STARCHITECTS Large amounts of developmental projects have been flooding into Miami making it an area that is gaining headlines. Transforming the city with multiple projects and millions of dollars many architects have helped to develop numerous top residential and commercial buildings throughout the city. Referred to as ‘starchitects’ these high profile architects are coming from around the world and creating an architectural movement in Miami. Through prior years many developers required buyers to put forth a 20% deposit when reserving and purchasing a unit but with these new luxury projects
developers rely on the buyers to put forth a deposit of up to 50%. With the higher deposits, this attracts higher net worth individuals and brings in the allure of the more luxurious and unique projects as well as developers. As this developmental spiral increases we see a steady increase on the high luxury value of projects and the developers that are coming to the Miami area throughout the globe. The increase in global headlines that Miami receives from the influence that these high profile architects is substantial in securing Miami in the global luxury market.

Once a part of Miami that was unnoticed, the Miami Design District has become an aweinspiring, trend-setting neighborhood in our ever growing city. With a transformation that started over 15 years ago by entrepreneur Craig Robbins the district continues to grow and attract more businesses and consumers every day. The trendy, chic retail district contains some of the most innovative designers, fashions, architecture, and restaurants in the city. The Design District is located just north of 195, and is one of the most rapidly growing luxury retail areas within the city. Starting the fall 2014 new businesses will be welcomed into the district including Dolce & Gabbana, Givenchy, Marc Jacobs, Miu Miu, Tom Ford, and many others. In addition to the new luxury designer stores, art installations by John Baldessari and The Buckminster Fuller Institute will be added to the existing installations. There will also be new architecture designs by Sou Fujimoto, Aranda/Lasch, K/R, Leong Leong and Iwamoto Scott.

There have been many new additions to the Downtown Miami area, making it an attractive place to be. The construction of Perez Art Museum Miami and the Phillip Frost Museum of Science have added to the cultural appeal alongside the existing Adrienne Arsht Center and the New World Symphony. Other growing factors in the area are the popular Bayfront Park and the frequent events and free classes that are held in the park. There are also many new and exciting additions to the area including the Miami World Center, All Aboard Florida, SkyRise and Resorts World Miami. With all of the large developments that are going it to the downtown Miami area, it is definitely a neighbor that rapidly expanding and will be one to watch in the upcoming years.
A recent area that has blossomed in popularity and unique culture, ranked in the top 15 “coolest street-style� neighborhoods in the world according to Vogue, the Wynwood neighborhood is filled with local artists, galleries, and restaurants. One of the most popular events of the neighborhood, which brings in large numbers is the Wynwood Art Walk, which happens the second Saturday of every month. One can experience open galleries, food trucks and attractions such as the Wynwood Walls. Once a manufacturing district, the transformed community is now focused on culture and arts. This neighborhood is growing with many new comers to the area as well as filled with the long time regulars. CENTER A city within a city and the second largest mixed-use development in the United States, the Miami World Center is a multibillion dollar project that is taking over almost 30 acres of downtown land. This development is expected to transform the surrounding area by bringing multiple hotels, residences and retail spaces to an area that is searching for transformation. The Mall of Miami World Center is planned to break ground in the first quarter of 2015 and already has anchor stores of Bloomingdales and Macy’s signed on. The largest mixed-use development sites in the downtown area the Miami World Center will contain over one million square feet in retail space, there will also be the www.miamiworldcenter.com

Paramount will be positioned above the Miami World Center Mall giving easy access to public transportation such.
