erhaps the strongest evidence of a recovery in the Kootenay recreational market is the sale of ranchsized acreages at the exclusive Ranches at Elk Park just outside of Radium Hot Springs. Prices range to nearly $3 million – and that is just for the land. “We have sold two lots and we have holds on two others,� said Rudy Nielsen, founder and president of Niho Land & Cattle Company, which is marketing the ranches through its subsidiary LandQuest Realty. Prices roam from $9,000 per acre for small parcels to around $2,100 per acre for 400-acre and larger ranches. The 3,500 acres at Elk Park, a gated ranch community and perhaps the only one in B.C., are divided into 16 ranches, from 36 acres to 480 acres. The two lots that sold – one to a retired Edmonton oil executive – are both in the 100acre size, as are the two with pending sales. The Ranches at Elk Park are what Nielsen calls a “rare collection� of recreational private estate properties. The ranches are framed by Kootenay National Park and the Columbia Valley and prices range from $390,000 to $2.95 million for 200 plus acres with a lake. “This is a very exclusive opportunity,� said Nielsen, 70, B.C.’s most prolific land dealer. In the last 40 years, he’s put together thousands of successful real estate deals, involving tens of thousands of acres, from small plots to ocean islands, to entire town sites and huge farms

South of the border, in places like Montana, similar ranch-style communities are far less pristine and their prices are much steeper.� Calgary-based Schickedanz West, the owner of the Ranches project, is adding a comprehensive amenity centre outside the access point with fitness facilities and a private owners’ lounge, Nielsen said. He credited owner Fred Schickedanz for having the vision and patience to create “one of the best recreational ranch developments I have seen in a long time.� Nielsen said buyers are a mix of permanent residents and seasonal owners who plan to

eventually retire to the property. They share an common appreciation of nature, outdoor adventure, horse-back riding, hobby ranching and getting away from it all, “without going too far or spending too much.� Some of the ranches are lakefront, others have valley views and all have the security and privacy only big money can buy: there is only one access road and it is protected by a controlled locked main gate.

The success of Elk Park is likely cheered by other land and recreational vendors in the Kootenays, especially since it heralds the return of Alberta investors. In 2007, Albertans were big in the Kootenay

area, grabbing more than 2,000 residential properties and more than 600 plots of vacant land, with the Columbia Valley figuring large. With the BC/Alberta border so close to Calgary, the Kootenays were a natural lure. Then the oilfueled global economy stalled and Albertans went quiet; in 2010 Albertan purchases were off by more than 70 percent or 756 sales o f residential properties. However, with the global economy swinging back and oil now north of US$100 a barrel Nielsen expects a resurgence of Alberta buyers into the Kootenays. “Our sales team says the number and quality of calls coming out of Alberta has increased substantially, compared to anytime from mid2008 to late 2010, “ Nielsen said. A recent survey by the Royal Bank forecasts Alberta will lead the entire country in economic growth this year and next, and likely into the next decade. One telling stat: the average weekly wage in Alberta is $1,036 a week, almost one-third higher than the rest of Canada. And Albertans traditionally look to B.C. for recreational property. “You can golf, ski, and catch a large rainbow trout, all in one day in the Kootenays,� Nielsen said. He notes that the ski hills of Panorama Ridge near Invermere and the amenities o f Fairmont Hot Springs are close by Elk Park, with almost two-dozen golf courses within a 30-minute drive. Nielsen said The Ranches will attract a select type of buyer. “The price range is for individuals with a pioneering spirit ready to embrace a rare opportunity to own their own private ranch right at the foot of the Rocky Mountains.�◆

WESTERN INVESTOR here’s a lot more in Edmonton’s western suburbs these days than single-family homes owned by commuters.

Evidence of that fact is tangible along Highway 16A, where construction activity bustles and signs announce pending openings. Indeed, Spruce Grove is in commercial boom mode, with permits issued for over $21.5 million in new retail, industrial and office buildings in the first five months of 2011. To put that number in perspective, new commercial buildings only hit $7.66 million for all of 2010, and $20.4 million in 2001, the city’s previous best year by a long shot. In fact, non-residential building permits in the city account for roughly 43 per cent of permit value for the first five months of this year – a hefty feat in the ’burbs. “There’s a lot of commercial building activity underway here in Spruce Grove right now. It sort of kicked off in the second half of 2010, and certainly through 2011 and well into 2012 we’re anticipating a lot of commercial investment,� explained Dave Walker, Spruce Grove’s manager of economic and business development. Retail and construction jobs in Spruce Grove make up a comparatively high proportion of employment in the city, relative to the rest of the Edmonton-area’s communities, and that’s also not likely to change as both the Century Crossing and WestWind Centre projects move forward while Spruce Grove continues to grow by upwards of five per cent annually.

What does Spruce Grove have to offer to investors and new residents alike? A variety of opportunities. For investors, there’s the growing trade catchment area. As an expanding urban centre on the west side of Edmonton, Spruce Grove is in a great location to grab retail dollars from folks west and northwest of Edmonton. Spruce Grove straddles the two branches of Highway 16 – Alberta’s northern Trans-Canada route – and those two branches carry thousands of vehicles per day. Shoppers north and west of the capital don’t need to deal with Edmonton’s traffic hassles to enjoy more consumer choice. As well, Edmonton’s northwest ring road project (Anthony Henday Drive) is nearing completion, and soon Spruce Grove destinations will be more easily accessed from the north side of Edmonton as well as St. Albert. Spruce Grove officials now peg the community’s primary trading area at 70,000, but view its secondary trading area population at 245,000. It’s no wonder it now offers 1.4 million square feet of commercial space, even without Century Crossing and Westwind Centre.

While that changed somewhat during the slowdown in 2008 and 2009, said Truda Lachman of Greystone Property Management Corp., companies such as Camgill kept building at Century Crossing. “Camgill is one of the few that never slowed down,” Lachman said, noting it managed to find tenants even as new structures were going up. Still, the local market isn’t full of spec building just yet. “Most builders right now would like to have a tenant or a couple of tenants in hand before they start moving dirt,” Lachman explained.

Other things play favourably for Spruce Grove and its investors: land costs among them. An acre of serviced industrial land in Spruce Grove currently runs at around $325,000 to $350,000. That’s considerably less expensive than $450,000-per-acre in industrial parks south of Edmonton, and a bargain next to the $800,000 for an acre in southeast Edmonton’s heavy industry belt, noted Walker. With pending transportation system improvements (the northwest section of the Anthony Henday ring road nearing completion and the northeast section to be finished in 2016), there’s never been a better time to locate to Spruce Grove.

Airdrie annexes 12,600 acres

A

lberta’s fastest-growing southern city outside of Calgary should have far more land to build on come 2012. That’s when the City of Airdrie expects to formally annex more than 12,600 acres of land under a deal reached with surrounding Rocky View County. Both municipal councils approved the deal in late spring. The province’s Municipal Government Board will consider the proposal once it is formally submitted. The deal will allow Airdrie, which straddles Alberta’s busiest highway, more land to grow commercially, industrially and residentially. The city’s population hit 39,822 in 2010, more than double what it was in 2000. Its annual rate of growth slowed to 4.54 per cent last year, but had been running at more than 8 per cent in each of the three previous years. The deal covers land to the west, north and east of Airdrie’s city limits. It will not expand the city to the south, where Rocky View’s assessment base is supported by the massive Cross Iron Mills shopping complex and industrial and commercial development nearby. Airdrie is located 10 minutes north of Calgary on Highway 2.

’Hat council nixes arena

T

he likelihood of a major event centre going up on Medicine Hat’s north side seems even more remote following a key vote by the southeast Alberta community’s city council in late June. Medicine Hat council voted 8-1 to defeat a proposal that would have seen the city pony up $51.5 million in its own funds for a $94.5 million event centre – a facility that would be far beyond a new arena for the Medicine Hat

Tigers of the Western Hockey League. Under the scheme rejected by council, the rest of the cash would have had to come from a mix of federal and provincial grants, as well as fundraising and borrowing. As of late June, the federal government hadn’t even signed on to the project – and the fact that Medicine Hat’s mayor ran as a Liberal in the recent federal election may not help woo the Harper Conservatives to open the vault. Alderman Graham Kelly was one of many politicians with reservations about spending more than $50 million in city funds on the project. “Taxpayers are nervous,� Kelly told the Medicine Hat News. “They know the recession isn’t over. They know the price of natural gas is lower than it has been in years.� Kelly has suggested the city could build a scaled-down new arena for $30 million.

Edmonton investing in Quarters’ refit

A

lberta’s capital city will spend $56 million to revitalize part of its downtown known as the Quarters. The cash will come from a community revitalization levy on new assessment that results from the 20-year project. The province will also need to sign on to the deal. The city is showing strong leadership by investing in its future,� said Gary Klassen, general manager of the city’s sustainable development department. “The key factors for a vibrant downtown are coming together: significant mixed-use development, expanded LRT, wide-ranging professional and retail services and incredible cultural facilities.� Others in Edmonton’s administraion echoed his comments. “We are transforming our downtown to be home to great economic growth and we invite investors to join us,� says Walter Trocenko, manager of housing and economic sustainability with the city. The city has also embarked on the redevelopment of the former City Centre airport lands, just north of the downtown.

he Alberta government and the fire-ravaged Town of Slave Lake have contracted a supplier to acquire, install and manage up to 350 modular homes for families who lost their homes to a devastating wildfire in late May. Officials say 374 properties were destroyed and 52 others damaged in the fire. People had little warning and many residents escaped with just the clothes on their backs. Rental rates for the temporary modular accommodations will range from $1,000 per month for a two-bedroom home to $1,250 per month for a four-bedroom unit. lberta’s capital city is building a man-made lake and a fresh, green neighbourhood for 30,000 people as evidence of the unstoppable power shift in Canada to the three Prairie provinces. Together, Alberta, Saskatchewan and Manitoba are creating more jobs and flexing more economic muscle than any other region in the country. And Alberta is the engine. “The wheels of growth are starting to spin faster,” said a new report from the Royal Bank of Canada. “Doubts that the Albertan economy could reclaim its position as one of Canada’s faster growing provincial economies are dissipating quickly.” Edmonton certainly has no doubts. This spring the city hired Vancouver-basedPerkins +Will from a worldwide architectural competition to lead the master planning for the most audacious urban redevelopment in the country: the 15-month redesign of the former City Centre Airport lands on the fringe of downtown. Edmonton will turn the land into a transitfriendly, green waterfront neighbourhood for 30,000 residents. It will be served by the future northwest LRT line and feature a high-density, pedestrian-friendly, mixed-use development with homes, stores and offices – a fittingly futuristic vision for the capital of the new west. Said city manager Simon Farbrother: “This development will be world-leading ecologically, economically and socially.” The statistics back Edmonton’s confidence: Alberta is leading economic growth in this country, thanks largely to a resource industry that has bounced back with a vengeance. The Alberta government is predicting a

manufacturing, fabrication, transportation and the logistics industries. The province has also announced that its deficit for the past fiscal year was far below what was first projected, falling $1.3 billion to $3.4 billion on the strength of lower spending and increased revenue. “We are in the best financial position of any jurisdiction in the country, with net financial assets of just over $28 billion,” boastedLloyd Snelgrove, Alberta’s minister of finance and enterprise and president of the Treasury Board. According to RBC, the oilsands industry will push various parts of the Alberta economy forward this year. “One visible sign that the strength is spreading within Alberta has been the impressive job gains in the past year, which included strong advances in the early months of 2011. Retail sales have risen by 4.4 per cent on a year-to-date basis in the province, second only to the rate in Saskatchewan.”

Case in point: RBC’s latest economic forecast – a document that’s truly bullish for the Prairies and Alberta, states, “We expect growth to accelerate to a nation-leading 4.3 per cent in 2011 from 3.7 per cent in 2010, which would be the province’s best showing since 2006.” RBC said the oilsands industry will be a key for the province. “Strong demand for Alberta’s bitumen continues to spur tremendous activity in the province’s various oilsands projects. This activity more than makes up for weakness in natural gas and declining conventional oil output,” it said.

Stats from the province’sEnergy Resources Conservation Board clearly point to a brighter future for the petroleum industry. The ERCB reported in June that 2,300 successful oil wells were drilled in Alberta in its fiscal year ending March 31, more than double the previous year. Those new wells sparked an 8 per cent increase in oilsands production. Production from conventional oil deposits fell slightly, by about 0.4 per cent, but not enough to hamper the major increase in overall production.

The ERCB is also predicting production from the oilsands will ramp up from 589 million barrels in 2010 to 1.3 billion barrels by 2020. That will push growth in real estate,

Consequently, the population growth rate remains less than half the average during 2005 to 2007, which has kept demand for housing fairly quiet so far. Canada Mortgage and Housing Corp., however, predicts housing growth will follow in 2012. “Alberta’s relatively flat new home pricing will encourage more sales, as will a growing economy and improved market balance in the resale market. By 2012, improvement in Alberta will help lift housing starts in the Prairies by almost 10 per cent in 2012 to about 40,000 units.” Calgary has already seen a surge in its housing market, with condominium sales particularly strong this year, and detached housing starts increasing, Agriculture suffered through a spring seeding period that was long and wet in the southern Prairies, including Alberta. Farm cash receipts will be dependent on a warm July and August, and an extended harvest period in the fall – but increased international demand and soaring prices for crops and cattle mean fatter profits for those who get to market.◆

he construction of the first highrise in years is underway in Regina, as the new headquarters of potash producer Mosaic. In both Saskatoon and Regina, the vacancy rates for both offices and apartments are the lowest in Canada, an indication of the resource boom that now has developers scrambling to catch up with demand. Saskatchewan will be near the top of provinces in terms of economic growth, with output expanding at an average rate of 3.5 per cent over 2011 and 2012, according to the latest economic forecast by Scotiabank, second only to oil-fired Alberta. The Royal Bank is even more bullish, forecasting Saskatchewan’s economy will lead the country in growth at an impressive rate of 4.9 per cent this year. “Strength across a number of sectors gives us reason to expect Saskatchewan’s capital spending growth will remain solid,” said Craig Wright, senior vicepresident and chief economist, RBC. “The majority of these investments will take place in mining, utilities and oil and gas extraction.” Expansion of Saskatchewan’s potash and crude oil industries has spurred jobs and an influx of residents, according to Scotiabank. Agriculture, though suffering through another difficult start to the growing season, will likely contribute positively due to high export prices. The Bakken oil play in the province’s southeast has grown with the sharp rise in crude oil

prices, which are close to US$100 a barrel. The province has seen its population climb steadily, increasing by 1.6 per cent in 2010. The strong economy has attracted both international and inter-provincial arrivals, fostering above-average population growth and servicesector expansion. Potash producers have kept pace with rising international demand, but now find their inventory levels are dropping, which is supporting prices. The long-term demand outlook remains positive, particularly from abroad, and a flurry of investment will see production nearly double by 2015. Saskatchewan’s employment is expected to grow at an average rate of 1 per cent in 201112. A tight labour market has seen wages increase at or above provincial averages.

RBC estimates that a new wave of capital investments will carry into 2012, led by continued strong global demand for natural resources. Real GDP growth is projected to stand at 4.3 per cent next year, again placing Saskatchewan at the top of the provincial rankings.

Manitoba is preparing to return to its rightful place – smack dab in the middle of the economic pack – over the next two years. According to the latest forecast from Scotiabank, the provincial economy is expected to grow by an average of 2.5 per cent in 2011 and 2012. That’s good for fifth place nationally, trailing the three other Western provinces. The bank says the province’s economy – the

only one in the country to dodge the recession – will be boosted by sectors such as food packaging, machinery manufacturing, utilities, finance, real estate and insurance. The extreme flooding caused by the swollen Assiniboine River, particularly in the southwest part of the province, will offset at least some of those gains with a severely dampened agricultural output. “Things are sort of going sideways right now,” said George Chuchman, associate professor of economics at the University of Manitoba. He said there’s no doubt the province is firing on all cylinders on the construction side, as about $2 billion in major projects, including the new terminal building at the Richardson International Airport, the Canadian Museum for Human Rights and an IKEA store, are set to be finished over the next two years. There’s also plenty of activity in technology-related maintenance work and at the province’s educational institutions. Even though Manitoba has been a top performer over the past couple of years, it’s not insulated from the still-lagging economy south of the border, where 80 per cent of its exports are destined. Flooding this spring and summer saw the Assiniboine River damaging farms from the Saskatchewan border east to Portage la Prairie. On the bright side, a recent report from the Conference Board of Canada, said spending on tourism-related goods and services in Winnipeg is expected to grow an average of 5.6 per cent between 2012 and 2015.◆

“My house is right on the creek and the water got to within five-and-a-half-feet from my back door,” said resident and realtor Kelsey Adam. He credits “great management” for protecting his property and others’ by officials diverting water early as the river levels rose. The response is characteristic of a city that has also largely dodged the recession and is now poised to benefit from a province-wide resource upturn. Housing sales were up 50 per cent in June, compared with a year earlier, an indication of the town’s economy. “We have seen a tremendous amount of interest in Swift Current and this has come from all fronts,”said Marty Salberg, Swift Current’s director of business development. With the high demand from business and residents to locate in Swift Current, the city is releasing more building lots after its former inventory sold right out, he said. Current construction includes an expansion of the Wheatland Mall, which is welcoming a new Giant Tiger and a Bulk Barn outlet. The local Ford dealer, Cypress Motors, is building a new location and at least two new rental buildings are under construction, the first in years.

The rental market is something of a controversial issue in Swift Current. According to a recent report from Canada Mortgage and Housing Corp., the town’s vacancy rate is 9.6 per cent, which would make it one of the highest

in Saskatchewan. “That is a surprise to me. I don’t know where they get their numbers,” said Rhonda Toth, the Swift Current-based president of the Association of Saskatchewan Realtors. Toth estimates the real vacancy rate is close to or lower than the 2.5 per cent provincial average. She said a steady influx of new immigrants, mostly from Europe, the U.K, the Philippines and South Africa, for increasing rental demand. Adam concurs, noting that he gets calls regularly from potential tenants looking for rentals, adding that about half of the 14 new apartment rental units under construction in town have already been claimed. Typical rent for a two-bedroom apartment in Swift Current is $668, up from $663 a year ago, CMHC says. The agency notes that they count all privately owned rental units in apartment buildings. Swift Current housing sales rocketed up in June, compared to a year earlier, but the average price of detached home is still around $200,000, Toth said, adding that two new subdivisions are currently being developed. “Overall, the market seems to be remaining fairly balanced,” she said.

Swift Current is a pivot for the economy of southwest Saskatchewan. Located at the junction of Highway 4 and the TransCanada Highway, the city serves a regional population of approximately 55,000 and is home to more than 16,000 residents. Swift Current also has a $38 million regional hospital, complete in 2007, that serves residents across the southwest. The regional economy has been traditionally driven by its powerful agriculture engine, which includes cereal and specialty crops as well as the livestock industry. Where else could layoffs at one of the city’s biggest employers, Loewen, a manufacturer of high-end windows and doors, be seen in a truly positive light? “Those layoffs allowed some great employees to be picked up by other companies. It’s been a real positive in some respects,� said Mayor Chris Goertzen. Goertzen said Steinbach was listed at slightly more than 11,000 after the 2006 census but he’s confident it has grown at least 20 per cent since then. “We’re at about 13,500 right now. We think we’re within a year of surpassing Thompson as the third-largest city in the province (behind Winnipeg and Brandon). We are already the third-largest in assessment numbers and net value of our properties,� he said.

is now the second-biggest Filipino community in Manitoba after Winnipeg. Of course, with more people comes a rocksolid housing market. Unger, who is also a realtor with Prudential Riverbend Realty, said house prices are expected to appreciate in the high single-digits this year, just like they did in 2010. “Houses aren’t sitting around as much as they used to. They’re selling, for the most part, in 30 days. Last year it was about 40 to 45 days,� he said. This year is also shaping up to be the city’s best 12-month period ever for building permits and housing starts, with about 250 houses expected to rise from the ground. There are currently two main price levels of properties in Steinbach. The first, which primarily incorporates houses built in the

1970s, is in the $225,000 range. That will get you a 1,000-square-foot three-bedroom bungalow. But homes built in the last five years tend to fetch about $265,000 for about 1,300 square feet of space with three bedrooms, a two-car garage and a finished basement.

All is not lost at Loewen, either. There’s no doubt the company is still in the doldrums as about 30 employees on its production side went on a two-month temporary layoff in May and 12 more management and support staff were given pink slips shortly afterwards. (Its workforce today is less than half of the more than 1,600 people it had on the payroll at its peak in the last decade.) The housing downturn in the U.S. was a major contributor to Loewen’s decision to lay off about 170 of its staff three years ago and while most U.S. markets haven’t recovered by any means, Jon Sawatzky, Loewen’s director of marketing, said they do appear to be stabilizing. “Housing starts have been very inconsistent but we still see great potential and are [making] strong efforts to remain an industry leader,� he said.◆

innipeg received a double dose of good news in June when two new hotel properties were announced within a few days of each other. The first was Quebec-based Groupe Germain Hospitality which agreed to partner with Longboat Development Corp. in Winnipeg to build a 200,000-square-foot, 20-storey mixeduse tower featuring a boutique hotel across the street from the MTS Centre, the soon-to-be home for the reborn Winnipeg Jets. The upper 12 floors will house the ALT Hotel brand with 154 rooms. The location is no accident. A considerable amount of land located on the north side of Portage Avenue is owned by Longboat, a company owned by the Chipman family, part owners of the Jets. The plan is for visiting teams to stay at the hotel and only have to make the short walk across the street to get to the rink. The new tower is part of what’s being called a Sports Hospitality Entertainment District, or SHED, in the neighbourhood, an initiative spearheaded by CentreVenture, a downtown development agency. “We are great believers in the rejuvenation of Winnipeg’s downtown and the vision CentreVenture is creating for the SHED district in particular,” saidJeoff Chipman, president and CEO of the Stevenson Group, which includes Longboat Development. “We realize that Portage Avenue is the face of our downtown and a major initiative for this project is to focus an entire new, vibrant level of activity to the corner of Portage and Donald.” Jean-Yves Germain, co-president of Groupe Germain Hospitality, said he was happy to be a part of the rejuvenation in the Manitoba capital. “We have met people in Winnipeg whose drive and enthusiasm are contagious. The project we’re participating in will definitely make this part of the city a lively neighbourhood,” he said. The second announcement came from the province’s biggest hotel chain, Canad Inns, which plans to build a 17-storey, 200-room hotel adjacent to the McPhillips Street Station Casino. Construction of the hotel, which is being built on the former site of a Days Inn and is expected to cost $50 million, will begin by next spring and is expected to finish in early 2013. Canad Inns already owns and operates a 146-room hotel adjacent to Winnipeg’s other gambling hot spot, Club Regent Casino. This hotel will be Canad Inns’ 14th property and one of its largest. It recently broke ground on a $40 million, 18-storey hotel adjacent to the Health Science Centre, Winnipeg’s busiest hospital. The province’s hotel industry is enjoying a boom not seen in many years. Seven deadly franchise sins

I

t usually takes a lot of money to buy a franchise, and you certainly don’t want to waste any. Check this list of seven costly mistakes to avoid before purchasing a franchise, courtesy of FranchiseHelp.com 1. Letting emotions rule. Falling in love with a franchise concept is a common mistake. Don’t let your emotions guide your decisions. Use your head, do your due diligence and take the time to thoroughly investigate the franchisor’s offering. 2. No professional team. Don’t try to do your own financials, contract reviews, or negotiating. The cost of professional franchise attorneys, accountants, and advisors is money well spent. 3. Too little cash. Lack of capital is the number one reason franchisees fail. The franchisor will tell you how much money you’ll need with a low and high range. Be smart and go with the high range. Then ask current franchisees if the numbers are high enough. 4. Penny wise and pound foolish. Choosing one franchise over another because the initial franchisee fees are lower is shortsighted. It assumes that all franchises are alike and nothing could be further from the truth. Choose the franchise with the proven concept and strongest track record. 5. Too much help. Payroll is the biggest part of overhead for most franchise businesses. New franchisees often hire too many people or pay too much in wages. A good franchisor will provide a good staffing plan. Stick to the plan. 6. No comparison. Never buy expensive equipment, supplies or inventory without shopping around first. Even if your franchisor offers group purchasing, do your own research, shop as many vendors as you can,

consider after-market suppliers, and weigh different financing options (loans or leases). 7. Marketing blunders. As a new business owner, you’re going to be targeted by every ad salesperson around. Ignore them. Follow your franchisor’s marketing plan to the letter to avoid wasting thousands of dollars.

EmbroidMe sews up a Master deal

mbroidery franchise EmbroidMe has signed a Master Franchise Agreement with serial franchisee Stuart Erskine to develop the brand in Canada over the next few years with initial focus on Alberta and Ontario. “We are very excited to welcome Stuart Erskine into the EmbroidMe system,” said Mark Johnson, president of EmbroidMe. “Stuart brings with him several years of experience in the franchising industry, which will enable him to grow the EmbroidMe brand across Canada.” Erskine is also master franchisor for Billboard Connection, an outdoor advertising agency, and owns and operates sign promotional and advertising franchise Magnetsigns. EmbroidMe handles screen printing and marketing specialties. The franchise requires a total investment of $66,000 to $187,000, including an initial franchise fee of $35,500 under a 35-year agreement. There is also a royalty fee.
