Message from the President
NAIOP
Vancouver is extremely pleased to partner with Business in Vancouver to co-host the Commercial Real Estate Awards of Excellence Gala on Thursday, May 17, 2018, at the Fairmont Waterfront Hotel. The event will recognize excellence in commercial real estate within the Metro Vancouver area for the years 2016 and 2017. This is the fourth such recognition gala in which we have partnered with Business in Vancouver. The last one was held in May 2016. The awards recognize the full range of disciplines involved in creating successful real estate solutions, while highlighting the leadership role played by property owners, developers and professional advisers. We were delighted with the number and quality of submissions we received. I would like to acknowledge the vital role NAIOP Vancouver plays in advocating for our members and for the commercial real estate industry. No single real estate company can do this alone and we need a strong collective voice to both educate and participate in these valuable discussions with all stakeholders. NAIOP does exactly this as our members continue to shape commercial real estate in Metro Vancouver and British Columbia. Over the past few years we have focused on numerous key issues, representing our industry in consultation with many municipalities and government bodies including but not limited to: •consultation regarding development charges pending TransLink Phase II expansion •improving the City of Vancouver’s CAC negotiations process for office developments •communication with the City of Richmond on DCC increases
•dialogue pertaining to the City of Vancouver’s False
Creek Flats Plan There is good reason for our voice to be heard. The June 2017 Economic Impact Report, conducted by the University of British Columbia Sauder School of Business Centre for Urban Economics and Real Estate, indicates that NAIOP Vancouver members generate nearly $9.7 billion in economic activity and $4.5 billion in GDP in Metro Vancouver alone. NAIOP Vancouver members are also responsible for the creation of over 200,000 direct, indirect and induced jobs in the Lower Mainland. In short, we make a significant contribution to our economy, and I am delighted to see the best of the best being honoured at the awards gala next month. Located on a small, 9,360-square-foot corner site at Seymour and West Pender in downtown Vancouver, the building design concept makes a modern, architectural interpretation of a “jewel i n the box.” Two strong concrete flanks extend the building’s full height, framing two prominent glazed facades featuring chiselled windows that culminate at its large roof deck. The building is anchored by Adler University which occupies five different interconnected floor levels. Grade level will feature a bar/restaurant with a contiguous outdoor patio that animates Pender street and takes advantage of the extra wide setbacks. 510 Seymour demonstrates that a peripheral CBD location, combined with a boutique-scale and small-plate offering can be viable and meet the needs and desires of a new and changing Vancouver business environment.

IKEA identified with the quality of assets previously constructed within Hopewell DC, its proximity to store location, the port and overall centrality.

Benefiting from close proximity to public transport, amenities and major consumer markets, Aritzia executed a 223,000-sq.-ft. lease transaction with Oxford Properties months before completion on the last building at Queensborough Logistics Park. The new facility will serve as a collection point for clothing manufactured overseas, providing a distribution hub for bricksand-mortar retail locations as well as Aritzia’s growing e-commerce business.

The site will eventually provide approximately 1.75 million square feet of industrial space to the market and will greatly increase employment opportunities for the City of Delta. The original Park development had an estimated eight-year completion schedule.

Vendor/Owner: PIRET/Hopewell Team Members and Affiliated Companies: Stuart Morrison, Darren Cannon, Roy Pat - Colliers International | Kevan Gorrie – PIRET | Murray DeGirolamo – Hopewell Hopewell Distribution Centre is a fourbuilding 1,690,000-square-foot distribution centre campus located within the Port of Vancouver’s Richmond Logistics Hub. 7031 York Road is the fourth and final phase of a project that transformed distribution centre design and development in Metro Vancouver through the introduction of Hopewell’s progressive and successful Calgary and the GTA projects to our market. This 330,000-square-foot speculative distribution centre represented the last opportunity for tenants to secure a new, tier-1 building within the Richmond Logistics Hub.
Vendor/Owner: Oxford Properties Group | Team Members and Affiliated Companies: Drew Gilbertson - Oxford Properties Group | Todd Yuen - Beedie Group | Lindsay Colin - Port of Vancouver Oxford Queensborough Logistics Park is prime out-of-the box thinking from three forward-looking partners. The development transformed a dilapidated sawmill into a 590,000-sq.-ft. state-ofthe art logistics park. The catalyst was a 45,580-sq.-ft. build-to-suit lease with DAMCO, executed and occupied within 12 months of lease signing. Once DAMCO was fully operational, Beedie executed a forward purchase agreement with Oxford Properties. This created a structure that allowed Beedie to maintain its construction interest in the remaining two speculative buildings. Oxford took over the buildings’ ownership, management and long-term land lease with the Port of Vancouver.

Vendor/Owner: Manulife Real Estate Team Members and Affiliated Companies: Reotech Construction Ltd. | SSDG Interiors Inc. | CBRE ACL Services Ltd., a global software development company headquartered in Vancouver, wished to move its 150-person office into nearly 64,000 square feet of a new building, spanning four storeys. Its main objective was to create flexible space, aligned with its values and work styles, to almost triple the size of the firm in the next few years. This objective was underpinned by a desire to attract excellent people, encourage collaboration and teamwork, whether onsite or remotely through effective use of technology.
Vendor/Owner: Hawksworth Restaurant Group | Team Members and Affiliated Companies: Studio Munge, Interior Designer Located on the site of Vancouver’s historic University and Quadra Clubs, award-winning firm Studio Munge created Nightingale’s multilevel interiors which pay homage to building’s historic roots. Features such as refurbished light fixtures, exposed copper pipes and remodelled library furniture, contribute to a feeling of comfort and intimacy akin to a perfectly imperfect gentlemen’s club.

Cherished as the original video game maker, Capcom has been an industry leader for over 25 years. While the company was founded and is headquartered in Japan, DIALOG knew that Capcom Vancouver was destined to put their name back in the limelight and come out swinging. Capcom’s goal was to relocate to a more urban, transit-oriented building that would ease employees’ commutes, which is exactly what they did. Together with Cressy, Capcom selected 52,000 sq.ft. of raw shell space in Bosa Properties’ mixed-use development. SOLO at 2025 Willingdon Avenue in Burnaby.

The vacant Anvil Centre needed a tier 1 tenant to break the back on the leasing. This was a great business case study.

The Ormidale Block was the first building to be built in Gastown in 100 years. Together, SPACES and Century Group were pioneering.
Vendor/Owner: BOSA Team Members and Affiliated Companies: Janay Koldingnes | Alexa Bustamante | Nicole Broughton | Marie de MontignySimoneau | Turner Construction Tech has grown up: DIALOG’s Vancouver interior design team turned gaming office design on its head with Capcom’s new Ca nad ia n headqua rters. Cherished as the original video game maker, Capcom has been an industry leader for over 25 years. While the company was founded and is headquartered in Japan, DIALOG knew that Capcom Vancouver was destined to put their name back in the limelight and come out swinging. Capcom’s goal was to relocate to a more urban, transit-oriented building that would ease employees’ commutes, which is exactly what they did. Together with Cressy, Capcom selected 52,000 sq.ft. of raw shell space in Bosa Properties’ mixed-use development, SOLO, at 2025 Willingdon Avenue in Burnaby.

Team Members and Affiliated Companies: MUJI Canada Inc., Unison Construction, RKJ (MUJI Japan) MUJI Robson Street is a combination of our Japanese heritage and the feel of the city we are opening in. An effort to have many elements of the West Coast have been included within the store to blend the two different world together for this very unique Global Experience Flagship Location on Robson Street.

Team Members and Affiliated Companies: Michael Reed and Geoff Heu (GWL Realty Advisors), Keith Hemphill and Anca Hurst (Rositch Hemphill Architects), John Sharp and Tyler Pasquil (Ventana Construction Corporation) NorthWoods Village is a pedestrian-oriented, mixed-use shopping centre consisting of 60,000 sq.ft. of neighbourhood retail, anchored by a boutique grocery store and an integrated, 80-unit market rental apartment building. As the final phase of the 23-acre NorthWoods Business Park, the Village development offers residents the opportunity to truly live, work and play in a compact, walkable community and in proximity to the vast outdoor recreational amenities on the North Shore. The retail mix, including the locally owned Stong’s Market grocer, not only appeals to the residents and the local community, it offers needed amenities to neighbouring Maplewood businesses.

Vendor/Owner: Jawl Properties and Concert Properties | Team Members and Affiliated Companies: Architects: HDR | CEI Architecture Associates, Inc. and Endall Elliot Associates | Landscape Architects: PWL Partnership Landscape Architects Inc. | Structural: RJC | Electrical: AES | Mechanical: Integral | Civil: WSP | Water Features: Vincent Helton & Associates Capital Park is strategically located across from the Provincial Legislature in the heart of Victoria. HDR | CEI and Endall Elliott Associates designed this mixed-use development to include office, residential and street-front retail space. An important component of the project was to enhance the area without jeopardizing the established essence of the neighborhood, which dates back to the 1940s. Community gardens, generous greenways, and the relocation and revitalization of heritage buildings are several features that emphasize a commitment to the current neighbourhood dynamic. The architectural design takes strong cues from the adjacent Legislature and Queen’s Printer building. A broad plaza connects the lobbies of the two office buildings, providing social gathering space for the public and people who live and work at Capital Park. Targeting LEED Platinum, many sustainable initiatives have been incorporated, including a holistic approach to heating and cooling, green roofs, solar domestic hot water, and solar shading.
Vendor/Owner: SOLO District SOLO District by Jim Bosa’s Appia in Burnaby is one of the region’s newest and largest master-planned communities. Located just steps away from the Millennium Line and Brentwood Station the community offers the opportunity to live, work and shop within the four iconic towers. SOLO has successfully redefined urban living in Burnaby through its daily shopping conveniences, restaurants, services, offices and residences. The SOLO District has seamlessly and successfully integrated various commercial and residential uses into one defined community. Community design has considered and accommodated its residents and tenants through thoughtful features such as an elevated dog park, podium rooftop gardens, barbecue areas, car-share programs and public gathering space among its anchor retail tenants.

Both hotels provide guests access to Parq Vancouver’s w id e ra n ge of a men it ie s, i nclu d i n g dow ntow n Vancouver’s only casino, eight diverse restaurants and lounges, a 30,000-square-foot park with native trees located six floors above street level, a world-class spa, a modern fitness studio and more. Parq Vancouver also includes more than 60,000 square feet of well-appointed, flexible meeting and event space, featuring Vancouver’s largest hotel ballroom.

Barafield Multi-Family Rental and Future Redevelopment Assets Vendor/Owner: Barafield Realty Ltd. Team Members and Affiliated Companies: Kevin Meikle, Don Duncan, Edgar Buksevics, Chris Driver (Cushman & Wakefield ULC) The Barafield Multi-Family Rental and Future Redevelopment Assets consisted of an offering for sale of thirteen multi-family rental properties totaling 1,058 suites. The properties are located in four municipalities, including Vancouver, Burnaby, Coquitlam and Surrey, and represented an exceptional opportunity to acquire a mix of highly coveted income-producing multi-family rental assets as well as rental intensification and condominium redevelopment projects in some of the region’s highest growth areas. While it was possible that all properties could be acquired by a single entity, each of the properties was analyzed independently and was offered for sale on an individual basis.

Widely regarded as the preeminent downtown office complex, the portfolio ranks among the most prestigious Vancouver office assets. CBRE sourced a foreign buyer for this transaction, its first entry into the Vancouver market. Bentall Centre contains approx. 1.45 million square feet of institutional office space, 145,000 square feet of prominent retail space in an underground concourse and two parkades. The complex is home to world-class tenants. Each tower features sophisticated interior and exterior common areas as well as classic architecture. This sale is the most significant real estate transaction in Vancouver’s history and at the time the largest single office transaction recorded in B.C., at over $1 billion.

NIT Vancouver ran a comprehensive global marketing process from September 2016 that successfully communicated the asset’s tremendously rare offering and high desirability, resulting in an unparalleled level of demand globally, with multiple offers from a wide range of investors who were extremely motivated to own this Vancouver icon. CBRE secured a leading international investment group as a buyer for Grouse Mountain Resorts and achieved pricing beyond comparable resort sales.
