DACOTAH SPEEDWAY, FUNATIX EVENTS JOIN FORCES

Dacotah Speedway, a premier motorsports venue, and Funatix Events, a leading provider of entertainment experiences in the Bismarck-Mandan area, are excited to announce their strategic partnership. The partnership will bring together the best in motorsports and entertainment to create an unforgettable experience for fans of all ages.

Funatix Events, known for its work with Mandan Rodeo Days, the Bismarck Marathon, and more, will work with Dacotah Speedway to grow the community of racing fans in North Dakota while adding value to every ticket sold.

The partnership between Dacotah Speedway and Funatix Events will start in the 2023 racing season. Racing fans can expect to see new and exciting changes at this summer’s event and are encouraged to follow the Dacotah Speedway on social media (@DacotahSpeedway) to stay up to date with the track as the race season approaches. The all-new Dacotah Speedway website is now live (dacotahspeedway.com) and has an improved user experience so racing fans can find all the necessary information to make race day a great time with the family.

Q: I’VE SIGNED A LONG-TERM COMMERCIAL LEASE, AM I STUCK IN IT?

A: You may have a solution. Most commercial leases have a clause that allows a sub-tenant or replacement tenant with the consent of the owner. This means that the tenant can hire a commercial real estate broker to search for another tenant to take the space, relieving the initial tenant of their responsibilities. The only fee is the brokerage fee to the broker which often is a portion of the rent being paid. Some Landlords will allow a sub-lease whereby the new tenant pays rent to the existing tenant and the Landlord still gets paid from the contracted tenant. We (commercial brokers) see this scenario often when a tenant grows out of their space or the space is no longer needed. We get the call and we find a new tenant to take over. If you find yourself in this situation, you may have options…just call your commercial real estate broker. A commercial real estate broker has navigated through hundreds of leases for office, industrial and retail and will be familiar with the terms and conditions of commercial leasing.
