We have become what’s possibly the most widely read English magazine in the country, having expanded from 6,000 copies to a growing circulation of 21,000 copies. Our goal is to continue to increase our circulation and reach most “Anglo” communities in the country. We want to strengthen the bond and facilitate the integration of the different Anglo communities across the land. This is being accomplished as testified by the overwhelming percentage of advertisers who repeat their ads every month and who report to us that their businesses are not only growing locally within their regions but also to other cities. I Had to Build Two 13-Room Homes at the Same Time!” Interview with
Yaakov Herman,
founder of Herman Build Yaakov, tell us about your beginnings in the building industry. I always liked to make changes, build concepts. I started with small jobs for friends. They were happy. One day, the opportunity arrived to build two houses for a family member. We decided to take the opportunity and we went for it. It was a 13-room house each! All amenities were included, big salons, etc. See picture above. That became our “claim to fame”. People saw it and the calls started to come…We learned so much in that job! What type of building jobs do you do? Full house construction, additions, chalalim, general renovations, bathrooms, mirpesot enclosures, mirpesot, floors, garden preparation for grass or landscaping and much more. If it requires cement or bricks, we do it. What’s your favorite type of job? I like to create something from nothing. A full house, a separate apartment in a hallal, a brand new floor, renovate a full house and make it look like new. What’s your favorite type of client? Straight forward people. People who understand and appreciate quality. Openminded people. I love people who want to save money but not at the expense of doing the proper job. For instance, a client who wants to spray paint on a wall instead of removing the old paint and doing the proper plaster the way it should be done. In which areas do you work? I have all the work I need in Bet Shemesh and Jerusalem. I have built in other areas but most of my clients are close to home. I prefer to stay in this area. What type of labor do you use? I have clients who only ask for Jewish labor and others who prefer to save money and they request foreign workers. How should people find the right builder for their project? Never hire without solid references. Ask to see other projects. Make sure you can relate to him. Ask about his honesty, experience, punctuality, flexibility. Find out if he is easy to deal with. Almost as important, he must be financially solid. Why financially solid? One of the most common reasons for dissatisfaction and problems in this industry is when the builder is not financially solid and needs to take other jobs at the same time he is building yours. This usually means that he will split his resources including personnel with two or three other projects. As a result, he will delay 8

your project, take shortcuts and end up asking you for more money. What differentiates you from other builders? I understand what it means psychologically for people to make renovations in their own home. People are naturally afraid of changes. It becomes certainly too much to bear. If, in addition to this, people have to deal with extended schedules and price increases...This is why it’s of outmost importance to stick to the offered time schedule and the agreed upon price. I specialize in putting people at ease to make the project a positive experience. We do the job right and we do not leave the home until all the finishings are done and the client “Lets us go.” To what particular factor do you attribute your client satisfaction record? I make sure that every detail is written down and that the client understands every stage of the process. When dealing with good people, the problems appear when things are not clear in advance. I am flexible and prefer to do the extra job to keep a client happy even if it was not agreed ahead of time. A happy client makes life more enjoyable and brings many new clients. By Yossi Lipsh Have you heard the names “Mishkafayim,” “Mem3”, “Gimmel 1”/”Gimmel 2” and not have any clue what everybody is talking about? In this article I will explain it all so that you, too, can be a pro. B”H we are witnessing an unprecedented building surge in the Ramat Bet Shemesh area. Whether it is because of its convenient location between Jerusalem and Tel Aviv or its beautiful views, open spaces and comfortable weather, these projects are an attractive option. But, most of all, it is the wonderful people who comprise RBS’s population. They are diverse and colorful. It is a place where people live in harmony -- chareidi with dati leumi, Israelis with new olim and the young with the older. In the coming years, Minhal Mekark’ei Israel (The Israel Land Authority) is preparing itself to build close to 10,000 housing units. They will be divided into a couple of neighborhoods adjacent to RBS Alef. Whether you are thinking of upgrading/downsizing, marrying off your kids or looking for a great investment opportunity, here are a few projects that may be of interest to you: RBS Gimmel – Ramat Hanevi’im: As of today, RBS Gimmel – Ramat Hanevi’im, which includes 2,400 housing units, is becoming populated. Very few apartments are still available for sale first hand, while others can already be bought second-hand (even though they haven’t been lived in yet). RBS Gimmel-1: RBS Gimmel-1 will have a more chareidi and yeshivishe population. RBS Gimmel-2: RBS Gimmel-2 will be targeting a more chareidi and chassidic population. Marketing for RBS Gimmel-2 will begin in the near future. Housing will be available for sale through buyer groups or through exclusive contractors. In RBS Alef, close to 1,300 housing units will be added to the 10

4,000 existing ones. The new projects are divided into three areas: Mishkafayim, M3, and The Ma”ar. Mishkafayim: Mishkafayim is located right under Nachal Maor and Nachal Refaim, bordering Nahar Hayarden on the west side and Route 10 (3855) on the east side. It is going to officially be a part of RBS Alef. The name Mishkafayim comes from its shape -- the shape of a pair of glasses (mishkafayim in Hebrew). There are 600 housing units planned to be built by contractors and buyer groups. This neighborhood is in high demand and much more desirable due to its proximity to RBS Alef. Mishkafayim is a luxurious neighborhood with a large number of semi-detached and private homes. In addition, there will be a few buildings consisting of three, four, five and six-room apartments. The homes and apartments are very spacious and built to a very high-standard, with beautiful views overlooking the Jerusalem Hills. In addition to plenty of smaller parks, there will be a huge park and basketball/ baseball courts which will be bordered by shuls and pre-schools. To date, over 150 units have been sold, and that was even before the final building permits were given. As we say in Hebrew, they are going like lachmaniot (hotcakes!). So far, the buyers consist of about a 1/3 dati leumi families, 1/3 chareidi, and a 1/3 chutznik. Many of the buyers are families from RBS A who want to upgrade. What they all have in common is the desire to live in an open-minded community. M3: M3, (pronounced Mem Shalosh) is located south of Nahar Hayarkon. Beginning at the turnoff from Nachal Kishon along Nachal Hayarkon up to Nahar Hayarden. There will be a total of 260 cottages and 88 apartments. The cottages will be semi-detached homes, including an attic, chalalim and a basement + garage level totaling 240-260 meters. Most of the apartments will be in the “Dona” project, divided into four buildings six stories high with four, five and 6-room apartments, situated at the top of the hill near the traffic circle that leads to Route 10. The construction of roads and infrastructure has already begun and building of the homes should begin in the very near future. Estimated move in date is 2016. A very large park is part of the central plan for M3, nestled in the valley between M3 and RBS Gimmel-2. The Ma”ar: The Ma”ar, short for Mercaz Asakim Rashi (Main Business/ Shopping Center) is located opposite the existing RBS Alef Shopping center. Starting on Nachal Tzeilim (by the Chaba”d shul) along Nachal Kishon and up to Nachal Hayarkon. The Ma”ar will include four sites intended for shopping and business. Above three of these will be 100 housing units, including three, four, five and 6-room apartments and duplexes, located in the valley between RBS Gimmel and Nachal Tzeilim. The forth and larger site will be at the new intersection at the corner of Kishon and Yarkon which will connect to Gimmel via a bridge. All of these new projects promise to offer a unique and high quality lifestyle as well as valuable investments. We were amazed to learn that the business was owned and run by a top professional designer who learned the trade in a renowned school in one of the fashion capitals of the world – Italy. Where are you from, Esther? I was born and grew up in Bet Shemesh, Israel. How did you learn the trade? I learned how to sew in Florence, Italy where I majored in sewing. I learned to design and build models from Letizia Della Rocca at Sitam, the world renowned Italian school of fashion. What does a dream wedding dress looks like? A beautiful dream wedding dress is designed the way a bride wishes it to be from the materials she wants it to have. What is it you hope women will feel when wearing your designed dress? A bride who wears the wedding dress of her dreams which she has helped design should feel happy and whole with her choice and with the design of her dress. What are the wedding dress trends for 2014? The trends for 2014 wedding dresses are built on models using less material and more lace so that the brides look like princesses. At the same time, they are of better quality and more unique. They are less voluminous and hug the body more closely. What tips do you give to brides when they first come in for a fitting? I tell my brides to choose models that are appropriate for them and which are the most flattering on their bodies. How much of your own opinion do you give to brides at the fitting? I tell them that they should be aware of the up-to-date fashion trends for the same year/ period and that they should choose materials that will be comfortable and pleasant to the touch and not only to concentrate on beauty and that they should have an open mind for changes and ideas. I tell them to sleep well the night before the wedding and to come to the

wedding with a positive attitude. Do you find that a lot of brides lose weight before the wedding? How does that affect your job? Yes, I have definitely noticed that phenomenon but it doesn’t have any extreme effect on my work. Every bride receives a dress that is designed for her body. Every bride is beautiful. Who is your typical client? I don’t have a specific type of client. Clients come from all sectors and are all different ages. The dress is adapted to the age and to the client’s needs. Is it quite stressful for brides watching their wedding dress being made? The brides for the most part have no patience for the process but are satisfied with the results. Dear Dr. Bo: I often hear weight-loss experts advising people to avoid “empty calories” but truth be told, I don’t really know what that means. What exactly are “empty calories?” Answer: Many foods and beverages on the market today, specifically pre-packaged or processed foods, contain what are commonly referred to as “empty calories.” These are calories from added sugars and solid fats which add calories to your food but contain little or no nutritional value. Because these calories are devoid of any nutritional value, they are referred to as “empty.” Another reason I consider these calories empty is that they won’t fill you up. So while they may taste good, they will ultimately only give you a sugar high and leave you craving more and more. Understanding what solid fats and added sugars are and how to identify them will help you make better choices and ultimately enable you to manage your weight better. Solid fats remain solid at room temperature, for example margarine and butter. Some solid fats, however, are naturally found in foods such as beef fat or chicken skin. Added sugars are usually listed on nutrition labels as high fructose corn syrup, sucrose or saccharose. Here’s what you can do to avoid empty calories and still eat “real” food: 1. Don’t drink your calories. Surprisingly, many people get the majority of their extra calories from beverages, not food. Soda, fruit juice, flavored water, coffee drinks and mixed alcoholic beverages are loaded with extra sugar. To put this into perspective -- a twelve ounce can of soda has nine teaspoons of sugar. Think that’s bad? A 12-ounce glass of juice has 12 tea14

spoons! When grabbing a drink, try to reach for water or something sweetened with a naturally calorie free sweetener like Stevia. For children, try offering water or low-fat milk. When choosing juice, water it down or choose “light” varieties which can cut extra sugars by as much as half. 2. Beware of calorie traps. I’ve noticed that a lot of foods are being advertised as “naturally sweetened.” Beware. This often means that instead of using high fructose corn syrup or sugar, they use fruit juice, sweetened apple sauce or honey. The empty caloric results of these so-called “natural sweeteners” are exactly the same but people believe them to be healthier alternatives and often overindulge. 3. “Dietetic” Doesn’t Mean Healthy. Do you believe that drinking diet soda is healthier than regular soda? Think again. The artificial sweeteners found in diet drinks can actually cause you to crave and ultimately consume more sugar. Our taste buds are hardwired to send messages to our brain. The heightened sweetness of the artificial sugars found in diet beverages may actually trigger additional cravings. Another side effect is that naturally sweet foods, such as fruit, don’t taste as sweet when your body is so used to the fake stuff. Furthermore, recent scientific studies have shown that the chemicals used in artificial sweeteners negatively impact your metabolism and impede your body’s ability to break down foods efficiently. Try limiting your intake of artificial sweeteners and overly sweetened foods to allow your taste buds to reset. 4. Every Little Bit Counts. I always tell my patients that small changes can add up to big successes. This is especially true when it comes to condiments.

Pancake syrup, mayonnaise, salad dressings and even ketchup can pack on empty calories quickly if you’re not careful. Each of these can add over 100 calories per serving, sometimes per tablespoon! Try swapping full-fat condiments with the lighter varieties. When using dressings or syrups, place them on the side of your plate and dip per bite.. 5. Ain’t nothing like the real thing. People often think that eating “fat-free” varieties of certain foods is better. In fact, the amount of sugar added to make up for the lack of fat puts the total calorie count for the “diet” snack higher than a small serving of the real thing. Moderation is the key when it comes to empty calories. By simply being a more conscious eater, you can easily shave off those extra empty calories without making major changes to your diet. • How can I best protect my loved ones and my assets in Israel? Do I need a Will? • What if I have assets in Israel but have a “foreign” Will? • I want to make a Will in accordance with Halacha – what do I do? You will find general guidance on these matters in this series of articles. DO I NEED A WILL AT ALL? • To best protect your loved ones and to ensure that your assets are distributed as you would like, it is important to leave a valid Will. • A Will can also provide for the guardian of your minor children if you and your spouse predecease them. • You can create a trust in Will e.g. to ensure that your assets are controlled by a reliable third party to protect your heirs from various pitfalls. • In a second marriage, a partner may wish to care for the new spouse but also provide for children and grandchildren. • Dying without a Will can create unexpected hardships for your loved ones and may even lead to avoidable family feuds. • A Will can speed up the estate administration process and save time, money and frustration. WHAT HAPPENS IF I DO NOT HAVE ANY WILL AT ALL? The Israeli “intestate” law is basically as follows: A: If there is a surviving spouse: The family car and the household contents are inherited by the deceased’s spouse. The family home, bank accounts and the rest of the estate are shared between the remaining spouse (who gets half) and the deceased’s children (or further descendants, or parents if there are no descendants). This means that the surviving spouse will share ownership in the home she may have lived in for many years. Obviously great difficulties could arise for a surviving spouse, for example if he or she needs to sell and move to a smaller home or a retirement home, but the children are minors and cannot validly consent, or the in-laws do not wish to sell. Expensive court actions and maybe family bitterness are foreseeable, so it is best to avoid these problems. If the deceased did not leave children or parents, but left brothers and/or sisters, then in general the surviving spouse receives two-thirds and the remaining third is divided equally among the surviving siblings. Here too, obvious difficulties could arise. B: If there is no surviving spouse: The following family members, in this order, will be the heirs: 16

the deceased’s children and their issue (grandchildren or further descendants), the deceased’s parents and their issue (brothers and sisters of the deceased), the deceased’s grandparents and their issue. However, conflict situations between heirs arise more commonly where there is no valid Will. C: If there is none of the above: In the absence of any of the above-mentioned family, the assets will go to the State of Israel. It is sound advice to avoid these and other problems by making a valid Israeli Will. It is certainly an essential part of any sound financial plan to arrange a Will that governs your specific needs and takes into account your specific circumstances. It is vital to have it drafted by someone knowledgeable in all areas of estate planning, estate administration (probating Wills) and Halachic aspects of Wills. Stressful Times By Helen Abelesz
W
e are living in very stressful times when it can be difficult to carry on as usual. While some of us seem to deal with stress easily, many of us don’t. When additional stresses are brought into our lives, we can approach a breaking point. Can we ease our stress? The answer is a definite YES! The following tips are simple exercises that I have taught to my clients. You can practice them on your own; but if you feel that stress and anxiety are affecting your daily functioning, please contact me or seek professional help: 1. Deep breathing is my favorite de-stressor. When we begin to feel anxious, our breathing becomes faster and shallower; therefore, all relaxation exercises include deep breathing. Try to stop everything you are doing. Close your eyes. Sit or lie down in a comfortable place and take some deep, slow breaths. Soon, your body will begin to relax. Practice deep breathing when you are not under pressure so that you can train your body to relax when you are stressed. 2. Guided Imagery: Take an imaginary journey in your mind. Go to somewhere distant and relaxing, like a forest. Imagine the sun shining through the trees, the birds chirping in the distance, the breeze blowing the leaves and water flowing from a stream. Guided imagery can be really effective, espe-

cially when accompanied by a relaxation CD. 3. Exercise is a natural stress-buster and anxiety reliever. Research shows that as little as thirty minutes of exercise, three to five times a week can provide anxiety relief. It is important to set aside exercise time in your week; but, even putting on some music and dancing with your children can really change your mood. 4. Nature: Go outside. Gaze at the sky. Sit among the trees. Look at the flowers and listen to the birds. Nature can really help to reduce stress. 5. Being Thankful: We often focus on what we don’t have rather than on what we do. That’s stressful. But, when we think about and are grateful for of all the wonderful things that we do have (eg. our spouse, children, parents, friends, our home, etc.) then, we shift our focus from our worries to our joys. Just saying, “Thank you” relieves our stress and makes us feel better. These are just a few suggestions that can help ease your responses to stress in your life. Nachum Shore Owner, Real Painters Nachum, tell us about your background. We made aliyah from Toronto seven years ago and settled in Jerusalem. Since then, I spent a lot of time learning the needs of Anglos who want their homes painted. I founded Real Painters to satisfy those needs. Were you ever officially trained in this field? Before making aliyah, I trained under a veteran painter for a number of years. I also completed a two-year building renovations college program in Toronto at the same time that I was running a home improvement business. I continually hone my painting skills and research the latest techniques and products available. What is the most common type of paint job that Anglos need? Most of our customers come to me looking for a high-end job with a beautiful finish. Many jobs involve some sort of mold treatment or water damage repair. “I Have the Hard Edge Intensity Gained from
Cutting My Teeth in the world of Israeli Construction” How did you get started in the “electricity” field? In 2004, after college, I came to Israel and learned in yeshiva for a few years. Eventually I realized that I had to start working to support my family. Taking advantage of my aliyah rights, I registered for a free technical course from the state. My wife and I still debate whether or not it was my idea or hers to become an electrician. The bottom line is that I spent the next ten months at the Tel Arza technical school in Jerusalem. I was in no way prepared to pay attention in Hebrew for eight hours a day, five days a week. But in the end, I was forced to work harder than anyone else and went from barely understanding the teachers to becoming one of the top students in the class! Is there an advantage to being an American and learning a trade here? I have the hard edge intensity gained from cutting my teeth in the world of Israeli construction as well as the attention to customer satisfaction and detail that an American tradesman brings to the project. Do you specialize? A great deal of an electrician’s work is pretty universal and repetitive. For me to say that I’m the best outlet installer in Israel would be sort of silly. But I stand out in two areas, ones where creative thought and dynamism are required, troubleshooting a system and customer relations. Troubleshooting: This is when someone calls me because something just does not work or when every time a certain switch is flipped, the power blows. Troubleshooting requires me to walk into the middle of a situation, look at everything with fresh eyes, assume nothing and be willing to try even the most simple things. A client called to tell me that the light in his bathroom as well as the outlet didn’t work. They used a standing light fixture in the outlet for testing. It turns out that the brand new bulb they had purchased was faulty. Instead of opening up the main panel and con26

nections and outlets and switches, I first tried the simplest thing possible and that was the solution! At the beginning of my career, I would tell my clients that I could solve any problem, I would then hope that I could fake my way through the repair. Now, I often troubleshoot the problem over the phone. Customer Service: While I have dealt with hundreds of dysfunctional light fixtures and thousands of non-working fridge outlets, my clients must be treated seriously and they must be honored and valued as if they are my only client. Why should people hire a specialist to inspect the electric system of a house before the buy? I recently met with a real estate lawyer who told me that the average Israeli will buy a 6th hand car for 40,000 NIS and automatically bring it to a mechanic for inspection. That same Israeli will then go out the next day to buy a 2,000,000 shekel apartment without checking the electrical system, trusting that his mezuzah will keep the electrical system running forever without serious problems. A lovely family in Efrat were about to move into their new home when it was noted that one of the inside lights was burned out. I was called to come and take a look. Four lights at the entrance and nine lights in the salon, all halogens, were not working and had turned the wiring into charcoal. If the electrical wiring in the house had been checked out before closing, the previous owner might have been required to pay for this repair thereby saving the new homeowners hundreds of shekels. Are the majority of your clients “Anglo” olim? I would say that most of my clients are olim from America. Yes, I work well with Americans because I am able to be an advocate for them in a highly aggressive market. Which areas do you service? his is not the peaceful summer we were waiting for! We pray for the safe return of our soldiers and for calm and sanity to return to our beloved land. Despite everything, life must go on so here are this month’s tips: Travel Insurance: 1. Don’t forget to take out travel insurance! (We always have a few “last-minute-on-the-way-to-theairport” requests!) 2. Make sure that the policy covers any pre-existing medical conditions you might have. 3. Pregnant? Mazal Tov! We can cover up to week 36 and age 36 (for emergencies). 4. Now the big question, if I have free medical insurance through my credit card, why do I need a private policy through Egert and Cohen? Answers: 1. The free policies have a limit of $2,000 per day for hospitalization and up to $1,600 for out-patient costs. This is not enough for serious cases. 2. The “freebies” usually don’t deal well with any complications such as extending cover, last minutes changes, etc. 3. CLAIMS! This is most important. What is your most expensive material possession? Your house, right! And yet many people do not insure it for the correct value. For example. if you have a mortgage, the bank will require you to take out an insurance policy to the tune of approximately $1,200 per square meter. That means that if your house in Rechavia or Ramat Bet Shemesh is 90 square meters, you are insuring it for $108,000. Try and buy your house for that amount of money!!! Now, wait a moment. It’s also true that you generally don’t insure for the market value of your home but rather the rebuilding cost which is much lower. All this is true for a free standing house where even a terrible fire would not require sinking new foundations, paying for the cost of land, etc. However, what about an apartment on the 4th floor of a building? What if the building is damaged and only a few tenants are insured. How do you rebuild? Tragically this happened to one of our clients whose apartment was destroyed in the gas-cylinder explosion in Jerusalem a few months back. Her side of the building was totally destroyed but only a few residents were insured. She thankfully was insured but not for nearly enough to buy a new apartment. The Solution: In Hebrew, Erech Karka (or land value). Many companies will now allow you to insure for up to three times the rebuilding value. This will ensure that in the case of a disaster, you will get at least close to your home’s real value. Here is how one calculates the insurance value of your home of 100 square meters: 1. 100 square meters X current rebuilding rate $1,500 = $150,000. 2. Add on land value (up to three times the rebuilding rate = $150,000 X 3 = $450,000. 3, Total: (1 + 2) = $600,000 Remember, you should obviously try and insure your home for its real value. Building insurance is relatively inexpensive. When your most valuable asset is at stake, it’s probably worth it. Call us for more details.
Claim of the Month Shalom’s wife lost one of her earrings, presumably when she was on an overseas visit. When they returned, she approached us but then realized that they had forgotten to add on cover for overseas travel. The claim was denied. A few months later, the other earring went missing (in Israel). After searching their home, the earring didn’t turn up and the claim was paid. Last week, while cleaning (in the area where they kept their suitcases), one earring turned up! The $64,000 question: Was this the “overseas” earring or the “Israeli” one? If it was the one they lost in Israel, they were paid out for it. Do they have to return the money? After asking their Rav, he requested that we ask the insurance company as well. The claims manager was highly impressed with the family’s honesty. He immediately said that they should keep the earring and use the claim money in health and happiness. We pray for a new month of safety, peace and happiness.

How did you partner up with Yaniv? Yaniv and I go way back. He has been cutting and styling family members’ wigs for years and has been cutting my hair since the young age of 15. I even got ready for my wedding at what is now Yaniv’s Salon. What inspired you to get into the sheitel business? My first cousin “Avigail” is the reason for my business and B”H my success. She married, moved to Israel and once here asked me, “Who styles your sheitels, they always look great?” I wash and style my own and that is what I told her. She said, “Please do mine. I’ll pay you the going rate at other sheitel machers”. I was a young mother who had recently given birth and was at home so I said, “Sure, why not?” Did you have a mentor? I have always stayed loyal. owner of Yaron Fruits and Vegetables Where are you from? I am a native Jerusalemite. Today I live in Tzur Hadassah. How many years are you working in the field? I have been in the field of fruits and vegetables for over 30 years. My father had several stores in Machane Yehuda and I worked with him from a very young age. After a number of years, I opened up a store for myself in Jerusalem at the corner of Bar Ilan Street. I was there for 15 years. Why have you decided to open up a store in Ramat Bet Shemesh Aleph? I will tell you a little bit about myself. After all the years that I dealt with fruits and vegetables, I decided to open up additional businesses and I was very successful. But there was one thing that I missed during these last years and that was satisfaction. I saw more and more that I enjoy the field of fruits and vegetables. This begins with the choosing of the merchandise personally from the fields to organizing the shelves and service to the clients. The clients that I most enjoyed working with when I had my store on Tzomet Sanhedria Bar Ilan, were the Anglos from Ramat Eshkol, Nachalat Yitzchak and the surrounding areas. Today, I live in Tzur Hadassah and I decided to open up a business close to home for the Anglo clients. Why should people buy from you and not at the supermarket? My motto has always been that quality
is quality and one more time quality. After all the years that I have worked in this field I have great experience in choosing the best produce. I rise before three in the morning and travel by myself to the fields and the shuk to choose the best produce. Most of the product that I bring is merchandise which is designated for export to Europe. This is good quality merchandise which has a long shelf life. I choose every apple and orange myself. I also buy for my house. Even after I have purchased the merchandise, I go through it again and sort it and then organize it on the shelf. Everything in the best and the most beautiful way. All of the produce which is not appropriate I leave on the side and I donate. When a customer comes to the story, he gets the best service in choosing the products that he needs and with the very high quality that he needs. That is the reason that I had thousands of satisfied customers in Jerusalem and that is the reason, B”H, that I will have thousands of satisfied customers in Bet Shemesh. Tell us a little bit about “Behind the Scenes” in the field of fruits and vegetables. It is important to know that from the moment that the fruits and vegetables are in the fields until they reach your home they undergo many processes. The quality of the merchandise can differ greatly between stores. One will have the best merchandise which is set aside for abroad and another merchandise that is only good for cooking, etc. Sometimes, even if you save a few shekels in the supermarket, you get home and after a day or two you already have to throw them out. In addition to “Ba’al Tashchit,” in the end it will cost the consumer a lot more money. How are your prices? In my quality range and with my wide choice of fruits and vegetables, I am 25% cheaper than my competitors in the free market. What type of kashrut hechsher do you have? Badatz, Eidah Charedit. Is there a difference between merchandise from Friday and the rest of the week? No. The high level exists every day of the
week just like on Erev Shabbat. What are you planning on doing during shmittah? I already have experience from four shmittah years. It isn’t simple. You have to be organized for it and get ready. We have always tried to keep shmittah on the highest standards. We buy special merchandise from abroad. It is important to remember that even if we do not succeed in bringing all types of merchandise that is 100% like every other year, in any case we have the privilege of keeping the holiness of the seventh year in the most glorified manner and we will only see a blessing and success. What other news are you preparing for us? In addition to fresh fruits and vegetables, we also have a wide assortment of dried fruits and vegetables. We are planning to bring a wide variety of regular fresh spices of all types and we are also planning to bring a juice machine for different types of natural juice available on site. And last but not least, it is our hobby to prepare trays of fresh and dried fruit with special amazing designs for every event, made by my dear wife. s part of our anniversary issue, we are interviewing one of our most experienced experts. Moshe Wilshinsky, our mortgage expert and a 29 year veteran in the mortgage industry, is the CEO of Moville Mortgage and Finance Ltd. Moshe, what was the joke that summed up the mortgage industry in Israel? The joke goes like this: If 150 years ago you would have told all the people dreaming of establishing a modern Jewish state in the Holy Land that they could have a country with tremendous achievements across the board, but the politics and the mortgage industry would be very difficult to understand, everyone would have jumped for it. I am just thankful that I am not in politics as well. Moshe, seriously, what is your experience in the mortgage industry? I started in the mortgage business in 1985 in California. For the first time in 1990, the Israeli banks started granting mortgages from their own funds. Someone from Misrad Hashikun asked me to get involved in order to help them with an initiative they were working on, and so I became involved in the mortgage market in Israel in 1992. I advised a number of people from four different government agencies with the intent of advancing the mortgage market in Israel through a secondary market. That’s how I became familiar with Israel’s mortgage process along with the senior bank managers, whom I eventually worked together with on consumer credit legislation. Today, at Moville Mortgage and Finance, we utilize that knowledge and experience to assist our clients through the entire mortgage process. Besides the mortgage market, you have also been involved in the establishment of consumer credit reports in Israel. Can you tell us about that? After getting involved with the government regarding secondary mortgage issues, I learned that there was no consumer credit reporting industry in Israel. I knew that this was essential for mortgage underwriting (i.e. 34

making proper credit decisions) and other types of consumer credit. The then-current chief counsel of the Bank of Israel and I met at an Inter-American Development Bank conference in the early 90s. He was very gracious with his time, as I explained to him what I had in mind. He liked my idea and encouraged me with one warning: My idea would take a long time. A few years later, a Knesset committee was formed to discuss the consumer credit reporting law. I sat in on the committee meetings with other private industry executives over the course of seven years. During that time, I co-founded one of Israel’s first consumer credit reporting firms. How is getting a mortgage in Israel different than getting one in the US or other Western countries? There are too many differences to enumerate, most of them relating to the way loans are structured, what is available, and the interactions between the borrower and the bank. Just to give you an idea: Disclosure: Since the 1970s, the US has expanded disclosure laws to make mortgage terminology more transparent and easier to understand for the consumer. Israel, though it has much more complex mortgage terminology, has far fewer mortgage disclosure laws. Factors that Affect Lending Decisions: For example, bounced checks in the US are a non-issue, while here, a few bounced checks can negatively affect a client’s ability to get a mortgage. In addition, not all sources of income are equally recognized. The Loan to Value (LTV) or the ratio between the loan amount and value of the property are much more regulated in Israel. A major difference nowadays is that the Mortgage

Banking Regulations are constantly changing. These changes have material effects on the types of mortgages available and who can qualify. Even veteran Israeli borrowers are often surprised when I tell them that they cannot expect to get a mortgage like the one they received a few years ago, or the way they got one [qualified for one] because it is no longer allowed by regulations (e.g. all adjustable loans for Israeli citizens). This is one of the reasons we feel consumers need to be educated about their options. We feel that an educated consumer is the best decision maker. What are the main mistakes olim make in Israel when taking a mortgage? I would have to say that the most common mistake is when an oleh makes assumptions about how much he or she can qualify for or the types of loans available to them. There are a lot more moving parts here and most do not understand the whole picture. Bad decisions can be made which can result in very costly mistakes due to simple misconceptions and failing to fully understand the ramifications of different lending options. This is another reason why at Moville Mortgage and Finance we like to educate our clients and empower them to make their own informed decisions. What exactly is the role of a mortgage broker? In America, a mortgage broker acts as an intermediary who literally brokers mortgage loans on behalf of individuals to the wholesale mortgage market and handles the entire process for the borrower instead of the bank. In Israel, the industry is not only in its infancy, but there is no infrastructure, regulations, or industry practice in place to replicate what is done in the US. More so, the term “Mortgage Broker” is used to mean many different things -- advisor, filing service, etc. I have seen the market evolve over the past 20 years. Twenty years ago there were “machars.” Usually these were retired bank employees who took 2% of the mortgage for their services. Then, in the late 90s, a few companies evolved and began offering a service which was a step closer to what is being done today. When cheap money was introduced by the US FED in the early part of the last decade, it eventually affected the mortgage market here in Israel. By 2003, the Israeli mortgage banks started offering cheap money very liberally (by Israeli standards at least) and a wave of international and domestic buyers began buying apartments as speculative investments. That is when the current wave of mortgage brokers began. After the crash of 2008, international banking regulations were quickly rewritten (e.g. an international banking regulation know as Basel took close to 18 years to update and create what became know as Basel II, whereas post-crash, Basel III happened in close to 18 months). This new regulation required the central banker of participating countries to implement regulations along certain guidelines. This has been one of the factors driving the Bank of Israel to implement the regulations that they have been implementing in recent years. Ironically, in a market like Israel where the process, products and rates can vary from bank to bank, the role of a mortgage broker with real experience from the US is needed even more. Do local banks check the borrowers’ credit reports from their old country? Yes. Very often a new oleh from the US, Canada and the UK, etc., will be requested to show his credit report and credit score from his country of origin. We can help borrowers obtain that report. What questions should a person ask his potential mortgage broker before hiring him? Like the rest of the world, the mortgage market in Israel has become and is becoming more conservative, both in the loans they give and in how they approve loans. That is the nature of the industry the world over; it follows economic cycles. You want to make sure that you have someone with
experience who has been through a tight credit cycle before. You also want to make sure that they have the expertise to educate you in making informed decisions, and of course that they provide the highest level of customer service. What’s the best advice you can give to people looking for a mortgage? The only way you can make an informed decision is by knowing what your options are and the ramifications of those options. You should ask questions and ideally not assume anything. As in any other important transaction, you should hire a professional expert to take you through the process. This was a great opportunity as for many years I have been helping the Kuppa raise money for so many people in need and here I would have a chance to contribute to the economic success of local businesses. I suggested to Ariel that we should do an interview with him to let the community in on some of the “happenings” at Bizness Magazine and The Bizness Group, his background and his core belief system. So this time, for a change, Ariel is the one being interviewed. I hope that you enjoy the interview as much as I did. YM: Where are you from, Ariel and how did you get to Israel? Ariel: I like to say I’m from Israel but born in Peru. Peru became a real mess between terrorism and corruption. Although I was running several businesses and things were doing great, I did not want to raise a family in such an environment. Shortly after getting married, we moved to Ecuador where I operated a large clothing manufacturing company. From there we made “aliyah” to Canada. We lived in Canada for about 14 years prior to making the real aliyah. YM: What did you do prior to starting your first business? Ariel: I started my first business while I was still in university. I was also playing professional soccer at the time. I had a busy schedule. YM: Can you give me a quick summary of your business career? Ariel: I have spent most of my business life creating concepts and building companies. I have built 15 businesses in diverse fields such as retail, direct sales, advertising, restaurants, appliance wholesale, food manufacturing, vitamins and supplements distribution, clothing manufacturing, personal development, communications, internet, hi-tech and publishing. I built these businesses in Peru, Ecuador, Canada, the USA and Israel. YM: Tell us a couple of business success stories. Ariel: CEN, a high-tech employment matching service, became the fastest growing franchise company in Canada. It was later

revamped into today’s WSI. The company was the #1 franchise in the internet and technology category of Entrepreneur Magazine’s Annual Franchise 500 for seven consecutive years (2002-2008). In 2010, WSI was the recipient of six Standard of Excellence Awards at the Annual WebAwards Competition organized by the Web Marketing Association (WMA). YM: Any success in the crazy internet world? Ariel: Success is a relative word. We served in excess of 20 million page views per month during our first year. YM: What business did you grow to over 19,000 people and how in the world can someone do that? Ariel: It was in the pet food industry. I approached a manufacturer who was having problems selling his product. Armed with the experience that I gained selling to humans, I went to the parks to find four-legged clients. The first thing I did was to personally sell enough to build a success story that would attract salespeople. Once I accomplished that, I started recruiting my sales force across town. Then I produced audio and video tapes explaining the products and teaching people how to sell them. I sent these tapes from coast-tocoast to people I had selected to work with. Then I toured the country to personally train managers and their sales people. There was no internet yet so the trainings and motivation sessions had to be done in person, by tape and by phone. I ran sales trainings through telephone conference calls with over 2,000 people on the lines. YM: What was the last company you built in Canada? Ariel: TouchLogic. It’s a leading provider of automated customer communications systems. We provided communication technology and services to large companies such as Imperial Oil (Esso), Chrysler, Good Year, Toronto Hydro, Rexall, Department of Foreign Affairs and International Trade, Bell, Shaw Cable, Avon and Sears, among others. YM: Is the company still around? Ariel: Yes, alive and kicking. I prepared my exit by hiring top management (former president of Revlon, Pharma-plus, etc.) to replace me. YM: Why did you start Bizness Magazine? Ariel: This is probably the most frequent question people ask me. During the last 30 years, countless people and companies have approached me for consultations or advice, mostly about growing their businesses. I wanted to create a high quality medium to reach out to those in need of advice and to help olim build their businesses, create success stories and motivate others to make aliyah. YM: What’s your experience in advertising? Ariel: Many years ago I started an advertising company to provide services to my own businesses. Still, most of my experience is in being an advertiser myself. My companies have advertised on national TV on a daily basis and frequently in some of the largest newspapers in the world. We used to field hundreds of calls a day as a result of our ads. YM: How important is it to advertise? Ariel: I used to tell my managers to make a lot of noise in the market. I explained to them that they were not CIA undercover agents. Tell everyone what you are doing as loudly as you can and as often as you can. To stay in business, you must grow continuously because not growing eventually means shrinking. YM: How about businesses that cannot afford to advertise? Ariel: It’s a vicious cycle. They cannot advertise because they

do not sell enough and they do not sell enough because they cannot advertise. These businesses are standing on very dangerous ground. They need serious advice to formulate a strategy to break out of that cycle before it’s too late. The cost of not advertising may far exceed the cost of advertising. Each hour, day, week and month that passes by without being fully booked is tremendously expensive. I see stores that are always empty and professionals who are twisting their fingers most of the day. How much is that costing them in unrealized income, money that they are not making? Imagine a professional who has five hours a day that he is not billing for. At a rate of 150 NIS per hour, he is losing almost 20,000 NIS per month! Not advertising can be very expensive. YM: Where should people advertise? Ariel: They should advertise in the media that their target market reads and respects. YM: What’s the current circulation of Bizness and the distribution areas? Ariel: We started with 6,000 copies in Bet Shemesh and we are constantly growing. Last month we distributed in excess of 21,000 copies in Ramat Bet Shemesh, Sheinfeld, Nofei Aviv, Har Nof, Rehavia, Shaarei Chesed, the German Colony, Ramat Eshkol, Arzai Habira, Maalot Dafna, Minhat Yitzchak, Sorotzkin and we are testing the Gush. YM: Is there room in the company for new talent? Ariel: We are launching two new products soon and we are looking for leaders to manage these new divisions. YM: I have heard you say many times that a business needs to have a “soul”. What do you mean by that? Ariel: A business needs to be profitable. If not, it’s not a business. You must make money for it to last and to accomplish its goals. At the same time, it needs to be a source of satisfaction. Furthermore, it should contribute to your community, make a difference in people’s lives. That’s what I call a soul. YM: What’s the “soul” in selling advertising space? Ariel: Selling advertising space is the “body” not the “soul.” The “soul” is to help olim in the difficult task of earning a good parnasah in Eretz Israel. We are helping people grow their businesses in a way that they never saw before. This provides them with the stability to deal with all the other challenges related to establishing oneself in another country. This growth allows them to hire other olim who are much in need of jobs. The income that they generate gets spent in other businesses in the community generating a cycle of prosperity. In addition, it encourages other olim who are witnessing their success and ultimately it motivates people from around the world to seriously look at making aliyah themselves. I deal with hundreds of business people and professionals every month. I can directly participate and contribute to their success by sharing ideas, motivating them and strategizing with them. We are building our people and our land. The more success we show, the more olim will come. So that’s the soul of our business. YM: Tell us some success stories of advertisers. Ariel: I love the case of Tzvi Lefkowitz, better known as Handyman Tzvi. We met over two years ago and we put together an advertising strategy to accomplish his goal to become “the most known handyman in Bet Shemesh.” We started with a humble one quarter of a page ad. Last month, Tzvi was featured on the cover
page of the magazine and had a double page interview in the center. Within the last two years, Tzvi has tripled his car fleet. Based on name recognition, he is probably the most known technical services person in Bet Shemesh and Jerusalem. He tells me that the magazine has made him into a celebrity. Everywhere he goes people comment on his articles and ads in Bizness Magazine. To wrap this up, Tzvi called me a few days ago and said, “Ariel, I know we have a contract and I’ll pay you for my page but please do not put my ad in. I cannot handle any more calls now.” Ariel Levy started advertising in the magazine in January 2012 and has not missed one issue until today. Michael, where are you from? I am from Brooklyn, New York. How did you become a professional fitness therapist and trainer? I always wanted to help people as a therapist. At the same time, I was always a huge fitness enthusiast. What’s your formal education in the field? I received certification in regular “Fitness Training,” as well as “Specialized Training for Older Adults” including training as a specialist in “Exercise Therapy.” I also studied and practice Holistic Swedish Massage and I have a first degree in psychology. Describe what happens during the first session with a client? After a general introduction, the client and I assess what the fitness goals are as well as how we are going reach them together. How is your approach to fitness different than that of other trainers? I educate my clients as to how the body works. With better knowledge of what works and what doesn’t, results are not just achieved but sustained. My goal is to help get people to a place where they don’t need me anymore because they can do it themselves. Another role I play is one of a therapist/trainer. By this I mean not just telling someone what kind of exercise to do but helping the individual understand with knowledge and support how to break through and achieve a better quality of life. The goal is to help my clients succeed in the realm of health and wellness where they have never succeeded by themselves before. Give an example of who are some of your clients. I train people across the entire spectrum of life from a young man who has grand aspirations of becoming a pilot, to a middle aged woman with Parkinson’s disease. My oldest client is a 92-year old man. My goal for him is to keep him as young as he is in spirit. There are those I train who don’t fit any of these three examples. They consist of people between the ages of 30-60 who just want to feel good as well as look good, while doing their best to achieve greater health and wellness. What type of equipment do you use? I use very basic and mostly portable equipment. This includes resistance bands, free weights and sometimes stability balls. I do a lot of core body work that doesn’t involve any other equipment beyond the human body. Interview with Do you advise your clients on nutrition? Definitely. A balanced diet is key. We want the food we eat to enable us to have immediate energy and allow for future muscle Fitness Therapist growth. By not eating right, progress is impeded and fitness and Trainer goals are much harder to achieve and sustain. What’s the goal of most of your clients? To lose weight, gain strength and feel good. People also want to like what they see in the mirror. Tell us about aging people’s need for exercising. It can be summed up in five words “Use it or Lose it.” I am sorry if that sounds a bit blunt but that’s basically how the body works. You have to keep moving and challenge yourself at every age. By making these choices you improve how you feel, whether it’s more energy and strength or less pain from arthritis and rigidity. Where do you train your clients? I meet people in three possible locations: Their house or apartment, a local park or open area or my apartment in Jerusalem. Who should contact you? Unlike with skin exposure to the sun, there is no positive benefit to the exposure of the eyes to the sun and to ultraviolet light (UV). In fact, the opposite is true. Many eye diseases are related to exposure to UV light. Exposure to UV light can be dangerous to the same extent during all of the seasons of the year. That is why protection of the eyes is necessary all day, every day. What is UV light? Ultraviolet light is a component of sunlight which can be divided into UVB, UVA or UVC rays, according to the length of their waves. The shorter the wave, the greater energy level and thus the greater the potential damage that can be caused to the eyes by excessive exposure. UVA rays are the longest UV rays. They are responsible for tanning and are connected to the early aging of the skin. UVB rays cause sunburn and are associated, in many cases, to skin cancer and to eye problems such as cataracts. UVC rays are the shortest rays and they are the most dangerous. Luckily, they are blocked by the ozone layer in the atmosphere and do not reach the surface of Planet Earth. Many studies have shown a direct link between extended exposure to UV light and many eye diseases. The most well-known and widespread diseases in the modern world are AMD-Age Macular Degeneration. In this disease there is a gradual degeneration in the progression of the typical characteristics of the retina and this is a reason, as stated previously, for common blindness in the modern world. As of this writing, a cure for common blindness has still not been found although a few vitamins can slow down its development. Cataracts (cloudiness in the lenses) is another eye disease that is most commonly found in the elderly. This disease also develops faster among people who are exposed to UB light in a more significant way. An additional phenomenon, which is known as a definite sign of long-term exposure to the sun, is Pinguecula. This phenomenon begins as a growth of the connecting tissue in the white part of the eye, usually on the nasal side of the eye. It appears as a reddish area that darkens with time and spreads. It can turn into a Ptergium which is on the cornea, together with the blood vessels, and blocks the field of vision. The best thing to do is to protect oneself against the UV light is either through the aid of eyeglass lenses that block them and with the aid of quality optic sunglasses which filter UV light in the most effective manner. For those who wear contact lenses, there are also very good solutions. Today, one can find contact lenses from leading companies which filter out the UV light. The shape of the eye socket and the eyebrow provide a certain amount of anatomic protection from direct ultraviolet light. In 42

glaring sunlight, the exposure is reduced even more by the squinting of the eyes. But, it has been proven that the reflected light can still hit the eye sockets and the anatomical shape of the eye and its surroundings turn the eyes into becoming especially sensitive to the scattered sources or the reflection of ultra violet light. It has been experimentally proven that the use of a broad brimmed hat can reduce the eye exposure to ultraviolet light by up to four per cent. The use of quality sunglasses can bring about a reduction in exposure to 40% thereby reducing the danger of eye disease— specifically cataracts. UV protection is especially important for children and teenagers as their pupils grow larger and their lenses are clearer than those of adults. Therefore, their eyes are exposed more to the UV light. In addition, they usually spend a lot more time outside in the sun and have a tendency to use sunglasses much less frequently than adults. In summary: In order to protect the health of your eyes and that of your family, you must make sure that the eyes are not exposed to sunlight in an uncontrolled manner. Make sure that you have filtering sun classes or eyeglass lenses or contact lenses with a high degree of filtering for UB light. ’m sure you have noticed that every time you start your car, a whole set of warning lights comes on for a few seconds and then goes off. This shows that the car’s computer is testing all systems and informing you of any problems. These days everything seems to be computerized – including your car. Don’t worry – you don’t need to know how to operate your car’s computer; it pretty much works on its own. When there is a problem, a warning light comes on, and the computer tells your mechanic what problem your car might have. We’ve all had this happen. You’re driving happily along the highway, when all of a sudden your Check Engine light comes on, or your temperature warning light flashes. Your heart sinks because you think your car is about to have a major problem. The truth is, sometimes it does; but, usually, you have time to continue to drive your car to the shop. Many car owners can’t decipher exactly what their car is trying to tell them. According to a recent survey from Schrader International, 43 percent of drivers are unable to recognize the low tire pressure warning light. This light can be a serious safety alert. Understanding these important warning lights will help you take the proper steps to remedy common problems before they result in expensive damage to your car. Low Tire Pressure Warning Many modern vehicles constantly monitor the pressure of each tire, and inform you when there is a pressure drop due to a puncture. When the low tire pressure light turns on, you should pull over to visually inspect your tires. While it’s fairly straightforward to visually identify a normal tire that has gone flat, it’s much harder to do so with a run-flat tire. If you see that a normal tire has gone flat, you should mount a spare or call roadside assistance. If you have run-flats, you should drive to the closest tire shop to get the tire patched or replaced. Driving a long distance on a punctured run-flat can be dangerous. Even if the tire isn’t completely flat, low tire pressure can be a serious safety issue, as it impairs your ability to steer the car. It also negatively impacts fuel economy. The low tire pressure light looks like an exclamation point in the middle of a horseshoe. Low Battery Warning Depending on how much you drive, your battery will last 3 - 5 years on average. When the low battery warning light turns on, it’s a good idea to change the battery within a few days to avoid getting stranded somewhere because the car won’t start. It is also a good 46

idea to carry booster cables in your trunk – just in case. Having cables will also enable you to help out other drivers who need a boost! The low battery light looks like a car battery. Brake Fluid Warning As your brakes are the most important safety device on your car, you should take the brake fluid warning light very seriously. This light can indicate a brake fluid leak or another problem in your braking system. If the problem is serious, you may experience diminished stopping power, which can have major consequences. When this light turns on, get a brake system inspection as soon as possible. Brake failure can have life-threatening consequences for you and your loved ones. The low brake fluid warning light looks like an exclamation point in the middle of a circle, which is enclosed in parentheses. Oil Pressure Warning While coolant is necessary to regulate the temperature of your engine, oil is necessary to keep the internal components running smoothly. The engine is the single most valuable part of your car, so it’s important to make sure it’s properly cooled and lubricated. When your oil pressure light comes on, it can indicate that you have an oil leak or that your engine is burning oil. In either case, it’s important to get your oil level back to normal. You can do this by purchasing the correct type of oil for your car (as indicated in the owner’s manual) and using the dipstick to measure how much to add. Be careful not to overfill the engine, as too much oil can also cause damage. To figure out the root cause of the low oil level, you should take your car to a mechanic for inspection. The oil pressure light looks like an oil can, or like the genie’s lamp from Aladdin. Temperature Warning When your temperature warning light turns on, your car probably has a coolant leak, bad water pump or faulty thermostat. Driving a car with cooling problems can cause the engine to overheat, which can destroy the gaskets within the engine or even cause the delicate metal components to warp. An overheated engine can cost thousands of shekels to rebuild or replace. Take your car to a mechanic as soon as the temperature warning light comes on. “Everyone who buys furniture conducts a market survey before they buy” How many years ago did you open up your store Yukkra Furniture? Six years ago. What made you decide to go into the furniture business? I like beauty, design and special things. I connected with working with furniture which included all of these. I feel that I have fulfilled my potential and I get great satisfaction. From where do you buy your products? I only deal with factories that manufacture quality furniture made from sandwhich wood, hardwood or MDF such as furniture from the Birman Company, made only in Spain. The majority of my suppliers are from Italy. This is where I get my designer’s eatin kitchens and my Louis bedrooms which are made abroad. I also order from the best factories here in Israel in order to save costs. The store has special living rooms, dinning rooms, amazing eat-in kitchen sets, quality bedrooms, buffets, children’s rooms, and much more. What is the quality of the furniture? Simple furniture does not enter my store. That is our policy. I do not deal with furniture that is manufactured with melamine or chipboard. Even if a client desires a cabinet from melamine or chipboard I have nothing to offer him. I will convince him to buy only a quality product that will last a long time. I invest a lot in the quality of the furniture and I only deal with factories that work with the best products. Even when dealing with sandwich I only hold the best—red plywood. All of my kitchen sets are from full wood, strong, high quality and beautiful. Why do clients return to buy from you? Customer service. All of my clients already know that I don’t leave a client unless he is 100% satisfied. I give attention and a smile to every one entering the store in addition to service so that the customer feels that he is in good hands, is never disappointed, sends us more friends, neighbors and family and highly recommends our store. I know each client and do not forget anyone. I am very connected to them and I have a special relationship with each client. I don’t use any salespeople because I want to give my clients my personal attention. I provide maximum service so that they will be 100% satisfied after their purchase. I advertise my own personal phone number and answer it 24 hours a day. Do you make recommendations according to the style of the customers? Yes and how! When a customer comes into store, I notice what style he likes. Afterwards, I recommend what I think is appropriate for him from what I have in stock. I try to show him other samples which he might find appropriate. I try to get into my customers’ heads and I am very, very patient. I give everyone the time they 50

deserve and all the facts and figures that they need to choose. I give them time to change their minds until they arrive at the best choice for themselves. A husband just told me that he had never before seen a salesperson who had so much patience for his wife. She came into the store three times until she decided to buy. And why did she decide to buy from me? Because of the service, the quality and also because our price was the lowest in all of Jerusalem. How can you promise the lowest prices in the marketplace? Everyone who buys furniture conducts a market survey before he buys. You don’t buy furniture every day. I get customers from Hazor Haglilit, Dimona, Ashdod, and Elad. All of them say that my prices are the best. I prefer to sell and make a smaller profit, like in the market. It is worth my while and especially pays off for my customers who have checked out what else is available and at what price. How is it that there are so many similar stores but you are so much cheaper? One of the reasons is that I deal directly with the factories in Italy saving on all the middlemen expenses. I don’t want to give my customers the feeling that they are buying a very expensive piece of furniture. I want them to know that they have purchased a very high quality item but not at a very high price. In that way they will enjoy using the furniture and I will be remembered positively. Where is your store located? My store is located in Jerusalem, in the Ramat Shlomo neighborhood (Rehov Bircat Avraham 2), ten minutes from the center of town. with Rabbi Shea Lewis of The Yanar Institute Can you tell us what Yanar is? The Yanar Institute was founded approximately 15 years ago. Until that time, there was a lack of religious Israeli professionals capable of working with marital crises. Couples in distress were going to both professionals that didn’t fully understand their world and rabbis and community activists who came from similar backgrounds but weren’t professionally trained. Both of these options were leaving many “casualties” along the way. To counteract this effect, the “Yanar” dream was born. Professor Ami Shaked, a respected authority in the field, together with Meir Asor, a to’en rabani dealing with court-divorces almost daily, were introduced to each other. Immediately the wheels were set in motion for a highly professional training institute. And the rest is history! So is Yanar a training institute or an organization that provides counseling services? That’s a good question! We operate on both levels. Although we have a training institute that we are proud of, our daily nachas comes from the countless clients that come in for professional counseling and whose lives we are able to help and turn around. What types of counseling do you offer? Aside from couples’ counseling, over the years Yanar has expanded its areas of operation to include other forms of counseling including specialized programs that deal with adolescence, addiction, abuse and more recently the impressive Cognitive Behavioral Therapy Program which is run together with the Israeli Board of Cognitive Behavioral Therapists (IT”A). This has enabled us to expand. We now have specialists in trauma, anxiety, OCD and other difficult situations that many families are trying to cope with desperately. How about a place for English Speakers? When I came to Yanar, it was specifically to open an English department. That was nearly four years ago. We have recently successfully graduated our first two classes, men and women, who are doing excellent clinical work. B”H we have managed to help scores of families and couples and hopefully help with some of the problems in Klal Yisrael! Is there a difference between psychologists and counselors? The current situation in regard to professional counseling is complicated. Unlike America, there are still no governmental regulations covering this field, although they have been talking about drafting a law for nearly 20 years now. (That’s our fast Israeli bureaucracy!) 52

In absence of licensing, Yanar has reached out for the highest credentials available in this field -- professional certification from the psychological division of the Israeli Ministry of Education. In addition to this impressive credential, graduates also receive a diploma from a respectable American university and an option to graduate with academic degrees. But, perhaps more importantly than all of these credentials, is the high caliber of the studies itself, presented by some of the top names in the field and syllabi that are structured on post-graduate training programs. Lastly, the practical experience that our students receive is outstanding. We even have students join Yanar after they have already obtained degrees in chutz l’aretz because they felt the need to obtain the practical skills we offer. What are the main problems that currently affect our communities? The Israeli public struggles with many social problems, issues that are constantly changing due to changing social trends. During the last few years, there has been an alarming increase in youth criminality, alcohol and drug addiction, etc., even within what we thought were insulated communities. In addition to all these, there has been a sharp and continuous rise in the divorce rate that reflects problematic marriage relationships. Particularly in the English department, we deal with many difficulties that arise from cultural clashes that affect families of new olim. How are these problems best addressed? Research shows that the disintegration of society stems from the fact that family harmony is weaker than it once was. The best way to solve these issues is by healing and facilitating normal family relations. In addition, despite the positive efforts by the authorities, marriage consultation is still inaccessible to many couples in the need of assistance, advice and treatment. Social workers are overloaded causing many cases to go unattended and some referred cases do not get adequate attention. Under the current circumstances, there is no way to introduce preventative treatment into the Israeli social system, despite all professionals in the field agreeing that this is of utmost importance. Daniel Had a Dream
…Sky Diving!
A
week before Daniel’s 17th birthday he was diagnosed with cancer. The diagnosis was DIPG (Diffuse Intrinsic Pontine Glioma), a very rare and fatal form of cancer. To the family’s great shock and disbelief, the doctor predicted that Daniel only had a few weeks to a few months left to live. The doctor noted that Daniel’s case was a rare one, as this form of cancer was not usually found in teenagers but rather only in young children or older adults. Being an exception gave him hope to fight and overcome this terrible disease. To confirm the diagnosis that was made in Israel, the Ray family traveled to Chicago to get a second opinion. The results there were consistent with Israel’s diagnosis. After the diagnosis, Daniel was put on steroids. Months later, there was no sign of tumor growth which was shocking due to the severity of the tumor. Daniel was never able to get off the steroids. At 19, he started receiving more conventional treatments due to the fact that although the tumor wasn’t growing, it was still putting pressure on his brain and he needed to get off the steroids that were destroying his health. Treatments lasted for six weeks. Needless to say, after the first round of treatments Daniel felt terrible and sickly. Six months later, the MRI results surprised both the family and the doctors. The tumor has shrunk incredibly. In the middle of this horrible experience and not knowing how
long he would live, Daniel had a dream…sky diving! He asked his doctor for permission, got the go ahead and four Chaiyanu volunteers drove him up to Haifa. Believe it or not, Daniel jumped out of a plane. His dream came true! It took two years but it finally happened. Daniel went to Camp Simcha (our camp in NY, where Chaiyanu sends over 60 cancer children from Israel) and here is one of the greatest stories and a highlight in Daniel’s life. Camp Simcha was going to the Mets game but Daniel wasn’t able to go by bus due to his poor health at the time. Chaiyanu arranged for him to fly by plane from the mountains into New York City. A little secret. Daniel always dreamed of being a pilot. In fact, before he got sick, he had begun learning for his pilot’s license. So guess what? Daniel flew the plane! After Daniel was feeling a bit better, Chemy, his volunteer, invited him and a group of Chaiyanu kids and volunteers to a concert on a moshav. Although traveling by a wheelchair was always an uncomfortable place for Daniel, he had no choice as it was almost impossible for him to walk. In the middle of the concert, Daniel wanted to go up on stage and publicly thank Chemy for all of his selfless dedication, his being there for him over the past years. No one knew how he would get up on stage with the wheelchair and all. Everyone was totally blown away as Daniel stood up and walked up the stage to hug his best buddy Chemy and say, “Thank You.” There wasn’t a dry eye in the entire crowd! Daniel was a fighter. Throughout the grueling and hard times of his illness, he constantly did the most he could do, not only for himself, but for others as well. If there were steps, he would try to climb them so that people wouldn’t have to carry him. He always tried to find a way to do something himself -- even though it was extremely difficult and even painful! It took Daniel a long time to get back to himself after months of intensive treatments. A half a year later the MRI showed that the tumor had shrunk even more significantly. This year, around Purim, a true miracle happened. Daniel kicked his wheel chair goodbye, lost a ton of weight and started to get back to yeshiva, a normal life and learning a trade. Today he is a healthy 20-year old ready to get married and have a family of his own! Join the Chaiyanu Family. the rebuilding of Jerusalem. Chazal teach us that the Jewish home is a mini Beis Hamikdash, a resting place for the Divine Presence. Most of us are blissfully unaware that in the surrounding streets -- perhaps in our very own apartment building -- there are many households on the brink of ruin, a ‘Churban’ of this microcosm of the Temples of yore. In speaking to the Kupa Shel Tzedaka’s experts who have many years of experience in dealing with hundreds of such households, we received an inside look at their monumental efforts to prevent the collapse of families and to rebuild some of these Batei Mikdash from the ruins. “When a family is faced with a specific challenge, it is often enough to provide basic financial assistance to tide them over the difficult period,” says Rabbi Shmuel Z. Eidensohn, the Kupa’s longtime chairman. “However, when the family is faced with multiple issues that require an effort on several fronts, things become more complicated. For example, if one of the parents suffers from a serious medical problem that requires hospitalization, this means more than just added expenses and a loss of income. The house falls into a state of crisis, run with the assistance of neighbors and babysitters. The children’s attendance and performance in school may suffer. Bills go unpaid and water and electricity are on the verge of being cut off or have already been cut off. Checks begin to bounce and the bank and creditors begin to exert pressure. In such a situation, as the problems mount and begin to appear insurmountable, the parents are not far from emotional breakdown. Each shekel entering the house is swallowed up even before there is enough time to purchase groceries. The available sources of assistance begin to be overtaxed. Despair begins to set in with a sense of impending disaster. “Sometimes, the catalyst of collapse is one of the parent’s losing his or her job. At first there are some unemployment benefits to tide them along and the motivation

to follow up on job prospects is still high. However, for some, no immediate employment is available in the short-term and even in the long-term that would allow the family to continue living at the level to which they had been accustomed for years. The overdraft has become overtaxed to keep up with the monthly shortfall. Sometimes this can continue for as long as a year or even two. The bank is no longer willing to extend credit and there are outstanding debts to all of the local gemachim, neighbors and friends. The childrenâ&#x20AC;&#x2122;s schools are threatening suspension now that the tuition payment has been refused by the bank for the sixth consecutive month. Finally, the mortgage has gone unpaid and the bank is threatening foreclosure. The local grocery will no longer allow the family to run up its tab and the children go to school without even a sandwichâ&#x20AC;Ś â&#x20AC;&#x153;As horrifying as this sounds, this is not all. The parents are, after all, only human. Their strength has reached its limits. How long can one keep up a struggle for meager subsistence? One or both of the parents fall into depression, requiring immediate psychological and even psychiatric intervention. But, how can a family that cannot afford food pay a therapist? The treatments are put on hold. The house suffers serious neglect. The children, lacking parental guidance and their natural emotional support system, begin showing signs of frustration and even delinquency in school. In this fragile state of affairs, even a simple strep throat can land a child in the hospital when the mother is unable to scrape together the 13 shekel co-payment for antibiotics at the pharmacy. â&#x20AC;&#x153;The neighbors and the staffs of the various schools throw up their hands in anguish. They try to help. Some money is raised and this helps for a few months but how long can they continue? Supporting the family requires considerable amounts of money. Besides, where should they start? Should they concentrate on the children or
the parents? Should they buy food and medicine or make a mortgage payment? It requires a significant measure of experience, knowledge and fortitude to make such decisions. â&#x20AC;&#x153;It was with this in mind that the Kupa established its Rehabilitation Department. well-represented. We have pediatric nephrology, pulmonology, orthopedics, surgery, gastroenterology, endocrinology, allergy, dentistry, ENT, neurology and a thriving developmental center. The richness of our services means that we have to send very few people to other cities for consultation. What are the main areas where medical care in Israel shines compared to other developed countries? In developing a medical system, a country has to decide how to apportion resources. As science progresses, the cost of medical care rises. The health ministry of any country faces a dilemma: Does it give everything to a few or does it spread its resources so thin that it gives a little to everyone. I think that Israel has managed to balance the equation. The community medical system is socialized but has built in competition between kupot. The tertiary care in hospitals is excellent. The cost to the consumer is based on income and is cheap compared to other developed countries. There are, of course, cracks in the system, but by and large it works very well. Dr Singer, you run an extremely successful pediatric clinic. As a business magazine, we at Bizness would like to know about your business model. From the very start I tried to make myself as available as possible. I added many extra hours and sessions as the demand arose, where other kupot split the lists between a number of doctors. The continuity of seeing one doctor several times a week was more re-assuring than seeing two or even three different pediatricians in the same week. When I moved to Bet Shemesh, I opened up a night service which offered after-hour home visits. This was also a reassurance to parents that they could phone at any time, day or night. About 15 years ago I was so busy that I could hardly keep up with the paperwork. I had to put in many extra hours of work after the clinic closed just to keep up. In desperation, I hired a secretary who sat in my clinic and worked on all the paperwork and answered the phone. As we became computerized, I found that a personal secretary was indispensable. My secretary works on the computer, records the history, notes the examination and writes out tests and prescriptions simultaneously while I deal with the patients. This allows me to spend maximum “face time” with the patients and parents without breaking eye contact. This gives a greater feeling that the doctor cares for the patient and does not spend half his time locked in with the computer. Availability is still a major concern. Parents can phone in at any time and speak with the secretary who will relay any professional matters to my attention. We run an e-mail list of over 700 families, allowing me to inform parents of any important health updates or if I will be on holiday at any time. People can e-mail in any requests, like preparing repeat prescriptions ahead of time or preparing referral letters as needed. After hours, the e-mails are directed to my smart phone so that I can answer immediately. I also have a walk-in policy whereby, if an emergency situation arises, parents can bring in their children without an appointment. I run two separate lists and give priority to patients that have booked in ahead of time.
What’s your professional goal for the long-term? I would like to give the best possible treatment to as many people as possible. Over the last nine years, I have instituted an ”Annual Well-Child Check-Up” where I follow a child’s growth and development over time, with an eye towards early detection of problems before they become health issues. Every child under my care, from 2- 12 years gets a personal letter inviting them to come in during the summer. For the past ten years I have run a sentinel clinic for the Israel Disease Control Center of Misrad HaBriut. Every week during the winter, I send away samples ]fi k_\ [\k\Zk`fe f] Õl% K_\ ]\\[YXZb `j `emXclXYc\ `e [\k\Zk`e^ k_\ jkX`ej f] Õl iXdgXek `e k_\ Zfddle`kp# as well as getting a perspective of what other doctors are seeing in their practices. How should parents choose their children’s pediatrician? Choosing a good pediatrician is the key to peace of mind during your children’s early years. You should feel free to interview prospective pediatricians before your children are even born. These are the points to look out for: Will your pediatrician be available to you whenever you need him/her? Do you feel comfortable to speak about any topic? Does he put children at ease or are children scared of him? ;f\j _\ `ejk`cc `e pfl X j\ej\ f] ZfeÔ[\eZ\6 Is he trained in pediatrics or is he a general doctor who likes to see children? Ask to see his hlXc`ÔZXk`fej% Do you get a sense that he cares and that your children’s health is important to him? Does he have the ability to take care of any situation Does he stitch? Will he take blood tests? Can he put up a drip? What’s the age limit to see a pediatrician? I usually see children until the age of 18 years. Some people continue with me into their twenties. Some of my best experiences have been when my ex-patients come back in with their own children! I even have a couple of families where both parents were my patients. One father came in with the happy news: “Dr Singer, you are going to be a Grand doctor!” Tell us about Singer Cellars and the Berry Ridge Winery. I loved making wine and the hobby grew into a business. After expanding and building a small, but well-equipped winery, I quite suddenly understood a truth about life: Making a good wine was easy. ver 2,000 missiles have been directed at Israel over the past few weeks, and thousands of people in the South are living in bomb shelters. They can’t get out to the supermarket for fear of missile attacks, and most stores are closed. In response to the cry of thousands of beleaguered families, Yad Ezra V’Shulamit, a Jerusalem-based humanitarian organization that distributes food to 10,000 needy people every month, has sent 20 trucks with 100 tons of food and supplies to cities in Southern Israel. “Parents call us crying on the phone,” says Aryeh Lurie, founder of Yad Ezra V’Shulamit. “There’s no food, no diapers... Children are also suffering from the fear and trauma of hearing sirens day and night. Someone has to brave the missiles and get these families food.” The Blessing of the Bombs The true unity of the Jewish People is most apparent during a war. Two weeks ago in Jerusalem, children and families were out for a Shabbat-afternoon stroll when a siren wailed, signaling an incoming missile. “Come inside,” a neighbor called to a group of children on the street. A teenage girl who was also nearby helped guide the youngsters into the house. Within seconds, every man, woman and child was off the street and safely tucked away indoors. To be Jewish in Jerusalem during wartime is to experience the real strength and beauty of the Jewish people. Religious and secular, Ashkenazi and Sephardi, our differences are only external. The blaring sirens have uncovered the deep, often hidden love we have for each other, for no other reason than we are all Jewish. We are not alone. God is protecting us, and the unity that surfaces in times of crisis binds us together into the family we really are. Over 2,000 Miracles Jews living in Israel are witness to the daily miracles that have occurred since the start of Operation Protective Edge. How else can we explain the launch of over 2,000 missiles directed at our cities, with hardly any casualties? When the head of Hamas was asked why so many missiles continue to miss their targets, he responded, “We pinpoint where every missile is sent. The God of the Jews is redirecting the missiles.” From the mouth of our enemy, the truth comes out! God is obviously protecting us every second. There are as many miracles as there are bombs. While God is protecting us from above, it is the responsibility of every Jew to protect those on the ground. “I call on every single Jewish person to join with us,” says Aryeh Lurie. “Stand by Israel in our time of need and help us deliver food to our brothers and sisters who are under attack.” 62
