Thompson Homes Editor’s Note: This is the second installment of a four-part series featuring the Fall Parade of Homes. This week’s preview highlights the state-of-the-art amenities in our second grouping of Parade homes. Interior photos and additional highlights will be revealed in weeks three and four.

Helgeson Homes

Successful Lincoln Log construction favored a propensity to visualize in 3-D, and improvise — particularly, when addressing the roof portion of your creation. Constructing the framework was easy enough, simply by layering the pre-notched nubbins of your mini logs into rows. And then, the tricky part. Somehow, while defying gravity, you were supposed to create the roof by balancing flat green slats on two red plastic triangles (trusses). A lot of cabins went uncovered and unfinished. A folded paper towel on top made a marvelous substitute — unless the inhabitants of

the wee cottage were anticipating inclement weather. In that case, every plastic army guy for himself. Conceptual design as it applies to architecture is a gift — one that this year’s builders in the Fall Parade of Homes have honed. When the sawdust settles next week and attendees are allowed to view each of the fantastic homes, don’t be shy about asking questions. The skill and technique involved in building each of these signature homes will have you convinced that construction is not just about nuts and bolts and slats and logs. It’s actually livable art. Fantasy meets reality Maybe your fantasy home is a sprawling West End craftsman with windswept views and bountiful amenities— theater room, wet bar, wine cellar, floor-to-ceiling fireplace, granite everything, state-ofthe-art appliances and…someone to clean it all.

The Parade of Homes affords builders the opportunity to showcase inventive, contemporary home designs and décor. The affordable, the ostentatious, the patio home, the resort lodge

and the craftsman will all be there—promising something for everyone. Hosted by the Billings Home Builders Association, the Parade of Homes is the perfect venue for inquisitive home buyers and remodelers to sponge inspiration—beveled copper fi xtures, vessel sinks, custom trim and faux paint effects are just a few of the goodies in store. The presenting builders will be Ban Construction, Brown Builders, Buscher Construction, Classic Design Homes, Cougar Construction, Dan Fleury Construction, Helgeson Homes, Image Builders, Island at Rock Creek, LLC, McCall Homes, Thompson Homes, Trails West Homes, Wells Built Homes and Yellowstone Basin Construction.

There is a glistening magic that occurs somewhere between day and night. The light cradles itself around our patio, it splinters shafts of warm butter through our windows and quietly, gracefully, recedes for the night. Homes then light up from the inside out, exuding warmth, love and laughter. Experience this phenomenon firsthand by attending the third-annual Parade of Homes Twilight Tour September 13. An evening of entertainment and enchantment, participants will have the rare opportunity to preview Parade Homes prior to the public. And since space is limited, you’re also able to experience each of the homes in a more intimate setting while enjoying sumptuous hors d’ oeuvres and spirits. Tickets to the event are $40/individual or $70/couple and include transportation to the homes via motor coach, gourmet appetizers, decadent wine and a variety of other beverages. Please make reservations in advance, as tickets will not be sold on-site the day of the event. This is an adult-only evening. Seating is limited, so be sure to purchase your tickets early at the Billings Home Builders Association website at www.hbabillings.net. You may also call 406-252-7533. Twilight Tour tickets also grant you free admission to the entire Parade of Homes, held Sept. 14-15 and 21-22.

Budgeting 3

Build savings for a down payment, and closing costs. Calculating what you can afford

Many factors affect your payment. The goal is to get you into a home you can really afford with payments you are comfortable making.

.75% - 1.15% A rough estimate - figure your monthly payments will be between 0.75% - 1.15% of the purchase price. This includes taxes and insurance.

SOLD OUT

Many factors affect your payment amount Buying in a low rate environment is preferred. It will mean lower payments with less money going to interest. Consider if paying points is right for you.

Rate & Points

Shorter terms save money on interest but increase payments

Payments are more affordable when you have lower rates

Travel details:

Down payment

Twilight Tour attendees should gather at 5:30 p.m. Sept. 13 at the former Sportsman’s Warehouse parking lot next to Underriner Motors on Zoo Drive. Twilight Tour attendees and enjoy refreshments and live entertainment before boarding the motor coach at 6:15 p.m. On board, enjoy more drinks while touring five of the Parade homes, returning to the Sportsman’s parking lot between 10 and 10:30 p.m. The bus ride includes trivia for door prizes, games and snacks. Visiting the Twilight Tour homes does count toward the total required to register for the Parade of Homes grand prize furniture drawing. For more information, visit www. hbabillings.net.

With 20% down, no PMI is required, so this would be ideal. The min down payment is 5%, unless you qualify for FHA or VA loans. Save 3-4% for closing costs.

Affordable Payments

Debt Load

The more you put down, the lower your payments

PMI is generally required by lenders as a means of protection in the event you default on the loan. But just because you qualify for a mortgage, doesn’t mean you’ll qualify for PMI; these companies run their own credit check and assess credit worthiness independent of the lender.

1.

1 point

=

Term Your total debt load mortgage payment with principal, interest, taxes & insurance plus loan payments should not be more than 45% of your gross monthly income. Payments are more affordable when you have lower debt loads

Private Mortgage Insurance

1. Hop on one of three motorcoaches to comfortably tour this year’s Parade homes.

Terms range from 10 - 30 years, in 5 year increments. The longer the term, the lower the payment, however you typically pay more interest.

1% of your mortgage

Calculate your debt load: 1. Add your monthly debt payments (include credit cards, mortgage & child support) 2. Divide your gross annual wages by 12. That's your monthly income. 3. Take your monthly payments total and divide it by your monthly income. 4. Move the decimal point two digits to the right to make it a percentage.

1% rate reduction

Points are paid to the lender in exchange for a reduced rate and can lower your payments. A point is equal to 1% of your home loan amount and it’s like paying some interest up front, in exchange for a lower rate over the life of your loan, but beware...1 point does not = 1% discount of your rate! It may take 3 points or more for a 1% rate discount!

Get Pre-approved 4 It’s time to finalize what you can afford

To finalize the actual amount you can pay at a reputable lender, get pre-approved. You can discuss the many options available to you with the lender. Most lenders will give you a price range for the house, or a pre-approved payment range. Expect this process to take a couple of days. Once you have the pre-approval letter, it is good for 60 days.

2.

Start 5 Shopping

Only look at houses in your price range. This will spare you the disappointment of falling in love with a home that you can’t afford.

Located west of the city on a quiet country lane, the exquisite home at 5439 Green Teal Drive offers gentrified living in the verdant Yellowstone Valley. Built by Cougar Construction, the home sits on a large, lushlylandscaped lot that offers sweeping views of the Pryor and Beartooth mountain ranges, and the iconic Rimrocks. “The design combines prairie-style architecture with rustic refinement,” notes Sam Nelson, owner of Cougar Construction. The stunning, two-story entrance makes a bold first impression. Outside, massive pillars clad in stucco and stone rise graciously from the porch to support a grand portico. A custom-crafted, 8-foot tall alder door opens to reveal an expansive foyer. Sunlight streams in through a BED wall of windows two stories high, flooding the interior with warmth. A large, scroll-style iron chandelier hangs in the center, illuminating the gleaming hardwood floors and golden sienna walls. To the right of the entry, glass French doors open into a spacious, well-appointed office. Just beyond, a stairway with LED tread lights and custom wood and iron rail lead to the second story where a bridge separates the master suite on one side from two additional bedrooms on the other. “The bridge is one of the unique architectural features in this home,” Nelson says. As guests cross the foyer, they enter the home’s sumptuous great room. Framed by six, enormous alder columns and heavy wooden beams, the two-story room boasts a magnificent floor-to-ceiling fireplace clad in drystacked ledgestone. With a diverse palette and rugged finish, the stone adds a rough texture that contrasts elegantly with the smooth alder mantle and plush grey and taupe speckled carpeting. GARAGE Flanking the fireplace on either side is a pair of built-in window seats. Adjacent to the great room, the formal dining room is a study in opulent finishes. Dark hardwood floors complement golden sienna walls. Above, the coffered ceiling was painted copper and then washed with an antique glaze giving the room a distinct Old World flair. In the center, a chandelier hangs beneath a hand-stenciled medallion. Rope lighting concealed behind thick crown molding and ornate wall sconces provide multiple options for layered lighting. On the opposite side of the great room is a gourmet kitchen replete with state-of-the-art stainless steel appliances, a 10-ft island, huge walk-in “chef’s” pantry plus an informal dining area. In keeping with the upscale country charm, the kitchen cabinets are a mix of maple cream with a rubbed finish and knotty alder with a charcoal glaze. Flecks of grey, taupe and crème glisten in the quartz countertops, while the same hues are reflected in the travertine backsplash accented with antique bronze medallions. Off the informal dining area, 8-foot sliding glass doors provide easy access to a spacious covered back patio where the family can gather around a fire pit to enjoy conversation or listen to music piped through built-in speakers. From the kitchen, a generous laundry/mud room with custom beadboard organizing space leads to the four-car garage. Upstairs, the uber-private master suite offers a sumptuous place to THEATER relax and rejuvenate. Large in size, the bedroom features a tray ceiling with crown molding and copper tiles reminiscent of a tin ceiling. Warm, nomadic desert walls, thick carpeting and triple transom windows lend light and luxury while maintaining a serene ambiance. MECH The elegant en suite offers spa-like amenities. After a long day, the deep, jetted tub is a perfect place to let the stress float away, and in the morning, the large, frameless glass shower with dual shower heads is an BED invigorating way to wake up. Two sinks, a separate toilet and enormous WIC walk-in closet round out the suite. Across the bridge and opposite the master are two more roomy bedrooms with a Jack-and-Jill bath and upstairs laundry. The lower level of the home boasts additional places for guests to gather, including a second great room with stained, diamond-cut concrete floors and a stone fireplace plus a state-of-the-art home theater with projector and screen. Two additional bedrooms, a full bath, utility space and large store room finish the space. According to Nelson, the entire home was thoughtfully designed to be a warm and inviting space for an intimate gathering, yet also be able to accommodate large numbers of people with ease. “Flexibility and livability with a comfortable, inviting feel. This is country living at its best.”

SpaciousMECH. and serene custom craftsman features surprising extras Doug Wild, general manager and designer with Classic Design Homes, has an eye for detail. “Subtle touches, slight deviations from the norm can make a huge impact,” he said. It’s these nuanced touches that set apart the already inviting home at 306 Summer Sky Circle. Upon entry to the attractive clay-colored home on Billings’ West End, guests will take note of the artisan beam work accenting the entrance. Timbered trusses in a rich Douglas fir are positioned in a geometric trifecta design, adding scale and grandeur to the space. An oversized eightfoot door adds to the impact. The open-concept floor plan features a spacious living area that is cozied up with many special touches. A faux box-beam ceiling, painted in contrasting hues of mocha and vanilla, creates visual appeal. The custom-crafted fireplace, accented in rock and sparkling tile, anchors the room. Above the fireplace is the perfect nook for an oversized flat screen TV with bookcase built-ins off to both sides. Rustic barn wood track doors are installed to conceal the TV and book cases, creating the perfect sitting room for late-evening chats or mid-morning reading. Just off the living area, the gourmet kitchen provides ample room for food prep, entertaining and even sitting space at the oversized breakfast island. The kitchen is outfitted with rich and elegant knotty walnut cabinets, perfectly tying together the dark tones of the charcoal-colored quartz counters with the black and copperembellished backsplash.

LOWER LEVEL

Off the living area, a cutely-appointed pocket office provides the perfect amount of space for a small desk and filing cabinet—and with the mobile capability of today’s laptop user, not much more room is really required. “The space is outfitted with pocket doors so you can file, pay bills, do what you need to do and close the door,” Wild said. “You’re also not far away from the living area and the rest of the family. That’s important.” Down the hall, a highly-functional mud room and spacious master suite beckon. Guests will note the use of transom windows and transom door toppers throughout the rustically-refined home. “They are both aesthetically pleasing and functional because they allow for additional natural light to spill in and out of rooms,” Wild said. Attractive white trim and hand-textured ceilings highlight the well-lit master suite, which leads into the spa bath with his-and-hers vanities. A transom separates one of the sinks from the master suite’s walk-in closet, almost eliminating the need for additional lighting. Two additional guest rooms on the main floor feature an exaggerated window ledge with oversized window seat and desk nook. A spacious main level bath and built-in cubbies round out the first floor. A hammered metal railing with custom walnut newel post leads guests downstairs. An oversized rec room greets guests at the landing. Mocha-colored carpets add warmth to the space, and a well-appointed wet bar with wine rack adds a cheerful element of fun. A large bath and two additional oversized guest rooms— both with walk-in closets—round out the basement, but outside…there’s more. Built for hosting barbecues and entertaining, the stoneaccented patio features a built-in grill, fire pit outlined in pavers and additional bar top for food prep. Majestic views of the Pryors and Beartooths punctuate the unique space.

A creative collaboration, the one-of-a-kind piece features broken bottles of liquor encased in a sort of puzzle-piece design and accented with LED lights and glass. Its whimsical composition hints at fun times to come. “This is, by far, my favorite element of home,” Ban said.

Board and batten paneling brighten the classical den

Tradition and family have been the cornerstones of Helgeson Homes since 1976. And this year’s Parade home at 2212 Stone Creek Trail in River Rock Estates delivers in spades. Veterans of the Parade, Helgeson perfects traditional elements with an eye on simplicity and style. The exterior, with its “Montana meets Prairie” feel seamlessly blends house and natural landscaping rock to portray a “been there all along” feel. “We picked this look because it blends the new with the old,” said builder Ryan Helgeson. “For example, these foundation rocks bring in the look of some of the older houses near Rocky Mountain College, yet we have contemporary elements as well.” The wide front porch with tongue and groove ceiling and massive eight-foot wood door with four horizontal rain-glass panels give visitors a clue of what the house includes. Just inside and left of the airy foyer, the den (which could function as a bedroom) embodies a clean traditional look with creamy board and batten paneling, thick trim and crown molding—a feature that runs throughout the 3,200-square-foot home. Directly ahead, espresso hardwood floors lead to the heart of the home—the family room, dining area and kitchen that runs the entire width of the house. The gas fireplace, standing as centerpiece, is framed by counter-height built-in cabinets, again in creamy white, and topped with four-square windows that let in loads of natural light. Built-in window grids throughout the home are another subtle prairie element. Other details, like faux-crystal door knobs and a cast-iron farmhouse sink, echo elements of the past while modern elements like the brushed nickel, motion-activated

kitchen faucet lend a contemporary edge. Patio doors center the dining area while connecting this casual area with the backyard via a covered porch. Step down to a built-in fire pit framed with built-in rock seating, almost like the black photograph corners from days gone by. “There was a lot of consideration put into this fire pit area,” stated Helgeson. “The homeowners want to have space to maneuver chairs or to simply use the natural rock set at perfect seating height. Plus, it echoes the traditional squares from inside the house.” In the kitchen, a massive granite-topped, four-foot by seven-foot island anchors the space with room for a few stools and three schoolhouse-style pendants overhead. The creamy custom cabinetry continues from the family room and runs all the way up to the soffits, including in-cabinet lighting and seeded glass in the top third. Shiny off-white subway tiles brighten the backsplash and accentuate the stainless steel appliances, including a built-in five-burger gas range. A pantry, powder bath with floating, granitetopped sink, laundry room, two closets and mudroom/landing area from the garage complete the first floor. The traditional style continues up the wide staircase that turns at the half-way point and ascends into a second-floor landing area that is also flooded with light from the windows above the front porch. This floor houses three bedrooms and a bath plus the master suite—all with the same ultra-sleek traditional trim and molding in creamy white and soft, closed-loop carpeting. The homeowners will be comfortable with the separate his-and-hers closets and vanities—giving each space, yet creating a cohesive feel—with a personalized vanity and sparkly feminine chandelier. The walk-in shower is luxury in a beautiful tiled box with dual shower heads and steamer unit. While the nursery has been personalized with a soft green, hand-painted trees and owls, Caribbean blue walls give the master an edgy yet distinctive look for this enduring home.

A modern take on mid-century design infuses this home with sophisticated style The home at 5825 Autumnwood Drive by Image Builders takes many concepts of the mid-20th Century and turns them on their head. Large veneer wall panels become decorative elements. Tempered glass windows replace door panels on the large garage doors. And, structural ironwork becomes art. “It’s a real clean look,” said builder Greg Schmidt The home is a study of light and dark. A ying and a yang. A juxtaposition so obvious, yet so subtle, that it is barely perceived. The view from the street gives a few clues with a 16-foot-tall window left of the front door that spans two floors. That sleek, airy-presence continues inside with an open concept layout defined not by different flooring or walls but by another surprise—individual ceiling divisions. A three-level, “upside-down box” ceiling, accented with LED accent lights, frames the foyer area. To the right a spacious dining area, delineated by another deep box ceiling, is highlighted with two modern, white light fixtures that bring an eclectic flair. The entire house is framed, so to speak, with dark, almost-black, trim that highlights soft taupe walls—a contrast that is unexpected, yet warm. The rest of the home offers similar surprises. The kitchen defines efficiency-with-a-flair, offering high-grade, stainless steel appliances including dual built-in electric ovens, a disappearing vent hood, built-in gas range and a French-door style refrigerator. Quarter-sawn oak cabinets, in the same black tone, wear jewels of simple stainless steel handles and the T-shaped island, covered in quartz with a waterfall edge, works as hard as it entertains.

But it is the great room, and the entertaining areas just outside dual 16-foot slider doors, that command the greatest attention. The fireplace wall, with a floating, rectangular firebox, is a study in horizontals from the creamy tiles to lit, decorative inset shelves, to the dark veneer panels that off-set the flat-screen, high-definition TV. When the weather is right—as it often is in Billings—guests and homeowners alike will likely be just outside the massive doors, relaxing on the covered patio, at the build-in patio bar or in the pool. The homeowners can also access the patio from their master bedroom suite that includes a standalone soaker tub that fills from an overhead spigot anchored in the ceiling. The huge, walk-in shower boasts two showerheads plus an optional hand-held shower. And, the cleverly-located laundry room, adjacent to the master suite, includes a little passthrough from the master walk-in closet—simple secrets that make life easier. While basements may be an after-thought of sorts to many builders, Image Builders took time and care to create a space just as impactful as the main level. Descend the floating stairs and enter a light, bright entertainment area—thanks to the 16-foot vertical windows—that includes a bar, theater space and plenty of room for leisure seating and tables. Craftsmen from Artistic Iron incorporated the support beams into the design that echoes the black metal elements throughout the house—including a funky, wall-mounted, custom rack with room for 78 bottles. With 4,024 square feet of space encompassing five bedrooms and four baths, this pleasing, modern home has abundant room for family and guests alike.

Six tips to liven up your laundry room With the average American family doing more than 400 loads of laundry each year, it’s no wonder that the laundry room has become one of the most popular remodeling projects in the house. Often out of sight and out of mind, most laundry rooms are designed like closets rather than efficient utility rooms. But according to Decorator Jenny Komenda, who blogs at The Little Green Notebook, with just a few inexpensive changes, you can brighten your clothes and your mood by transforming your dark and dingy laundry room into a bright, functional (and even enjoyable) place. Check out these tips from Jenny, The Home Depot, Tide and Maytag for the Brilliant HE Clean campaign on how to create more efficient and enjoyable laundry rooms: 1.

2.

Dealing with a dark, cave-like laundry room is a chore in and of itself. By taking off the doors on a few of your upper cabinets, you’ll open up the space and create a place to store baskets. Assign baskets for every member of the house, which makes sorting a breeze.

3.

Don’t like the cabinets, floors and countertops in your laundry room? Every surface can be painted or resurfaced. Update your laundry room with paint and a concrete overlay for less than $30 in materials. Say goodbye to the outdated linoleum, brick pavers and old, dark cabinets.

4.

A rolling laundry butler can be your best friend, doing triple duty with a hanging bar, a rolling basket and a drying rack. It’s the perfect choice for smaller laundry rooms that haven’t been updated in a few decades.

5.

Don’t neglect your laundry room walls. Hanging interesting art and mirrors will elevate your room and make it feel less utilitarian and a little homier. Suddenly those 400 loads of laundry most of us will do this year might actually be enjoyable.

6.

A folding station makes all the difference. Use a slab of stone or a simple piece of painted medium-density fiberboard (MDF) on top of washer/dryer units to create a folding station that also prevents socks from slipping in between the appliances.

Why not decoupage or paint the insides of your cabinets for a fun pop of color? It’s a guaranteed smile each and every time you Learn more about the campaign and enter to reach for your detergent. Also don’t ignore the door. Classic Craftsman Redux By Allyn Hulteng

A modern interpretation of classic prairie-style architecture creates a sophisticated blend of minimalism and luxury Over the years, Rick Stordahl, designer and project manager with Wells Built Homes, has built hundreds of beautiful, mountain lodgeinspired homes. So when the time came to plan for the 2013 Parade of Homes, he was eager to design something fresh. The genesis of Stordahl’s vision came from classic craftsman architecture which emphasizes horizontal elements with an organic aesthetic. By infusing artful lines, glazed surfaces and modern textures to the archetypal structure, Stordahl created a one-of-a-kind Parade home that oozes sleek sophistication. Located in the prestigious Ironwood neighborhood, the home at 6330 Canyonwood Drive is a standout. Clad in soft dove grey siding accented by dry stacked ledgestone in tones of charcoal, sand and bronze, the house radiates an uncommon appeal. On the porch, a single stone pillar rises to support a very large entryway roof. “The other side of the entry roof has the appearance of floating unsupported, but in reality the entire roof extends back through the home all the way to the kitchen on the opposite end,” Stordahl explained. To the right of the main entry, three tiered planters shroud a private Zen garden accessible only from the porch. Inside, warm hues of clay, bisque and steel complement the pale walls, creating a clean palette ripe for the home’s sophisticated décor. A private office located off the foyer features a three-tiered, “floating”

executive desk and sumptuous leather chair. Along the outside walls, a mirror image set of corner windows opens the office to an expansive vista, while the entryway roof bi-sects the office ceiling, adding a layer of architectural interest. With an open concept design, the great room, kitchen and formal dining areas are as sleek as they are engaging. “There’s not a single piece of casing or baseboard or trim in the entire house,” Stordahl noted, pointing out the reverse, recessed base. “It creates seamless flowing walls that accentuate the modern feel.” In the great room a long, linear gas fireplace creates a chic focal point. Inside the hearth, crystal beads reflect the firelight, and LED lights embedded in the base can be programed to change colors from red to purple, blue and green. Framing the fireplace is a three-tier African mahogany mantle custom stained with subtle ribbons of grey and green. A built-in, floating buffet – also in African mahogany – and contemporary furniture complete the urbane look. Adjacent to the great room, the kitchen exudes a sleek, minimalist design that is far from plain. Medium brown laminate cabinets with translucent graphite glass doors contrast handsomely with the white quartz countertops and the arched, glass weave tiled backsplash in shades of iridescent purple, bronze and grey. In the center of the kitchen is a massive island, also topped with white quartz that cascades down both sides of the island all the way to the floor. A stainless steel, dual bin sink in the island matches the high-end Kitchen Aid stainless steel appliances. The formal dining area features a mahogany cloud ceiling and contemporary linear chandelier, perfectly accenting the stylish mahogany table. A wall of windows on one side and the sliding glass doors on the adjacent wall work together to create a seamless connection between interior and exterior living spaces. Extending the length of the home, the large deck features a custom screened wall that creates a private outdoor space off the master bedroom separate from the public outdoor space off the dining room. The

manicured lawn gently transitions to crested wheatgrass and native pines indigenous to the surrounding area. “We deliberately wanted to create a sense of belonging to this land,” Stordahl said. Down a wide hallway, the master suite offers a sweet surprise. Washed in soft grey and deep plum with pops of bright green, the bedroom reflects an unabashed expression of modern flair paired with luxurious linens and soft romance. Set in the center of the room, the custom bed includes a freestanding partial wall that serves as the headboard on one side with a dual vanity affixed to the reverse side. “Here we have opened the space by using a thick, partial wall to separate the sleeping area from the dressing room,” Stordahl explained. Recessed lighting in the sleeping area along with LED lights on the back of the mirrors over the vanity on the opposite side give flexibility in creating mood lighting. His-and-hers walk-in closets, an oversized shower with an integrated wet sauna and separate stool complete the exquisite suite. In the lower level, the contemporary design flourishes in the roomy family room. Ten feet tall, the ceiling features fir boards and beams accented with energized aircraft cable lighting and high, horizontal windows. Exposed spiral duct work and grey/green commercial Berber carpeting add an industrial element, while contemporary furnishings beckon guests to stay and relax. Two additional bedrooms, a full bath and large storage area round out the lower level. “We pulled out all the stops in creating this contemporary prairiestyle house,” Stordahl said. “It’s exciting to be able to show people a whole different kind of home design.”

Fertilize Your lawn may not look like it’s doing much above ground during cool months, but below ground root systems continue to grow. That’s why most lawn care professionals recommend fertilizing once or twice in the fall — grass will store and use the extra boost of nutrients throughout winter. Fertilizers high in nitrogen are ideal for fall feedings. Sweep Leaves and other foliage left on the ground can rot and deprive grass and other plants of moisture and sunlight. If you dread raking, a blower/vac is the ideal tool. Go eco-friendly with a rechargeable battery-powered option from Greenworks. With no cords and an easy push start, the innovative 40V Brushless Blower/ Vacuum blows up to 185 mph, plus it can vacuum four bags of leaves on a single charge.

Fall lawn tips that keep your yard looking great year-round Falling temperatures and shorter days don’t mean you can retire from lawn care for the year. In fact, the fall season is a critical time to nourish lawns and care for plants so they can survive winter and emerge even more vibrant when next spring arrives. Before you store your lawn and garden supplies, consider these fall lawn tips that keep your yard looking great year-round:

eaten. Over-seeding now not only fills in open areas, but it increases grass density to help prevent weeds next year. Loosen and prepare the soil, choose a high quality grass seed and water the area plenty so seeds reach maturity before winter.

Trim Fall is a good time to trim trees and shrubbery before the harsh weather of winter hits. Save money with the DIY approach. Don’t be intimidated by chainsaws — because the easy-to-use GreenWorks 40V Brushless Chain Saw uses a rechargeable battery, there’s no gas or oil to mix. No gas means no excessive heat or vibration - the saw runs up to 65 percent cooler and vibrates up to 70 percent less than comparable gas saws. In addition, the innovative brushless motor provides this saw with enough power to cut a cord of wood on a single battery charge.

Aerate Aerating your lawn in the fall helps to open compacted soil and break down thatch that built up over the summer. The small soil plugs removed by the aerator loosen the ground so oxygen and water can better reach the grass roots. Aerators are available for rent at most rental stores and the job can typically be done in a few hours, depending on yard size.

Mow As the weather cools, grass slowly goes dormant. Before winter hits, continue to mow as needed. When your lawn seems to have almost completely slowed its growth rate, mow one final time for the year, but set your mower at a higher height. This helps keep grass healthy until warm weather returns. Recommended mower heights for a final mow are 2 to 2.5 inches.
