Letter from the Editor Dear Readers, Expectation is perhaps the most dangerous element in the process of building a new business. Entrepreneurs are positive people by nature. They live in a world of possibilities and naturally reject thoughts associated with failure or delayed reward for their efforts. Although a positive attitude is what allows them to venture into the unknown and take significant risks, entrepreneurs must be prepared emotionally and financially for the unexpected. Seasoned entrepreneurs know to expect the unexpected in order to be fully prepared for all outcomes. During my many years of experience working and consulting for small business owners, I have witnessed how people feel immediately before and after launching their businesses. Most small business owners become very concerned about the viability of their ventures when early results are way below what was expected. The reason many new businesses fail is because owners go through an emotional “rollercoaster” that they do not understand how to deal with. The following is an emotional chart showing the highs and lows entrepreneurs go through during the early stages of their business: 1. In the beginning you can hardly contain your excitement for the new opportunity. 2. All set to conquer the world, you are crushed when you are repeatedly rejected. 3. You see your competitor succeeding and it gives you the motivation to go out and you make your first sale. 4. Your friends and family tell you they have no use for any of your products. 5. Your first client refers you to a friend. 6. A sale falls through. 7. You learn how to sell and start bringing in sales. 8. One of your clients cancels his contract. The crucial characteristic of this chart is that, over time, the highs are not so high and the lows are not so low. After a while, you adjust and they level off. As a result, securing five new contracts or blowing a sure thing is all part of a day’s work. Yes, you should always motivate yourself to reach higher but you will also train yourself not to feel depressed when things do not go the way you had planned or hoped. Your goal is to become a “steady Eddie.” Your toughest challenge will be your initial swings. In fact, most people who quit do so after the early falls. Now that you know what to expect, your task is to identify what stage of the curve you currently are in. In this way, you can deal with the swings knowing that these emotional valleys are proof that you are on the correct path to success. Remember, the only thing you need to go from a valley to a peak is just one sale. Have a safe and productive summer! n the last issue we spoke about the importance of using a realtor when selling your home. In regard to the pricing, you’ll get more $$ for your property when using a realtor. In negotiations, you’ll avoid playing mind-games with the buyer by having the realtor looking out for your needs. In this issue we’ll cover the other advantages of signing an exclusive with a realtor. Quality of Life As a seller, you may be one of two types: 1. You live overseas or travel a lot and therefore cannot show the property yourself. 2. You live here but are occupied with your everyday life and busy work schedule. If you are one of the above and trying an FSBO (for sale by owner), you may notice how complicated it gets trying to juggle your now two full-time jobs. Selling a home IS a full time job. You will see that receiving many phone calls from potential buyers (you may have to hire a secretary), and making yourself available to show your property at all hours of the day, is an impossible responsibility for someone who is not 100% available to do so. Once you start advertising, the calls may be coming in at a rapid pace. In addition to private people coming in and out of your home, you will also be dealing with many realtors who will be trying to bring unfitting prospects, just in the hope of closing a deal. When you hire a realtor to sell your home, he is THERE for you. Since this is his only job, (I hope…), he can invest as much time as needed to receive the phone calls for you, sift through the calls and see who is serious and who is wasting your time. • Does the buyer have a budget? (This is a question that may be awkward for you to ask.) • Does he need to sell his own home first? • Is he approved for a mortgage or not? Your realtor is working 24/7 for you. He should be able to identify the truly serious buyers and help move the deal forward. If you are not present or available to show the property, you can leave your key with the realtor who can do that for you. He can most probably show your home to no more than two or

three buyers before closing the deal. The advantage of doing so is tremendous. No lingering on the market (causing your sale price to drop, as we wrote about in the previous article), and not having your home turned into a museum or worse — a shuk where anyone who wants to take a peek can enter. Security Another important point when trying to sell FSBO, is the sense of security and personal safety you may be risking. As an FSBO seller you have no way of knowing the random people who may be calling to see your home. (At times this means viewers who aren’t there to buy your home at all…) You are allowing a stranger into your home not knowing anything about him and what his true intentions are. A realtor acts as a gobetween who can sense when a person is not there for the right reasons. He can allow a buyer to see your home only after finding out his background and being on high alert when showing him your home. Imagine having aches and pains in your ankles. Your family doctor will surely refer you to a specialist who has specific expertise in the field (orthopedist). Just as any doctor knows that you need to see someone who has the most knowledge in that specific field to get the best care, the same principle applies in the real estate business. You are making one of the biggest transactions of your life. Most sellers are not involved and knowledgeable in the real estate market. Having someone who knows all the ins and outs and who is constantly updated on the new laws, taxes and property value, is an advantage you cannot afford to skimp on. When you hire a realtor who has experience and expertise, you will be saving a great deal of money and time while having quality of life and a sense of security. ere are a few day-to-day examples where your insurance policy also doubles as a legal tool! Legal Defense in Motor Claims: If you cause damage to a person or property and are sued by either an individual or under the traffic laws, you have a legal defense within the standard motor policy. What happens is that the insurance company’s lawyers usually take over the case in full, thus saving you both the cost and hassle of a private law suit. You also have the option of using your own lawyer and getting a refund. The amount for such a legal defense ranges from NIS 12,000 to NIS 15,000. Third Party Claims: If you are sued under the Third Party section of either your homeowners’ or business policy, company lawyers are required to defend you. This is important as legal fees can often be much higher than the claim itself! Small Claims Court: Imagine this scenario. You are waiting patiently for the traffic light to change when someone preoccupied with his cell phone conversation rear ends the back of your car. You argue that he is at fault but he claims that you actually reversed into him! Since he obviously refuses to accept responsibility, his company will probably do likewise. This is a case for small claims court. In order to sue in small claims court, you must fill out a form or file on-line, pay a small registration fee and await your day in court. (At the moment, the waiting period in Jerusalem is about three months.) Both parties appear to state their cases in their language of choice and bring witnesses. There are no attorneys present. After ten minutes of debate, the judge hands down his verdict. This court is good for any monetary claims up to NIS 33,800. Apart from all else, it’s a fascinating insight into the Israeli justice system. (Regarding the option of choosing a Bet Din, ask your local Rabbi. If you are also planning on suing an insurance company, at present they do not accept the jurisdiction of a Bet Din.)

Good Intentions Mrs. F. took out a life insurance policy in 1995. Three years later, Mrs. F. underwent a mammography. On the day of the test, her husband contacted their insurance agent and requested to add on coverage for “serious diseases” including cover for cancer. On the application form the husband wrote that there had been no change in his wife’s medical condition. The endorsement was added onto the policy. Eight months passed. Mrs. F. underwent a further test and was diagnosed with a definite case of breast cancer. The insurance company refused the claim and the case went to court. The judge ruled that a policy that had been issued on the basis of false information and therefore was in fact no policy. The relevant questions on the application form were: “Do you have any malignant growths?” The husband answered in the negative. The second question was whether or not any tests had been recently undertaken and this answer was left blank. Despite the fact that at the time of the endorsement application there was no proof yet of cancer, the fact that Mrs. F. had gone in for testing was vital information which was withheld from the insurance company. If they had been aware of this, they would not have issued the endorsement. Moral: Good intentions do not override the truth! Insurance Tip In this tip we will reveal some “small print” hidden snags in some of the most common insurance policies. True or False? Anyone who has an international VISA or Master-Card has automatic free travel insurance with the regular coverage. False. This only applies if you are an Israeli citizen. (Tourists who have such a card are not covered.) Another “slight” difference between the “freebie” policy and the standard policy is that in the former, the payout is limited to a daily ceiling rate (approx. $3,300 per day) whereas a standard policy has a global figure (usually $1,250,000). This can be extremely important when, for example, a day in the hospital, including lab tests, blood tests, etc., can often soar to the tens of thousands of dollars, especially in the U.S.A. True or False? I have a mortgage which covers insurance for the building/apartment. This is sufficient insurance coverage. True. You are covered for fire, water and earthquake damage. But, there is one item that is not included and that is Third Party Liability. This means that if a pipe bursts in your house and causes damage to your neighbor or should a visitor fall and sue you or should your dog bite a child, etc., you have no liability coverage. (Such coverage is always included in a private policy.) True or False? When I originally took out my life insurance policy, I noted the beneficiaries of the policy and of my will. Since then, my situation has changed and I have changed my will. This change obviously relates to my life policy as well. False. Insurance companies will only pay out to the beneficiaries stated in the policy. Therefore, as with a will, this should be changed Egert and Cohen Insurance as one’s situation changes. 02-623-2546

Emanuel, what’s your formal education and law-related credentials? I have a B.A. in Judaic History from NYU and a J.D. from the Benjamin N. Cardozo School of Law (YU) in New York City. I was first admitted to practice law in 2006 and am a member of the bars of New York, New Jersey and Israel. What motivated you to become a lawyer? Ha! We all make mistakes in life, don’t we? In all seriousness, I had two prior careers. I was previously an emergency medical technician (EMT) and a New York City police officer. I developed an affinity at both of these jobs for law as well as advocacy. Law seemed like the logical continuation. What type of work have you done over the course of your legal career? I started my legal career as a prosecutor in the Manhattan District Attorney’s Office. While there, I spearheaded a specialized enforcement program dealing with trademark counterfeit goods (anywhere from purses to counterfeit medications and auto parts). Afterwards, I worked on U.S. immigration and U.S. citizen issues, assisted olim with Israel’s bureaucracy and more. How did you get into the field of legal translations? While doing my sta’aj in order to get my Israeli law license, I worked at a large law firm in Tel Aviv where we sent a lot of material for outside translation. Many of these providers charged very high rates and I often found myself correcting the translations. Having tried to do some of them myself, I discovered that I had the ability to translate the same material very quickly and extremely well. Several of the attorneys encouraged me to establish my own translation company after completing my sta’aj and that’s exactly what I did. Do you have any relevant professional affiliations? 12

We don’t have a typical client per se. Our clients run the gamut from large institutional clients such as Goldfarb Seligman and Co. Law Offices, Google Israel, Hot Communications Networks, etc., to educational institutions such as the Darca Schools Network, to private individuals. The one thing they all have in common is they need something translated, and translated well. How are your services priced? Our prices are typically based on the nature/complexity of the document, the language pair and the total word count in the document, as well as the urgency with which the document is needed. We offer discounts for regular clients and, under special circumstances, as the need arises. Each document receives its own individual price quote and expected time frame for completion. ael*, is a mother of three small children. Before we worked together, she was regularly comparing herself to those around her. Her neighbor had six kids and yet she never shouted at them. Another neighbor was always happily baking with her children, even though she had four children and was heavily pregnant with her fifth. Their houses were always immaculate and their children smiling and well-behaved. Yael saw them and felt that she was failing at everything. “Why can’t I cope with my three children and keep my house in order? Why can’t I do fun daily activities with my children? Am I holding up my children’s growth by not baking with them? Why can’t I cope?” She was overwhelmed with the laundry, the toys, the mess, the cooking and getting the children into a good routine. She wanted to do what was best for her children but she couldn’t cope. She knew she needed to make changes, so she gave me a call. When I first met her, Yael couldn’t think of anything that she was successful at. Everything was just so overwhelming! After she had calmed down, we began to examine her routine. We worked to help her to find one or two things that were working in her life. She found them. Her children were good eaters and even though dinner was sometimes at 5 p.m. and sometimes at 7.30 p.m., they always ate something reasonably healthy every night. She also told me that although her kids never helped to tidy their toys, they were good at playing for a long time in the afternoon by themselves. Over the next few weeks, we set tasks for Yael. 14

She needed to notice the things that were working in her life and write them down at the end of each day. She was quite surprised that there was something to write about every day. Very slowly, Yael began to realize that her focus was shifting to what was working in her life from what wasn’t. Our next challenge was to work on a routine for herself and her children. This took time and often required tweaking the schedule to fit in all the things that came up such as birthdays, one child feeling sick and overseas visitors. While it was important for her to be consistent with the new routine, Yael also learned how to be flexible with it. She didn’t want to go back to the awful feelings of being overwhelmed but stressing at an inflexible routine was also unhealthy. So we did exercises to help her relax and deal with the inevitable interruptions. Once Yael had established her consistent but flexible routine and was making her notes every night, more and more she began to see the strengths that she had and the incredible role-model she was to her children. She began to compare herself less and less to her neighbors. What Yael began to understand was that everyone has areas in their lives which they find easy and everyone has challenges. We shouldn’t compare ourselves to others because we are all unique. We just need to work on our challenges and to try and be the best person we can be. Yael told me that once she had started to look inside herself and work on her challenges, she no longer looked so much at how other people were faring. Adjusting to MADAD Or MADAD inflated my loan By Moshe Wilshinsky
PART Three
W
hen discussing mortgages or any loan in Israel, inevitably the subject of a madad-linked loan or tzamud l’madad comes up. Readers of Bizness magazine know it is not my favorite type of loan (although there are times when it is appropriate to use), but I feel that the time has come to explain what it is and how it works. Madad is short for the official index. In English it is known as the Consumer Price Index or CPI, which is one of the ways to measure Inflation. Simply put, your monthly mortgage payment and the amount you need to pay off your mortgages outstanding balance, is based on calculations determined by the loan agreement you signed with the bank. That loan agreement sets the terms of how and when the money you borrowed needs to be repaid. Included in these terms is the interest rate (or how it is calculated) as well as additional charges. These can be fees which have set amounts and sometimes, as in our case of a tzamud l’madad loan, there is a charge that looks a lot like interest. In Israel although the published inflation rate (or CPI) is expressed as a percentage similar to the interest rate, on a mortgage it is treated like a fee or a charge on the loan rather than an additional interest charge. Many years ago in the US, mortgage could be advertised and quoted to borrower as an Interest rate with an additional charge called “discount points.” For example, the lender would offer a borrower a mortgage of $10,000 (shows how long ago I am referring to) at a 5% annual interest rate for five years with five discount points (one discount point equaled 1% of the amount borrowed). When the borrower received the loan, instead of receiving the full $10,000, he only received $9,500. The missing $500 was the 5% discounted (deducted) up front or Finance Charge. While the loan was advertised as having an annual interest rate of 5%, over the course of the loan the borrower effectively paid a higher interest rate. If the borrower kept the loan for 5 years the effective interest or actual cost of the loan was approximately 7%. Far too often what this finance charge really meant in terms of cost of the loan was not explained clearly to borrowers so legislation was introduced (in 1968 and has evolved many times since then) which was called interestingly enough “Truth in Lending.” This law required the lender when quoting an Interest rate for a loan to show the borrower something called an Annual Percentage Rate or APR which is the total cost to the borrower meaning adding the finance 16

charges to interest and showing what that equals as an annual interest rate. Before the Truth In Lending law, the loan mentioned above could be quoted at an interest rate of 5% with five points, after the law they needed to have APR 7.1%” written next to it. When discussing mortgages, amortization usually refers to the period (how many years it will take you to pay off the principal and interest in full) the principle (the amount you borrowed) is being returned based on that particular payment schedule the amount of the payment is determined by three factors, Interest rate, loan amount and time -- e.g. an annual interest rate on $10,000 @ 5% for 5 years will have a $188.72 monthly payment. Each monthly payment is allocated partially to the interest due that month and the rest was paid to the principal. Sometimes there are loan agreements where the monthly payment is less then what you owe each month. For example in our loan above if the monthly payment was only $30 instead of the 188.72, this would change all the numbers above. Since $30 it is not enough to pay even the “Interest” due the first month, the interest not paid, but still owed to the bank that month is then added to the balance owed. This means that the amount in the column E “Balance” increases instead of decreasing. This is referred to as a negatively amortized loan i.e. instead of the principle balance decreasing it increases. Dear Reader (if you are still awake), although this is tedious and your eyes are rolling (assuming they are still open), please understand that I left out so many details that the financial professionals reading this are rolling their eyes saying why didn’t you mention X. I did not mean this to be a comprehensive lesson. I just wanted to give you a context so that I can explain the following: When you take out a loan linked to the Madad, the effective interest rate is not the one that is quoted in your loan agreement or commitment (ishur ekroni), it is that interest plus additional charges based on the Madad (CPI) linkage. For simplicity sake, let’s say that over the course of a year there was 2% inflation. If your “interest” rate in the loan agreement is 3%, your effective interest (or Nominal) rate would be approximately 5% (a bit more actually). In addition, since the principle is also linked to the CPI, your monthly payment is not enough to pay that off. The result is the negative amortization described above (i.e. that the principle actually increases over the years). So drawing from the points we covered above while my hunch is that the Truth in Lending Regulation in the US would require Madad loans to be explained to a borrower in Nominal Interest as well as the fact that the loans will negatively amortize for many years. Yes, it is all a bit confusing but just remember that the fixed rate tzamud l’madad mortgage you have here in Israel looks a lot more like a negatively amortized adjustable rate mortgage in US terms. Interview with Advocate and Notary David, where are you from? I am originally from Johannesburg, South Africa. I now live in Ramat Bet Shemesh. Where did you learn law? I studied law at the University of the Witwatersrand in Johannesburg where I received a QBE (Qualified By Experience). What attracted you to this profession? My father, A”H, was an attorney and I wanted to follow in his footsteps. How many years have you now been practicing law? I have been practicing law for 37 years. For the last fifteen of those years, I have been practicing in Israel. What services does your office provide? My office is involved in many different types of activities. Here is a listing of the variety of work carried out by my office: Property sales and purchases, leases, wills, estates and probate, buying and selling of businesses, contracts of all kinds, commercial matters and notarial work including certified translations. I also have a referral network for other matters. What type of work do you do the most? The most popular activities are the ones that deal with the sale and purchase of real estate plus leases. I also find myself writing a lot of wills. Why are you known as an “out of the box” thinker? I guess that the reason for this is that I was taught that every problem had a solution and that one should not give up until a solution was found. My studying Talmud has also taught me that every solution may have a better solution! Give us an example of a case that shows the importance of having an experienced and savvy lawyer. An experienced and savvy lawyer can anticipate potential problems and take the steps necessary to avoid them. This is just one of the many aspects that I offer that gives my clients peace of mind. As an example, I will tell you about one case that I had. One day a client came to me because his purchase was about to collapse. The title company had closed and had started to move files to the land registry but the mortgage bank would not make a payment until this was 18

completed. Unfortunately, this move took ages despite the fact that the title company was insisting that it was all ready for moving the file to the land registry. Apparently this wait was due in part to the Israel Land Authority taking a long time to sign off on the transaction. Since the title company had claimed said that as far as they were concerned everything was ready to go, I went to the Land Authority to investigate. This is what I found. The bank that had financed the contractor had sent a release letter but for some reason that letter had not been acceptable to the Land Authority. Since the contractor never replied to the one or two letters that he had received from the Land Authority and no corrected letter had been presented and since the Land Authority does not chase after the people involved in such transactions, no progress had been made. I did not rush to the bank with arms flying threatening damnation nor did I complain to the Land Authority accusing them of not putting pressure on the bank. Experience teaches that to make life easy for the other side is a much more effective method. Therefore, I asked the Land Authority to give me the unacceptable letter together with a sample letter that would be acceptable by them, preferably from the same bank. The clerk then looked for and found a letter from another branch of the same bank, blacked out the other person’s details and gave this to me. I then approached the bank and told them that the Land Authority would like a letter written in this format instead. I did not forget to say, “Please.” In a short time I was given a new letter which followed the sample that they had been given. I saw to it that this revised letter was delivered to the Land Authority which then signed off on the papers and the problem was solved. Who should contact you? Dear Dr. Bo, I am trying to watch my weight and I am doing really well -- except for the evenings. I start my day with a large iced coffee, have some carrot sticks or other light snack at 11:00, and am not even hungry for lunch until after 3:00, usually a big salad with tuna or cheese. But my evenings couldn’t be more different than my mornings. I find that I am nibbling and tasting while I feed my kids dinner, snack a bit until my husband comes home and we eat supper together, and then, no matter how hard I try to avoid the pantry, every night I end up going for cookies, chips, or chocolate! This repeats itself every day and I can’t figure out why I have so much discipline in the mornings, and none at all at night. Firstly, I applaud your efforts to maintain a healthy weight. Making good food choices throughout the day is one of the most important steps towards a healthier lifestyle. There are several hormones that play a significant role in our overall weight. Each one is affected by the increase, decrease or absence of another. Each organ, tissue, muscle and hormone plays its own integral role. If a wrench is thrown into our diet with erratic meal and sleep patterns or stress levels, the entire assembly line may be affected. Below are some of the major hormones that play an important role in our ability to maintain a healthy weight: Leptin is a hormone that is produced in our fat cells. It plays a central role in appetite suppression and the metabolism of fat. An increase in leptin decreases our appetite and increases metabolic function. This essentially allows us to feel fuller while eating fewer calories and additionally burn those same calories more efficiently. A decrease in the hormone has the inverse effect. It causes us to feel hungrier, slows our metabolism and usually leads to a weight gain. Unfortunately, leptin levels have been 20

shown to actually decrease as we lose weight, making us feel hungrier and posing a greater challenge to keeping the weight off. Levels of the hormone have also been shown to decrease rapidly after short-term fasting for even 24 hours. If you’ve noticed that you can go a whole day at work without eating a thing or feeling hungry but once you get home and begin eating you are like a bottomless pit and nothing seems to fill you up, Leptin may be to blame. Ghrelin is considered by many to be a direct counterpart to Leptin. Produced in the stomach and pancreas, it is a hormone that stimulates hunger. Ghrelin levels are higher before a meal and drop drastically after one. The effects of sleep deprivation and disruption have long been researched but the affect that sleep has on appetite is a newer connection. People who suffer from sleep deprivation or disruption have been shown to have higher levels of the hormone. The farther away we are from sleep, the more Ghrelin has built up in our systems. This causes the body to search for alternate sources of energy -- another reason why people are often hungrier in the evening. Ghrelin also activates the mesolimbic cholinergic-dopaminergic

or “reward link” in our brain which communicates the hedonistic pleasures and feelings of rewards, such as food, as well as addictive drugs. This hormone may be the reason why we sometimes reach for an unhealthy snack even though we know it is not good for us. Cortisol is a steroid hormone produced in the adrenal gland that plays a role in metabolism, insulin release and blood sugar, blood pressure, immunity and inflammation. Considered by many to be the “stress hormone,” cortisol levels rise during periods of stress. Initially, fat is broken down to supply the body with a rapid source of energy. It then has our brain release a corticotropin-releasing hormone which suppresses our appetite and temporarily halts digestion. The increase in cortisol allows our body to activate our stores of carbohydrates and fats for use as a quick energy source. When the direct stress is over, the adrenaline dissipates while still leaving levels of cortisol to regulate our body. One way it does this is to increase our appetite and replace the energy expended. This physiological response is what we commonly refer to as the “fight or flight” instinct. The trouble is, that unlike our primal ancestors who used this response for physical protection, there is very little actual fighting or fleeing as most of our stress occurs from work, kids and other emotional not physical stresses. If evenings with your kids is a stressful time of day, there’s one more reason your appetite may be up. Heightened levels of the stress hormone cortisol may suppress thyroid function, cause blood sugar

imbalances, decrease bone density and muscle tissue, raise blood pressure and increase abdominal fat. Here are practical steps to take to combat the hormonal causes of weight gain: Eat on a schedule. Eating at set times each day trains your body and mind to know that a steady source of calories is coming and keeps your hunger abated. Three properly portioned and scheduled meals a day, keeps the weight gain away! Get enough sleep. Increasing melatonin, a hormone produced during sleep, has been shown to increase Leptin levels and therefore metabolic function. People who make sleep a priority will ultimately eat less, feel fuller and on average weigh less than those who are sleep deprived. If you are getting enough hours but still feel tired, check with your primary care physician to see if you are experiencing a sleep disorder. Donâ&#x20AC;&#x2122;t stress out: Easier said than done, right? Binge-eating is often a response to stress and anxiety. Try to learn how to cope with stress through alternatives to eating. When stress mounts, try a healthy alternative. Simply taking a brisk walk outside for ten minutes will help bring cortisol levels down. You are essentially substituting this for your â&#x20AC;&#x153;flightâ&#x20AC;? response. An added bonus? If the food isnâ&#x20AC;&#x2122;t in armsâ&#x20AC;&#x2122; reach you canâ&#x20AC;&#x2122;t eat it and by the time you finish your walk, you most likely will not be hungry anymore! Eva Topf & Maayan Haller How old are you and where are you from? I’m eighteen years old and I was born in Toronto, Canada. I made aliyah in 2002 to Ramat Bet Shemesh. Maayan? I am twenty years old. I was born and raised in Israel and have lived in Ramat Bet Shemesh for the past 11 years. I am currently studying social work as well as dance of course! Eva, what is your artistic/music/dance background? My parents sent me for ballet and tap lessons from the age of three and I have been taking dance classes ever since — ballet, jazz, contemporary, tap and more. Dance and music have always been my passion. I teach guitar and I am so proud of my current 18 students. I have participated in seven Regal Production national and international shows where I sang, acted and danced. Last year, I was the dance coach in the Railroad Children production and I am very excited and feel privileged to be doing the choreography for this year’s Regal production show “Pollyanna.” I have performed multiple times at the 24

Dead Sea and in Jerusalem, New York, London, Manchester and Antwerp. Anything else? Yes! For the past six years I have been doing the choreography for the bat mitzva and graduation shows in the Magen Avot school where I currently teach dance. One of the things I really enjoy is organzing the dancing for bat mitzvah parties. I have done soooooo many. Lot’s of fun! I have also taught Zumba in the “In Shape” gym. Do you still have time to do anything else besides the above? Yes, I am studying optometry at Michlelet Hadassa on Campus Strauss. I also spend Fridays cooking for Shabbos with my mother, my grandmother and my sisters. It’s a great way to spend quality time with them. What I like most about teaching music and dance is making people happy. Maayan, what is your background? Ever since I was a pre-schooler, I recall dancing everywhere and anywhere in the house where I could fit, kitchen included. My generous parents just managed to throw me into a studio before I destroyed the entire house and I’ve been honing my

skills ever since. I have over ten years of dance experience in a variety of genres including ballet, contemporary, jazz, hip hop, tap and modern. Today I teach jazz at the Ramat Bet Shemesh Dance Academy and will be graduating the Wingate Institute of Israel in the fall as a certified dance teacher. In July, I will, B’eezrat Hashem, be running the dance program at the highly acclaimed expressive arts camp Tizmoret Shoshana in Pennsylvania. Next year, I will, IY”H, be joining the Ramat Bet Shemesh Dance Company which is super exciting because I will have the privilege of working with other professional dancers. Though dance is definitely my passion, I also very much enjoy singing and acting. Baruch Hashem I’ve had many opportunities to dance and perform at many events both in Israel and abroad. A definite highlight was when I got to dance in Europe as a soloist in Regal Production’s The Prince and the Pauper. In addition, I’ve performed in four other Zir Chemed shows, in Spotlight on Women and have also had the privilege of performing with Rachel Factor. My dream is to eventually open my own dance studio as well as a religious performing arts school for underprivileged kids who seek creative expression in addition to their academic curriculum. What are your plans for the summer? We’re glad you asked! We are running a fantastic, intensive, two-week dance camp where girls in junior high and high school can experience a wide range of dance genres including jazz, hip hop, contemporary, Zumba, gymnastics and more!! And that’s not all! We will be hosting other professional artists who will share their knowledge and skill in their area of expertise. That sounds really exciting and unique! Where is the camp going to be? The camp is going to take place in a professional, spacious, beautiful studio in Ramat Bet Shemesh Alef. What are the dates? Technical Services Where are you from and when did you make Aliyah? I was born in Poland and made Aliyah when I was a teenager. I moved to the U.S. in my early 20s. However, I always knew that I’d come back to Israel. In 2011, I returned to my homeland with my family. What type of projects did you work on in New York? I worked as a contractor in N.Y.C. My projects included remodeling and building custom houses. My biggest project was building a 32 unit condominium. When we interviewed you two years ago, you were one of the most popular handymen in town. And now you are in the process of becoming the most popular technical services professional. Please tell us how this transition happened. When I returned to Israel in 2011, I didn’t know the Israeli market and wasn’t sure which field I should concentrate on. Being a handyman allowed me to explore my options and find my niche. After a year, I started focusing more and more on air-conditioning repairs and service. When I had a client whose air conditioner couldn’t be fixed, it naturally led me to installing new units. Thanks to my experience as a contractor, as someone who can view the home as a whole, I was able to take into consideration not just the AC specifications but also the space requirements, drywall and lighting designs needed to deliver optimal comfort and beauty. Now, we proudly announce that we do central AC installations with beautiful drywall designs. To date, we’ve successfully installed many AC systems in Jerusalem, Bet Shemesh and Modiin. We remember that you had just one service car at that time; how where you able to triple your car service fleet in just two years? I constantly reinvest in the business in order to make it grow. Designing the right advertising strategy, putting my customers’ best interest ahead of everything and hard work are the key ingredients to a successful business. What type of projects do you spend most of your time on now? The majority of our time is spent on semi-annual inspections and professional cleaning of air-conditioning systems. We offer AC service maintenance plans which improve the energy efficiency of units, lower utility costs, allow for early identification of broken or worn out parts resulting in healthier, cooler/warmer and cleaner air. We also concentrate on designing and installing new air conditioning systems. Do you require any special licenses? Yes. Shalom Succot from the Leviathan Group Shalom, where are you from? I was born right after the Yom Kippur war on Moshava Migdal, north of the city of Tiberius. My parents came to Israel from the United States in order to settle the Land and to put down roots through agricultural work on the Moshava. Because of a lack of appropriate educational facilities, (according to their outlook) they moved to the Holy City of Jerusalem where I was raised. What is your educational and trade background? My parents, they should live and be well, were among the first followers of Rabbi Shlomo Carlbach, z”l, beginning in the United States when my father founded Reb Shloime’s first synagogue in California, named the House of Love and Prayer. Afterwards, in Israel, we, the children, were sent to Chassidic Chareidi education in Jerusalem. About two years after I was married, I set out to support my family. In the beginning I was involved in education for middle school children and afterwards I owned a mini-market. How did you get started in the building industry? I was born into the building industry when my parents enlarged their home on the Moshava with their own hands. My love for creativity led me to be interested in the field and I switched my profession to building. In the beginning, I worked under someone else in order to receive the necessary training and then I struck out on my own. What are you known as in the marketplace? I am known as a building contractor called Shalom Succot. Less known by my business name Leviathan, because the majority of people came to me because they knew me already and less because of advertisements. What type of projects do you do? Beginning with light construction 28

(building solution for those places where heavy loads are not allow) to regular construction to projects of building classrooms on a high level so that they get approved by the Ministry of Education. I also do small construction jobs such as a total bathroom makeover –- toilets and bathtub -- to larger renovations such as removing all of the inner walls or planning and building a building from scratch –- up from the foundations until the key. In which markets have you built? I have been in the private market, mainly in the areas of Bet Shemesh and Jerusalem and also in the public sector in schools, Talmud Torah institutions and kindergartens. What’s the advantage of being born in Israel to American parents when dealing in this industry? I have been acquainted from childhood with the various building systems in Israel. My speaking English as a mother tongue enables me to connect to the English-speaking community. From a professional point of view, it opens up the opportunity to read professional literature in English. What are some of the challenges you have faced in your job? I have faced many different engineering challenges such as finding water when building a foundation or when knocking down a wall, encountering concrete girders. These details will probably bore you. But there are personal challenges, such as building an entire wall to find that it’s a few centimeters away from the proper place. Then having to take it down and rebuild it, following the saying that, “The client is always right.” What should be the main criteria to select a contractor? The first criterion is trustworthiness, as you will be putting a large amount of money in his hands as well as your dream. A second, not any less important, is pro-

fessionalism. Even the most trustworthy person, if he is not professional enough, trustworthiness will not help him. As our sages say in “The Ethics of our Fathers,” “An ignoramus cannot be pious.” What’s your best advice before deciding to build or do a major renovation? It should be clear to you what you want to do. Get help from a good interior decorator/architect who will listen to your dreams and budget. Then go and get price estimates from a trustworthy and professional contractor. Who should contact you? I usually get contacted when the plans are already clear. But, as I am very involved in the profession, I am often consulted earlier when everything is still a dream and help navigate clients all the way towards the key. Technicians come to sell you as many products as you allow them to: gas pipes, mechanisms against fuse jumping, filters, protective scales, insurance and more – and often these products are overpriced! In many cases the technician uses scare/threat techniques to accomplish their goal of selling you products, claiming that “without it you will not have warranty”, which is not true. Ask to see it in writing. We recommend that you very politely say “No, thank you”. If you are considering getting the added products it is worth going to a nearby store where you will find the products considerably cheaper. Hopefully the technician will provide good customer service even if you don’t end up buying anything from him. The shelves are filled with a beautiful display of make-up and cosmetics. I sink into the luxurious couch in the corner of the store and slowly get addicted to this magical place. Meanwhile, Ruthy, the friendly manager, is packing a bag with products for a client and is saying goodbye. “I really enjoyed this!” says the smiling client. How can you not? I almost say aloud and sit down for a talk with Ruthy. Wow. Everyone who enters can see that there is something special about this shop. Stylish is indeed something special, something different. First of all, the shop is designed in a European manner in order to provide a special and magical buying experience. Additionally, a polite make-up artist is always available to help you choose the best make-up for you. All our products are delivered straight from the companies themselves on a weekly basis. As the shop manager, what is your motto in running the business? My motto is two words that include everything in them: Customer Service! And sometimes, even the best brands have some bad products. The trick is to know every product and understand the differences between them. What about perfumes? Are your prices low too? Indeed. We sell products at very attractive prices, lower than the prices offered in pharmacies -- even when on sale. Last week a woman came in just to smell a perfume that her husband was about to buy for her at a special promotion at the duty-free. As she smelled it she saw that our price was 70 NIS cheaper. Of course she bought it and we laughed about the whole thing. Who are the target buyers of Stylish? What kind of women? Stylish addresses everyone -- those who understand make-up and those who don’t. We try to cater to every woman in town. Every woman who uses make-up or lotions is invited to come to the shop. How do people react to an exclusive shop with low prices? Women usually react with a big “WOW” when they enter the store and then WOW again due to the prices and service. Women got used to thinking that low price stores are neglected or crowded. Here, they are going to be surprised -- style and luxury at the lowest prices. What piece of advice would you give to our readers? An unflattering dress can be kept in the closet but unflattering make-up damages your image. To conclude, what do you wish for yourself and for Stylish? or over 35 years, Dr. Avraham Zimberg, DPM, has been treating all types of foot problems, both in the U.S. and in Israel. As a podiatrist (foot specialist), he helps children, teens, adults and seniors relieve and prevent foot problems. In Israel since 2001, the “traveling podiatrist” has served the public from his Bet Shemesh office as well as in Jerusalem, Modiin, Gush Etzion, Tzfat, Carmiel and in cities and yishuvim in between! Dr. Zimberg has currently chosen to focus his practice on medically assessing how people walk (i.e. gait), and prescribing orthotics (midrasim) when needed. He also provides consultations regarding foot care, including second opinions. What are orthotics? Orthotics are foot supports that are placed in shoes to help rebalance the feet, thus relieving/preventing foot, leg and back pain. Who needs orthotics? People of all ages may benefit from the use of orthotics to help correct imbalances indicated by such problems as bunions, flat feet, high arches, contracted toes, painful corns and calluses, and plantar faciatis (heel pain). These problems may be hereditary or caused by poorly fitting shoes. Do I need custom-made orthotics? Some sport shoes have built-in arch supports and there are some ready-made orthotics on the market; however, these are not made specifically to meet the needs of your unique feet. While ready-mades may provide relief for some patients, Dr. Zimberg can help you decide whether you need the benefits of custommade orthotics. How are custom-made orthotics measured? The Box Method is the most commonly used method in Israel. It involves pressing the feet into boxes of foam. This method only records the shape of the feet and is also subject to the skill of the technician who is doing the measuring. As the patient is seated during the measurement, there is no record of the timing of the gait cycle or of the pressures (or lack thereof) put on the various parts of the foot in motion. The orthotics provided are of various 32

qualities and often do not include special accommodations for individual needs. Another method is the Standing Scanner. This scanner measures the pressure put on the feet while standing. This is a more useful measurement than the Box Method but it still does not measure the pressure and timing applied during the entire gait cycle. One needs orthotics most when walking, thus, the most accurate assessment for orthotics can only be achieved by measuring the feet while they are in motion. The Footmaxx Computerized Scanning Method accurately measures the pressure applied as well as the timing of the entire gait cycle. These measurements, together with clinical observation, are essential for producing a truly bio-mechanical, custom-made orthotic. How does Dr. Zimberg measure for orthotics? 1. Dr. Zimberg takes a full medical history and physically examines the legs and feet. 2. He carefully observes the patient segmentally as he/she walks, to assess gait issues such as drop-shoulder, shape of leg bones, etc. 3. The patient then walks across the Footmaxx scanner several times. This produces a full mapping of the timing and pressure of the gait cycle. 4. Dr. Zimberg sends the scans to Footmaxx Inc. in the U.S. Their highly qualified technical advisor discusses each case with Dr. Zimberg so that the required accommodations can be made. (Note: This advisor was personally trained by Dr. Zimberg when Dr. Zimberg was the medical advisor to Footmaxx.) 5. The finished orthotics are returned to Israel by courier to ensure prompt delivery.

New Reporting Requirements Affecting Personal Holdings Outside of the U.S. for all U.S. Citizens
Mel Schreiber of Schreiber & Calvo, CPA’s, P.C. 1) What is your background? I head the firm’s domestic and international tax practice. I have over 30 years of public accounting experience, including auditing and taxation, mergers and acquisitions and financial consulting. I am a member of the American Institute of Certified Public Accountants and the New York and New Jersey State Societies of Certified Public Accountants and am a member of the Forensic CPA’s. I have taught federal taxation and auditing at Rutgers University and have been the chairman and member of various committees of the New York State Society of Certified Public Accountants. The Foreign Account Tax Compliance Act (FATCA) requires foreign banks to disclose to the IRS certain information about accounts of U.S. citizens. For the individual taxpayer, FATCA requires the disclosure of certain foreign financial assets and offshore assets on a special form (8938) that is attached to their tax return. This law applies equally to citizens residing in the U.S. and citizens residing abroad. Many assets that are not included in the reporting requirements for the Report of Foreign Bank and Financial Accounts (FBAR) are 34

included in the FATCA requirements. Therefore, it is important to review all of your assets with a CPA to determine whether you are required to file Form 8938. Failure to file Form 8938 along with one’s tax return can cause the statute of limitations to be suspended for the entire tax return until the form is filed (at which point the regular statute of limitations period begins). U.S. citizens in Israel are also concerned about the increase in recent years of IRS audits of expatriates, including those living in Israel. In recent years, the IRS has been increasing their scrutiny of expatriate returns as part of their effort to thwart offshore tax evasion. Returns that show no tax liability and that claim a refund, such as the refundable portion of the well-known child tax credit, are in general susceptible to audits. 4) How can Schreiber and Calvo help U.S. citizens in Israel with these issues? The most important thing to know about FATCA and other information forms such as the FBAR is that failure to file timely information forms can trigger enormous penalties. What’s the problem with tap water? Today’s industries spill much of their industrial waste in the rivers and land fields. This reaches the country’s water reserves and also pollutes the wells. esigner carpets are one of the most beautifying and heartwarming items in a living room. Carpets are intended to connect or create a contrast of textures and colors to objects or articles in the room where they are found. Rich carpets in various styles and colors create a connection between all of the elements in the living room of a house. One can find carpets that produce a warm and homely atmosphere and which take you to magical places, especially when you are talking about ethnic carpets where every piece has an exciting story behind it. The sources for hand-made carpets are in Persia, Afghanistan, Turkey and the Caucasus region. These areas have developed a whole culture and art form of weaving carpets with ornamentation and designs taken from their culture. They are influenced by an infinite number of colors, shapes, designs and styles. These carpets are praised and considered to be works of art. And they become more beautiful with the passage of time. Persian carpets are inspired by carpets created long ago for members of the Persian king’s court. They are decorated with pictures of flowers, vases, medallions, trees of life, arabesques, animals, leaves, etc. They are weaved mainly in shades of beige, red, dark blue, green and yellow. Afghanistan is a country with a diverse culture which is expressed by the rugs created there. The common denominator for the majority of Afghan rugs is the color red which is used on over 90% of a carpet’s area. The designs on Afghan rugs are usually geometrical and do not appear at the center of the carpet. These shapes are called guls. In the past, each gul belonged to the tribe which created the carpet. Khal Mohammadi rugs are Afghan rugs characterized by a special texture which are weaved from wool of the best quality with very tightly weaving. There are a number of typical designs including the “diamond” and the “elephant leg” which appear in a wide variety of earth colors from shiny red to brown. The rugs are appropriate for the floor in a variety of bright colors which create a maximum presence for filling the void.

At the end of the 19th century, the German designer, Philip Ziegler, arrived in Persia in order to create carpets for the court of the Austro-Hungarian Empire. He fell in love with the Persian carpets. Philip Ziegler began to design them so that they would be appropriate for the European taste of that period. Ziegler created carpets with spacious designs of large flowers and bright colors which were different than the usual Persian carpets. A Ziegler is a carpet with fuzz made from high quality wool with a cotton base. Another unusual attribute of this type of carpet is in the method of weaving with double ties. This method gives the carpet strength and longevity. With the passage of time, these carpets are now put through the “stone wash” process which gives them an “ancient” look. Cheltika carpets are the new trend in the carpet world. Like its name, that’s what they are. If you translate the name from Farsi, it means 40 parts—Chel means 40 and Tika means parts. Cheltika carpets are special items that are hand-made by cutting and resewing vintage carpets. After the sewing, the carpets are colored with vegetable colors to create a variety of shades. The carpets can be very colorful and include traditional elements or they can also be in different shades of the same color but with a softer, cleaner look. The work on the carpet begins with the small details (the patches) so that in the end a single work of art has been created which emphasizes the ornamentation and the textures of oriental carpets. All stages of the work are carried out by hand consistent with the ancient art of tapestry. Cheltika carpets offer a new life direction, wonderful designs and also a recycling of old carpets as befitting in the ecological age that we are in. My life wasn’t working. But since there was nothing specific I could put my finger on, I thought that’s just how life is—bland, uncomfortable at times. I was functioning, working mornings, being a mom all afternoon, and catering to my husband in the evenings. une 2011: Uriel Wang is diagnosed with a rare case of leukemia CML and Philadelphia chromosome. Three days later, he starts treatment which lasts until November. He then receives a bone marrow transplant from his brother Daniel. After a month of confinement in isolation, Uriel is finally released home. Chol Hamoed, Pesach 2012: Uriel suffers a relapse and is subject to another round of gruesome chemotherapy. During this period of time, he flies, together with Chaiyanu, to Paris on a dream trip where, for a few short moments, he is able to forget the dark, dreary world of confinement and hospitals. Immediately after Uriel’s return to Israel, his family continues its relentless search for another bone marrow donor. This is quite a difficult task due to Uriel’s genetic background. In April, with God’s help, the Wangs find a matching donor from Germany. During the first month of treatment, the radiation process is grueling. Throughout the process, Chaiyanu provides moral support, helping in every possible way such as providing volunteers who constantly attend to the needs of the Wang family. Rosh Hashana Time: Two months later, Uriel is released from the hospital but is too weak to return to school. Uriel needs a lot of help to catch up with his studies but his family gives him some time off to recover. During this recuperation time, the family travels to a hotel where Uriel contracts food poisoning which lands him back in the hospital for another long four months. Uriel goes through a new series of treatments and a slow remission process. Uriel is a very special child who has a number of interests and talents. He enjoys preparing his own food and is extremely independent. Recently, Uriel began learning to play the drums.

For him, this is a way of celebrating his success over his ailment. While convalescing in the hospital, Uriel volunteers to help other young suffering children like himself. Chaiyanu celebrated Uriel’s eleventh birthday by taking him by motorcycle to a lavish birthday celebration. Uriel was most surprised to find that Chaiyanu had invited a special guest to attend — Itzik Dadya, his favorite Israeli singer. Throughout the years of Uriel’s illness, he has received two wishes from the Chanukah Make A Wish program offered by Chaiyanu. Make A Wish lets every sick child and their siblings receive special customized presents on Chanukah. Uriel received a PSP and a rip stick! This summer, Uriel will attend Camp Simcha, a summer camp specifically designed for children battling cancer and who are in remission. Camp Simcha’s goal is for children to feel comfortable in their surroundings and attempt to forget all the pain and trauma back home. Chaiyanu wishes Uriel and his entire family a smooth road ahead, as we continue to watch Uriel as he reaches new milestones and flourishes on the road to a healthy successful normal life!

The American Association of orthodontists or AAO is one of the largest worldwide professional organizations for orthodontists. Orthodontists receive an additional two to three years of specialized and rigorous education beyond dental school to learn the proper way to align and straighten teeth.
