Classic Design Homes

Dan Fleury Construction It’s no secret. The Billings housing market is hot—like chili peppers, dunked into tobasco sauce and rolled in liquid-hot magma hot. A coveted destination for a number of reasons, Billings realtors are both busy and beset by markedly low housing inventories. In some price ranges, homes are going, going and gone even before they are advertised. This is good news for home sellers and builders alike. And as home buyers are shopping around for a place to live, demand is up again for new home construction. Tranquil country settings, windswept wheat fields, closeknit communities and captivating creeks all act as backdrops for some of the most coveted new-build locations. And whether you are searching for your dream home, or simply excited to glean ideas to implement into your existing residence, one thing is for sure. The entrée of Parade homes

this year is sizzling with style and boiling over with buying potential. Fantasy meets reality Maybe your fantasy home is an Aspen-inspired lodge nestled on the Rims with boundless views and bountiful amenities—theater room, wet bar, wine cellar, floor-to-ceiling fireplace, granite everything, state-of-the-art appliances and…someone to clean it all. Or maybe it’s an out-of-theway vacation home in charming Red Lodge that shares a backyard with Rock Creek. Either way, the diverse sampling of fantastic craftsmanship in year’s Parade of Homes is sure to satisfy all your requirements. Held September 14-15 and 21-22, this year’s Parade of Homes features 16 distinct homes by 14 local builders, including a vacation property in Red Lodge. It is premier, handsome housing at its best.

Participants much visit at least 10 of the Parade homes in order to be eligible to win. For additional information, log on to www. BillingsParadeOfHomes.com.

Budgeting 3

Build savings for a down payment, and closing costs. Calculating what you can afford

Many factors affect your payment. The goal is to get you into a home you can really afford with payments you are comfortable making.

Twilight Tour There is a glistening magic that occurs somewhere between day and night. The light cradles itself around our patio, it splinters shafts of warm butter through our windows and quietly, gracefully, recedes for the night. Homes then light up from the inside out, exuding warmth, love and laughter. Experience this phenomenon firsthand by attending the third-annual Parade of Homes Twilight Tour September 13. An evening of entertainment and enchantment, participants will have the rare opportunity to preview Parade Homes prior to the public. And since space is limited, you’re also able to experience each of the homes in a more intimate setting while enjoying sumptuous hors d’ oeuvres and spirits. Tickets to the event are $40/individual or $70/couple and include transportation to the homes via motor coach, gourmet appetizers, decadent wine and a variety of other beverages. Please make reservations in advance, as tickets will not be sold on-site the day of the event. This is an adult-only evening. Seating is limited, so be sure to purchase your tickets early at the Billings Home Builders Association website at www.hbabillings.net. You may also call 406-252-7533. Twilight Tour tickets also grant you free admission to the entire Parade of Homes, held Sept. 14-15 and 21-22.

.75% - 1.15%

SOLD OUT

A rough estimate - figure your monthly payments will be between 0.75% - 1.15% of the purchase price. This includes taxes and insurance.

Many factors affect your payment amount Buying in a low rate environment is preferred. It will mean lower payments with less money going to interest. Consider if paying points is right for you.

Rate & Points

Shorter terms save money on interest but increase payments

Payments are more affordable when you have lower rates

Travel details: Twilight Tour attendees should gather at 5:30 p.m. Sept. 13 at the former Sportsman’s Warehouse parking lot next to Underriner Motors on Zoo Drive. Twilight Tour attendees and enjoy refreshments and live entertainment before boarding the motor coach at 6:15 p.m. On board, enjoy more drinks while touring five of the Parade homes, returning to the Sportsman’s parking lot between 10 and 10:30 p.m. The bus ride includes trivia for door prizes, games and snacks. Visiting the Twilight Tour homes does count toward the total required to register for the Parade of Homes grand prize furniture drawing. For more information, visit www. hbabillings.net.

Down payment With 20% down, no PMI is required, so this would be ideal. The min down payment is 5%, unless you qualify for FHA or VA loans. Save 3-4% for closing costs.

Affordable Payments

Debt Load

The more you put down, the lower your payments

PMI is generally required by lenders as a means of protection in the event you default on the loan. But just because you qualify for a mortgage, doesn’t mean you’ll qualify for PMI; these companies run their own credit check and assess credit worthiness independent of the lender.

1.

1 point

=

Term Your total debt load mortgage payment with principal, interest, taxes & insurance plus loan payments should not be more than 45% of your gross monthly income. Payments are more affordable when you have lower debt loads

Private Mortgage Insurance

1. Hop on one of three motorcoaches to comfortably tour this year’s Parade homes.

Terms range from 10 - 30 years, in 5 year increments. The longer the term, the lower the payment, however you typically pay more interest.

1% of your mortgage

Calculate your debt load: 1. Add your monthly debt payments (include credit cards, mortgage & child support) 2. Divide your gross annual wages by 12. That's your monthly income. 3. Take your monthly payments total and divide it by your monthly income. 4. Move the decimal point two digits to the right to make it a percentage.

1% rate reduction

Points are paid to the lender in exchange for a reduced rate and can lower your payments. A point is equal to 1% of your home loan amount and it’s like paying some interest up front, in exchange for a lower rate over the life of your loan, but beware...1 point does not = 1% discount of your rate! It may take 3 points or more for a 1% rate discount!

Get Pre-approved 4 It’s time to finalize what you can afford

To finalize the actual amount you can pay at a reputable lender, get pre-approved. You can discuss the many options available to you with the lender. Most lenders will give you a price range for the house, or a pre-approved payment range. Expect this process to take a couple of days. Once you have the pre-approval letter, it is good for 60 days.

2.

Start 5 Shopping

Only look at houses in your price range. This will spare you the disappointment of falling in love with a home that you can’t afford.

Time taken to create high-quality home with artful, soft-touch design Sometimes, it’s what you can’t see, that makes a home special. As your eyes adjust to the onslaught of rustic charm and elegance in Todd Brown’s Parade home at 318 White Star Circle, it might be easy to forget about the important anchor behind the beauty. Underfoot, Brown has integrated a state-of-theart helical pier foundation beneath the home, providing optimal stability and support. “It translates into zero movement of the property and creates that quality, solid feel sought by many prospective homeowners,” Brown said.

Brown’s approach to building isn’t all about strength and rough edges, though. The quality and foundation in his homes is tempered by creative craftsman touches—a true melding of the architect and the artist. Even the home’s expansive four-car garage is outfitted with accents like the stamped and stained entry and prairie-style windows. The craggy stone edge on the home’s front patio is juxtaposed by the rich hues of mocha, toffee and charcoal that envelop it. “Quality and stability is something you can just feel immediately as you walk through the door,” Brown said, “and that’s what we strive for with every home.” Much of the charm associated with this particular home lies in its location. Nestled just far enough out of town (but close enough to commute), the home is part of the Granite Park Subdivision in Billings’ West End just off Central and 54th Street.

“Smell the air, take in the views, this is one of the best, most tranquil places to live in Billings,” Brown said. The sweet country sentiment is echoed inside with one-of-a-kind craftsman touches. The kitchen and dining area exude a Frank Lloyd Wright feel. Custom knotty alder cabinetry and trim were milled and cut specifically for this space. “When we say ‘custom,’ we really mean it,” Brown said. “Each piece was measured and cut on-site specifically for this kitchen.” The half-vault ceiling cascades sheets of light onto the gourmet kitchen and dining area. A detailed fireplace cozies up the living space. Sliding doors just off the dining area open onto a covered patio, featuring breathtaking views of country meadows. Back inside, the master suite features an attractive wood tray ceiling, offset by vanilla-white walls. Spacious walk-in closet and relaxing spa bath further

punctuate the space. Two additional guest rooms— one that could be easily transitioned into a home office— and a bathroom offer comfortable accommodations for main floor living. Downstairs is a fantastic treat for the football fan or entertainer in your home. A spacious rec room, complete with wet bar and cozy seating, makes the perfect landing strip for game day get-togethers or weekend movie marathons. A custom-crafted barn door separates the main entertaining area from the home’s (hold your applause) custom theater room. “This is a fun space, a warm space, that’s designed especially for relaxing and entertaining,” Brown said. Two additional guest rooms round out the fivebedroom beauty, each appointed with a spacious walk-in closet and expanded elbow room.

Room with a View By Julie Green

Custom West End patio home features unmatched views, sleek modern details A gracious entry leads guests into the main floor living space, its 11foot ceilings anchored by rich American cherry plank flooring. A wall of windows frames the Rimrocks to the north, the sleek look of glass acts as a sharp contrast to the rough and rugged butte while the cool elongated glass mosaic title of the corner fireplace echoes the beige, taupe and cream hues of the outdoors. “We wanted to make the most of these spectacular views from every point in the home,” says Linda Buscher, co-owner of Buscher Construction. “Then we made every effort to bring the outdoors in through the use of color and materials while still incorporating modern touches.” In the dining area, light dances from the square brushed stainless steel and frosted glass light fixture above the table, arranged to make the most of the views afforded by a second bank of windows, this time set into a curved wall. Through the glass, guests can see the expansive deck wrapping around nearly half of the home, designed to be both low-maintenance and perfect for outdoor entertaining. The kitchen has been built with a gourmet in mind. There is ample room for food prep, as well as a spacious cooktop with a metal and glass range hood and in-wall ovens. An arched, commercial-grade faucet makes filling pots easy, while the deep sink, made of composite granite, sturdy enough to withstand even the heaviest pans. It is also in the kitchen where the combination of modern and traditional is most apparent. The warmth of natural cherry wood cabinets is interrupted by stainless steel appliances, every edge sleek and strong. In the cabinet doors, window panels are inset with wooden reeds which seem to bring the outdoors in, while cool and creamy quartz countertops and brushed metal handles add sophisticated elegance. Located on the opposite side of the home is a master suite, with thick sculptured carpets that dampen noise and instantly add warmth and coziness. The bath is elegant, with a large, granite-topped vanity and a walk-in shower complete with a vertical glass tile feature reminiscent of a waterfall. “The glass shelves at the side of the shower are lighted,” says Buscher. “Not only do they provide more storage, but they also give this room a distinctive, spa-like feel.” With 1,600 square feet on each level, the home features a comfortable guest room with full bath on the main level, as well as a second guest suite downstairs. An exercise room, complete with mirrored walls, a television and custom storage space is also located on the lower level, as well as a large entertainment room perfect for playing games and watching movies. As with the upstairs level, a glass fireplace in the corner beckons visitors to kick back and relax—making it the perfect getaway after a long day.

Unassuming Elegance By Brittany Cremer

Modern metropolitan meets country craftsman in this West End wonder Amid windswept wheat fields on Billings’ West End is a contemporary-chic sanctuary crafted by Doug Wild and Classic Design Homes. Located at 5901 Foxtail Lane, this three-bedroom ranch-style home offers all the modern amenities of a studio loft with the comfort and serenity of an Aspen ski lodge.

Perhaps more known for their rustically-refined, craftsman approach to building, Wild and his team set out to create a home that possessed both country comfort and chic urbane sentiments. “The design deviates from what we typically do, but response to this approach has been phenomenal,” he said. A spacious three-car garage offers ample parking and leads into the home’s smartly-appointed mudroom and entryway. Wooden built-ins and a short bench make storage a snap. An oversized laundry area in the mud room is bathed in natural light—a design feature echoed throughout the home. Attractive luxury vinyl tile with a barn wood grey pattern lines the majority of the house. “We chose this flooring specifically because of its incredible durability,” said Wild.

IMAGINE

BONUS ROOM

In addition to the one-level living and durable flooring, widened doorways make this home a great fit for retirees or anyone with a walker or wheelchair, Wild said. The entryway leads into the kitchen and living space, which evokes a cheerful, spritely sentiment with its walls and matching custom mantle—perfectly offset by sophisticated undertones of grey. In the kitchen, a striking tile backsplash detailed in hues to slate blue, grey and white makes the room sparkle. An oversized island in charcoal grey makes the perfect breakfast nook and home base for homework. Off the kitchen is the master suite—outfitted with a modern metropolitan-style bath. Colors and feel echo that in the kitchen, but a lighter textured tile brightens the space. A spacious tile shower and shopper’s-dream walk-in closet punctuate the suite.

Off the living area is a custom-crafted patio accented in stamped and stained concrete with a view to the northwest. “One unique feature about the patio will be the integrated tree planted right in the middle,” Wild said. A circular alcove has been pre-carved into the concrete, making installation easy. Two spare rooms and extra bath are housed on the west side of the home. Hand-textured ceilings and special pinrail trim create added interest. Before guests head back outside, the home offers one last surprise—an extra room, a sort of loft space above the garage, perfect for family game night, watching movies or a craft nook. “The view from up here is great, and as far as bonus rooms go, it’s a nice alternative to a basement-level family room,” Wild said.

Scraped hickory plank floors

With its rich exterior color, heavy corbels and oversized overhangs, visitors to this prairie-style residence will be captivated by both its beauty and timeless feel. Stacked rock and dark wood on its exterior serve as common elements on the interior of this stunning 4,400-square-foot home. Entering through a beautiful wood door onto rich scraped hickory plank floors, guests are ushered into a great room complete with a 10-foot coffered ceiling and wall of west-facing windows offering views of the suspended concrete deck, fully-landscaped lawn and large custom pergola. Classic leather furniture sits atop thick carpeting in front of a custom stone fireplace with gas insert and heavy wooden mantle. Walls here, as in other places throughout the home, have a custom finish and are painted the deep browns and warm golds often associated with Tuscan design. Custom cherry built-ins surround the fireplace, providing additional storage as well as serving a more practical purpose.

“My wife doesn’t like having televisions take up wall space,” Dan says. “These cupboards have been installed so that we can open them to watch TV, then close them once we’re done.” Divided from the great room by archways, the kitchen and dining area are equally as spacious. Focused on function as much as form, Fleury ensured the open rooms lacked neither counter space nor storage. The furniturestyle cherry cabinetry has been glazed a deep chocolate, a hue echoed in the tile floors. Appliances are gleaming stainless steel, including in-wall ovens and a gas cook top featuring a retractable range hood. Sleek granite counters perfectly complete the space. Adjacent the great room is a comfortable study with glass French doors. A corner fireplace instantly warms the room, which also boasts a large window, shelves and storage closet. “We found we rarely use a formal dining room,” says Fleury. “But people do often need a spot to step away to take a phone call or have a private conversation. This space provides that, and can also be used as a guest bedroom if needed.” Built to accommodate one-floor living, the main level also includes a quiet master retreat sure to capture the attention of Parade goers with its spacious en suite bath and his-and-her walk-in closets. Downstairs, two nearly identical suites separated by a large family room and adjoining exercise/game room also provide a welcome and comfortable spot for overnight guests. “This has been built to meet our needs now that we’re empty nesters,” Fleury says. “The fact is, every home Fleury Construction builds is truly custom, designed to meet the wants and needs and budget of the homeowner.”

For builder and property developer Greg McCall, “community” is a verb. Putting attitude into action, community members at Josephine Crossing—one of Billings’ most buzzed-about niche developments—walk their children to the bus stop each day, coordinate actual neighborhood block parties and simply care for one another. “Community is not a noun—at least not at Josephine Crossing,” McCall said. “It’s coming together, rising up and supporting one another.” This type of “taking care” is coveted by budding families and retirees alike. It’s the type of lifestyle thought to be extinct amid crime-riddled headlines and expansive estate living. Sprinkled with pocket parks and unique architectural elements, the first thing newcomers might notice about the housing development is that the homes are cozily nestled next to each other—almost within kissing distance—but the closeness is welcomed and not an impediment. “The people who live here are choosing a specific lifestyle,” McCall said. “What is lost in total square footage is made up in character, efficiencies and community.” Quality and kinship have a permanent address here. The Parade home featured by McCall Homes may not be the largest on the tour, but it is—by all accounts—the most unique. Situated across the street from Josephine Crossing’s newest addition—a community amphitheater and spray park—the home welcomes guests onto its country-style porch with open arms. Corrugated steel panels on the exterior contrast smartly with the brick red siding and clay-colored trim. Inside, the main floor is splashed in contemporary ashen grey and outlined with white trim. “Grey is very popular this year—you’ll see it all over magazines and Pinterest™,” said interior designer Erin McCall.

“This particular grey is unique in that certain greys pull hot or cold, but this one is neutral.” An attractive and unique aqua-blue backsplash draws the eye into the kitchen, which is further accented with elegant white quartz counters, cook’s island and ample cabinet space. Just off the kitchen, a dining nook outfitted with custom shelving and aged metalworks dovetail off the home’s industrial-chic design. “We love enmeshing vintage looks with new-age flair,” said Carolee McCall-Bonner, interior designer with McCall Homes. Underfoot, the flooring is comprised of a unique luxury vinyl plank in an eye-appealing herringbone pattern. The texture adds dimension and interest to the space. Upstairs, an elegantly-appointed master suite with free standing soaking tub spells relief after a long day. Just off the master, an office nook or “flex space” is smartly situated—perfect for a crafting, sewing or reading area. Down the hall is a special surprise—a spacious bonus rec room with snack bar to the left and adjoining guest suites off to the right. “We like to think of this layout as business in the front and a party in the back,” Greg joked. Back downstairs is the home’s control center—AKA, the utility space for the ultra-high-efficiency Rheem heating system and hybrid air handler. “Our homes are very energy efficient as a standard of practice,” Greg said. But this home incorporates elements that most homeowners in Billings have only read about. Each home’s utility needs are custom designed by a mechanical engineer, Greg said. The ultra-high-efficiency tankless water heater doubles as a makeshift hot water radiator, generating heat that is distributed through the home’s hybrid heat exchange system. As Energy-Star™ continues to increase its energy-saving designations, McCall and his team like to be above that curve. These efficient extras fuel a greater passion held by the design team at McCall Homes. “A house is a house at the end of the day—beams and boards,” Greg said. “It can be built greener, more energy-efficient, but ultimately, it’s the inhabitants, the neighbors and the close-knit community around it that make it a home.”

Easy-to-care-for bromeliads make excellent house plants Bromeliads are known for their lasting brilliantcolored bloomsSECOND and tropical appearance. They are exFLOOR PLAN MASTER BEDROOM tremely easy to care for, making them excellent indoor plants. Types Bromeliads fall into two categories depending on how they grow. Epiphytic bromeliads are tree growers, sending roots over bark. The plant grows by absorbing water and food from the air. These plants survive on high

Jim Gainan jimgainan@gmail.com

humidity. Some epiphytic bromeliads have soft and pliable leaves, while others have harder, more leathery leaves. The leaf structure is formed from the degree of light they receive. Non-epiphytic bromeliads are grown in soil or rock in an open, warm, sunny spot. Because they are out in the open, they are armed with spines and hooked teeth to discourage predators.

Potting and Repotting For non-epiphytic bromeliads, the potting mixture needs to be porous and lime-free. Bromeliads do not have an extensive root system, so a relatively small pot works well. Clay pots with potting soil will dry out faster than plastic pots. If using a plastic pot, place a few clay pot pieces in the bottom for extra drainage.

Light Light requirements vary for the different types of bromeliads depending on their leaf texture. Rock dwellers and terrestrial (ground) bromeliads require bright light, while the tree dwellers prefer bright diffused light with a few hours of direct sunlight. Think of the dappled sunlight coming through the canopy of a rainforest. If the light is too low, the plant will stop growing and rest.

Propagation New plants or “pups” grow from the base of a mother plant. They can be removed with a sharp knife when they are about half the size of the mother plant and repotted in their own pots. It is important that the pup has a good root system of its own and is planted in a soil mixture that drains well and holds the plant in the pot firmly.

Temperature Warm room temperatures are suitable for these plants throughout the year. The bromeliads with thinner leaves may die if exposed to temperatures below 55°F. Nearly all these plants require high humidity when growing. Stand the pot on a tray of moist pebbles to increase the humidity around the plant. Watering When watering bromeliads, the center cup of the plant needs to be filled with water at all times. Empty out the cup on a monthly basis, so the water does not become stale. Water the soil in the pot moderately, letting the top ½” dry out before watering again. Bromeliads enjoy a gentle shower in the rain. The leaves can absorb moisture and it also washes the dust off the leaves.

Five simple steps to a more stylish outdoor living space

1. Make the most of your space. Think about the types of activities you’ll enjoy on your deck and use fashionable, weather-resistant furnishings to establish spots for socializing, dining or simply relaxing. Create a cozy conversation nook underneath a pergola or trellis by facing sofas together or bringing in comfy club chairs accompanied by upholstered ottomans. “If you have a pool, set up a spa-like area with chaise lounges and side tables on which to place refreshments,” says Vanessa De Vargas, designer and one of the faces of Trex’s Engineered Artistry campaign. “For backyard barbecues or evening cocktail parties, add food and drink stations and portable bars or serving carts.”

It’s not too late in the season to create your dream deck — or to give your existing outdoor living space a fresh new look. Design a backyard retreat that’s ideal for entertaining family and friends as the weather grows more temperate with a few tips from the experts.

3. Accent with color. Adding “pops” of color is one of the easiest — and most cost-efficient — ways to spruce up a new or existing outdoor living space. Small items like multi-hued pillows, blankets, candleholders and glassware can all make a big visual impact. According to De Vargas, brightly-colored accessories look especially appealing when contrasted with outdoor furnishings in natural or cream shades. These fun pieces may be switched out each year as color trends evolve — allowing you to constantly refresh the look of your deck. 4. Frame it up. The railing is a sure way to upgrade any deck from drab to fab - adding style, as well as safety and support. For instance, with its sleek and unobtrusive appearance, Trex Reveal Aluminum Railing maximizes scenic views by spanning long lengths for panoramic sightlines. Enhance the beauty of your railing and set the mood for alfresco dinners with LED dimmable deck lighting that will extend the time you can spend outdoors.

2. Choose materials that offer long-lasting good looks. High-performance, wood5. Create a focal point. If you want to add alternative decking like Trex combines some drama to your deck, consider incorenduring beauty and durability thanks porating an element like a fireplace, fire to its signature protective shell. The top home decorating trend: Infusing natural elements into BPT the decor Nature is bringing a breath of freshness into home decorating, but it’s more than just incorporating flowering pots or opening windows. The latest home decorating trend features natural elements in the textures and finishes of furniture and accessories, giving homeowners an elegant — and — often calming result of blending nature and home living into a beautiful space. The natural look is perfect for the bathroom. Robern vanities and mirrors featuring Digital Wood harness the warmth of six different wood species using high-definition scans that are printed on the backside of the glass surface. The result: an easy-to-maintain material that won’t be affected by the humidity or heat commonly found in bathrooms. “What’s genius about these new finishes from Robern is that they used the best technology to create a convincing representation of real wood that you couldn’t typically use in a bathroom,” says Elaine Griffin, New York interior designer and author of Design Rules. “Plus, the collection has so many wood prints that you can get one that matches your bathroom style.” About to embark on your own remodel or home refresh? Be sure to explore how bringing natural elements into your decor can enhance the ambiance of the room.

Whether looking to buy your first home, downsize or simply live in a friendly community, this two-story gem is the perfect choice.

UTILITY ENTRY

Located in the Trails West subdivision off Grand and 46th Street West, this single-family home offers the open concept floor plan and threecar garage so many homebuyers are looking for in today’s market. While full of modern style and convenience, it possesses a certain classic farmhouse charm, from the welcoming front porch and rustic cedar wood trim on the outside to the rubbed bronze hardware and prairie-style, threepanel interior doors. “Our designer calls the style ‘countrypolitan’,” says says Rod Wilson, who developed the subdivision with partners Rick Dorn and Mike Stock. “It’s an updated take on the best of classic country elements.” Perfect for entertaining, the kitchen and living space on the main level seamlessly connect, large windows flooding the space with light. Two-tone knotty alder cabinets are simple yet sophisticated, set against a gleaming glass tile backsplash. There is plenty of cooking space thanks to a large center island featuring high-definition laminate, and storage is maximized with deep drawers and plenty of enclosed shelving.

The floors throughout the main level are a highquality wood laminate, capped by 6” wood moldings. These moldings, as well as those found above and around the doors, are a creamy white, popping against taupe and deep brown walls. They are details usually reserved only for high-end custom properties. “These architectural details, such smooth walls and chamfered corners are standard with all of our homes,” Wilson says. “Buyers are often surprised to find them in homes at this price range.” Upstairs, the builders made the most of every inch of this 2,200-square-foot home. At the top of the dramatic staircase is an open space, lit by multiple windows and ideal for a library, playroom or sitting area. The master suite is bright and spacious, including a large walk-in closet and private bath with two separate vanities. Three guest rooms and a shared bath complete the second level. In addition to the many remarkable features this home possesses, there are equally as many reasons that people will be drawn to it based on the community that surrounds it. Each home offered in the Trails West subdivision is sold complete, both inside and out; landscaping, exterior lighting, fencing and underground sprinklers are all installed by the builder. “Nobody has to wait to be able to afford putting in their lawn or add fencing—we take care of it all,” says Wilson. “And we’ve designed it with boulevard walks, a half-mile walking trail and even specially-engineered streets create a harmonious, calming effect for everybody who lives here.”

Sophisticated design, custom add-ons punctuate this three-story beauty Jacob Brosovich, owner of Yellowstone Basin Construction, knows you never get a second chance to make a first impression. That’s why he pulled out all the stops in constructing the jaw-dropping, custom-crafted Parade home at 5503 Green Teal Drive. Featuring windswept views and opulent extras, this home exudes all the visceral appurtenances of a French villa. Trés magnifique! Captivating custom details and a magnificent front façade hallmark the luxurious three-story beauty. Boulders and culture stone-lined flower beds beckon guests up the stamped and stained entryway. Stately columns further accented by rich stone blocks punctuate the entrance. Inside, a formal dining area offers stately repose and is elegantly appointed with classic built-ins and is washed in natural light. To the left is a smartly-furnished home office, outfitted with all the modern accoutrements. The home itself is a study of timeless elegance melded with modern luxury. Equipped with whole-home audio, a state-of-the-art security system, Wi-Fi-controlled thermostat and garage doors, the home doesn’t miss a beat when it comes to technical savvy. Grandiose 20-foot-ceilings in the main living area, rich hardwood flooring and hand-crafted metal accents add dignified charm to the space. The chef’s-dream kitchen is accented in stunning white granite, oversized island, grey-lavender backsplash and ample storage space. Just off the kitchen is a rare treat. An expansive composite deck—400 square feet to be exact—continues around the home and spills into a unique screened-in porch. This quiet alcove is the perfect landing

spot for midday napping or relaxing in the shade while watching golf on the built-in flat screen. And for cool fall evenings, flip on the gas-powered fireplace and snuggle up with a plush throw. “The space is currently screened in but has the potential for year-round use by installing window panes,” Brosovich said. The outdoor oasis is furnished with a built-in barbeque and smoker, enhanced by a rich granite counter. Incredible views off the back patio rival that of a Country Time Lemonade commercial. The home’s secondary entrance via the spacious three-car garage features ample storage space, built-ins and a walk-in pantry. A fun extra for Fido (or dirt-covered kids) is a customized wash station situated in the garage just off the mud room. Upstairs, Jack-and-Jill bedrooms offer a quiet place to rest and relax—met in the middle with an expansive bathroom outfitted with granite counters, LED accent lights and playful checkered backsplash. Down the hall, enter the master suite through a pair of French doors and enjoy a soak in the oversized free-standing tub or a refreshing shower under the massing trickle of a 16” shower head. The expansive spa bath is further accented in attractive glass tile and four distinctive wall sconces. Before bed, occupants in the master suite can enjoy the fantastic views off their private en suite balcony. An immaculate, custom-created walk-in closet (large enough to house a Land Cruiser) punctuates the space. Down the hall, occupants can enjoy the convenience of a living-level laundry room with ample storage. An additional guest bedroom and private bath with distinctive metallic detail beckons weary travelers just down the hall. On the east end of the second floor is a rare treat for the young—or young at heart. Faux painted murals of Disney’s 101 Dalmatians and other cheerful characters line the walls of a custom-designed kids’ play room. “This is a really special way to retrofit what we refer to as the ‘bonus’ area of this home,” Brosovich said, “but of course, it could be transitioned into theatre or game room.”
