After 40+ years, BGC has bid farewell to its long-standing Mount Street location. In a move that marks the end of an era, in recent weeks BGC’s business units have found a new home at 67 Walters Drive. The spacious and vibrant Osborne Park location brings together various Business Units across three different locations, including Mount Street, Hasler Road and Walters Drive.
The Walters Drive building now accommodates BGC Housing Group, BGC Concrete, BGC Construction, Floortech, Automated Surveys, IT and Corporate Services under a single roof.
Our new location includes the state-of-theart BGC Home Showroom, Kurliny Café and excellent facilities. With this opportunity to collaborate and connect, following several
years of COVID interruptions, I am really looking forward to us all being co-located at this vibrant, reenergised, and dynamic place of work. This move is a fantastic opportunity to strategise, socialise, and discuss areas of focus and opportunity for our business, whilst being in the one location.
We are already halfway through the year and although we continue to deal with the challenges of a constrained construction labour market, we have also witnessed some great success.
Last month we achieved our highest level of home completions since pre-Covid. Our team of dedicated construction supervisors and managers have record numbers of homes moving through each stage, including completions. Skilled trade labour is just beginning to become more freely available. There remains over 21,000 homes under construction in WA with all the state’s builders combined completing only 11-12,000 homes per year. I expect that it will take time to fully clear the state’s backlog. We will however see improved regular progress on every homeowner’s site. The Housing Group team are acutely aware of the impact of delays to homebuyers and have teams

working on accelerating construction while never compromising on our high level of build quality.
Together with our trade partners we now have over 150 direct and indirect trade apprentices and trainees in training to grow our own labour. We have also constructed classrooms and supported SEDA College to commence the first Construction School Program in WA. Students will study Year 11 and 12 at our Bushmead Rd Campus while learning all aspects of construction and materials. Together with SEDA we aim to introduce students to the vast industry opportunities in the construction field.
The ramp up in housing stage completions has required every supplier to residential housing to increase their capacity to meet demand. This has seen several BGC manufacturing businesses increase their shifts and run at full output to meet market demand. Customer sales and volumes are at record levels for most of our building materials business. Extended shifts have been implemented with everyone working long hours to assist all building companies meet their targets.
High levels of construction activity are expected to remain in Australia as continued infrastructure spending and rapidly growing migration numbers will lead to a large undersupply of housing. It is expected that over 570,000 migrants in the next two financial years will call Australia home and housing starts in WA alone will more than double between now and 2028. Across the ditch In New Zealand, we have noted the downturn from high levels of construction, migration too will increase over the next two financial years to over 80,000 and a recovery in construction is anticipated when interest rate rises ease.
While we are extremely busy it has been timely that we maintain our focus on safety at work with our behavioural based safety program, True North, running throughout our group. This is a frontline led and delivered program that ensures work groups recognise the value of being in the right frame of mind to act safely. At BGC we now have industry leading safety performance. There are a lot of factors that contribute to this result but working while surrounded by good people, all focussed on the same safe outcomes, is the key.

This month we will launch two exciting new product ranges. In Concrete our technical team have been testing and trialling our BGreen Concrete range. Unique to BGC, this low carbon concrete range has been developed to provide workable, high strength concrete with the lowest carbon content. At Midland Brick we have now commissioned our new multimillion dollar brick finishing plant to produce our “Fast Clay” range of clay brick products. These bricks are rectified to be perfectly level and with a vertical interlock system similar to Lego, our bricks can be laid with glue, not mortar. The speed of brick laying and elimination of mixing mortar will lead to rapid wall construction.
The results are in from our latest group employee survey. I am thrilled that once again over 80% of our total workforce have taken the time to complete the survey and most have added their comments. This is our third survey and the actions we have taken following previous great ideas have ensured that we improve our business. This survey, our ratings have further improved, and the overall engagement is extremely high. Thanks to all our team that have led to this result and everyone who has had their say. As you know, we have a structured process for following up on the survey. Our General Managers are now busy providing the survey results and feedback while compiling actions for the next 12 months.

The team at Midland Brick are an integral part of the local Midland Community. With nearly 500 employees operating out of our brick and masonry plants in the region, many living locally, we are a huge part of the community. We recently announced a partnership with another key local community member BINAR Futures.
Located in Midland and founded in 2011 by Adam Desmond to support a local basketball team of six Aboriginal youths, BINAR has grown to involve over 1,800 young people in the Perth metro area and beyond. In 2022, BINAR was awarded the NAIDOC Program of the Year, recognising their outstanding work in Sports, Culture, Youth Leadership and Youth Development. Keep an eye out on how to get involved with this exciting new partnership.
Finally, you may be aware we support ACTIV Foundation as a major customer of their timber pallet business. This August we will be running for Activ in the City to Surf fun run. Join us as we run to support our business partners at Activ.

Affinity partners with HIA and wins at MBA South West Building Excellence Awards
Affinity Windows as a prominent supporter in the building industry, took part as a named partner in the highly anticipated 2023 HIAAffinity Windows WA Economic Outlook Lunch. The event was held on 26th May at Crown Perth and attracted a strong audience of 190 people.
The attendees were given a valuable opportunity to gain insights into developments within the building industry over the next 12 to 18 months. With the event focusing on providing local, national, and global updates whilst exploring potential impacts and opportunities specific to the industry within Western Australia.
The event commenced with an opening speech by the newly appointed HIA President, Tony Ricciardello, followed by a concise business update delivered by Rachel Hartwig. The Honorable John Carey MLA and HIA’s Chief Economist, Tim Reardon, delivered informative presentations. The event culminated in a thought-provoking panel discussion, allowing for ideas and perspectives to be shared.
In addition to their involvement in the HIAAffinity Windows WA Economic Outlook Lunch, Affinity Windows also proudly sponsored the Master Builders-Commonwealth Bank South West Building Excellence Awards. This prestigious event was held at Black Brewing Co in Wilyabrup on 27th May 2023 and recognised outstanding achievements in residential construction and commercial projects. The event was attended by Rachel Hartwig and the Bunbury team including Jed Bradshaw, Bunbury Supervisor who had the privilege of presenting numerous awards to deserving winners.

Release of Four Environmental Product Declarations
Over the last six months BGC has been busy publishing four Environmental Product Declaration (EPD) documents for Aggregates, Cement, Ready-Mix Concrete and Hollowcore products.
An EPD is an independently verified document prepared voluntarily by an organisation to communicate what a product is made of and how it impacts the environment across its entire lifecycle. The EPD is one of many tools a procurement team can use to evaluate and choose a more environmentally friendly product for their next sustainable project.
The benefits of an EPD include:
• Transparent and comprehensive scientific information about a product’s environmental impact;
• Comparability of products;
• Encourage innovation to improve product sustainability;
• Attract new business from environmentally conscious buyers;
• Demonstrates a companies commitment to sustainability.
These EPDs have supported BGC Quarries with their recent sustainability achievement award from the Civil Contractors Federation for crushed rock road base material and complement BGC Concrete’s new range of BGreen Concrete.
The EPDs can be found on both the Australian and International online EPD databases and on the BGC website.

SEDA College Training Facility
BGC continue to support SEDA College WA, through the brand new Construction and Trade program.
Work is nearing completion on the BGC X SEDA Training Facility at our Plasterboard Offices located in Hazelmere. Once completed, the training facility will be home to BGC and SEDA College’s brand new Construction and Trade program. This partnership will provide students with a combination of formal education and an invaluable insight into the many facets of the building and construction industry.
By integrating both the Western Australian Certificate of Education (WACE) and Vocational Education and Training (VET) programs, students will develop key work skills, both theoretical and practical, that are essential for ongoing employment opportunities in the Building and Construction industry.
BGC is providing four of the current SEDA Construction and Trade students with opportunities for work placements every Wednesday as part of their WACE curriculum. BGC Plasterboard is hosting three students, giving them invaluable exposure to the Mechanical and Electrical trades in a manufacturing environment. BGC Transport is hosting the fourth participant in their Hazelmere workshop giving the student an amazing insight into the Heavy Vehicle Mechanic pathway and what that might look like as an Apprenticeship.

3 Year Contract Extension with Evolution Mining
BGC Cement have been successful in securing a momentous three-year contract extension with Evolution Mining for the supply of bulk general purpose cement and low heat palletised cement to their Mungari Operations based in Kalgoorlie.
After numerous unprecedented challenges with logistics and costs, this type of mining contract extension is a testament to the unwavering determination and exceptional work of the Sales, Production, Administration and Logistics teams involved. Negotiations commenced in November 2022 and after five months of honest communication and a Mungari mine site visit, the fully executed contract was signed in April 2023.
BGC Cement’s Head of Sales, Rob Turkovic stated that he is “extremely proud of the whole team from production and logistics, through to the administration and sales teams. The history of excellent service went a long way to securing another three years with a great partner in Evolution Mining.”
With an estimated production of approximately 45,000 tonnes of cement at the Mungari site over the next three years, all BGC staff have no doubt that the team will continue to thrive and achieve even greater success!

Celebrating the Launch of BGC Trade
On Friday 5th May, BGC Housing Group held a trades breakfast in Baldivis at The Rivergums Estate by Cedar Woods. The morning provided a great opportunity for trades to kick-start their day with a delicious breakfast, steaming cups of coffee, and engaging conversations with industry professionals. Serving as the official launch for the BGC Trade brand, we were thrilled with the impressive turnout.
A highlight of the event was the generous Milwaukee Site Radio giveaway from Toolkit Depot. Additionally, trades had the chance to collect the first batch of BGC Trade branded merchandise to wear onsite. BGC Housing Group look
forward to organising more trade events in the future. The goal is to continue to strengthen our relationships with our strong trade base.

I proudly joined the BGC Transport team 3 years ago, in the role of Safety Manager. I have worked in safety for almost 20 years, within both logistics (rail, road and warehousing) and the heavy manufacturing industry.
Over the years, I have seen a significant shift in the role of safety professionals from a compliance enforcement approach to a team coach and mentor driving for continuous improvement. A coach’s role for their team is focused on psychological safety, the feeling that everyone is included, it is safe to learn and make mistakes, it is safe to contribute (I feel valued) and safe to challenge the norm. Once a team feels safe to work together (because we work better together), safety will thrive because everyone is now a safety leader.
This simple concept has guided my later years as a safety professional. This approach, along with the implementation of The BGC Way and the True North Behavioural Safety Program, enable us to be a truly safe and high performing organisation.
With an increasingly remote and diverse workforce, ensuring effective communication and engagement for employees and stakeholders poses a significant challenge. To ensure our
workforce remains highly engaged it is important multiple effective communication channels and tools are available. To tackle this challenge, BGC Transport successfully implemented the use of WhatsApp to efficiently disseminate written and audio information. The drivers eagerly embraced this tool with a high level of engagement demonstrating how the tool could be used to support one another.
With an ageing vehicle fleet and tight labour market, we have had to adapt as a team to work smarter within our constraints as the fleet is updated. We are looking forward to introducing additional new trucks over the next 6 months. These trucks have been designed with additional safety features including numerous cameras and adaptive cruise control. Although challenging BGC Transport are working to de-carbonise our fleet through new technologies such as hydrogen and electric powered vehicles. Some of the new cement tankers have been fitted with automatic hatches to reduce the need for driver to climb, reducing the risk of falls from height. The importance of building safety into everything we do remains a strong focus.
I am particularly proud of the True North Program at BGC Transport, which has empowered our team and fostered a strong safety culture.

Collaborating with the Safety and Learning & Development Teams, we developed modules that employees could integrate into our business and adopt into their daily work. These four modules have been embraced by employees, with our drivers becoming skilled facilitators, conducting peer-to-peer sessions, and our people consistently demonstrating leadership in safety through effective communication and consultation.
BGC has come a long way over the past 5 years in the health and safety space. Although there is always opportunity for more work to be done, I am excited to work collaboratively with
other leaders and safety professionals to design, develop and implement steps to further enhance safety among our people, programs and critical risk management.
In particular I’m excited to embrace the roll out of the MYOSH Safety System, adding this platform will allow employees to easily engage, report hazards and lead inspections enabling us to provide a safer workplace.

BGC Concrete launches innovative BGreen Concrete product range
BGC Concrete is continuing to build a strong foundation for the future, with the development and launch of the new BGreen Concrete product range: Less carbon. More solutions.
Concrete is the second-highest consumed material in the world after water. It is essential in the development of infrastructure, from roadways to high-rise buildings. However, the traditional manufacture of concrete creates a significant environmental footprint.

As the ingredient that gives concrete its strength, cement is vital to the concrete mix. Its production also makes it one of the world’s largest greenhouse gas contributors, so finding more environmentally conscious solutions to solve this problem is crucial.
BGreen Concrete has been designed to address this challenge, with a range of low carbon concrete products. These replace General Purpose (GP) cement with supplementary cementitious materials (SCM), including slag and silica fume. This results in fewer CO2 emissions.
BGreen Concrete is available in all grades of concrete, with a GP cement replacement of 35%, 40% and 65%.
Customers will also have the option to design their own blend depending on the application.
While BGreen Concrete does have some limitations, including slower set times and slower early age strength compared to GP cement, it is still a viable choice for a large range of applications. The BGC Concrete team is ready to help customers understand more about the properties of BGreen Concrete to ensure everyone benefits.
As well as BGreen Concrete, BGC Concrete has also developed a steel fibre concrete to lower CO2 emissions and offer a range of other long-term benefits. Other exciting sustainability initiatives are also on the horizon.

The launch of the BGC Reflect Reconciliation Action Plan (RAP) is our first formal step towards taking meaningful action to advance Reconciliation.
BGC’s Reflect RAP has been developed to recognise our commitment to creating a workplace culture that is inclusive, where everyone feels safe at work and has opportunities to contribute, develop and thrive. The creation of the Reflect RAP focuses on key commitments to:
• Further develop and enhance relationships between Aboriginal and Torres Strait Islander peoples and the broader Australian community, by building trust and respect.
• Deepen understanding through education and by celebrating Aboriginal and Torres Strait Islander’s rich history, culture and achievements.
• Create opportunities through employment and professional development.
A Collaborative Approach
A special thank you to all working group members and external parties for working collaboratively to develiop and commence implementation of the Reconcilation Action Plan actions. Midland Brick is excited to work with Binar Futures to support and empower young people within the community. With Midland Brick being one of WA’s most recognised and respected brands, the decision to partner with such an incredible organisation was an easy one.
Binar Futures was founded in 2011 by Adam Desmond to support a local basketball team of six Aboriginal boys in Kalamunda. Since then, Binar has grown immensely to support over 1,800 young people in the Perth Metro area and surrounds.

Binar’s head office is located within the Midland area allowing for significant Aboriginal youth engagement across the City of Swan, Perth metropolitan area and regionally throughout Western Australia.
The partnership was fitting as Midland Brick share Binar’s values of community, family and connection to country. This will allow Midland Brick the opportunity to collaborate on a range of initiatives that will equip youth with the tools and knowledge to advocate for social change.
In 2022, Binar was awarded ‘NAIDOC Program of the Year’, recognising their outstanding work in Sports, Culture, Youth Leadership and Development.
The award also recognises Binar’s exceptional efforts in nurturing youth leadership and development. Through mentorship, skills training, and educational support, Binar empowers young leaders to become changemakers within their communities and strive for excellence. Recently Midland Brick and Binar had the opportunity to celebrate their partnership and NAIDOC week, this included a cultural performance from the Binar young crew.

Innova on the Inside –Changing Perceptions
BGC Fibre Cement has a long and successful history, with uses in all types of construction. True North Behavioural Safety ProgramWe work better together
True North is BGC’s first behavioural safety program, built on human-centred concepts designed to engage the hearts and minds of our people to become personally invested in the safety and wellbeing of each other. It’s safety - but done differently.
BGC currently has 41 brave Master Facilitators volunteering their time to actively deliver and champion key concepts of the program to their peers across four modules. Between modules, business unit leaders are upskilled to continue embedding True North concepts into their daily work tasks and engage in more effective conversations with our frontline crew.
True North has steadily been building momentum over the last 12 months, with positive impacts already on display and being practiced by many of our business units.

BGC Support Foodbank
Foodbank is Australia’s largest food relief organisation, providing more than 70% of the food rescued for relief organisations across the country. As the cost of living continues to soar, organisations such as Foodbank are helping to make a huge difference in people’s lives.
This year, numerous BGC teams have rolled up their sleeves and spent time in the Foodbank community kitchen cooking meals, and putting together food packs for families who need them most.
With BGC Housing Group attending in early February and the BGC Corporate
Finance and Tax teams in March, staff spent the day contributing to Foodbank’s services.
The team combined managed to prepare: 936 pantry packs, 330 fruit and vegetable packs, 484 meat hampers and over 1800 pre-cooked meals. These packs and meals are essential to Foodbank’s customers who are able to purchase them from any of the six branches, or mobile food vans that service the metro area each day.
The volunteering days were a great way for our team to work together while making a difference in our local community.

BGC staff have dug deep to donate items to the food drive, with their generosity of non-perishable donations exceeding expectations. With more than half a million households struggling to put food on the table, it was so important BGC staff had the opportunity to give back to the community and help where possible.
A special thank you to Affinity Windows, Envirotechnics, BGC Housing Group, Plumbtechnics, BGC Cement, BGC Precast, BGC Fibre Cement, BGC Plasterboard and BGC Concrete for your efforts. BGC was proud to donate 23 boxes and over 362kg of valuable donations to help those doing it tough in Western Australia.
BGC looks forward to continuing to support Foodbank in the future and encourages others to support this incredible organisation.
