t’s been nearly a decade since the Building Owners and Managers Association (BOMA) of Canada rolled out its Building Environmental Standards (BESt) program, giving building owners and managers a tool to benchmark their energy, water and waste programs. Today, BOMA BESt is the country’s largest environmental assessment and certification program for existing buildings. In January 2012, BOMA BESt Version 2 added new assessment modules for multi-unit residential buildings, streamlined administrative procedures and introduced a more rigorous set of requirements for new applicants and those seeking recertification, ensuring the program keeps

Training pace with the evolving real estate sector. BOMA BESt works on a scoring system. Owners and managers are invited to critically assess six key areas of environmental performance and management in their buildings: energy, water, waste diversion and site enhancement, emissions and effluents, indoor environment, and environmental management. With four levels of certification, owners and managers can work their way up the BESt ladder by continually lowering their environmental footprint. From performing energy and water audits to installing energy-efficient lighting to implementing recycling programs and training maintenance staff in environmental best practices, the program provides the opportunity to run ever cleaner, greener buildings. Bragging rights aside, BOMA BESt participants enjoy increased cost savings each time they advance a level of certification. BESt-certified office buildings have better energy performance than the national average identified by Natural Resources Canada, with Level 2-certified buildings performing 6 per cent better, Level 3 buildings 18 per cent better and Level 4 buildings nearly 50 per cent better than average. What’s new? Among the latest features around BESt is an e-Energy Training course for building operators and engineers. Introduced by BOMA in 2010, the online program teaches participants to reduce energy consumption and greenhouse gas emissions (GGEs) in commercial and institutional buildings. “The more building operators understand about managing their facilities, keeping environmental aspects in mind, the better,” said Daniel Klemky, energy and environmental manager for BOMA BC. “You gain points in BESt if you provide managers with certain types of training, and this course can count toward that.” Klemky also points to a utility monitoring system designed by Burnaby’s Prism 16 | PROPERTY MANAGERS’ SOURCE BOOK 2014
Engineering and on offer to BOMA members at preferred pricing. The cloud-based software, called uTrack, can help reduce energy costs and track GGEs in commercial and institutional buildings, as well as provide 24-7 access to up-to-date energy consumption data. “BOMA uTrack helps you interpret the most current utilities data available so problems can be identified and corrected sooner, which saves energy,” explained Prism president Robert Greenwald. BESt in B.C. Nearly 200 buildings in B.C. are certified through BOMA BESt. Though only a handful have achieved Level 4 certification to date, BOMA BC recognizes owners and managers who are working to make their properties more efficient through several other initiatives. “For example, the Guinness Tower, managed by Oxford Properties, won our first Energy Management Program [EMP] challenge by encouraging tenants to shut off their computer monitors,” said Klemky. “They also held an awareness campaign that saw the use of space heaters within tenant spaces reduced by 43 per cent.” BOMA BC also introduced a new award to honour Energy Management Program participants at its 2011 Green Building Gala. The inaugural BOMA Energy Champion – Morguard Investments’ Chancery Place – reduced its energy consumption the most by implementing energy efficiency upgrades and programs with help from the EMP team. “It’s great to see building owners and managers in B.C. continually striving to reduce their environmental impact,” Klemky said, adding that BOMA BC likes to lead by example. “We look at our own business to identify ways we can be more sustainable, like setting up an organics-recycling program in our office. It’s important to practise what we preach.”

LIGHTING AUDITS MAKE SENSE BY CHRIS JORDON
L
ighting is said to be the single biggest consumer of electricity in commercial and residential buildings. As such, the lighting industry is developing new technologies to reduce costs and increase lighting efficiency. Yet some end users remain “in the dark” about when, where and what lighting technology is most feasible for them. A professional lighting audit can help owners and managers determine where their property is burning money. How it works A lighting audit is a subset of an energy audit. A power or energy expert will come to your property and do a detailed round of your building, making careful observations and taking readings at every step. The amount of light available in each area of your building will be measured, with multiple readings in larger rooms to ensure accuracy in each corner. The auditor will also look at the location of each lighting installation in your building to ensure maximum efficiency. For example, lights hanging between rather than above tables or desks may not be providing full benefits. Lights should be placed exactly where they’re needed. The auditor may also observe tenant behaviours. Do they turn unnecessary lights off? Do they utilize daylight, only switching on electric lights in darker conditions? These types of habits are important in assessing potential energy and cost savings. Other critical factors include the type of lighting installations and light switches and the wattage of bulbs in your building. Once the whole property has been assessed, the auditor will compile the data and prepare an audit report. This document will include 98 | PROPERTY MANAGERS’ SOURCE BOOK 2014
the total energy being consumed by and the present costs of the lighting in your building, including electricity bills and maintenance. Improvement plans The report will also include an improvement plan with suggestions to reduce your lighting costs and enhance your building’s efficiency. The auditor will recommend a plan with the lowest payback period and highest return on investment and, in most cases, list several actions you can take to start saving money and energy right away. From replacing incandescent lights with more efficient LEDs or induction lights, installing occupancy sensors in corridors and washrooms and making use of other conservation technologies, you can use this advice to determine the best lighting plan for your building. odern-day building security’s gone high-tech. But can cams and computers really take the place of boots – and muscle – on the ground? Unicorn Security president Ishwinder Singh once secured a construction site for a client who had been relying solely on surveillance cameras: “The cameras had to be moved with the construction process, but the information they were getting from the monitors – by the time they were checked and acted on – was too slow.” As soon as Singh planted a 24-7 security guard on the site, problems with petty theft disappeared. The cost, he said, “was comparable to the work involved in moving and monitoring the surveillance cameras.” Unicorn does blend technology with its “human” security team; guards use smartphones to email incidents (with photos) to clients. But, unlike a remote monitor, Singh says a flesh-and-bones guard can also resecure a door after a break-in and work with police and property managers. Avigilon makes powerful surveillance cameras, some with night-vision sensors that can zoom in from great distances. Former senior project manager Rick Ramsay said, “One of these cameras can cover the entire lobby of an office building or the exterior of a building, where a number of older-style cameras would be needed.” While the cameras can stream images to any location, however, it’s ultimately the person watching the screen who decides what action to take. B ut a new development i n c a mera technology – video analytics – may allow monitoring staff to be reduced. This software catches suspicious patterns of movement and begins triggering alarms.
At an office building, normal traffic near a back entrance wouldn’t set off an alarm, but someone crossing to or loitering by a restricted-access door could. “It will probably just mean more false alarms,” said Singh, adding that a security patrol would likely be better at recognizing and deterring suspicious persons. App for that A smartphone app by Securiguard Services can turn a building’s entire staff, shoppers at a mall or students at a school into photosnapping, on-the-scene security beacons. With one tap, SOS Response will take 30 photos in 30 seconds and send them, with GPS co-ordinates, to a monitoring station, where staff can alert first-responders and call the sender to see if he/she is OK. “SOS Response increases the accessibility of security services,” said operations VP Nigel Bullers. “We’re ensuring people can quickly and effectively request professional assistance at any time.” While advanced reporting software may never fully cover the capabilities of a reallife guard, better technology is helping owners and managers stay on top of security issues at their sites from anywhere in the world. With mobile use set to overtake desktop computing in 2014, it’s time for property managers to adjust their modus operandi, too. Search and locate Finding a desirable property is a competition, and those looking to rent will use every tool at their disposal. With at least 64 per cent of British Columbians owning smartphones, mobile certainly presents a first-mover advantage. Websites that leverage local search to show all potential rental units in an area – even compare and map them – continue to pop up. It isn’t unreasonable for people to arrive at your doorstep minutes after you post your property online, and this highlights a distinct challenge posed by the new mobile renter: response time. Mobile users are accustomed to nearinstant responses, whether it’s a text, a “like” or a response to a Craigslist ad. If the response isn’t speedy enough, prospects may pass on by to the next “pin” on their rental map search. When it comes to mobile-equipped renters, then, building owners and managers have a choice: stay anchored to your desktop computer or become a smartphone or tablet user yourself. The good news is, the latter option can speed decisions and reduce rental delays. The end of envelopes Growing mobile usage means people relate to their phones as they used to relate to their home computers. when it comes to paying rent. Not only is mobile already considered secure by the majority of the population, it has the potential to offer relief from obstacles to payment like location, timing and even the logistics of locating envelopes and postage stamps (remember those?). For property managers, the implications of mobile technology is that mobile- enabled sites, as well as apps, present new demands – but they also offer the opportunity to engage a highly active, mobile and desirable audience of tenants.
