NOTE
There’s no question that food is a key part of all cultures, so it’s no wonder the kitchen is often considered the central core of any home. Food brings people together and more often than not, brings family and friends together during the holidays and special occasions. The role of the kitchen in modern culture extends well beyond a space purely for cooking in. We also use the kitchen as a place to eat, to talk, to enjoy a cup of tea or coffee, or to do homework. Over the course of the past 20 years, kitchens started to become living spaces as we continue to spend more time in these areas, for more than just cooking. Most contemporary homes now adopt an open-plan floor design with the kitchen flowing into the dining and living room, and out to the alfresco area. This creates a central hub for every member of the family to come together in a communal space, often making it the most used area of the home. As our lives have become more relaxed, our homes have as well, and the walls are coming down all around us. Our team is always looking for new ways to improve and innovate modern living - to create homes that are designed and built to reflect the lifestyle and needs of West Aussies. We are lucky enough to be part of this journey.

Give the heart of your home some love It’s hard to imagine, but back in the day the kitchen was a much humbler part of the home. Often kept tucked away behind closed doors, the kitchen was separate from the main living space. Great for keeping mess out of sight, but not so great for entertaining or connecting with family. Today, the kitchen has now been firmly established as the true heart of the home, and finally getting the recognition it deserves. At BGC Housing Group, we love all things kitchens. From huge chef’s kitchens with sculleries and walk-in pantries to match, to traditional designs packed full of character and charm, we can’t get enough. With so many different designs available, what makes the perfect kitchen? For us, it’s about achieving the right balance of form and functionality. After all, a kitchen shouldn’t just look the part – it needs to be able to deliver those big family meals, dinner parties and the daily breakfast rush with ease. Here are just a few design tips to help make that happen!

Sort out the storage Once the overall design layout of the kitchen has been established, it’s time to sort out the storage. From general food storage and spices, through to crockery, pots and pans, appliances, bakeware, cleaning supplies and so much more, it’s safe to say that the more storage opportunities you have, the better. By sorting your kitchen into zones, you can help to create specific storage solutions that amplify space. Some helpful ideas for these zones are: FO O D STO R AG E
P L ATE S AND C U TL E RY
Invest in pull-out drawers with dividers for storing spices. Consider a pull-out pantry if space is limited, or install drawers in your regular pantry to make it easier to access items.
Use plate holders or anti-slip mats to keep everything in place, and put your most-used items front and centre.
FO O D P RE PA R AT I ON Keep utensils within easy reach with interior organisation that allows you to keep everything neat, tidy and accessible.
CL E ANI NG AND WASTE Don’t waste under sink space. Consider installing a pull-out bin under your sink, or pull-out cabinets that allow you to store cleaning goods more effectively.
P OT S A N D PA N S Invest in anti-slip mats to keep your pots and pans in place. Deep drawers with interior dividers work best, so you can sort by size and shape.
Divide and conquer As well as considering the overall flow of the kitchen through the kitchen triangle, it also helps to map out the layout into separate zones, too. These could include: • Food storage • Pots and pans • Food preparation area • Plates and cutlery • Cleaning and waste This method highlights the importance of elevating a kitchen from a place to simply prepare and cook food, to a hub to meet, entertain and socialise. It also helps to make the overall workflow and storage a lot more efficient, creating a space that really does tick all the boxes.

Consider the kitchen triangle The kitchen triangle design approach states that a kitchen’s three main work areas should form a triangle, with nothing in between to block the flow of movement. The three areas include: FO O D P R E PA R AT I ON A N D CL E A N I N G Sink CO O K I N G Stovetop and oven FO O D S TOR AG E Fridge The ideal kitchen triangle should have no sides greater than 2.7m in length or less than 1.2m. The kitchen triangle was developed in the early twentieth century, and is still one of the most popular kitchen design methods out there.

Let there be light Finally, when it comes to the functionality of your kitchen, you need to make sure you have your lighting in order. BGC Home enjoys award-winning success A lot has happened since BGC Housing Group moved into our new BGC Home in 2020. It's been a few years of big changes, lots good, some not-so-good (we’re looking at you, pandemic). Making the move into our new home was definitely a huge highlight, though. It was years in the making, and well worth the wait. Our BGC Home showroom hasn’t just brought our team together, but it also gives us the opportunity to show WA what we’re made of. With over 1000sqm of style to explore, we’ve packed our showroom full of inspiration and design advice. There’s also amazing barista coffee on offer, too – an absolute necessity. We’re very proud of our BGC Home. That’s what made it even more rewarding to see our home take centre stage at the recent Master Builders WA Excellence in Construction Awards. These awards show case projects that demonstrate exceptional craftsmanship
and a commitment to building excellence – so it’s definitely a big deal to take one home. Last year BGC Home was awarded ‘Best Building Fit-Out $1.5 million – $5 million'. The award is testament to the dedication and expertise of our BGC Construction and BGC Home teams, who have worked to create a truly inspiring and welcoming space for all. As we continue to settle into our new home, we can’t wait to see what else we can achieve together. Meet Tess, our BGC Home Showroom Manager If you’ve happened to visit BGC Home lately, chances are you’ve seen our new Showroom Manager, Tess. A lover of organisation and order, Tess helps to keep BGC Home running smoothly. Tess holds a degree in architecture from UWA, and is a qualified interior designer. Over the years, she has also built up an impressive 13 years of customer service across a range of industries. Tess is obsessed with learning new skills and talents, and is always ready to share her knowledge with others. So, what brought Tess to BGC Home? Having the opportunity to challenge her creative side made it the perfect choice for Tess. She also enjoys the opportunity to work closely with customers, while being able to evolve her skills as design and technology continue to change. “I really enjoy the problem-solving aspect of the role. I like to come up with solutions. If I don’t know the answers, I’ll definitely do my best to figure them out to know better next time,” said Tess. Tess has already made her mark in a number of ways since joining the team. She can’t wait to keep improving the showroom experience for customers and staff alike, making BGC Home the place to be.

“My favourite area of the BGC Home showroom is definitely the real-life moss wall and meeting booth near the cafe. It’s such an interesting feature and lifts the whole showroom with its natural appeal.” - Tess When she’s not at work, you can often find Tess outside taking in the sunrise or sunset. She’s also a big fan of homecooked meals and cosy nights in front of the TV with a glass of red wine. On weekends, she loves heading out to new brunch spots with friends and checking out local events. We’re thrilled to have Tess as part of the BGC Housing Group team. “For those of us lucky enough to grow up close to our grandparents, food seems to be a common love language. It could be handing down family recipes, learning new tricks in the kitchen, or simply childhood memories of gettogethers filled with good food."
Nona's Croatian Palačinke crepes Prep: 5 mins | Cook: 25 mins | Serves: 6
INGREDIENTS
METHOD
2 cups plain flour
1. In a medium bowl, beat together the eggs, milk and water until combined.
2 cups water
2. Add sugar, vanilla essence and lemon rind.
2 eggs
3. Gradually add flour, 1 tablespoon at a time, beating well after each addition.
2 tbs caster sugar
4. Heat an 8-inch non-stick crepe pan or skillet. Add 1 teaspoon of oil.
1 tsp vanilla essence
5. Add about ¼ cup of batter to the pan, tilting and swirling so it covers most of the bottom of the pan.
1 cup milk 1 lemon rind
6. Cook about 2 to 3 minutes or until the bottom is lightly browned. Flip over and brown the second side. Remove to a plate. 7. Continue with the cooking process, adding oil as necessary—probably every third crepe. Stack the cooked Palacinke to keep warm. 8. Serve with lemon and sugar or jam, enjoy!
For BGC Housing Group’s Katherine Potthoff, home cooked meals with her Nona remain a huge part of her life. Both Katherine’s Nona and Mum were born in Komiža in Croatia, a small coastal town where eating and enjoying good food is celebrated as much as possible. Today, the family keeps up this tradition. Living on a small hobby farm, they grow their own fresh produce to add depth and flavour to every meal. “My Mum is always extremely proud when she serves up a meal where every single ingredient comes from our own garden. This includes fresh veggies and fruit, eggs, honey, olive oil, and the list goes on,” said Katherine.
At Nona’s house, traditional Croatian fare is always on the table. Katherine spent her childhood going to her Nona’s house every day after school, learning invaluable lessons along the way. Both Katherine and her Nona share a love of baking, spending many happy hours together in the kitchen over the years. One of the family’s favourite recipes to cook in the summer is Palačinke, also known as Croatian pancakes or crepes. Eaten as a dessert after family lunch or dinner, the Palacinke provide a light, sweet treat paired with lemon and sugar, or jam. You'll find the recipe above, if you'd like to try it for yourself. While her time with Nona taught
Katherine to love Croatian food and traditions, she also loves to try out new cuisines and local favourites for herself. She is famous for her pavlovas, while also naming Carbonara and Greek salad among her favourite summer dishes. With WA home to so many cultures and stories, it’s beautiful to see how a shared love and appreciation of good food continues to bring people together. No matter the generation gap, food and flavour remain a common thread. So, here’s to more good times and even better meals.

Our home in the Hills Kiah and Matt recently built and moved into their dream home in the beautiful Helena Valley near the Perth Hills. Kiah is a graphic designer and studio manager from the Hills and Matt is a country kid who works in logistics. Both creative people who enjoy having the space and time to hang out with friends and family, they had a clear idea of what they wanted from the beginning. “We had a lot of requirements for our new home. We took our time putting together ideas to ensure we maximised our budget with our dream build. Our three ‘must haves’ were a large open plan living, kitchen and entertainment area, an ensuite with walk in shower and bath, and an upgraded front elevation. Smart Homes for Living and our sales rep Ivano were able to deliver on all three, which was fantastic. We’ve put together something to be really proud of.” Kiah explained.

Even though the couple had good ideas from the start, they shopped around and did extensive research to make sure they chose the right home and the right builder for them. Kiah says, “We did a lot of display home hunting. When my brother built a couple of years ago, I liked Smart Homes for their intelligent use of room space. Eventually we found The Preston display, but it didn't tick all the boxes and we decided to keep exploring. I ended up on the Smart Homes website going through all of their floor plans and eventually we found The Vanquish, which had what we wanted in regards to open plan living and layout. From there we took parts of The Preston and merged it with The Vanquish to give us our perfect home!”

As the owner of Mai Tai Designz Event Planning, Styling & Hire, Jae has helped to bring weddings, parties and corporate events to life across Perth. She’s also a familiar face at BGC Housing Group, having organised some of our biggest and best parties since 2019. So, what are Jae’s secrets to success? She’s kindly shared a few of her top tips for entertaining at home.

Choose the area and seating best suited for the amount of people you're expecting, and the style of event.
Once you have your area and seating sorted, it’s time to get cleaning! Give your furniture a thorough wipe down, scrub your floors, and clear away clutter - you’ll be amazed at what a difference this can make.
Planning an event takes a lot of time and energy, so outsourcing the food preparation can be a huge help. It’s also a great way to support local hospitality businesses in what has been a very tough time for them.
If your event is themed, your next step is decorating your space. For an extra special touch, you can add some personalised cookies, printed menus or custom cake toppers. Small thoughtful gestures for your guests go a long way (and don't have to cost a bomb).
For casual gatherings, you can’t go past a platter of freshly made wraps, Mediterranean salads and baked artisan bread with real creamy butter. What does home mean to you?
Can you describe your dream home?
Home can be a place, a person or a state of mind that makes you feel inspired, secure, loved and accepted. It’s a place filled with great memories, like a very special Christmas Day with family. It’s also a place where dreams and aspirations are created.
For my dream home, I’ll be focusing on green building. For me, this is what every structure should be. My dream home will be self-sustaining and have minimal environmental impact. As for the design, I’m imagining a modern farmhouse in the middle of a rural lot beside a lake. Plenty of glass to let natural light and ventilation in and to maximise heat gain during winter.

Tell us a bit about your first home? I grew up in a double storey rental back in the Philippines, and I still have vivid memories of my life there. It is the place where I first encountered the world of design (creating things with my LegoTM bricks), or drawing schematics of my would-be Lunar base. Since we became Australian citizens, my partner and I have gone on to design and build our first ever home together. She designed the layout, and I designed the external facade. Our home is a modest 3x2 with theatre, study, and a kitchen and scullery combo. Our house was wonderfully built by Impressions the home builder six years ago, and still looks like new. Except for the backyard, which our dogs have dug up.

Outside, I’ll have deciduous or fruit bearing trees strategically placed to protect the home from the harsh summer sun. The design of the layout and the overall structure will emphasise the home’s environmental performance and reduction of carbon footprint. I would also like to add small luxuries for the outdoor living and entertaining space, like a solar heated pool for future kids and the dogs, and a large outdoor kitchen to showcase my BBQ skills.

How long have you been with BGC Housing Group, and which brand(s) do you work with? I’ve been with BGC since 2008, so a good 13 years. I was offered a permanent job here while working as a trainee draftee for Impressions the home builder. After a couple of years, I was given an opportunity to be a sketch designer while creating working drawings for the display program of the Impressions brand. After about 5 years of learning the ins and outs of the Display program, I was given a role within the Research and Development department, where I honed my design skills further. I also had the chance to focus on creating all new products (standard home plans or base plans), working on special projects, and looking after the display homes from blank paper to the built product.

What was your background before working with BGC Housing Group? I obtained a bachelor’s degree in Architecture after a gruelling 5 years of uni life in the Philippines. As a fresh grad, I worked as a local builder for a year and then as an on-site draftee for a multi-storey apartment building. My design work started when I moved onto a small architectural firm where we mostly dealt with refurbishing and redesigning public open spaces and government buildings. After this, I worked for VNIX Pty Ltd. It’s where I learned Australian standards, R-codes and WA’s residential construction standards. It was also where I set a career goal that ‘One day I will see my name in those base model designs and even their display homes.’

Is there any particular experience you’ve had that has impacted your work at BGC Housing Group? My 3-month training with Impressions the home builder would be the most important one. That kick-started my career and moved me closer to my goal of being a designer for BGC. During that time, I worked hard and did everything in my knowledge to gain the trust of the managers to offer me permanent work in Perth. It was a very daunting task, given that I came from a different part of the world with a completely different culture, construction standards and design criteria. But I thank my lucky stars that everything worked out, with a lot of help from my partner.

Where do you get your inspiration from when designing homes? With the advent of the Information Age, references and inspirations are literally at our fingertips and just a tap away. In my case, inspiration is one of the trickiest things to obtain, as I’m a bit old school and more inspired by tangible objects or ideas than photos on the internet. That said, I find inspiration everywhere as architecture is all around us. A walk in the park, a stroll around the city, or a drive around suburbs can spark my creativity. As for the internal layout, anthropometrics and lifestyle can be a good source of inspiration and guidance. One of my creative processes involves putting myself in
the shoes of the primary occupant of the house I’m designing. I ask myself questions like “How will I use this house?”, “What is the best feature of this house?”, or “What sets this apart from any other house out there?”
What is the biggest challenge when designing new homes? There are many barriers to the design process. Budget is number one. On a certain budget, there are a marginal number of aspirational items you can add to the design. However, we are starting to see designer products become cheaper as time goes by, due to technological advancements.
Local policies and residential codes can also be a challenge, as each council has different rules. The hurdles will keep you on your toes and push your out-of-the-box thinking – it’s like solving a complicated puzzle. But it’s so rewarding and satisfying when you do solve it, and the compliments are always a nice bonus.
How important do you think the kitchen design is in a home? Is there anything you keep in mind when designing kitchens? With the many food delivery services available these days, I feel the kitchen no longer gets used to its full potential. Some people feel that kitchens are simply there to add re-sale value to the home, but I’m not one of them! For me, the kitchen will always be the heart of the home. I love to cook and be creative in the kitchen. It’s the busiest room in my house, and where I spend most of my time on weeknights and weekends. I’ve designed countless homes for people with similar values as me, and the prevailing request is always ‘big kitchen.’ Before I design a kitchen, it’s imperative that I know my clients’ needs first. Different ethnicities and cultures will require different usage requirements. For example, a family-oriented culture will often cook banquets for the whole clan, so a fully-functional kitchen with plenty of storage and even a scullery is often needed.
What do you think customers look for most in their entertaining spaces? Versatility. Having a space that can be adapted to different entertaining activities is key. Customers also love indoor/outdoor spaces that make rooms look bigger and more accommodating. Some customers would also consider easy maintenance as a deciding factor, especially if the space will be used for entertaining a large number of guests.

How do you see homes changing in the future? With the growing popularity of smart home products, you can clearly see the direction that residential building design is heading. We’ve welcomed Alexa, Google or Siri into our homes – and who knows what will come next? Most homes will be transformed into collectors and storers of energy coming from renewable sources like solar and geothermal energy, instead of fossil fuels. In terms of the structure itself, there are already existing technologies where 3D printing or brick laying robots are used. These are currently too bulky and limiting for small sized blocks, but as technology continues to evolve, they might soon be the norm.

Catching up with Luke and Jas For Luke and Jas, summer means spending time together as a family. Since taking part in The Block Brighton in 2020, Luke and Jas have been keeping busy. Between work, raising their two young children and taking on renovations and other projects, these two have plenty on their plate – which makes unwinding over the summer holidays even more important to them. We caught up with Luke and Jas to find out about their plans, and to get a little inspiration for fun ways to relax on those hot summer days.
What are your favourite things to do in summer? We can’t resist enjoying an antipasto platter and cold spritz as the sun goes down. Coastal walks are essential, too. We also love mornings at our local beach with the kids, followed by sipping on takeaway coffee in peace as the kids play.
How do you keep the kids entertained when at home? We’re lucky enough to have a decent sized yard that’s filled with lots of outdoor activities. We often set up obstacle courses, slip and slides, and nature treasure hunts to keep the kids busy. We also make our own blended fruit icy poles for treats.
Do you enjoy summer road trips? Yes! We love to escape as much as possible, and recently bought a caravan complete with bunks. We just had two weeks away in our stunning South West. This time we went inland to Pemberton, hired canoes and took the kids out fishing on Lake Beedelup.

Do you enjoy entertaining at home? We love to entertain in our backyard and keep things casual. We always begin with a huge antipasto grazing board, before firing up either the Weber or pizza oven. We completed all of the zones on a shoestring budget. Above all, our best styling addition to our outdoor area has been the festoon lights. They’re so ambient at night!

What flavours do you serve up over summer? We love fresh seafood and smoked meats served with beautiful salads. Our go-to is a caprese salad with ripe Roma tomatoes with a fresh Fior di latte cheese, topped with fresh basil. We also have a signature brown rice and pomegranate salad that we make every Christmas.

It’s time for a coffee break

Like choosing the perfect grapes for a good wine, the berries of a coffee plant also take on the characteristics of the variety and surrounding area. This gives each coffee bean a distinct flavour profile. Coffee beans are the seeds found inside the cherries on a coffee plant, which are roasted for maximum flavour. By extracting the coffee oil from these seeds, we can create the perfect cup of coffee. Nobody knows this better than our very own BGC Home Barista, Craig Underwood.
Robusta beans make up just over 30% of coffee beans, but they have twice the amount of caffeine than Arabica beans, can grow anywhere, and are very hardy.
There are two types of coffee bean: Robusta and Arabica. Arabica beans make up nearly 70% of all coffee consumed around the globe, and are grown in high altitude regions above 800m sea level. Arabica beans are the superior bean, but are more susceptible to pests and need plenty of love and attention to produce the best crop. Robusta beans make up just over 30% of coffee beans, but they have twice the amount of caffeine than Arabica beans, can grow anywhere, and are very hardy. Most coffee is made up
of a blend of beans from different origins and varieties of these two types of coffee bean. The BGC Home Barista, Craig is big on supporting local businesses. Crispy-skinned snapper with salad Kleenheat Kitchen WA’s sunny days are best spent outside with friends and family sharing delicious meals cooked on the barbecue. If you’re looking for something new to try this summer, why not give this crispy-skinned snapper a go.
Serves: Four Difficulty level: Easy Kleenheat sizzle: Fresh
INGREDIENTS
METHOD
2 (about 300g each) Australian skin-on snapper fillets, halved
1. Pat snapper completely dry. Season snapper all over with salt.
4 tbs extra virgin olive oil, divided
2. Heat 1 tablespoon of oil in a large heavy-based non-stick frying pan over medium-high heat.
1 lemon, rind finely grated, juiced 2 tbs finely chopped shallots 150g snow peas, strings removed, thinly sliced lengthways 60g baby rocket leaves 3 radishes, thinly sliced 1 cup fresh basil leaves 1 cup fresh mint leaves 1 cup (100g) walnuts, toasted, chopped 20g-piece parmesan Lemon wedges, to serve

3. Place snapper skin-side down in pan. Cook the snapper, pressing down on the fillets for the first 2 minutes of cooking, or until skin is crisp and golden brown. 3. Turn snapper over, cooking for a further 2 minutes. Divide among serving plates, skin-side up. Meanwhile, in a large bowl, whisk lemon rind, 2 tablespoons of lemon juice, shallots and remaining 3 tablespoons of oil. Toss through snow peas, rocket, radishes, basil, mint and walnuts. Season with salt and pepper. 4. Place snow pea salad alongside snapper. Using a fine rasp grater, grate some parmesan over the salad and serve with lemon wedges.
The first ingredient of any barbecue is gas. Now is a great time to check your Kwik-Gas cylinder levels. Simply follow these three steps and you will never get caught out: 1. Make sure your Kwik-Gas cylinder valve is turned to the ‘off’ position. 2. Fill a large bucket with warm water and gently pour the water down the side of the cylinder. Carefully feel the cylinder from the bottom up. The steel will feel cooler below the gas level and warmer above it. Your gas level is at the point where the temperature changes. 3. You might have that seasoning or packet of quinoa hiding at the back already.
KNOW WHAT YOU LIKE AND NEED A common mistake of people looking to adjust their lifestyle is that they think they’re going to wake up on Monday morning and be a new person. Chances are if you hate salmon on a Sunday when you’re cooking it, you’re going to still hate it on Monday at lunchtime. Of course, your meals should be well balanced, with the right food groups to fit with your dietary needs, but it’s important to make something you will enjoy eating, so you have more of a chance of actually eating it! Similarly, ensure you’re giving yourself the right sized meal. Living the Australian dream If you’ve ever needed proof the Australian dream is still alive and well, young Mesi is the perfect example of just that. Mesi moved to Australia from war-torn Tigray, Ethiopia in 2011. Following advice from her mother to work hard and save money, at just 25 years old, Mesi has built and moved into her dream home. Despite paying for expensive migration applications and supporting her extended family abroad, Mesi has managed to afford her own, brand new home, with the help of HomeStart. Mesi custom designed her house with a walk in pantry, spacious wardrobes, a luxurious shower room with double

basins and double entry door, an open plan kitchen, dining and living room and beautiful bespoke flooring. Without the support and guidance from the whole team, Mesi says realising her dream might not have been possible. “Having a helping hand to patiently support me through the whole process, even when I couldn’t decide on important details, made me feel understood and included, and has made building and moving into my new home such an amazing experience”, she says. Once Mesi was given her keys, she invited the HomeStart team for a tour of her home as a heartfelt thank you.
Mesi explained that her culture is renowned for their hospitality and that all visitors are treated like family. Dressed in beautiful traditional clothing, Mesi prepared a wonderful coffee ceremony. During the making of the coffee, the team enjoyed the aroma of freshly brewed coffee, as well as melted frankincense and myrrh, known as itan. Whilst the water and coffee boiled away, traditional snacks of popcorn and hambesha, a homemade doughy bread, were shared. Usually this cultural ritual involves three rounds of coffee over several hours and is used to cultivate bonding and friendship. Lunch followed with a serving of injera, a sourdough flat bread topped with delicious and aromatic stews. CHOOSE THE RIGHT HERBS This might sound obvious, but it’s important to choose herbs that you’ll actually use on a regular basis. Popular and easy-growing herbs include rosemary, basil, oregano, mint, parsley, and chives. It’s easy to add new varieties once you’ve got yourself established, but these herbs make a good starting point.
PICK A GOOD SPOT Herbs need plenty of light to grow (around 6 hours of sunlight a day). It’s also helpful to have them as close to your kitchen as possible, so you’re not having to run around the garden when you’re mid-cooking.
PREPARE YOUR SOIL Well-drained soil is vital for growing strong herbs – they don’t like sitting in damp or waterlogged pots. To give your herbs a helping hand, you can also add organic matter to your potting mix, such as compost or soil improver. As for watering, make sure to read the label for each of your herbs, as the amount of watering will differ between species.
HARVEST REGULARLY To help your herbs grow healthy and strong, it’s best to harvest them frequently. This helps to encourage bushier and more compact growth, allowing your herbs to thrive. Lemonade Lychee & Raspberry Popsicles This is the perfect summer treat for the family. The vibrant colour of the icy poles make them a great summer statement on the table. This recipe serves 6 people and there won’t be any leftover, the adults and kids will love them!
PREP: 10 MINS | FREEZE: 4-6 HOURS | SERVES 6
INGREDIENTS 1 1/2 cups flat cold lemonade 1 can chilled tinned lychees in syrup 1/2 cup raspberries (frozen or fresh)
METHOD Strain the lychees from the syrup and reserve half a cup of the liquid to add to the lemonade. Chop 8-10 lychees into small pieces along with half the raspberries. Spoon the fruit into 6 popsicle moulds or small takeaway cups and then pour over the lemonade mixture.

All you need to know about the Settlement process At Simply Settlements we look after everything you’ll need, from Settlements and Applications to Title Searches and Transfers. Keen to know more about us and our services? We’ve put together some answers to a few of the most frequently asked questions, so you can be equipped with the knowledge you need to feel comfortable and confident.
Do I need to attend settlement? No, you do not need to be present for settlement – that is part of what we do for you. Most settlements are now settled via PEXA, which is an electronic platform that allows for faster document registration, distribution of funds and for the Certificate of Title to issue into the buyers’ name more quickly.
Why do I need to verify my identity? Landgate introduced the Verification of Identity practice for all persons dealing with property transactions on 2 January 2013. As part of this practice, licensed Conveyancers are required to verify the identity of their clients by way of identity document productions – these are your passport, or birth certificate and driver’s licence. This is done in conjunction with a visual verification of identity, meaning we need to see you face-to-face. Within Australia your verification of identity can be completed by either your licensed conveyancer, or Australia Post can do it for a fee of $49 per person. Should you be residing overseas, your verification of identity will need to be completed by an Australian Consulate Officer. An Australian Consulate Officer will also be required to witness any settlement documents which require it.
How does GST withholding affect me? On 1 July 2018 the Australia Tax Office (ATO) introduced changes to the way GST is paid on certain property transactions. It was established that purchasers will be required to pay a withholding amount from the contract price to the ATO on the day of settlement.
This is outlined in your contract of sale and completed by your Conveyancer as part of settlement. It does not cost you any more on top of your contract price – it simply means that a percentage of the funds due to the seller gets paid directly to the ATO instead.
What if my permanent residency is not approved, but in progress? Foreign Transfer Duty is a duty imposed from 1 January 2019, subjecting foreign persons to an additional duty of 7% on certain purchases of residential property. The liability for this duty arises on the date the contract is signed. However, allowances are made if you are a foreign person at the time of signing the contract, but are no longer a foreign person when the property is transferred to you. Therefore, if you are in the process of becoming an Australian Permanent Resident, you will want to make sure your settlement date is after your finance application is approved. A settlement date clause, such as “within 21 days of permanent residency being granted”, will help to protect you against the liability of extra duty.
What if I am away before settlement? This is okay! We do ask that you let us know if you are in Perth any time between signing your contract and settlement, so we can get your documentation done quickly and easily for you before you are away again. If this is not the case, most of your documentation can be completed via email, and as previously mentioned there are also options for your verification of identity to be completed at your local Australia Post Office (or Australian Consulate if you are overseas).

Mexican style BBQ corn This is Mexican street food at its best, with the charred corn cobs served hot straight off the grill. The easiest way to eat this corn is with your hands, but if you’d prefer not to get messy, you can shuck the corn off the cob and mix it in a bowl with the cheese.
PREP: 5 MINS | COOK: 15 MINS | SERVES 4
INGREDIENTS
METHOD
4 cobs of corn
Pull the husks and silk off the cobs of corn. You can discard this or if you want to be fancy use one of the husk leaves to wrap the others into a tail.
4 tbs good quality mayonnaise 1-2 tsps chilli powder 2 limes
Mix the mayonnaise with 1 teaspoon of the chilli powder and smear all over the corn.
1/2 cup of grated firm feta or Parmesan
Grill the corn on the BBQ turning every three minutes to char the corn evenly.
1/4 cup chopped coriander
Serve with a squeeze of lime, some finely shaved feta or Parmesan and a sprinkle of chopped coriander.

The Beach House has the solution, with a seasonal menu packed full of sustainably sourced ingredients. Dishes are cooked over a wood fire and are designed to suit an eclectic mix of tastes, reflecting Australia’s multicultural values.
The Beach House also offers one of the largest beer lists in the northern suburbs. With 24 beers on tap, including rotating limited release beers, it makes for a great Sunday sesh. There are also 12 signature cocktails to try, plus an extensive wine list packed with local names and small batch producers. Outside of quality food and a world-class location, what really makes The Beach House worth visiting is the sense of community. The team always looks for new ways to give back, whether that’s hiring from within the local community or donating to charities in the area.
It’s not just the locals who are loving everything The Beach House has to offer, either. This coastal hangout has also caught the eye of the judges, too. In its first year, The Beach House was shortlisted in the Eat Drink Design Awards and Australian Interior Design Awards, and won ‘Best Contemporary Bar Menu’ in the Australian Hotels Association. The Beach House is open from 8am – late on Tuesday to Sunday, so make sure to get your friends together to check it out. It’s a Perth staple – and now there’s even more reason to look forward to it.

Everyone has a favourite Rottnest (‘Rotto’) story. As Perth’s island playground, Rotto is the place for coastal adventures, sunset bike rides and lazy afternoons in the sunshine. It’s also home to Geordie Bay Brewing Co (GBBC), the Original Rotto beer.
GBBC is the passion project of four Perth mates – Nick, Jeremy, Cam, and Jayden – who wanted to create a beer that celebrated everything Rotto has to offer. After decades of catching herring off the back of boats, pulling cray pots, snorkelling Parker Point, riding to West End and back, scoffing jam doughnuts and nursing stubbed toes, the guys had all the key ingredients for the perfect brews. Before long, GBBC was born with its own branding and story, while the co-founders got to work immersing themselves in the commercial beer brewing industry. Once they had developed recipes for the core range of beers, it was then time for taste tests (everyone’s favourite), and getting ready to launch the Parker Point Pale Ale. For GBBC, a good beer has a personality, a place, and a story. “We are acutely aware of how precious Rottnest Island is. Not only to our families, but all West Australians. We are always conscious that we want to not only showcase to the world how amazing our little island sanctuary is, but to also educate our followers on how we can protect it for many generations to come,” said Nick, GBBC Co-founder. The Parker Point Pale Ale has quickly become a local favourite that not only emulates the iconic Rotto bay, but also matches perfectly with Aussie pub grub. Following the recent successful launch of their Pinky’s Pash Sour, GBBC also have other beers in recipe development, with plans to roll out their flagship mid-strength Windmills and a Lager to follow soon after.

Summer Granola This recipe makes a light crisp citrusy granola that is equally good served with any milk, juice or yoghurt.
PREP: 15 MINS | COOK: 30MINS | SERVES 8
INGREDIENTS
METHOD
2 cups rolled oats
Preheat your oven to a fan forced 130c.
2 cups puffed rice
Mix the oats, puffed rice, flakes, nuts, sunflower, pumpkin, sesame seeds and the shredded coconut in a large mixing bowl.
2 cups rice, corn or bran flakes 2 cups raw mixed nuts or nuts of your choice, roughly chopped 1/2 cup sunflower seeds 1/2 cup pumpkin seeds 1/3 cup sesame seeds
Stir the warmed coconut oil, honey, orange juice and zest in a jug and then pour over the dry mix. Stir gently until everything is thoroughly coated. Spread the mix on baking trays lined with baking paper.
1/3 cup shredded coconut
Bake for 15 minutes and stir before baking for a further 15 minutes.
1/3 cup warmed coconut oil (to liquid)
Cool the granola on the trays before mixing in the freeze dried strawberries and store in jars or an airtight container.
1/3 cup runny honey 1 orange zested and juiced 1 cup freeze dried strawberries

Warming the coconut oil and the honey makes it easier to mix and coat all the grains, nuts and seeds.
