up the serenity that comes with the familiarity of home, the people, the pets, and all the things around us. Home is our shelter from the outside world, our sanctuary. For a few precious moments, we can make time stop still if we really want it to.
And during COVID - who knew? We’d achieve something just by staying inside. Owning your own home means that you can drill a hole in the wall to hang every single award of yours, no matter how big or small.
He’s an ideas man. During COVID, we had to become the ideas man. We got creative, and our home became the place where we held meetings, fermented various things and knitted our seventh scarf, though we’d never knitted before. No idea is a bad idea, and in the comfort of our own home, anything is possible.

At home with Amy Szeliga Home is where the heart is. Just ask Amy Szeliga – one of West Perth Women’s Football Club’s rising stars – and her fiancé, Ryan, who took the plunge into home ownership together.
“When we bought our house, it wasn’t the most appealing to the eye. It was brown brick, it had low arches and a blue bathroom and kitchen. But we saw the potential in it,” said Amy. The couple bought the house in Craigie at the ages of 18 and 25 respectively, with this home being the first for both of them. Though there were many obvious positives about their new home, it wasn’t lost on Amy or Ryan just how much hard work would be needed to transform their space into a modern, family home for the future. Luckily, the foundations were all there – it just needed a little TLC and dedication to bring it to life. “We converted the home from a 3 x 1 to a 4 x 2 by extending the front and removing one of the garages. We also improved the entertaining areas by adding a deck around the pool and creating an open plan living area inside. To finish off the makeover, we added a new roof, new walls and new flooring,” said Amy.

The improvement works didn’t happen overnight, with Amy and Ryan renovating one room at a time over 4 – 5 years while still living in the house. They chose to invest in their property to create the potential for it to financially support them in the future, while creating a home they could be proud to show off to their families and friends. “We didn’t celebrate our new home until our engagement party in 2019, when all the renovations were finished,” said Amy. Though the journey hasn’t always been easy, the couple are an example of how important it is to spot potential in a home beyond the way it looks. There are so many ways to add value to a home over time, creating an investment for the future.

What does home mean to you?
Can you describe your dream home?
It is a place of sanctuary where you feel protected and comfortable. A place of hopes, dreams and memories where you can be yourself and recharge. When you think how much time every one of us spends every day in our house or apartment it should be a personal space that reflects who you really are.
A dream home for me is an idea that keeps evolving and changing. Ask me again next year and you will get a different answer. A couple of things are always there when I think of a dream home. Views of the Mediterranean Sea, lush gardens and of course a south France location, self-sustainable.
Tell us a bit about your first home. My first home where I grew up was a 1950’s family house on a corner block built in art deco style. White render with clean lines, geometrical floorplan and green steel window shutters on big windows with transoms. There was some decorative plastic/mouldings and a black and white checkered tiled entry, a sign of the era. I think the house would look modern even today with a few minor changes.

How long have you been with TERRACE Homes? Very proud to say from day one. We still have the original team working together which makes us so successful.
What was your background before TERRACE? After finishing my studies, I worked for an architectural firm for about 5 years. Working on a different scale of projects from residential, commercial and hospitality, it was a good learning curve for me and helped me get my architects registration. In 2013 I packed my bags and came to Perth and the rest is history.
The Fairlight, TERRACE Homes
What was the biggest challenge for TERRACE when you first arrived? TERRACE started under a different brand and design wise we were limited in construction methods and materials we could use. It was just a different mindset back then and it took effort and time for everyone to understand the possibilities. It was a big learning curve for everyone involved.
What makes TERRACE different to its competitors? Many would say our streetscape and innovative design. For me it is the “T-Team”, who are all very passionate about design and will not compromise to achieve excellence. What is important is the respect, where everyone has an opinion that matters, in an environment like that you cannot fail.
Is there any particular experience you’d had that has impacted what you have done with TERRACE? All the work I have previously done overseas had an impact on my work with TERRACE. Working on different projects and especially apartment buildings helped me understand how to make “small areas” feel bigger and to look at space as a volume, not just two-dimensional floorplan. You must understand how someone is going to perceive the space you have designed.
Where do you get your inspiration from when designing homes? Anywhere. The smallest things like shapes, patterns or a detail can trigger a thought process in how it can be used in a different way or form. Even just looking at the material, you start to think how you can complement it in a new design. Inspiration can be found anywhere in the environment, we have to follow context of the existing but somehow make it better.

How do you think TERRACE fits into the future of Western Australian home construction? With a trend of downsizing and making homes affordable there is a big market for TERRACE. Hopefully, we can keep delivering good, innovative homes that people want to live in.
What are you excited for in the future for TERRACE? I would be happy to see TERRACE grow and expand to other states. I want to see a TERRACE home in every suburb of every city within Australia.
How do you see homes changing in the future? As technology advances, our way of living is changing. The materials we build with will change which will give new possibilities for innovative design. Homes will become completely self-sustainable. There will be a need for more flexible spaces and the downsizing trend will continue as families get smaller.

What did we do smarter? Many builders were still open during March and April, with heaps of in-person appointments. Us Smarties had a different approach and immediately transitioned to working from home, closed our displays, hand sanitised errrrrywhere, and got innovative.

The Yokine is a 4 x 2 with a scullery and large indoor/outdoor living space that Kirsty is looking forward to making the most of. Kirsty and Ash then worked together to add some personal touches, including a double vanity in the ensuite, an extended kitchen bench, a double pantry and a splashback window in the scullery. Kirsty is also finishing her new home off with the Commodore Homes Complete Package Inclusions. Kirsty has been lucky to be closely involved in her home build at every stage, from viewing her working drawings with in-house Design Coordinator, Matt Nickels, to getting regular updates from Sales Administration Manager, Bronwyn Bain.
As well as being a fabulous personal journey, Kirsty also believes the experience has helped in a work capacity too. “It has been amazing to experience the behind the scenes work of my build and view everything through the lens of a client, this has provided me with another perspective to my job,” said Kirsty. “I have already been through the Commodore Online Portal to make my internal and external selections and used the QR Codes in the showroom to solidify my selections.” “During the process I have been very conscious of budget. One of the first and most important things you need to consider is your finances, including your budget, deposit amount and type of loan you’ll need. Morgan and Eddy are both chefs in the Navy and had dreamed about one day building their own home with a beautiful kitchen and large garden.
A new customer trend has emerged across the building industry with people documenting their building journeys on Instagram accounts. These accounts have become more than sharing photos with friends and families, they’re starting to gain real traction and become a source of inspiration for people wanting to build or gain design inspiration. BGC Housing Group have noticed a number of these accounts popping up from customers across all BGC Housing Group brands.
HomeStart clients Morgan and Eddy created their account @Litchfield_Manor in November 2019 when they shared their first post of a sold sticker on their block of land. Building with HomeStart, the couple shared every milestone in their journey. “We started the separate account away from our normal social media so that we could find similar people in our positions just building their first home and following the progress and process in a social aspect. These are native to Southern Africa. Of all my houseplants these tolerate poor light and inconsistent watering the best. If any houseplant thrives on neglect it is the ZZ. They also have long gracefully arching stems with shiny emerald leaves. They are also great gifts as they symbolize prosperity and friendship in many cultures.
These plants need slightly more care than others on my list but the benefits are that they have large green leaves and flower regularly inside. Give them a bright spot, keep the soil moist without overwatering and they are happy.
An “old fashioned” plant that like many others has recently become popular again. They do best on a bright (even sunny) window sill and can bloom for long periods of time, several times per year. This makes them the perfect splashes of colour in the white style of kitchen popular to modern homes.
AKA Heart Leaf Philodendron Native to the Caribbean and Central America. These are my favourite “styling” plants. They are very easy to care for and grow in a trailing or climbing habit making them perfect for styling shelves or trailing from higher locations. They are also easy to propagate or shape by trimming back.

They don’t require a large amount of soil to grow in and are therefore very useful to display in small containers on shelves or underplanting larger plants.
