Southwest Montana is a place blessed with many recreational and cultural resources – some of the nation’s finest Blue Ribbon fisheries, close proximity to natural resources such as Yellowstone National Park, thousands of acres of public land, the Museum of the Rockies, other nearby local history museums, Montana State University and robust towns such as Bozeman, Livingston, West Yellowstone and Ennis. Excellent nearby air service connects Big Sky to the rest of the world and good highways connect Big Sky to all of the nearby attractions. Unlike most western resorts, there was no town in Big Sky prior to the development of Big Sky Resort. Lacking existing constraints, the original developers had a blank slate from which to develop what has turned out to be a world class resort. A series of once-in-a-lifetime events occurred in the late 1990’s allowing the expansion of Big Sky and the eventual development of three outstanding private clubs – Yellowstone Club, Moonlight Basin Resort and Spanish Peaks Mountain Club. Meadow Village and Westfork, along with the businesses along Highway 191 as well as a commercial core in Mountain Village provided the initial business core, and now with the continued development of Town Center Big Sky has a true business core to compliment the recreational resources that the area provides. Residential sales continue to be strong even though there is a definite lack of inventory. For example, in June of 2016 the resort area had 254 listings for all residential types but in June 2019 there were 144 residential listings. Days on market for all residential types dropped from 114 days in June of 2016 to 50 days in June 2019. Residential prices have also increased since 2016, for example, the average sales price of a single family residence in June 2016 was $1,064,155 while in June 2019 it raised to $1,650,000. Likewise, average condo sales prices increased from $305,250 in 2016 to $450,000 in 2019. Townhouse sales also increased in price from $610,000 in 2016 to $835,000 by June 2019. In June 2016 the area had about an 18.3 month supply of homes, in June 2019 that number has dropped to a 6.6 month supply. In terms of all residential sales volume in June 2016, $5,021,500 was reported in sales as compared to June 2019 when sales volume increased to $6,883,000. With the decreased inventory of residential properties, customers are once again beginning to look at vacant land. In June 2016 there were 139 subdivision lots on the market compared to June 2019 where the inventory totaled 77 lots. The average land sales price in June of 2016 was $458,381 when in June 2019 the average sales price was $593,523. In 2016, through June the closed volume of land totaled $26,127,720 while by June 2019 the total volume was $44,514,200. By June of 2016 there were 57 closed land sales as compared to 2019 when 75 sales were reported. Back in June 2016 the area had a 37.1 month inventory while in 2019 monthly inventory now stands at a 20 month supply.* With the continued development of Town Center and new commercial and residential opportunities, the core of Meadow Village is maturing rapidly; this in turn now supports weekly events such as Farmer’s Markets and Thursday music nights. Expanded mountain biking trails, zip lines and new events such as concerts, as well as meetings and weddings all combine to bring more people to Big Sky to enjoy our beautiful summers. New ski trails and enhanced lift capability as well as dependable winter snow conditions help to bring additional visitors during our winter season. Safety improvements to Lone Peak Trail, expanding work force housing and new land development continue to help mature the Big Sky experience both for residents and visitors alike.
