Red Lodge Tour New this year is a separate Twilight Tour to Red Lodge on September 13.

Attendees will hop on a motor coach that leaves Rock Creek Lumber in Billings at 4 p.m. Snacks and drinks will be served on the bus, and upon arriving to Red Lodge, attendees will be greeted with “A Taste of Red Lodge” at the Red Lodge Furniture Store, where libations and appetizers will be provided from various Red Lodge eateries.

The motor coach will then take attendees to five beautiful Red Lodge homes, including the property on Kainu Avenue—one of this year’s Parade homes.

The other four homes were handpicked for the occasion due to their beauty and craftsmanship.

Attendees will arrive back in Billings around 9 p.m., at which time they will receive a ticket to attend the rest of the Parade homes free of charge.

Age-old elements marry modern conveniences and finishes to create a steady/ consistent blend of eras in the Yellowstone Basin Construction Home at 5915 Ironwood Dr. From the outside, the house has a touch of The Brady Bunch. But step inside to quickly realize that housekeeper Alice has left the building, and “blending” is the only ‘70s factor left.

Builder Jacob Brosovich brought back the traditional dining room, in a big way.

With creamy board-and-batten panels, the sunny front room commands attention. Opposite the foyer, which rises 11 feet and gives a grand, airy feeling, the home office is announced with a sliding barn door, stained to match the massive front door.

Farther inside the home the space opens up to a grand great room that encompasses a sophisticated kitchen, dinette, access to the backyard, open staircase and living space. The entire back wall is comprised of four large windows, giving plenty of natural light that beams across the birch hardwood floors.

The kitchen creates its own menu with creamy white Shaker-style cabinets in an L-shaped perimeter. The nine-by-threeand-a-half-foot island, covered with maple butcher block, will seat five and is made of the same cabinets, painted black to off-set the light. The stainless steel appliances, including double in-wall ovens, gives the contemporary edge that juxtaposes perfectly with the corrugated stainless steel that covers the “kick” side of the island.

“We like to mix the new with the old,” notes Brosovich, pointing to the reclaimed timbers that he custom-fit to the tray ceilings in the great room and master suite.

He repurposed them from the Yellowstone Garage in downtown Billings.

To change things up, Brosovich created a corner wall, crafted of creamy, textured rectangular tiles and then set a floating, horizontal fireplace in the great room for a contemporary edge.

That vibe continues into the master suite, which opens with barn doors, and features the same retro-fit timbers. The en suite bath is a study in classics with 1920s white subway tiles in a three-head custom marble shower, a stand-alone oval, white tub and raised oval sinks set in a dual vanity with a marble top.

Following a trend toward airy, eclectic lighting throughout the house, the master vanity features three simple, oblong, white fixtures. The second bedroom has its own bath—this one finished with “barnboard” tiles.

Both the great room and the master open to the covered patio, one of Brosvich’s favorite features of the home.

“It’s completely covered and, once the landscaping grows in, will be quite private,” he says of the outdoor space.

The lower level features an immense family room with nine-foot ceilings, a complete kitchen and wet bar with more contemporary elements that evoke a classic-meets-edgy vibe to the timeless home.

Brown Builders 334 Feldspar Way Rustically Elegant

With expanding views and warm hospitality, this home exhibits Montana’s best Sometimes a project is so well put together, so cohesive, that it emanates a “no problem—this is easy to do” vibe. Brown Builders accomplished that in their eighth Parade home at 334 Feldspar Way in the Granite Park subdivision.

The four-bedroom, three-and-a-half bath rambler fans out across a .75-acre lot, yet there is nothing ho-hum about this rancher. From the initial approach, the three-car garage, set at an angle, indicates the interior won’t be all linear. A curved walkway, stamped and stained steps and porch with stone and wood columns herald the oversized wood front door, accented with black metal.

Stepping inside, guests’ eyes are immediately drawn back outside, across the great room, via the wall of patio doors. Situated dead-center, the great room divides the kitchen and dining areas from the more private spaces—the master suite and front office (which could double as a bedroom). A simple but impressive fireplace anchors the right wall with broad, dark alder Shaker-style mantle. Reminiscent of days gone by, the one-inch limestone finish surrounding the space adds to the true-to-Montana flavor of the home.

To the left, an angular peninsula, which echoes the angled garage line, provides entry into a sophisticated kitchen. Open-air shelves suspended from the ceiling give a newer edge to the design—perfect for pretty bowls with a punch of color. The large, granite-topped island cozily seats three with a prairie-style light fixture continuing the polished frontier vibe.

The cherry cabinetry and knotty alder trim, both stained midnight-walnut evoke a rich feeling that permeates, while functionality presents itself in a large walk-in pantry, laundry and mudroom plus a half-bath just inside the entrance from the garage.

Across the kitchen, the dining space is flooded with natural sunlight on three sides, including access to the backyard.

In the bath, his-and-her vanities stand opposite each other—to the left, the mirror is “framed” by two vertical windows that bring in more natural light. Directly opposite, the vanity mirror is flanked by two vertical mirrors—a clever-yet-subtle design element.

The lower level, with two additional bedrooms, walk-in closets, full-sized bathroom and massive family room complete with a bar, is ideal for hosting parties or family events. A custom back counter-cabinet area plus a high-low bar will make entertaining a breeze.

The entire home is a study in plush sophistication with comfortable tones of charcoal, chocolate and latte. Small details, like the triple-crown molding in the kitchen, the solid knotty alder doors and unique tile layouts, combine with classic elements like the linen-colored walls and hickory floors give the entire home that warm, come-sit-for-awhile feeling that Montanans love.

When Rick Stordahl, vice president of design and construction management for Wells Built Homes, was planning the 2014 Parade home, he decided to do something different from any of the other homes — and dramatically different from their 2013 Parade home.

“We made a 180-degree turnabout from last year’s uber-contemporary model to build an elegant home steeped in timeless tradition,” Stordahl said.

Evidence of the dramatic shift starts at the curb.

Classically designed, the home features slateblue siding and red brick detail reminiscent of homes along Cape Cod. The arched entry, supported by thick square pillars and recessed panels beneath the windows also hint at East Coast architecture.

“You won’t see any stone or timbers or anything rustic in this home,” Stordahl said.

What people will find when they cross the threshold is an elegant expression of timeless luxury.

The gracious entry opens to reveal a stately great room. Large floor-to-ceiling windows bathe the bisque-colored walls and dark hardwood flooring in natural light. Occupying most of one wall is a gas fireplace framed in wide, polished wood and topped by a massive mantel with large dental molding. Above, the box beam ceiling offers a surprise — while the beams are painted the same creamy white as the trim, the ceiling sports a pale, velvety blue.

“Every room has a different colored ceiling,” said Stordahl, noting that though they are colorful, the palette stays true to the style of architecture.

Opposite the great room is a stunning, chef’s kitchen. Custom cabinetry with a rich, ivory glaze contrasts elegantly with the dark-stained island.

Large in scale, the island is topped with a sumptuous piece of granite in shades of crème, gray and taupe. Extending beyond the base and supported

by two wooden legs, the granite provides a place for guests to sit and sip a glass of wine while the owners prep for dinner. Above the island, an exquisite cutglass chandelier hangs like a piece of fine jewelry.

Beyond the island is the formal dining area with another cut-glass chandelier. Off the dining room, French doors lead to a large, covered patio that wraps around the home. Supported by sturdy brick columns, the soffit features extended trim boards making it look similar to a bead board ceiling.

Inside and down the hall, visitors will pass two guest bedrooms and a full bath on the way to the arched entry into the master suite. The sumptuous space features large windows, luxurious carpeting and an extravagant tray ceiling with crown molding and dental detail.

Separate his-and-hers vanities feature pale oliveglazed cabinetry, quartz countertops and cut-glass drawer pulls.

“The ladies vanity has two matching chandeliers overhead, while the man’s has wall-mounted lighting,” Stordahl said.

Further in is a huge tiled shower, private water closet and large walk-in closet complete with shelving for shoes and built-in dressers.

Downstairs, the lower level extends the gracious living space. Built with a nine-foot ceiling and three “light wells,” or large, high windows designed to maximize natural light, the space feels open and airy.

A brick fireplace in the corner of the main family room adds an element of warmth, while the full bar with sink and refrigerator makes a perfect place to stage appetizers and beverages.

Off the family room are two more bedrooms, a full bath and a closet to store games.

While the home exudes tradition, luxurious finishings coupled with thoughtful amenities makes this a warm and inviting environment.

Three success tips for converting an attic into living space Moving up — vacating your current, smallish home for a larger, roomier abode — was the American way before the Great Recession. Now that the economy is humming again, at least some of the people who stayed put during those lean years will be looking to move into larger, nicer homes this summer. High demand and low inventory, however, may leave many with nowhere to go.

Some will rediscover a time-honored space-gaining technique: attic conversion.

As home improvements go, converting an attic into usable living space has a high return on investment — about 84 percent at the time of resale, according to Remodeling Magazine’s Cost vs.

Value Report. That’s if you use your unfinished attic to create a 15-by-15-foot bedroom and a modest 5-by-7-foot bathroom with shower. Create a larger, more luxurious and more elaborate space and the ROI could be even greater. If your family is bursting at the seams, the value of added space will be measured in comfort, convenience and peace of mind, rather than resale dollars.

As with any renovation project, achieving an attic conversion requires you to balance numerous factors, from budget and objective to space and architectural limitations. Some of your mostdesired features — such as ample natural light or a full bathroom — may seem out of reach. They don’t have to be, though, if you rely on some time-tested techniques to maximize the space.

Lighting the natural way Typically, attics aren’t built with a lot of windows, and adding them may be difficult if the ceiling is sloped. Yet natural light is a highly prized feature in virtually any room, especially if you’re converting your attic into a bedroom, family room or other public

area. Traditional solutions include adding dormers, which can be costly and time-consuming. What’s more, windows and dormers can eat up wall space, which is often at a premium in attics.

Skylights or roof windows can be a better option in an attic space. They require less time and cost to install than dormers and can easily live on slanted ceilings. Choose Energy Star-qualified no-leak, solar-powered fresh-air skylights like those from VELUX America utilized in the O’More College of Design Alumni House, add solar-powered blinds, and you can achieve a lightfilled attic room that is both beautiful and energy efficient. The cost of the products, including installation, are eligible for a 30-percent federal tax credit.

Roof windows, which are less expensive than dormers, are another cost-effective attic conversion option. VELUX offers both a top-hinged model and a double-sash balcony model that open at the top and bottom to create a roof balcony that admits much more light than a dormer while offering access to the outdoors.

Roof windows offer maximum ventilation plus the added advantage of meeting building code requirements as points of emergency escape and egress.

Heating and cooling Attics are often the hottest or coldest room in the house, depending on the time of year and the quality of your home’s insulation. Creating a comfortable atmosphere in a converted attic requires expert planning.

You may need to increase insulation. Because insulation has such a significant impact on a home’s overall comfort and energy efficiency, it makes sense to invest in the best you can afford.

Spray foam is often a good option for converted attics because it can go easily between existing joists and create a tight air barrier without losing the inches of space required for thick fiberglass batt insulation.

You’ll also need to consider how you will heat and cool the space. A heating, ventilation and air-conditioning system expert can help you determine the best approach.

Skylights and roof windows can also play an important role in your heating and cooling conversion plan due to the chimney effect they utilize to exhaust rising hot air from an attic space while providing abundant daylight and fresh air.

Plumbing made easier Adding a bathroom anywhere in a home is usually a good investment. Bathroom additions return about 60 percent of your investment at the time of resale, according to the Cost vs. Value Report. Creating an attic bathroom can be simple — if pipes are already present - or challenging if no plumbing exists in the space.

One alternative to traditional plumbing is up-flush, which allows you to install sinks, toilets, showers and even bath tubs without engaging in major construction to accommodate traditional plumbing pipes. Up-flush plumbing cost less than traditional plumbing methods and is easier to fit into tight spaces — like the odd nooks that often occur in attics.

With planning and the right materials, it’s possible to convert an attic into a living space that makes your home even more livable for your family while you’re staying in place. Plus, it will enhance your home’s value down the road when you’re ready to move up.

Solid construction, signature elements meld to create one-of-a-kind home When you enter a Mac Leffler Construction home, you are assured of two things: 1) You will see more than 18 years of construction experience, and 2) You will think, “Holy cow! Did he really make that and somehow incorporate it into that house?”

Exhibit A: Leffler’s 2013 Parade house. In this home, he incorporated a traditional fireman’s pole as an optional mode of traversing from the main floor to the lower level.

This year’s house boasts more of Leffler’s signature elements, plus a few surprises.

“I suppose you could say I like things that are “one off ” of what is expected,” says Leffler, “and most of the pieces are not something you can just buy and build from a box store.”

Considering the plethora of materials—like natural Elk River stone, fir timbers, hand-troweled plaster, metal straps and corrugated steel—the house should look like a kindergartener’s science experiment, yet Leffler pulls it together with a unique cohesiveness that intrigues.

Take, for example, the front door—it’s an almost-black, eight-foot steel door with bars over seeded glass. Plus, it weighs about 600 pounds. It takes some serious muscle to push, but what’s inside is worth the effort.

Within, the “fireplace” wall on the main level provides Exhibit B. Instead of a traditional square

fire box, or even a more modern rectangular floating line of flames, Leffler inserted two gas torchères on the vertical, essentially framing the large-screen TV. This design element offers an entirely new twist on “outside the box.”

The same focal wall, along with most others throughout the house, displays one of Leffler’s renowned skills—he personally hand-textures and burnishes the plaster walls to bring out a deeper, more dimensional look.

The house also carries echoes of the past, both inside and out. Corrugated steel, reclaimed from an old barn, covers the seating side of the kitchen island, the face of the corner fireplace in the lowerlevel family room, small accent areas on the exterior and the main wall in the wine room.

The basic layout centers the kitchen, dining room and great room between the front door and access to the large back deck. Framed with hand-distressed fir beams, which are strategically echoed in the master bedroom and lower level family room, the space flows seamlessly while separating the mudroom/back entry and master suite from the two bedrooms on the opposite wing.

Extras include “smart home” features, a lot that connects directly to a city park and metal siding on the inside of the garage for easy cleaning.

rade house—quartz countertops, glass and marble back splash, under-mounted sinks, custom-tiled, multi-head shower and stainless steel appliances throughout the five-bedroom, three-bath, 4,000-square-foot home.

In the lower level, the unexpected continues with what Leffler refers to as a “poor man’s” wine room—a small alcove for storing, displaying and tasting wine—

adjacent to the massive family room that is perfect for entertaining. A full bar and kitchen, dining area and access to the outdoor space sits opposite of two bedrooms and full bath. One bedroom even features a child’s “crawl space” created from the often-unused space under the stairs—yet another unique element that makes this home far from ordinary.
