Thompson Homes 4313 Trotter Lane Town and Country
Home Highlights 1. 2. 3.
By Brittany Cremer
Wheat-lined fields, wrap-around porch and customized touches excite in this charming home just minutes from Billings.
Robin’s egg-blue cabinetry Custom mantle that mirrors the metal appliances in the kitchen Spacious bonus room located above the garage
Imagine it. The warm rush of sun splashing your face while sipping your morning coffee on your wrap-around porch—a cup of Folgers in one hand, the paper in the other and pure, unabashed contentment washing over you. Calm. Comforting. The stuff of Mayberry, actually, and an aesthetic that’s immediately evoked by Thompson Home’s entry into this year’s Parade of Homes. Located at 4313 Trotter Lane in the Heights’ growing Antelope Hills subdivision, guests will be immediately drawn to the beautiful expanse of the property, picturesque views and country feel. “The patio and the views are highlights to the home, and they perfectly complement some of the surprises guests will find inside,” said general contractor, Beau Thompson. Cheerful use of accent color and clean lines punctuate the three-bedroom, two-and-a-half bathroom home. While the exterior of the home is definitely country-inspired, the inside is all modern metropolitan. A grey/white color scheme with pops of color evokes an almost artist loft vibe. Stainless steel appliances in the kitchen perfectly complement the spritely robin’s egg-blue cabinetry. “You definitely don’t see that color every day,” Thompson said, “but it’s very eye-catching.”
BONUS ROOM (ABOVE GARAGE)
A custom metal mantle in the living room subtly ties into the metallic accents in the kitchen, creating a more cohesive space. The extra high ceilings and unexpected dormer separating the kitchen and living areas adds interest and visual appeal to the home. Just off the living room are two bedrooms, both equipped with walk-in closets and a shared bath. The master suite is situated along the opposite side of the home and features private access to the porch and a fantastic master bath. Glistening charcoal-colored tile alternates in black, grey and white to add sophistication to the space. Unwinding in the stand-alone soaking tub— with water filling the tub from above—occupants can feel the true effects of relaxation. The house is also equipped with on-demand hot water, so you’ll never have to wait for a soothing soak. Electric baseboard heat, his-and-hers closets and tile-accented shower round out the tranquil alcove. Upstairs above the garage, the 2,666-foot home features a bonus room—perfect for playing, exercising, watching movies or hobbying. Also unique to the home is a central vacuum system, making cleanup a snap. The town-and-country charm of this wonderful gem is further punctuated by the fact that the property is lined to the east by federal land, so homeowners won’t have to fret about anyone moving in to obstruct their view.

Ban Construction 5882 Autumnwood Modern Classic By Allyn Hulteng
Home Highlights
With a contemporary take on classic styling, this well-appointed home marries luxe living with a comfortable, inviting vibe Like great fashion designers, great home designers understand that a single, well-placed detail can transform an attractive space into an extraordinary place of style and beauty. Such is the case in this 2014 Parade home by Ban Construction. Located at 5882 Autumnwood in Ironwood Estates, Brian and Tana Ban melded their considerable years of design/build experience to create a home that effuses charm and comfort punctuated with surprising – and engaging – architectural elements. Hinting at the experience within, the exterior mixes traditional horizontal siding with more contemporary Dryvit, resulting in an uncommon yet pleasing appearance. The large, covered entry is supported by pillars clad at the base in natural, chateau brown stone. The same stonework surrounds the front door, accentuating the sandstone-colored exterior walls and mocha trim. Inside just beyond the foyer, the home opens to reveal a large great room that has a coffered ceiling with an unusual twist. “Two of the beams are attached to the ceiling, while the other two cross beams are suspended a few inches lower, adding unexpected depth and interest,” noted Tana Ban. Anchored by a floor-to-ceiling stone fireplace on one side and open to a deluxe kitchen on the other side, the great room has three enormous windows offering expansive views to the outdoor kitchen and the valley beyond. The elegant kitchen will be a natural draw for guests. Custom, coffee bean-stained and glazed cabinetry and a bi-level island topped with Picasso granite vie for attention. The motif is mirrored in the backsplash that features Picasso travertine accented with Gamma Dots in bronze. Off the kitchen, the outdoor living area is ripe for relaxing with a glass of wine while the host grills kebobs on the built-in grill. The stamped, stained concrete floor is attractive as well as easy to maintain, and when the thermometer dips, guests can gather around the fireplace to finish their evening. Back inside, a roomy office with 16-foot ceilings and enormous windows offers a quiet place to read or work.
Down the hall, the master suite offers a soothing place to relax and unwind. Large windows that sparkle with sunlight in the morning can be shuttered at days end for privacy. The tray ceiling offers options for layered lighting, while a transom window above the door to the master bath spreads natural sunlight throughout. The master bath features a double sink vanity with a tower in the center and a huge shower with riverbed-colored tile accented with rustic, java-tone linear mosaic tile. A freestanding tub, separate water closet and walk-in closet round out the space. In the lower level, the builders took care to replicate the same classic contemporary design details.

The spacious family room features a home theatre, pool table and game area, a full bar complete with custom cabinets, a sink and refrigerator plus an abundance of storage. Large windows offer a view of the stone “riverbed” which is part of the home’s attractive landscaping.
A separate exercise room featuring ECOnights sports flooring plus two additional bedrooms and full bath completes the space. With a very large four-car garage (one garage door is oversized), outdoor kitchen and thoughtful amenities throughout, this beautiful home hits a high mark on every level.

comfort were our two priorities.” Muted tones of taupe, grey and charcoal paint the exterior of the home and are also mirrored inside. A sandstone-lined walkway welcomes guests to the front door. Inside, the sprawling floor plan features five bedrooms—three upstairs and two downstairs. One of the bedrooms upstairs—just adjacent the front entry—will be earmarked for a home office. A separate entry via the three-car garage leads guests past the home’s laundry/mudroom, which features folding table and sleek black cabinetry. The color scheme spills into the home’s airy and open kitchen and living room. High vaulted ceilings and a wall of windows spill natural light into the space. Sleek, oversized cabinetry in rich alder complements the glistening pearlesque tile backsplash lining the kitchen. Storage nooks at the top of the cabinets create the perfect space for displaying décor. A wall of sleek grey tile accents the fireplace and TV nook, further exuding the contemporary vibe permeating the home. Patio access off the living area leads guests to a cheerful retreat on the stamped and stained patio, which features a built-in rectangular fire pit, sandstone retaining wall and attractive landscaping. “The fire pit will mirror the color scheme as well, featuring crystalline black and white glass,” Fuchs said. While outside, guests can also enjoy the benefits of the home’s whole-house sound system. Back inside, the master suite exudes tempting relaxation with a free-standing tub and customized, digital shower. “Just one swipe of the hand turns the shower on to the perfect pressure and temperature,” Fuchs said. His-and-hers sinks, oversized walk-in closet and attractive tile situated on the vertical punctuate the space. Downstairs, guests will delight in the home’s sound-proofed theater room to the right—protected by the rustic aesthetic of sliding barn doors. To the left, a wet bar and counter accented by the artful ironwork of Dyllon Robertus creates the perfect place to unwind or entertain. Two additional bedrooms—both equipped with oversized walk-in closets—and a guest bath round out the downstairs, which also includes ample storage space. “The home was designed for the real needs of my family, and extra storage space was important,” Fuchs said. And what the home provides in function it does not compromise on in style. Clean lines, juxtaposed perfectly against classic comfort, creates an appealing house just cozy enough to call home.

Do’s and don’ts: the art of tackling your tile project
(BPT)
When you add a tile or natural stone surface to the kitchen or bathroom, it transforms each space with a fresh, clean and customized look. Many homeowners often dream about adding a backsplash or replacing a floor, but never complete the project because they can’t decide on the right look, become mentally exhausted by the thought of doing the project or don’t know how to accomplish it themselves. “There are simple tips designers use to plan the look and feel of a room using tile colors and patterns,” says Kirsty Froelich, design director for The Tile Shop. “Whether you want to do the tiling (BPT) yourself or plan to hire someone to lay it for you, these hints will help you get the look you want with ease.” Do: Check your colors Before purchasing all the materials for your project, bring samDo: Find inspiration to guide your vision ples home so you can see the colors in the space. Classic Design Homes 5917 Foxtail Lane Sophisticated Simplicity
Home Highlights
By Brenda Maas
All the basics, dressed up for the town Classic Design Homes is aptly named. For nearly a decade, they have kept the home building process simple, yet added the extra elements that help homeowners of all budgets realize their own American Dream. This year’s featured home, Classic Design’s ninth, is located at 5917 Foxtail Lane on Billings’ burgeoning far West End. The house features three bedrooms and two baths within an efficient onefloor layout. Guests enter via a covered front porch, balanced with dual, dark-stained pillars atop wide, charcoal ledge stone, giving a rich indication of what lies inside. The entire home, inside and out, is a perfect demonstration of how unlikely earth-tones can truly meld. Caramel marries charcoal; buttery cream warms cool greys; and gold livens up barely-black tones. Yet, certain features, like the über-modern light fixtures and brushed nickel hardware, keep the home from being too neutral. Left of the foyer, which is highlighted with a hanging drum-style light fixture, the hall curves to reveal two bedrooms, a bath and uniquely-angled home office with built-in desk and floating shelves. The two bedrooms are separated by their shared bath, but that is where the similarities end. The back room sports creamy paneling and a pair of twin closets, while the front room is more traditional. The kitchen sits—and truly functions as—the heart of the home. Anchored by a central island that seats three and houses a wine cooler, the entire area is delineated by the tray ceiling, lit with recessed lighting and crowned with two frosted-glass, tubestyle contemporary pendants—the sparkles on the proverbial cake. Maple cabinets, stained gold, glazed with black and topped with crown molding complement the kitchen with a rustic-yet-sophisticated vibe. Directly across, the dining area with corresponding dressy fixtures transitions easily from the kitchen to other entertaining areas. It’s roomy enough for a large gathering with an opportunity to spill outside to a covered porch or even the adjoining, open-air patio, complete with a built-in, raised fire pit. Opposite of the dining area, a gas fireplace is set within a floor-to-ceiling wall of the same grey ledge stone from the exterior and accented with open, custom shelving, dressed in creamy white. With a cut-out above for a flat-screen TV, the open-concept kitchen-dining-living combo creates the perfect place to host a party or snuggle up to watch a good movie. The master bedroom, located on the far end of the home, gathers natural light from four vertical windows that punctuate the room’s versatility. A pocket door leads to the master bath—itself a study in classic elements and warm colors with his-and-her vanities,
a private water closet and massive walk-in shower. Enhanced by a transom window that brings light in above the vanity and then again into the walk-in closet via a second transom, the space has hidden luxuries including an electric towel warmer, custom subway glass tile accents in the shower and granite vanity tops that echo the kitchen’s color scheme. Functionality also reigns with the eight-foot long walk-in pantry, set just off the kitchen, directly opposite the mud/laundry room family entry. With 22 basket cubbies and five hooks over a storage bench opposite of the washer/dryer setup, the back entry is a hard-working space dressed in creamy trim. At 10 feet in height, the home’s extra-tall ceilings enhance its spacious layout while a whole-house sound system and the wide-plank luxury vinyl plank (LVP) flooring keeps the flow seamless—all classic elements dressed to create a comprehensive package.

(BPT) Driveways to mailboxes: Oft-overlooked items that drive curb appeal Selling or staying, it makes no difference — everyone wants a home that looks great from the curb. Curb appeal comes together when all the elements of a home’s facade are in good shape and working together. Driveways that are cracked or pitted with potholes, dingy front doors and other seemingly minor complaints like a shabby, scuffed mailbox, can all significantly detract from a home’s overall curb appeal. Here is a handful of projects — many of them quick fi xes — that can greatly enhance a home’s appearance. Repair or resurface your driveway. For many homes, the driveway is one of the largest visual elements of the home’s overall curb appeal, ranking right up there with siding, the roof and the lawn. If winter was rough on your driveway, it’s time to think of making repairs. Concrete can crack and crumble, and asphalt develops potholes. Both can be repaired quickly and easily. For any driveway repair, make sure the area to be repaired has been cleaned of debris and loose materials. Cleaning with a hose or pressuring washing can improve the entire surface. For asphalt driveways, Sakrete U.S. Cold Patch is a ready-to-use recycled asphalt product that permanently patches potholes, cracks and other defects without the oily mess or bad smell of a conventional blacktop patch. Simply pour the product into the pothole and tamp it down. It is not oily or sticky, so you can even use your car to do the job — just drive tires over the patch to compress it. Concrete driveways can develop different types of cracks: very small and shallow resembling a dry river bed; cracks between 1/8 and 1/4 inch wide; and cracks wider and deeper than 1/4 inch. Your choice of repair method will depend on how you want the finished product to look and how much time you have to make the repair. Portland cement-based Sakete Top n Bond can be used to repair all three types of cracks, and will provide a finished look that most closely resembles the existing concrete driveway. For tiny cracks, simple coat the entire area with a thin layer of the patching material. Top n Bond easily fills cracks wider an deeper than 1/4 inch. You can also use it to repair areas where one slab of the driveway has sunk lower than the slab next to it. If appearance is less important, an even easier option for repairing cracks 1/8 to 1/4 inch wide is to use a tube product, like Sakrete Concrete & Mortar Repair, and apply it with a caulk gun.

Repairing damaged asphalt or concrete driveways not only improves its appearance, it can help extend its life, too. Put the shine on your mailbox It sits at the end of your driveway and often plays a key role in helping guests find your house. But do you give your mailbox the attention — and the credit — it’s due? Little things can mean a lot when it comes to creating curb appeal. While a mailbox that looks good might not get much attention, one that’s ugly or shabby is sure to draw the kind of attention you don’t want. If you live in a community that restricts what type of mailbox you can have, simply give your rusted, stained mailbox and the post it sits on a fresh coat of paint in its original color. If your community has no standards for mailboxes, you can swap out an ordinary looking box with something that compliments your exterior design. Does your home have a brick facade? Consider a mailbox set in or on a brick pillar. If your house features fieldstone accents, consider carrying that over to the mailbox with a small, stone-trimmed planting bed at its base. Lavish your front door with some TLC The door is the point where your exterior design meets your interior décor. It’s also an element that significantly impacts how visitors view your home. Give yours a fresh coat of paint or stain, and don’t forget the trim around the door. Next, consider lighting. Is the area around the door well lit? Good lighting is key not only for safety at night but also to enhance the appeal of the area. Consider sconces beside the door or an attractive overhead fi xture if your door has an awning, porch or overhang. Ground lights can accent the effect, either illuminating the pathway that leads to the door or lighting up the door itself. Finally, take a look at the door hardware. Is the handle or knob looking rusted and shabby? Replacing worn or dated door hardware is an easy, cost-effective way to improve the overall look of your entryway. Anyone hoping to sell their home during warmer months can greatly enhance curb appeal by investing in these seemingly minor design elements. If you plan to stay in your house, boosting the curb appeal will make you feel even better about coming home every day to a fresh, appealing house.

The Picard Company 6301 Ridge Stone Dr. North
Role Model
Home Highlights
By Brenda Maas
Bright spaces, smart layout and fine finishes highlight this elegant home Shay Picard is no stranger the Parade of Homes. His father, Sam Picard, founded Picard Development in 1984, and 2014 will see the fifth Picardinfluenced house in the Parade, including the 2007 People’s Choice Award-winner. “I grew up on it,” notes the younger Picard of the home construction business. This year’s entry, located at 6301 Ridge Stone Drive North in the Ironwood Development, aptly reflects two decades of experience. The 2,668-square-foot home features four bedrooms and three baths over two levels. Yet, it is the attention to detail that punches up the open layout. A transom window over the front door gives guests an important clue to one of the interior’s subtle, yet important features. Seeded-glass transoms are carried throughout the main level of the house, complete with nine-foot ceilings, allowing light to pass seamlessly while marrying the design elements. Picard points to hand-troweled plaster ceiling medallions in both the main-level living room and
master bedroom as one of his favorite features. In addition, a custom mirror in the master bath, framed with glass and stone tiles, hangs above maple vanities and quartz countertops, giving the entire room that extra something special. Opposite the vanities stands a custom-tiled shower and deep soaker tub, topped by another transom window with reed glass to allow for privacy with the sunlight. Oil-rubbed bronze fixtures and 20-by-20inch porcelain floor tiles in soothing honey-beige complete the en suite. The U-shaped kitchen functions fully with an efficient design, including a corner pantry, stainless steel appliances and six-by-four-foot center island that seats three. Rich maple cabinets, topped with quartz countertops along with travertine, marble and glass accents in the subway tile backsplash add a sophisticated element of style. The same tile and sandy color scheme continues in the adjacent family room fireplace, subtly tying the spaces, as does the six-inch-wide, driftwood-stained birch floors.

Natural light permeates the entire home via larger-than-average Andersen 100 windows, highlighted by the window in the dining area, between the kitchen and the deck door. The eight-by-five-foot glass provides a bird’s-eye view of the natural drainage area behind the home, a wildlife-lover’s delight. Stepping out to the 12-by-14-foot covered deck, guests can enjoy the outdoor space complete with low-maintenance Fiberon composite decking, Regal aluminum railings with LED accents and speakers from the whole-house sound system. The lower level features a large family room with plenty of room for entertaining or family-time. The lower-level walk-out style provides access to the
small patio area set atop a short wall of large boulders or stairs up to the upper deck. Additionally the two lower-level bedrooms continue the home’s bright and airy atmosphere with large egress windows and incloset lighting. Warm colors of sand, honey and charcoal throughout keep the home warm yet contemporary, while the creamy trim accents the urban putty walls and keeps the color palette strikingly rich in this cleverly-crafted West End home.

Cougar Construction 6275 Canyonwoods Dr. Epic Estate
Home Highlights
By Allyn Hulteng
Designed for entertaining, this extraordinary estate boasts a gracious open floor plan that connects seamlessly to a stunning outdoor living space Summer in Montana – it’s the sweet season that brings forth bountiful crops and nurtures new generations of native wildlife. The season’s warming temperatures and extended hours of daylight also draw people out from their insular cocoons to play, dine and rejuvenate in the sun’s life-giving rays. Sam Nelson, owner of Cougar Construction, understands fully the attraction to outdoor living. Nelson’s 2014 Parade entry located at 6275 Canyonwoods Dr. in Ironwood Estates is the epitome of a home designed for four-season living and entertaining. From the curb, the home elicits a warm, welcoming aesthetic. Three substantial rock-based columns frame the covered front porch — a perfect place to sit and take in expansive views that stretch to the Pryor Mountains and beyond. Past the gracious tiled entryway, guests are drawn into an elegantly appointed main floor. To the left, glass-paneled French doors open to reveal a large office awash in natural sunlight. The 12-foot tall ceiling framed with seven-inch alder crown molding adds an air of unmistakable stateliness to the space.
Directly across from the office, the formal dining room features a box beam ceiling and walls covered in a rich, warm gray. As guests pass the formal dining room they enter the main living area. Dark, hand-scraped hickory floors contrast handsomely against pale gray walls. On the west side, a floor-to-ceiling, dry-stack fireplace anchors the great room. Made out of rough-cut stone in shades of pewter, umber and taupe, the fireplace mirrors the home’s modern gray-tone palette. Rising up along both sides of the fireplace, custom dark-stained alder cabinets and bookshelves enhance the feeling that this is indeed a gentrified estate. Opposite the fireplace to the west, the great room opens to a chef’s dream kitchen. Large in scale, the kitchen features a massive 10-foot island, abundant storage plus a deep walk-in pantry. White glazed wall cabinetry provides a clean backdrop for the dark-stained island. Medium gray granite countertops and a dove gray tiled backsplash sync together to unify the light and dark elements. Finished with top-of-the-line double wall ovens, a commercial gas cooktop and high-end stainless appliances, this so-

Rounding out the main level, the master suite features an 11-foot, box beam ceiling with alder crown molding. Off the master, a private en suite offers a

Jeff Kreitzberg Homes 1423 Benjamin Boulevard Contempo-Casual
Home Highlights
By Brittany Cremer
Expansive views, craftsman touches highlight this Heights haven Jeff Kreitzberg, who hasn’t been intimately involved with the Parade of Homes for some time, was actually one of the first builders in Billings to participate. “We haven’t had a Parade home entered since 1998, but it’s been fun to see how the process has evolved,” Kreitzberg said. Kreitzberg said the past 15 years has ushered change in home finishing, more intricate floor plans and evolving décor—although some of it has “come back,” he noted. But one thing has remained consistent during this stretch of time, and that is Kreitzberg’s commitment to service and quality craftsmanship. “I have had many of the same subcontractors for the last two decades,” he said. “They are all skilled professionals who are masters at their trade.” Kreitzberg shines a light on the work of one subcontractor in particular, his trim carpenter Dave Bakker. “He did all the built-ins in the TV nook in the living room and has a great eye for detail,” Kreitzberg said. And the home at 1423 Benjamin Blvd. in the Heights High Sierra subdivision is all about the details. A wall of windows and open-air great room invites guests inside. A mud room to the left makes for easy storage of book bags and muddy boots. Further on, the living area spills into the smartly-appointed kitchen, which features a tiered quartz countertop in attractive salt-and-pepper pattern. A similar-colored tile frames the fireplace just adjacent the island. To the left of the fireplace is the home’s craftsman-inspired TV nook and built-in bookcase. “The TV nook is definitely one of the ‘ah-ha’ points in the home,” Kreitzberg said. “The shelf is outfitted with accent lights at the top, perfect for displaying your favorite family photos or décor.” And just off the kitchen to the patio is another one of the home’s finer points—a spacious stamped-andstained patio featuring wide-sweeping views to the east. “It definitely has a country-inspired feel,” Kreitzberg said. The downstairs features a walk-out lower level, which adjoins the patio. The house is further outfitted with whole-home sound and on-demand hot water. An entertainment area downstairs provides the perfect space for Sunday afternoon football games or cat napping. A laundry room, which could easily be transitioned into a convenient hobby room, and extra bedroom with adjoining bath rounds out the basement.
1. 2. 3.
Upstairs, the master suite features a spacious closet, double sink vanity and custom trim. Two additional spare bedrooms complete the upstairs, which also features a unique curio nook along the stairs. “This home might not be the most ostentatious on the tour, but it’s a solid, well-built home that people can afford and definitely see themselves in,” Kreitzberg said.

Image Builders 2315 Stone Creek Trail Enter Exquisite
Home Highlights
By Brittany Cremer
Sprawling craftsman features open, airy floor plan with modern twists Building an image requires taste, time, and above all—personal flair. Greg Schmidt and Ty Lantis, owners of Image Builders in Billings, approach every project with the notion that each home—like its homeowner—is unique. Plans are enhanced and customized to meet the needs of the inhabitants, and no two builds are ever the same. Putting the “extra” in to extraordinary is their specialty, and this mantra rings true in this year’s Parade home located at 2315 Stone Creek Trail. Situated in Billings’ burgeoning River Rock subdivision in Billings’ West End, this home exudes style, comfort and creativity. The tan, terra cotta and charcoal-colored exterior hints at a rustically-refined vibe, which is confirmed at the entry by large, oversized doors and barnwood grey flooring. However, these elements are perfectly balanced by the home’s fresh take on classic countrypolitan. Here, traditional classic design gets a facelift. The five-bedroom, 4,200-square-foot home features a grandiose great room, which spills into the
gourmet, cook’s-dream kitchen. Splashed in hues of worn white and slate grey, the space is clean, crisp and contemporary without being stark. A double oven, quartz-covered island and suite of stainless steel appliances enhance the kitchen, which overlooks the living area. Framed by a tray ceiling and transom windows, the ethereal space beams with light and energy. Guests will surely note the majesty and beauty of the built-in fireplace and custom steel hearth. Just off the living area is the master suite, which is a study in pure, unadulterated relaxation. Tongue-and-groove wall niches add an extra element of texture in the master—and be sure to spot them elsewhere around the home. Pocket doors separate the bedroom from the master bath, which is equipped with luxurious soaking tub, contemporary gold-rubbed fixtures and striking walk-in shower. “We installed dark, ribbed tile on the vertical in the shower to evoke a sort of waterfall effect,” Schmidt said. Across the living room is the home’s smartlyappointed home office, which is subtly connected

to the rest of the home via a pass-through window. The home’s main entrance is also located here, and those with an artful eye might notice something very unique about the entryway. “We textured the interior wall to match the color and composition of the exterior,” Schmidt said. “When you look out the window, it looks like one seamless piece of architecture—a subtle but interesting effect.” Opposite the office is the main bath, which is conveniently connected to the laundry room. Floorto-ceiling windows offer ample light and lead guests downstairs past the home’s custom rail system. The home’s basement features a spacious entertainment area outfitted with movie projector (bring extra popcorn) and an oversized wet bar with custom-crafted wine cooler. An extra fridge and char-
coal-colored cupboards round out the space. Three bedrooms dressed up with spacious walk-in closets and custom trim finish out the basement. “We did all the trim the same color as the walls to place the focus on the color of the door, which acts like an accent piece,” Schmidt said. Minimalist touches like that prove that oftentimes, less is more—especially when building an image.

Forward-looking luxury at the forefront of today’s bathroom renovation trends Americans are renovating again, and instead of letting resale value alone drive their renovation choices, in 2014 homeowners are weighing many more factors. They are seeking renovations that are beautiful, luxurious and eco-friendly, and that both enhance resale value and their ability to age in place should they choose not to sell down the road. In a recent survey by real estate website Houzz, 41 percent of American homeowners said they were more likely to remodel than move over the next two years. The renovation motivators included the desire to improve the look and feel of their spaces (78 percent), improve functionality (54 percent), boost home value (52 percent) and improve overall energy efficiency. A Dwell Insights Group survey confirms the importance today’s homeowners place on good design. The survey found that respondents were cost and value conscious, environmentally aware and at the forefront of trends. What’s more, 44 percent said they planned a major home renovation over the next 12 months. Across all demographic groups, bathroom renovations continue to be among the most popular projects, affording one of the highest returns on investment at the time of resale, Remodeling Magazine’s Cost vs. Value Report indicates. The value of a bathroom remodel increased 10 percent in 2014, the magazine reports, and a midrange project recoups nearly 73 percent of the investment; an upscale bathroom remodel returns nearly 64 percent of its cost. Bathrooms have long been a focal point where function, luxury and enjoyment converge in American houses. (BPT)
