Historic Information
For more than 100 years, these 1,200 acres of prime, lakefront land had been home to a massive cement plant and mining operation. After the operation closed, developer David V. Johnson saw the vast potential of the property and found a way to bring his dream of developing the most luxurious residential community on earth right here. In fact, his dream translated into the largest land reclamation project in North America, beginning on July 12, 1994, when the cement plant was demolished, with Governor John Engler and thousands of onlookers in attendance. The project’s second phase occurred in 1995, when the barrier between Lake Michigan and the quarry was
blown away, letting 2.5 billion gallons of water rush in to form Bay Harbor Lake—an amazing new nautical locale for the Great Lakes.
Today, Bay Harbor is one of the Great Lakes’ most exclusive resort areas, offering a deep-water marina, a premier yacht club, championship golf courses, exclusive restaurants and boutiques and first-class lodging options. Since its beginning, Bay Harbor Yacht Club has served as the social center of the community for boaters and non-boaters alike and has been committed to providing its members, and their families and guests, a superlative private club experience through outstanding amenities and unmatched service. Through its dedication to continue building on perfection, the Club recently embarked on an expansive project to refurbish and renovate the entire Club and add world-class amenities and premier services. See the next page for details on the renovation.
In 2020, Bay Harbor Yacht Club embarked on an expansive $13.5 million project to renovate and refurbish our facilities, amenities, and services. The Club now features a contemporary modern design, enhancing the already magnificent setting. Bay Harbor Yacht Club has prioritized community and wellness throughout these renovations and has created a space for members to gather for years to come. The project was completed in June 2021, and we are proud to introduce our newly redesigned Club.

Social Events
Member social events include annual celebrations for New Year’s Eve, July 3 Patriotic buffet and fireworks, Memorial Day and Labor Day themed events, holiday celebrations, Members-only concerts and New Member Mixers.
Clubs within the Club
Year-round clubs meet weekly, or monthly, and include card games – bridge, canasta, euchre, mah jongg, classic cars, Wine Society, Book Club, Cruise Club, and crafting.
Junior Programming
BHYC’s dedicated Kid’s Club is where fun is found! Games, arts, and crafts daily, weekly summer camps, year-round babysitting, special athletic camps, local philanthropy projects and experience, children’s tennis and sailing lessons. Plus field trips and excursions, and holiday events and celebrations!

Member Amenities
Dining
BHYC features four separate dining venues on property, each with an unique ambiance and offerings. Take-out and catered food services available. Enjoy themed nights, trivia challenges, and evening entertainment!
Wellness
The Wellness Center boasts a state-of-the-art fitness center, Peloton spin room, locker room facilities, personal training, golf simulator and private lessons, and fitness classes.
The Spa offers massage therapy, luxury body treatments, and facial services, including Hydrafacial.
The Raquets Center provides Har-Tru clay tennis courts, platform tennis, and pickleball courts. Private tennis lessons available.
Social Programming
There is something for everyone at BHYC. Club social gatherings, summer camps for children, field trips, ladies and gents events, book club, food and wine events, bridge, car enthusiasts club, mah jongg, and sewing club.
Aquatics
The Aquatics Center features a competition-length infinity edge swimming pool, whirlpool hot tub open year round, and children’s splash pad. Private beach complete with kayaks, paddle boards, sailboats, swim raft, children’s playground, and GEM parking.
Administrative
Copy and fax service, babysitter referral, members-only website and app, WiFi throughout the clubhouse and docks.
Special Events
Members receive special pricing when hosting weddings, corporate retreats, business meetings, family reunions, birthdays, and anniversaries. Invitations, floral assistance, and linens can be provided.

Mandatory Membership
Per Club Bylaws, Article 6.3
Membership in the Club is required for purchasers of certain Property in Bay Harbor (“Deeded Members”), as set forth in the applicable Master Deeds. In addition, and notwithstanding anything to the contrary in the Master Deeds, all purchasers of Property in Bay Harbor from and after September 30, 2020 (“Mandatory Members”) shall be invited to submit a fully completed Membership Application to the Club at the time of entering into the purchase agreement for such Property.
Once submitted, a Mandatory Member’s Membership Application may not be withdrawn without the consent of the Club unless their purchase agreement is cancelled. If accepted for membership, each Mandatory Member agrees, pursuant to the Membership Application, to acquire and maintain an Equity Membership in good standing for so long as such Mandatory Member remains the record owner of any Property in Bay Harbor. For clarity, no Mandatory Members may terminate their Equity Membership except upon the sale or other transfer of their Property in Bay Harbor and otherwise in accordance with their Membership Application.
All Members, regardless of whether they are Deeded Members or Mandatory Members, shall pay all applicable Joining Contributions, assessments, dues, fees and other charges that may become due and owing to the Club. If a Member is not a natural person, then that Member must propose a natural person to be the Designee for such membership.

Regular Membership
Reserved for Bay Harbor property owners. Regular members and their qualified dependents, including children under the age of 24, enjoy full, year-round access to all BHYC amenities, programs, activities and events. Only one membership is required for residents who own multiple Bay Harbor properties. Adult children and grandchildren ages 24 and above are eligible for a Legacy Membership upon request.
Annual Membership
Reserved for individuals leasing property in Bay Harbor, including long-term home or boat slip rentals, or Bay Harbor residents who own property in non-mandatory associations. Annual Memberships are valid for the first two years of membership. Following the first two-years, Annual members have the option of upgrading to a Regular or Non-Resident Membership, and will receive a credit toward the initiation fee. Annual members and their qualified dependents, including children under the age of 24, enjoy full, year-round access to all BHYC amenities, programs, activities and events.
Invitational Membership
If any particular property located within the Bay Harbor community is owned by more than one person and if one of those persons is a BHYC Member, this membership opportunity is reserved for the other owner(s) who may apply for Club membership. This membership is tied to property ownership. Invitational members and their qualified dependents, including children under the age of 24, enjoy full, year-round access to all BHYC amenities, programs, activities, and events. Invitational Membership investment is the same as the Regular Membership pricing.

Contract to Closing
It is important that buyers speak with the Membership Office prior to purchasing a home in the community as this will ensure a smooth transition. They will need a complete understanding of the fee structure, application process, and membership’s exclusive benefits and privileges.
We do strongly recommend a tour with the Club’s Membership Director or another Club representative, as the best and most timely source of information of Club news, updates, and policies. Please contact the Membership Office to schedule a tour of the facility.
The Master Deeds of the Bay Harbor neighborhoods where it is mandatory to join BHYC states the buyer must submit an application for membership to Bay Harbor Yacht Club.
To protect the real estate professional, it is recommended to include the following language within the Purchase Agreement that upon acceptance of this offer, the buyer is aware that it is mandatory for them to apply for membership at Bay Harbor Yacht Club. The onetime joining contribution of $45,000 and applicable dues will be collected at closing.
Membership Eligibility
As a new Bay Harbor property owner, the buyer will be joining the Club as a Regular Member. Regular Memberships are reserved for Bay Harbor property owners and is an equity membership within the Club.

Property ownership is not a requirement for membership and there are a variety of categories based upon the applicant’s relationship with the Bay Harbor community. Please inquire with Membership Services regarding category eligibility.
NEXT STEPS
• The membership process at Bay Harbor Yacht Club requires that all interested parties file an application with the Membership Director of the Club. This application can be obtained upon request by contacting the Club.
• At least one applicant sponsor is required, and their name(s) are requested on the application. If you have not yet been acquainted with any BHYC members, please contact Membership Services.
• To proceed with the membership approval process, the Club must receive the applicant’s completed application and joining contribution. If the applicant is applying for membership in connection with a property purchase within Bay Harbor Community, the joining contribution and applicable dues may be collected at the time of closing through the title professionals handling the transaction. The property purchaser and applicant’s first day of membership correlates with the closing date of the property.
• The membership application is evaluated by the BHYC Board of Directors who hold the responsibility of accepting or rejecting the membership application.
• Upon approval, the applicant will receive a detailed packet including a fully executed copy of their membership application and agreement, their membership number, and additional onboarding information.

Reciprocal Clubs
Bay Harbor Yacht Club members have the opportunity to visit and experience the luxuries of other world-renowned clubs through our reciprocal club program. Each club establishes their privileges, policies, and availability for BHYC members and in turn, BHYC does the same for members of these clubs who wish to visit our Club.
Please note Reciprocal Clubs dictate the privileges, policies, and availability for BHYC members. Privileges are subject to change in accordance with the club’s policies and guidelines.

Annual Dues may be divided into equal monthly payments from January 2024 through December 2024 or for new members from the month of joining, through December of 2024.
Members ages 27-39 have the option to finance application fee over 5 years at 0% interest. Members ages 40-44 have the option to finance application fee over 2 years at 0% interest.
• Couple includes both spouses, both spouses are active golfers.
• Individual Couple includes both spouses, only one spouse is an active golfer.
• Single denotes single member, not married, no partner, and one active golfer.
• Tradition denotes senior member eighty years of age and over.
• Dual denotes the member paid the initiation fee at both Bay Harbor Golf Club and Country Club of Boyne, and pay annual dues for both clubs. Frequently Asked Questions
What is included within Yacht Club Membership?
BHYC memberships include access to everything the Club has to offer – all programming, activities, events, and amenities. The Club does not not offer any niche membership categories for social, tennis, etc. With the exception of the Winter Membership, all membership categories include year-round privileges. Our memberships include the member, their spouse, and any qualified children or dependents up to the age of 24.
Are property owners equity members of BHYC?
Yes. Property owners are equity owners in the Club and have a share of the assets remaining upon dissolution and liquidation of the Club; reissuance privileges; and may be eligible for refund rights, dependent on the year of purchase and membership.
When my client sells, are they eligible for an equity refund?
Property owners and members who joined after January 1, 2018, will not receive a refund of any portion of their Initial Capital Contribution. Members who joined prior to January 1, 2018, may be eligible for an equity refund, if selling to a new member to the Club. The amount of the refund is currently 20% of the Initial Capital Contribution.
Is property ownership a requirement for membership?
While we hope all buyers will choose to make Bay Harbor their home, property ownership is not a requirement for membership. The Club offers a variety of membership categories based on the applicant’s relationship with the Bay Harbor community. There are opportunities available for Bay Harbor property owners, individuals who reside outside the Bay Harbor community, and long-term home or slip renters. Please contact Membership Services for category eligibility requirements.

My client is selling their property. Is their membership terminated following the sale?
No. When a Regular Member sells their final property within Bay Harbor, they may resign at that time by submitting a formal written request for resignation to the Club’s Membership Services. If the seller no longer owns property within Bay Harbor however wishes to retain their membership, they may do so as part of our Extended Membership Program. By extending their membership, the member’s membership category, number, privileges, and annual financial commitment, does not change.
My client is a current property owner and or member of the Club and interested in purchasing additional property. Are they required to purchase another membership?
No. BHYC Members may own multiple properties within Bay Harbor and are required to only maintain one membership. However, they do not have the option to resign from the Club until their final property is sold.
Is a boat slip included with BHYC membership?
The boat slips in front of the Club are all privately owned by members and are not automatically included with membership. Slips for sale can usually be found on the MLS. If your client is interested in leasing a slip for the summer season, please contact our Harbormaster at 231-88-2648 for availability and pricing.
My client is purchasing a home with a partner or under an entity. Do both buyers become members?
When purchasing property with multiple owners or under an entity, only one individual may be the membership designee. The other owner(s) may be invited to join the Club as an Invitational Member, which is also an equity membership. Invitational Members are entitled to the same Club privileges and are subject to the same financial commitments as the Regular Membership designee.
