I have dealt with entrepreneurs all my life. I have trained thousands of people who wanted more out of life than what they had. They all said they wanted to be successful. Some wanted money to buy everything they needed. Others wanted to avoid financial difficulties. Some wanted the freedom to do what they wanted. That’s what most had in common. What differentiated the winners from the dreamers was what they were willing to do to accomplish their goals.

The people who became successful were the ones who had a real desire, almost a passion for success. They had defined goals. They had written goals of where they wanted to be ten years down the road and a plan to get there. These entrepreneurs who wanted to make a million shekels a year and were serious about it had their goals broken down. The first year in business they would shoot for 100,000, the second year for 250,000 and so on. Is it really possible to make 100,000 shekels a year? Let’s break this down. It’s about 8,000 per month. Let’s break it down more. It’s about 300 per day. Now it sounds less intimidating and more realistic. But still, how do I make 300 per day? Well, I need to make one sale per day. How do I make one sale per day? This is for many salespeople and business owners the “million dollar question”. The answer is very simple. Make six appointments per day with prospects and close one of them. The above exercise is not a rule. Do not expect these results from every product or service. There are many variables such as industry, product, geography, competition and demographics. Each person is also different in terms of skills, desire, attitude and learning curve. A salesperson must discover what his/her numbers are as early in the game as possible. What you should expect, though, is that simply breaking down your yearly goals to monthly, daily and even hourly activity, you will produce the results you want as long as you have a decent product at the right price and you are willing to stick to your plan. Sales is a “numbers game”. Find out what your numbers are, “do your numbers” on a consistent basis and you will enjoy the results. Ariel Topf ariel@biznessmag.com

Interview with Oren Ben Shimshon, CEO and Founder of AquaMelah Oron Ben Shimshon is the CEO and founder of AquaMelah, a leading Israeli company specializing in custom-designed aquariums, decorative pools and waterfalls. We were delighted to get the chance to speak with him personally.

How did you get interesting field?

The aquatic world always fascinated me; there’s something particularly soothing and hypnotic about it. I’m extremely lucky that I could convert my hobby into a profession, and now I can share my passion with others and beautify their homes with our custom-made aquariums and ornamental pools.

Our clients range from private homes to large institutions such as nursing homes, hospitals, event halls, government offices, gyms, dental clinics, etc. Aqua-melach aquariums are custom designed, and there is virtually no limit to how personalized they can be.

What inspires you? My father, of blessed memory, passed away two years ago. He instilled in me the enthusiasm and motivation necessary to succeed in life. He told me to treat each product I build as

though it were my own, and that’s the advice I always follow. Each time I build a new aquarium and see the excitement on the customer’s face, I become more motivated and more driven to excel.

Does an aquarium offer anything more than decoration? I used to work in rehabilitation centers and I learned that an aquarium and flowing water can have a positive effect on mind and body. Studies have shown that observing an aquarium can lower blood pressure, lower mental tension, and stabilize the heart rate. Therapists have advised people to relax in front of an aquarium prior to painful medical surgery.

What part of your work do you find most challenging? It’s always difficult to design and engineer a product to the highest standard, but the real challenge is adapting an aquarium to meet the customer’s exact requirements. For example, I built an aquarium for the Eliya Association, which is an organization for children with severe vision defects. I had

to carefully consider how to decorate and color the aquarium, so the children could appreciate the design and observe the movement. Thankfully, I was successful and watching the children enjoy the aquarium is especially heartwarming. However, there are challenges involved when creating a complex construct. No two aquariums are alike, each one is individually and uniquely designed and requires a different building strategy.

How do you manage the installations? I have workers and installers assist me with all my field work, but I need to be present at every job. I could never allow an employee to install an aquarium alone. I am a perfectionist, and I make sure that my work is always flawless.

What is your flagship product? The plasma aquarium–it has become the latest trend in Israeli furniture, mainly due to a Channel 2 broadcast about our

company. People realized that this isn’t simply a fish-tank, rather it’s a wall-mounted plasma aquarium, with innovative technology, such as a fully automated fish feeder. I call it a ‘lazy aquarium’, perfect for people who love having a beautiful and luxurious home decoration, which requires minimal exertion.

What advice would you give to a young entrepreneur who wishes to create his own product? First and foremost, love and cherish the product, or you won’t succeed. Secondly, you must remain fully committed and self-motivated. This isn’t always so simple, but if you put all your effort into your business, you will reap the rewards. Finally, strive to create a unique product which fills a niche in the market. Many companies design similar products to ours, but the plasma aquarium is our own invention.

The Mitzvah of WRITING A SEFER TORAH

may be within your reach When it comes to shmiras hamitzvos, Torahobservant Jews have lots to be proud of. Many of us don’t even notice how all-encompassing some of these mitzvos are. From Shabbos to kashrus to brachos, we B’H have the zechus to constantly be engaged in Torah and mitzvos. The Torah community understands that we were not given 613 suggestions; we were given 613 commandments. Yet despite our best efforts, one Mitzvah seems to be elusive to many. The reality is that the Mitzvah of writing a Sefer Torah (Mitzvah 613 in the Sefer Hachinuch), the Mitzvah of writing the very words that Hashem gave us at Har Sinai, is often only able to be observed by a handful. More often than not, finances are an obstacle. But for those of who never imagined having the capacity to write a Sefer Torah, this Mitzvah may appear to be out of reach. Not being able to fulfil this Mitzvah can be disconcerting, especially in light of its many benefits. While the main reason to write a Sefer Torah is because Hashem told us to, and the main personal benefits will be in Olam Haba, here are just a few examples of some of the practical merits, in this world, of writing a Sefer Torah: x Great parnassah (Michtav Sofer) x Arichas Yamim (Chidushei Harim) x Protection from Ayin Harah (Talmud Eruvin) x His children will become

x Considered as if he received the Torah

directly from Har Sinai (Talmud Menachos)

x Segulah for having children and raising them well

And while some maintain that one can fulfill this Mitzvah through writing any sefer, the Chofetz Chaim, in Sefer Ha-Mitzvos HaKatzar, rules that even if someone writes a sefer, he should still 14

write, or pay someone else to write, a Sefer Torah. Plus, not everyone is ready to publish their own sefer. When writing the Mishna Brura, the Chofetz Chaim dedicated over a year just to delve though the halachos of the letters of the Sefer Torah! So how can someone fulfill the mitzvah of writing a Sefer Torah despite the apparent financial obstacles? Thanks to improvements in training and efficiency, and thanks to living in Israel, the cost of writing/purchasing your own Sefer Torah may actually be within your reach! And even if the surprisingly low prices are still too much for you, you can always partner with others, reducing the cost proportionately to the number of partners. While not everyone agrees that one fulfils the Mitzvah when partnering with others, many opinions hold that you do, so it’s a good backup plan. Ultimately, you can never really know if writing a Sefer Torah is within in your reach until you call to find out. And once you do make the call, you may be surprised to learn that you will able to obtain your very own Sefer Torah, and do your part in elevating the mitzvah of writing a Sefer Torah to its proper place alongside the other Taryag Mitzvos. Here’s Why You Should Drink

MORE WATER (And Four Tips to Help You Do It Easily)

You may already be aware that doctors and nutritionists recommend drinking eight full glasses of fresh water every day, but not everyone knows exactly why. The reason is because our bodies rely heavily on— you guessed it—water, to help it function at its absolute best.

You will be surprised to realize just how thirsty you were, and will feel wonderfully refreshed and awake afterwards.

Water not only aids the proper digestion of food but encourages toxins to be flushed, regulates our temperature, and enables vitamins and nutrients to be transported more effectively around our bodies. But that’s not all that water does.

Another easy way is to remember to drink a full glass of water around 15-20 minutes before each meal or snack. The advantages here are twofold. Firstly, you may discover you weren’t as hungry as you thought (because you were actually thirsty). And secondly, it can help curb cravings, meaning it will be easier for you to make healthier food choices and stick to moderately-sized portions.

Or that dehydration can be the culprit behind headaches and late-afternoon energy slumps? Even if you don’t think you feel thirsty, your body could be sending you one or more of these warning signs to motivate you to drink more water. Especially with Pesach just around the corner, it is even more crucial that we replenish our stores and refresh our bodies by drinking plenty of water. But this isn’t just because we use up so much energy during pre-Pesach cleaning! Getting enough water before and during the entire week of Pesach will help your body cope with any effects you may feel from drinking four cups of wine during the seder, as well as encourage the proper digestion of a week’s worth of matza. The health benefits of drinking plenty of water are boundless. Not only will you feel refreshed, brighter, and more energetic with your water levels topped up, you’ll also feel more full and satisfied between meals! So how can we make sure we get enough fresh water every day? It is easier than you think. Here’s four simple tips that will help you incorporate more water into your day.

1. DRINK A FULL GLASS AS SOON AS POSSIBLE AFTER WAKING UP

One of the most effective ways to sneak an extra glass of water into your day is to drink a glassful as soon as you can after getting up–and yes, this means before you make your first coffee or tea of the day.

It’s that time of year – renewal, spring, new starts and … Pesach cleaning!! In that spirit, we offer you the Egert and Cohen Pesach / Insurance Cleaning Manual 1. Simplicity: Like most people do you have “layers” of insurance policies? Some from old places of employment, some from pesky telemarketing salesmen, some from the “Old Country” and even some from Egert and Cohen! It’s always a good idea to get all the paperwork together and have your agent or financial advisor look over it. 2. Pensions/Life Insurance: Through a government website, we can now get all of the pension and life insurance policies from all your previous and current workplaces – very useful. We at Egert and Cohen provide this service for a fee (free for our clients). We will study, advise, and give you a written report. 3. Health insurance: This is an area that is full of confusion for most. What does the Kupat Cholim give me (Adif, Sie, Zahav, etc.) and what do the private insurance plans offer? Again, call and check. (By the way, we at Egert and Cohen are advising all our clients to purchase a basic private health policy, covering operations overseas, transplants and medicine not covered by the Kupah. Cost is reasonable – e.g. approximately 80 NIS a month for a family of three. This fills in the gaps left by the Kupot Cholim coverage.) 4. Mortgage insurance: Check with your agent to ensure that you have the best deal here for both life and property coverage. 5. Travel insurance: Here I would davka not necessarily go for the cheapest cover! The travel insurance through Kupat Cholim could be the cheapest but if you have a claim, who will deal with it? Who will issue the policy you forgot about as you board the plane? At Egert and Cohen we personally deal with all your claims and our prices are good! 6. Motor Insurance: This is probably the most competitive area of insurance in Israel today. It’s certainly worth comparing prices but at the same time think of the following scenario: It’s a rainy Jerusalem night and your car has broken down. Do 18

you have an insurance agent who will answer (politely!) and help you? It might be worth the extra few hundred shekels. 7. Claims: In the past month alone, we have had two clients who “lost” expensive diamond rings, were paid out, and then found the rings! (I’m not sure if it’s to do with Pesach cleaning or not.) Please check your own policy’s requirement for expensive rings – usually they have to be worn or in the safe. 8. Life Insurance: For all those with US policies, please get in writing from your company that you are covered: a) in Israel; and b) for active and passive warfare (or take out a slightly more expensive Israeli policy).

Forensic Accounting

For corporations and small businesses By Shmuel Rosenblum, CPA, LL.M., CIA, CFE, Rosenblum-Holtzman CPA

Our Sages, blessed be their memory, gave the following selfevident advice: “Those who wish to lose their money will hire workers and will not “sit” with them.” The principle is extremely simple; a business owner must exercise control over his business! However, this doesn’t necessarily imply that one should suspect everybody of wrongdoing. The owner must be present; he is responsible for supervising his business and his property. An owner must act in order to reduce the possibility of his employees, those who operate the business, to be enticed or tempted. We interviewed Shmuel Rosenblum, a partner in RosenblumHoltzman, and we were intrigued by his thoughts on the matter: “The problem,” he explained, “is that not every investor or partner in the business can “sit” with the workers ... Sometimes it is a shareholder or a partner who lives in Brooklyn or London, and the business activity is in Jerusalem or Petach Tikvah. For example, real estate, industry, import and export etc.” According to Rosenblum, in such a case, it is essentialto hire someone to give some analyses and assessments from time to time. This person should check the accounts, make sure the employeesare honoring their contracts, and the silent partner’s rights are being protected. Rosenblum informed us that, “we have customers who hire us for a few hours, just to ensure losses are prevented, and to represent them in day-to-day management.” During the discussion, he revealed that his firm is working in another, fascinating field: The profession of accounting is perceived by many as dull and monotonous, but this isn’t necessarily the reality. Nowadays, this profession includes many diverse and exciting fields, one of which is the field of investigative auditing, known as ‘forensic accounting.’ The instinctive connotation is with the concept of detective work, but the basic essence of investigative auditing is the examination and in-depth investigation of significant financial events. This is carried out on a significantly larger scale than those carried out in the framework of routine auditing. Rosenblum proclaims that his firm specializes in this field. 20

Rosenblum explained that “experience in a variety of events created a special niche that helps organizations to clarify accounting disputes and to identify and quantify financial irregularities. Today this is called forensic accounting.” Rosenblum emphasizes that “engagement in investigative auditing requires confidentiality. An economic organization or individuals who have encountered fears of financial irregularities are sometimes willing to forego the claim or the exposure of failure.” Rosenblum stressed that “anyone involved in the field must internalize that he is not entitled to publicize his ‘successes.’” For example, Rosenblum-Holtzman’s recently dealt with a corporation which was entitled to royalties for a patent that was sold to a company operating abroad. According to Rosenblum, the methods for presenting the sales, from which the compensation was due to the Israeli company, were subject to ‘accounting games’. Accounting knowledge was required to identify methods that were legitimate, but still had a dramatic effect on the compensation to which the patent company was entitled. If the foreign company abroad used a legitimate accounting method – what could the Israeli company claim? “Well, one would need to determine what was included in the original compensation contract. In this instance, we revealed that the client deliberately presented its net sales, minus the commission for the distributors. This commission, which was deducted from sales, included payment for a logistic distribution center for a product Rosenblum added that “we discovered that the royalties contract stated explicitly that expenses for distribution facilities wouldn’t be deducted from net sales, regarding the compensation calculation. The result of the audit was that the Israeli company received a check for several millions. In this specific situation, were we not practicing accountants, who have experience with financial presentation, we may not have achieved that result. Accounting expertise can yield surprising results, especially when dealing with complex financial considerations. I should mention that the international network ‘Morrison KSI’ assisted us.” Is your basic premise that everyone is suspect? “Quite the opposite; our motto is that “G-d created man

honest.” This is the idea by which I operate; one must judge everybody favorably. Working in financial investigation isn’t a license to slander. If an investigator is motivated to find something amiss, and thereby please his employers, he will ultimately fail.” Rosenblum stressed further that, “one mustn’t assume this is an elaborate game of ‘cops and robbers.’ The role of investigative auditing is also to assist with litigation, arbitration, to provide support to lawyers, to offer professional opinions on loss of profits, and more. The areas which are included within the framework of investigative auditing are very diverse, and include, inter alia, working in courts.” Can investigative auditing assist the daily functions of corporations? “Our experience of dealing with fraud and embezzlement gave us the ability to develop methods which can prevent such occurrences. Typically, fraud and embezzlement is dealt with after the fact, but our wealth of experience has enabled us to tactically preempt financial misappropriation. I am often asked to assist companies with developing systems which help prevent fraud. Ultimately, such programs benefit employeeswho may be struggling financially, and would otherwise be tempted to make a foolish decision. However, our organization has developed certain mechanisms which ensure it’s extremely difficult to commit embezzlement, and this ensures that no employee is tempted. Most companies and businessmen

are now interested in pre-empting and neutralizing financial irregularities.” According to Rosenblum, “preemptively blocking the possibilities of financial crime can greatly assist a business. We use our accumulated investigative experience and knowledge to enable a company to close loopholes and potential fraud possibilities”. owner of Bleecker Bakery Beit Shemesh Tell me about the background of the Bleecker Bakery franchise. The first branch was in Petach Tikva. It’s been in operation for 9 years. Today we have grown to 27 branches throughout the country.

What is the atmosphere at Bleecker’s? Our branches are designed like European cafés, with a warm and homey atmosphere. We treat the café like our home, and therefore our customers are our guests. We know our customers and what they like, so you might see many customers just taking a seat, without even ordering, and we know just what to bring them.

What brought you into the food industry, and in particular, to open a restaurant? I love to host and to watch people enjoy good food.

What is your favorite dish? Our “Bakery Croissant”—a butter croissant with cream cheese, smoked salmon, and two sunny-side-up eggs, served with a side salad.

We understand parents who come to eat here… we are parents ourselves. We also have dessert menus and seasonal beverages. We will soon be launching our summer menu, which will include decadent beverages with lots of chocolate and whipped cream, as well as sorbet, healthy beverages, and coffee beverages, all very high quality.

We don’t get many requests for gluten-free options, but we now offer gluten-free bread and can adapt the standard dishes for whoever asks for it. However, it’s important to note that we cannot guarantee no cross-contamination, as we bake with wheat on the premises.

What principle do you put into practice at your restaurant that could apply to any kind of business? Give it your all, with all your heart.

What was the strangest request you’ve received, and how did you meet it? A client asked to hide a ring in one of our desserts (for a marriage proposal). We passed the ring to our dessert staff and created a very memorable dessert!

Do you have any special menus? We have a children’s menu with assorted selections, priced reasonably with families in mind. It also includes activities to keep the little ones busy so their parents can enjoy their meal.

Interview with Advocate Yaakov Cimerring, of Cohen, Decker, Pex & Brosh Law Associates What three things should one have in mind before buying a property? The three things that a potential buyer should always have in mind before purchasing property are as follows: 1. Make sure you have enough capital for the transaction, otherwise you might find yourself in breach of the contract due to something that could have been avoided. 2. Check if the seller is the real owner of the property. This can be done by looking at the Tabu Certificate at the Land Registry Bureau. This certificate gives the buyer the reassurance that the owner is an officially registered owner of the property. It also tells the last registered size of the property. If the size is larger, you may want to check that the extension was done legally so there will be a smooth transfer of the name through the necessary government legal process without any hitches. In the event that the property is not registered in Tabu, it could be that the prior purchase was made under the Israeli Land Authority (Minhal Mekarkey Yisrael). If the prior property contract is not found in either place, then one can check at the relevant housing company. Your lawyer, of course, can perform this research for you. 3. Is the property sellable? Make sure there are no warning notes, mortgages or disposition court orders that cannot be removed from the property. At what point does a real estate lawyer need to be involved in the process? After finding a property and setting the purchase price, and prior to signing any documents, it is important to consult with a real estate lawyer to make sure that there will be no surprises in this potential transaction. Does it make sense to look into mortgages before finding a property? Definitely. As mentioned above, prior to purchasing any property, one must know his maximum budget. A vital part of this may be knowing whether the bank will approve a mortgage for you, and trying to secure the best interest rates available. Do real estate agents and lawyers usually work in conjunction? It is important to understand the difference in the roles of each of the players in the transaction. It is the lawyer’s job to protect the client. First, he must make sure that the legal aspects of the property transaction are met, and second, he must make the client aware of all the legal ramifications of the contract. They don’t need to officially work together, but it’s good that the lawyer and real estate agent have a good professional working relationship. What is a zichron devarim and do you recommend signing one when purchasing an apartment? A zichron devarim is a memorandum of understanding that can be used as a pre-contract agreement. Usually it states the general 24

conditions of the transaction, such as the price, the delivery date of the property, etc. It is important to know that signing a zichron devarim may have legal and real estate taxation consequences. Therefore, it is very important to consult with a lawyer prior to signing any document. Sometimes a party will try to pressure the other side to sign such a memorandum of understanding. We have had several clients contact us for assistance after having already signed such a document without understanding all the implications. It is therefore important not to sign any document, especially when it comes to real estate, without consulting a lawyer beforehand. What taxes need to be paid when purchasing property? Do they differ if you own another property, in Israel or abroad? Both the seller and the buyer are subject to tax payment in such a transaction. The buyer has to pay purchase tax, and the seller has to pay betterment tax. If someone owns more than one property, he is subject to a higher tax rate. Further variables could affect tax rates as well. Olim and people who do not own another apartment may be eligible for tax discounts. There are different types of taxation discounts, therefore we advise to consult a lawyer who is familiar with Land Tax Laws and can make a tax payment simulation prior to the purchase. What happens if a buyer has an engineer or architect inspect the property and finds there are either hazardous materials used or structure or insulation problems? When such a situation occurs, it is important to understand the full implications of this situation and the buyer may want to think again if he still wants to buy the property. Usually, whenever a malfunction is discovered in the property it affects the price of the transaction! What if a property contains an illegal addition, such as an opened up chalal? What are the legal ramifications for the buyer? Such situations have to be taken into consideration in advance of signing the agreement, including how it affects the price of the property. The legal responsibility for such cases will usually be placed on the seller. The Inauguration of the Ryzman MRI Unit at the Mayanei Hayeshua Medical Center In the presence of Gedolei Yisrael , Rosh Yeshivas Ponevezh–HaGaon Rav Povarsky Shlita, The Modzitzer Rebbe, Rosh Yeshivas Chevron–HaGaon Rav Chevroni Shlita, the Minister of Health– Rabbi Yaakov Litzman, the President and Founder of the Medical Center, Dr. Moshe Rothschild, and the directors of the HMOs and leaders of the Israeli Health Care system.

historic moment in Bnei Brak occurred recently when the Ryzman MRI Unit was inaugurated in Mayanei Hayeshua Medical Center. The ceremony was held in participation with the philanthropist R’ Zvi Ryzman, and his wife Mrs. Betty Ryzman, from Los Angeles. The event began with R’ Zvi affixing the mezuzah on the door of the newly donated unit. Also in attendance was Rav Chananya Cholak, the director of Ezer M’Tziyon, Rav Elimelech Firer, the director of Ezra L’Marpeh, and HaGaon Rav Yosef Hoffner Shlita. In honor of the donors, the unveiling ceremony was attended by the benefactors of the Ryzman family, the Minister of Health, and the hospital’s department heads. Afterward, a reception was held in honor of the donor and his family. Many guests from Israel and abroad participated and the event was opened and presided over by the Director-General of the Medical Center, Shlomo Rothschild. The donor presented the new MRI machine for the city of Bnei Brak, which has a population of almost two hundred thousand, which has so far lacked this vital necessity. The Director quoted the words of a member of the Halachic Committee of the Medical Center – Maran Sar HaTorah, Rabbi Chaim Kanievsky shlita. The donator had previously asked the Rav about the laws of precedence in charity, and the Rav explained to him that donating to Mayanei Hayeshua was certainly a priority. Dr. Rothschild also added that in recent years Mayanei Hayeshua has almost tripled the scope of its activities in current and new medical fields, which were developed for the benefit of the community. He also mentioned that Mayanei Hayeshua is the only community hospital in Israel that develops health services according to public needs. For example, the mental health center, which includes the departments of hospitalization, clinics, and day care, has been established and opened as a public necessity, to save many families whose cries have risen to shamayim. The Rosh Yeshiva of Ponevezh commended the donor, R’ Zvi Rysman for his generous donation. He acknowledged that R’ Zvi Ryzman is unique in his generation in his support of Torah scholars and his assistance to medical institutions. The Admor of Modzitz spoke about the importance of the donation and the generosity of the well-known donor. He referred to him as a great, kind and dedicated person who works to support the Jewish people. 26

Minister of Health MK R’ Yaakov Litzman thanked the donors and the management of Mayanei Hayeshua for the successful establishment of the MRI, which was approved and partly funded by the Ministry of Health. He informed the public that, the necessary authorization for the machine’s operation was granted, a mere two days after the donor pledged to contribute towards its purchase. The Minister explained that when he assumed office there were only 24 MRI machines in Israel, today there are 46. His department is currently committed to integrating MRI devices in all hospitals and across the country.

Rabbi Litzman mentioned that the Mayanei Hayeshua Community Hospital has responded to challenges that other hospitals have not responded to. He specifically referenced the new Mental Health Center, which was recently inaugurated. He praised the activities of the Men’s Hospital Department which operates alongside clinics and day care, and he called for a Women’s department to be opened soon. Director and Founder of the Medical Center, Dr. Moshe Rothschild also acknowledged the contributor and hailed him as a pioneer in raising large donations for the community needs. The

Director recalled that the saintly Ponevezher Rav Ztzl, prioritized working for the community and fundraising over publishing seforim. He revealed that the Rav once told him that he considered his life-saving activities to be in lieu of writing chiddushei Torah. Dr. Rothschild declared that the main ‘writings’ of R’ Ryzman wasn’t his sefer on medical Halacha, rather it was his efforts in establishing medical centers, and donating life-saving machines. Afterward, the philanthropist, R’ Ryzman addressed the event. He emphasized the importance of an MRI machine, and explained how it could provide urgent medical treatment to the residents of Bnei Brak. He expressed his surprise how such a prodigious city could have lacked such a necessary machine. In his speech, he remarked how incredulous he was of Dr. Rothschild’s dream to open the Medical Center. After the hospital became a fait accompli, Dr. Rothschild began to pursue his next dream; the establishment of a psychiatric hospital for mental health. R’ Ryzman explained that was still skeptical his ambitions, but this dream also became a reality. In his concluding words, Reb Zvi Ryzman thanked the representatives of Mayanei Hayeshua. Specifically, Rabbi Gershon Lider, Chairman of the Board of Governors, and Mr. Chaim Fachler, Director of Resource Development, who came to his residence in Los Angeles to receive the donation. Dr. Rothschild told the participants that he visited HaGaon Rav Steinman Shlita, on Motzai Shabbos. The Rav responded to the inquiry into his well-being by saying, “I thank G-d for giving me life so that I can continue to serve Him.” The Chairman of the Board of Directors of Mayanei Hayeshua, CPA Moshe Leon, then gave R’ Ryzman a picture of Maran HaGaon Rav Steinman Shlita, at the Mezuzah ceremony, for the new room for the MRI machine. Chairman of the Friends Association and Chairman of the Psagot Investment, Dr. Ehud Shapira, gave the donors an artistic picture of Mayanei Hayeshua, together with a rare letter, written by Maran HaGaon Rabbi Kanievsky Shlita. Yitzchak Krimsky, Acupuncturist

What is acupuncture? Acupuncture is a healing therapy in Traditional Chinese Medicine (TCM) where certain points on the body are stimulated to promote a free flow and balance of energy. While acupuncture can be used to treat a vast array of ailments, the most common cases tend to be for pain (back, knees, shoulder, jaw, migraines, foot, etc.), as well as issues with digestion, fertility, fatigue, and overall stress relief. What is your approach to acupuncture? First, I’d like to say that all healing comes from Hashem. As stated in our Torah, “Ani Hashem Rofecha” (Exodus 15:26), which means “I am Hashem your healer.” As an acupuncturist, I aim to facilitate Hashem’s healing through an integrative approach of bodywork (massage, stretching, acupuncture), emotional guidance (in TCM there is a clear and direct correlation between emotions and physical symptoms), and prayer. Why did you decide to go into the field? During college majoring in pre-med, I started to experience a worsening of long-standing digestive issues and anxiety attacks. Years of seeing different doctors and a prescribed cocktail of pills didn’t help much, so I decided to seek out alternative approaches to healing. While traveling through Israel during a summer break, I met a holistic practitioner who finally addressed the root cause of these issues and thus began my journey into holistic health and wellbeing. The next semester I transferred from Stony Brook University to New York College of Health Professions in order to study Acupuncture and Traditional Chinese Medicine. While in this school, I not only studied and practiced acupuncture, I also read many books on nutrition, worked for a physical therapist, visited a group of extraordinarily healthy and active 80-year-olds living on a vegan commune in Hawaii, studied macrobiotic cooking, and assisted another holistic practitioner here in Jerusalem. I just made Aliyah in December 2016, and my practice has been growing through word-of-mouth. In hindsight, this all makes sense because as far back 28

as I can remember, my mother used to ask me to massage her head when she had a headache, and my father would ask me to massage his neck when he had pain. Often at family gatherings while growing up I’d be asked to give a massage to relieve a family member’s neck, back, or shoulder pain. Seemingly this field has chosen me. What type of ailments do you treat? Most people have come to me to relieve chronic pain – usually back, shoulder, knee, and foot pain. I also have had success in treating migraine headaches. Among the more unusual ailments I’ve treated include: a psychiatric patient who was lowering the dosages of his medicine, a 90-year-old man with insomnia, as well as several patients with unresolved emotional disturbances. While I only treat men at this point, I have a female practitioner on call who treats women and specializes in fertility issues as well. What does a typical acupuncture treatment involve? My treatments usually last 60-90 minutes with an initial intake of questions about your symptoms, discussion of goals and realistic expectations of the treatment, and then either acupuncture or acupressure (with or without needles depending on your level of comfort). Based on your ailment a certain series of points on your body are chosen for the treatment. In a relaxed environment, these points are stimulated with either needles the size of a human hair (acupuncture) or with finger pressure (acupressure). Stretching and emotional guidance can be added to enhance the effectiveness of the treatment . Tell us about the new clinic you are starting. The Creation of a Custom-Made Table OUR MISSION:

We were approached by a client who couldn’t find a table to suit her very specific needs. She wanted something that would start out small but could extend, opening from only one side, and would be only 95 cm wide, with a shelf and storage cabinet underneath. The design had to be very accurate to be functional since there was very little space to fit everything in. We made a couple of drawings and discussed the sketches with her. After several changes we had a working drawing and started building it:

We choose wood from the lumberyard, taking into consideration grain configuration, grain colors, and grain shape. All the leg pieces are made from the same board for a perfect color match . We then process the wood from a rough board to a smooth surface. We glue up the panels and plane the edges in order to create a seamless joint.

Cutting the joinery: On the edge of the table we fit two end pieces whose grain each goes in a different direction. This is done because it is a solid wood top which will absorb/lose moisture and will move naturally with the seasons. We use a traditional method called “breadboard end” where you attach a piece with multiple tenon joints and drawbore them (a technique that greatly strengthens a mortiseand-tenon joint, transforming it from a joint that relies on glue adhesion into a joint that has a permanent and mechanical interlock) with handmade wooden pegs, only gluing the middle peg. This allows the top to move and breathe freely while keeping it flat. This is not only an aesthetic consideration but one of longevity, so that the tabletop will stay flat 100 years from now.

Making the legs: The advantage of joinery is that it lasts; only “wood with wood” withstands all the seasonal changes and movements. If you have a screw or a bolt, the wood will expand when it gains moisture and shrink again when it loses moisture. With time the bolt is loosened and the threads get worn out. One hundred years from now the screw will be useless, but with joinery it will last and this table will be an antique. Table — side view.

Yeshivas Savaran is a new yeshiva ketana that will be opening this coming Elul in Har Nof, Yerushalayim. It will focus on serious learning, coupled with a warm chassidishe environment. What need are you coming to fill? Many parents want their son to experience the warmth and simcha of being a Jew, together with being comfortable with indepth learning. Our yeshiva is be’ezras Hashem set up to achieve that unique balance, through a unique balance of hasmadah and chassidus. No less importantly, we are proud that our admissions process focuses on the bochur who wishes to join, and does not place weight on his family background. The Savaraner Rebbe is involved with many Torah families who have met with frustration and rejection when looking for a 34

yeshiva for their son. The Rebbe is very sensitive to this situation, and Yeshivas Savaran was created to address this problem. What type of bochur is Yeshivas Savaran looking for? The Savaraner Rebbe emphasized that we are not looking for meyuchasim, or metzuyanim. Any bochur looking to invest the time and energies needed to grow into a ben-Torah, through simcha, emuna, and achdus with his chaverim, is an ideal candidate. What will Yeshivas Savaran’s curriculum emphasize? We focus on in-depth Torah learning, customized to bring out the potential of every bochur! The yeshiva’s goal is not that the bochur can repeat the shiur that he heard from his rebbi, but that he will use what he learned from that shiur to develop his own talents in learning Torah. The learning framework is structured to create a passion for Torah learning and shemiras hamitzvos. The emphasis of the limud will be to bring the bochurim to a solid clarity in the sugya that they are learning. Through a sincere enjoyment and connection to the Torah, they will come to clearly understand Rashi and other Rishonim, and be able to read them back into the Gemara. Aside from learning Gemara, which will make up the bulk of the day, the yeshiva’s curriculum will also include learning Chumash with Rashi, the Ramban, and the Ohr HaChaim HaKadosh. Time will also be spent on sifrei chassidus. In addition to teaching a bochur how to learn, the yeshiva puts effort into showing how to apply that learning to his life. Students will be taught that chesed is a fundamental part of Yiddishkeit, and they will learn to master the art of creating a connection to Hashem through davening.

Which Rabbonim offer the yeshiva their haskamah or hadrachah? Yeshivas Savaran is guided with a very clear direction, as every decision concerning the yeshiva is made by the Savraner Rebbe shlita. Can you please tell us about your rebbeim? Our staff are not only experienced educators, our rebbeim are talmidei chachamim of note who, simply put, are people who care! The yeshiva is designed so that the rebbeim will interact with the bochurim on an individual level, giving them the personal attention that they need to develop themselves. We believe that every person must be treated as the individual person in the world who he is. Our rebbeim are committed to devoting the time that is necessary to allow each bochur to grow and express himself individually, in line with his unique qualities and strength. Do you want to attract bochurim from outside of Yerushalayim? The yeshiva has arranged transportation to and from Ramat Beit Shemesh. We will be happy to arrange transportation to other communities as well, should the need arise. Does the yeshiva schedule go beyond the regular shiurim and sedarim? As part of the yeshiva’s mission to help each bochur become an eved Hashem in all areas, including those which are only picked up outside of the beis medrash, we will go on special trips. Incidentally, we have seen that these trips also serve to create a more relaxed environment, thereby helping the bochur’s learning within the beis medrash as well. What foundations do you believe a yeshiva should be based on? A yeshiva must have a solid direction, to give bochurim the foundations of Torah and Yiddishkeit that they will build upon for the rest of their lives. At the same time, it shouldn’t be “one size fits all,” and should be able to meet the requirements of a boy who needs some extra help. A yeshiva must have a pleasant atmosphere, together with good friends and a caring staff of rebbeim.

Finally, the rebbeim and other staff of a yeshiva should be warm and experienced role models, who educate each bochur based on his own personality and needs, in order to best bring out the potential of each talmid. Can you share some of the yeshiva’s principle goals with us? The goal of Yeshivas Savaran is to help each talmid grow in his avodas Hashem by learning Torah with simcha, and without the pressures and distractions that often serve as obstacles to genuine growth. How do the talmidim dress? The talmidim dress in standard yeshiva attire. Who would your yeshiva not be suitable for? The only person whom Yeshivas Savaran would not be suitable for is a bochur who is specifically looking to fail. We want to stress that our curriculum is suitable for virtually everyone, even for someone who has not yet seen the simcha and success in learning that he would like to achieve. What are your aspirations for your talmidim when they leave the yeshiva? We want our talmidim to come out of the yeshiva with an attitude of middos tovos, yiras shamayaim, and genuine simcha with their learning. Our talmidim will learn to be able to feel good about themselves when they are mevater (forego) on something for their friends. These are skills that will stay with them well into yeshiva gedola and throughout their lives. Are the yeshiva’s shiurim in Hebrew or Yiddish? Ma Nishtanah HaMortgage HaZeh? By Moshe Wilshinsky, CEO, Moville Mortgage and Finance Ltd.

I

n Israel, they are called mishtaneh (pronounced Mish-TaNeh). In the US, they are called Adjustable Rate Mortgage (ARM). So Ma Nishtaneh how, or how do the adjustable interest rates “adjust” and how can they change? Today, in Israel and around the world, mortgage interest rates are increasing. If you have a nominal fixed rate mortgage (i.e. not linked to the madad), you have nothing to worry about—it will not affect you at all. However, if all or part of your mortgage is adjustable, rising interest rates mean you will have an increase in the amount you pay on a monthly basis. So what is an adjustable rate mortgage? The name says it all. “Adjustable” means something may or will change. “Rate” is short for “interest rate,” which refers to what your bank charges you for a given period to use the money you borrowed from them. Putting “adjustable” and “rate” together means that the amount of money (the cost) you are paying for the money you have borrowed may or will change. It is important to understand what will change, when the change can happen, and what it will mean for you. For example, you take an adjustable rate loan from the bank. While it may have been three percent interest annually when you originally got the money, in ten years the bank may charge you six percent annually, effectively doubling your monthly payment. No one knows what the future holds, but what is certain is that you have no idea what it may cost in the future. It is not as scary as it sounds though; let’s first understand what can be adjustable in a mortgage. The “adjustable” aspects are dictated by several factors that can give you some sense of when and why the interest rate might change. There are two primary factors used to calculate the interest rate paid with an adjustable interest rate mortgage. There is the Index (ogen in Hebrew) and the Margin (hefresh in Hebrew). When added together, they determine the interest rate. What’s tricky, perhaps, is that there are different types of indexes, each of which behaves differently and which change based on different circumstances, including the frequency of possible changes. The Prime Interest Rate Index, which is determined by the Bank of Israel (BOI), can theoretically be changed at any time. If the Bank of Israel sees the need to increase or decrease the cost of borrowing in the Israeli economy, they can do that at any time. If the Bank of Israel increases the Prime Interest Rate, it will increase the interest rate on mortgages based on the Prime Rate. The Prime Interest Rate Index is an example of an index set by the government. In contrast, there are certain indexes—for ex36

ample, the London International Bank Offer Rate (LIBOR)—that are market driven and based on an international market of what interest rates are paid on certain loans based on the currency and length of time the loan needs to be paid back. Why are indexes increased or decreased? In the case of the Prime Interest Rate Index, it is due to the Israeli economy—more importantly, the BOl’s perception of the state of the Israeli economy e.g. if the BOI fears inflation increasing, they will increase the Prime Rate. In contrast, with the LIBOR index—which is market driven meaning it changes like the public stock market prices—you need to look at what is happening to the economy of the country of the currency used, e.g., the three-month US dollar LIBOR index, is very common in Israel. How the markets react to developments in the US economy will determine how the LIBOR interest rate changes. An adjustable rate mortgage, with the three-month US dollar LIBOR as the index, by definition will not have an interest rate adjustment more frequently than once every three months. In most cases these US dollar LIBOR mortgages are made in NIS (i.e. funded in NIS but indexed to US dollar), so a borrower will see constant changes in their NIS monthly payment because of the changes in currency exchange rates, although the dollar value stays constant. A mortgage that is fixed for fifteen years but linked to the madad (Tzamud Madad), even though it may be considered by the bank and even the Bank of Israel as a fixed-rate loan, a borrower will see his monthly payment as well as his principle change based on inflation in Israel on a monthly basis. This means the “fixed” aspect is almost academic because the actual cost to the borrower can increase on a nominal basis—thus, in many countries the interest would not be considered to be fixed. With interest rates increasing it is important to assess how your mortgage is structured, how/when it will be affected by interest rate increases and if it is still appropriate for you, and if there is anything worthwhile to do now to prepare for the possibility of higher mortgage interest rates in the future. How to Prepare Your Car for Spring

M

any of the typical expert recommendations for preparing your car for the spring and summer don’t apply to driving in Jerusalem and Beit Shemesh, or most of Israel. We typically don’t winterize tires here and don’t have to contend with salt and snow. But we do have rain, and even cold weather itself takes a toll on automobiles, so as the spring season approaches, here’s what you need to do to have your car in top shape. 1. Check your alignment. If your car seems to veer to one side or just doesn’t stay totally straight, something might be off. It’s fairly inexpensive to fix and can save you from loads of problems that might otherwise arise later. 2. Check your brakes. If they’re noisy or rough when braking, chances are you need new brake pads. Long vacation drives require brakes in good condition. 3. Check your windshield wipers. Winter is the time they’re used the most, and you want to see that they’ve stayed in good shape for the new driving season. Israel experiences plenty of dust during the spring and summer, and you’ll still need to use your wipers quite a bit, even though the rain ceases for a few months. Life expectancy of wipers is only six months to a year. 4. Rotate the tires. Tired should be rotated every so often to make sure the tread is even. Check the overall tire tread for adequacy, especially if you’re nearing the time the tires will need to be changed. Without proper tread, the tires can’t maneuver well and become more prone to accidents. 5. Get a good interior and exterior cleaning. Your car’s likely been

through a lot over the winter getting pounded by rain, hail and perhaps snow (it happens here sometimes, too!) so the exterior may have plenty of dirt and be discolored. The interior is full of whatever your shoes have schlepped in, although you might want to wait until right before Pesach to do the inside so you don’t have to do it twice. You can clean your car yourself, just make sure to use car-cleaning solution instead of plain soap, and use a hose to get the undercarriage cleaned well from dirt and grime buildup. If you’re going to dry it, use a natural-fiber cloth. 6. Check all fluid levels, which may get depleted over the winter season. You can usually do this yourself when you open the hood, but if you’re not sure, your mechanic can easily take a look. You’ll want to ensure that air coolant is up and ready for the hot weather. 7. Check under the hood to make sure that all of the belts, wires and hoses are intact. If anything is cracked, you’ll want to have them repaired immediately. Inspect the air filters so they’re clean and ready for aircon use. You won’t want to have to wait for your car when it’s already hot and sweaty and your air conditioning fails. 8. Test your battery strength. Winter’s harsher conditions strain your battery more, and you’ll need to make sure that it’s still well-functioning. All in all, it’s best to have the car ready for hot weather use before it gets too hot outside. A few quick and inexpensive checks will have your car in shape for perfect spring and summer driving. 
