Michael Moran, with nearly 30 years of solid industry experience joined Berkshire Hathaway in 2022. He possesses a wealth of knowledge in all areas of the real estate arena. Initially starting out at a boutique firm and eventually becoming a successful sales agent, Michael was personally taken under Barbara Corcoran’s wing. He developed his impressive, “out of the box” thinking and wildly-imaginative marketing and branding mind, later becoming a Managing Director of Corcoran. He transitioned to Douglas Elliman Real Estate began when working closely with Chief Executive Officer Dottie Herman and the executive team on various projects including developing and implementing the business and expansion plans for their Brooklyn division while maintaining the firm’s commitment to excellence. Michael, originally from Franklin Lakes, NJ, began his lifelong love affair with real estate at age seven while sitting with his mother in the back of their real estate broker’s car. He has since made his mark in the industry as a revered broker and

manager, and is a sought-after resource by other agents and the press alike. Matthew George, known for his professionalism, ethics, patience and diplomacy, is equally respected among his clients and peers. In fact, he is often considered as a “friend, advocate and champion” by those who have benefited from the fruits of his labor. Since 2002, Matthew has navigated clients toward achieving their unique goals with his market knowledge, dealing with colleagues, buyers and sellers, and providing premium quality customer service. PREPARE STAGING When applicable, we suggest staging to enhance the perceived value of your home and to increase its ability to sell. In such circumstances, we will advise you on the specific improvements that would enhance market value and assist you in their execution. Depending on the unique needs of your property, this may include renting furniture, rearranging current furniture or decorative pieces, or even recommending and hiring a professional stager, should you wish, who will work with you to outfit anything from a single room to your entire home, ensuring that you are presenting your property in such a way that optimizes value and helps you obtain the highest possible price.

FLOOR PLAN We will have a professional floor plan drawn to reflect the current configuration of your apartment. This floor plan will be included within all appropriate marketing materials.

PHOTOGRAPHY To further ensure that your property is showcased in the best light, we will arrange for our professional photographer to take several photographs of your home. We will work to “style” the shoot, and then carefully select the photographs that highlight your home’s best features. Our photographs are of unprecedented quality and will be used within all marketing materials, including brochures and advertising, as well as on our website.

COLOR BROCHURE A professionally designed brochure will be created complete with appropriate photographs, a floor plan, and a full description of the features and layout that highlight special aspects of the property, as well as the building features and amenities. SHOWCASE INSTANT DIGITAL CO-BROKING The moment your property is uploaded to the Berkshire Hathaway database, which comprises more than 50,000 agents, the listing is distributed to over 300 firms citywide via RLS, a program comparable to a multi-list service. RLS is a vehicle that allows your property to reach the widest net of agents-well over 10,000-and, subsequently, the largest pool of potential buyers, within the shortest possible time period. To complement this approach, we target brokers who specialize in the appropriate market segment to engender focused interest from qualified buyers.

SHOWINGS & PRESENTATION We will accommodate all showing requests by both brokers and buyers, all the while keeping a meticulous record of names and comments. With a combined fifty-three years of experience in the industry, our team is at its best while showing your property to brokers and buyers alike. We come to know your property as well as you do, and one of us will be present at all times to guide clients through the home and field any and all questions.

OPEN HOUSES For Brokers: We will schedule a series of open houses for brokers (held on weekdays) in order to generate interest and excitement surrounding your property, and to attract their attention and broaden our market reach. For Buyers: When appropriate, we will hold open houses for buyers on Sundays. These functions generally attract a wide range of potential buyers, and have proven to lead to offers. These open houses will be advertised on the web (including within bhhsnyproperties. com award winning open house search tool), as well as on Streeteasy.com and other appropriate websites. Tours: We will coordinate a brokers’ Open House Tour, matching your property with comparable homes in terms of location, price, size, and features. These tours are used often, as they offer tremendous exposure to buyers in the market for a specific type of property. Often, we serve lunch during the tours in order to attract the highest number of buyers and agents to the unit.

REPORT & REVIEW PREVIEWING COMPARABLES To keep ourselves abreast of the market, we will continuously preview comparables to your property to see first hand what the market is indicating and what kind of traffic similar properties are generating.

WEEKLY REVIEW Your property will be part of our weekly in-house review, which includes careful examination of pricing, activity, and general marketing effectiveness. Communication: First, we will inform you in advance of any activity or event pertaining to your property. After the event, we will provide you with a detailed report, either verbally or via email. Second, we will regularly report on customer reactions and provide a written “customer report” after your property has been on the market for 3-4 weeks, detailing broker names, customer names, and customer reactions. And third, after 6-8 weeks on the market, we will provide you with a thorough “marketing report” to keep you abreast of all our activities. Sit-Down Review with Owner: If, after 6-8 weeks, a buyer has not been found for your property, we suggest a sit-down meeting to formally review all showings, marketing efforts, market conditions, and recent comparable listings and sales. We will make recommendations on pricing or presentation based on our experiences, and together, we’ll formulate the way forward.

ON-GOING SERVICES Buyer Pre-Qualification: Throughout the process, all prospective buyers will be carefully qualified. We intend to show your property to individuals who are seriously looking to buy and who can afford the purchase. Negotiations: Our supreme negotiating skills will ensure that you obtain the best possible price that your property can command. We will represent your best interest at all times and remain vigilant throughout the entire transaction until the apartment is sold and closed. Board Approval Process: We will meticulously prepare all documents and conduct an extensive review of all materials to be sure that everything is in perfect order. We bind all copies of these documents and offer the complete packages as stellar presentations, helping to ensure board approval. When necessary, we will coach buyers so that they are fully prepared for their interviews. Liaison With All Parties: We will act as liaison between you and mortgage brokers, attorneys, managing agents, etc., facilitating as seamless a transaction as possible.
