Sustainable business practices are a nice goal, but in tough economic times, they’re just not financially feasible, right? “Nothing could be further from the truth,” says Dr. Will Low, a professor in Royal Roads University’s faculty of management, who teaches courses in sustainability and business. “Sustainability is not just good for the environment, it’s good for business. “It’s all about efficiency,” says Low. “If you start with a clear vision of where you want to lead your business, you will often find that savings and sustainability go hand in hand, and that’s good for the bottom line.”
There are no hard and fast rules when it comes to going green; each organization must find its own way. But sustainable practices don’t require reworking your entire business model. Even small changes add up. Low gives some examples: delivery services or businesses that otherwise use vehicles can have drivers minimize making left-hand turns and plan their routes in advance. This will not only save money and reduce collisions but will also reduce emissions. Providing heaters for the cabs of commercial trucks (so that drivers don’t have to run the engine to stay warm) will have similar results. Meanwhile, businesses that sell a product can rethink design and make packaging more efficient, saving money on shipping costs while

The building heating load is calculated at 2,300,000 Btu/hr input, and the domestic hot-water load is calculated at 700,000 Btu/ hr input. Fortis Gas provides rebates for both applications as follows:
As an example, we have a standard residential apartment building that was built in the 1980s and has both the heating and domestic hot water heated by natural gas boilers. In this example, the heating boilers do both heating operations through a heat exchanger (to heat the domestic hot water). The current boilers were installed approximately 30 years ago and are older pieces of equipment with below standard combustion/ operating efficiencies. We will assume that the current heating costs (cost of natural gas usage) for the year is approximately $50,000. There are two boilers sized at 1,500,000 Btu/hr each operating for a total 3,000,000 Btu/hr input.

This ins tallation will s ave your b uilding approximately 30% of your current fuel costs and would equate to approximately $15,000 per year.
Based on strictly the payback of fuel savings, the new boiler retrofit would be paid back in 3.6 years. The magic In this example, we will use an 8 Cap Rate for our calculations: Based on an 8 Cap Rate, the $15,000 in fuel savings would equate to an increase in value of your building of approximately $187,500. If a building owner were to take this value increase to a lending institution and were to get a 70% loan to value mortgage, one could conceivably get a mortgage in the neighborhood of $131,250. Not only would this mortgage be more than enough to pay for the complete boiler installation, there would be considerable monies left for the building owner to use as they see fit. The other excellent advantage of this transaction is the simple fact that the money saved in the reduced fuel costs will more than pay for the cost of the complete mortgage. •

INCREASE THE NUMBER OF QUALIFIED PROSPECTS COMING TO YOUR WEBSITE This is done by increasing your rankings on Google by using the right keywords. How to choose the right keywords – Go to the Google AdWords Keyword Tool. Type in one or more phrases related to your business. The list that appears at the bottom of the page will show you approximately how many people are searching regularly every month for each of the keyword phrases. Then you can cull them and sort them. If you have a large Search Engine Optimization budget you can choose one of the high volume keyword phrases at the top of the “Local Monthly Searches” column. If you have a small SEO budget you need to choose one of the keyword phrases near the bottom. Where to put the keywords – The best place is at the beginning of the title tag in the head section of the source code for every page on your website. Then write a couple of short sentences in the most enticing way possible about your website, and put them in the description meta tag, also in the head section of the source code of each of your pages. It’s good to have at least 300 or 400 words of text on your homepage, and insert your keyword phrases once every 150 words in a way that the grammar flows naturally. Also include your most important keyword phrase in the H1 tag on each page. Google gives more weight to words in that are in bold type, in bullet points, and in links to other pages of your website, so it’s good to do this with your keywords. Google+ Local – A Google+ Local account is for local businesses that have a physical location with a unique street address. Google will display a small map with a red dot showing your location on page one of the search results when prospects search for your keywords. When setting up your account fill in all the questions they ask, and make sure your contact information is listed identically on your Google+ Local account as it is on your website. A blog – One of the recent major changes to Google’s ranking criteria is called “Freshness” or
