The Jerusalem Gardens Hotel and Spa is a fully equipped, privately-owned hotel in Jerusalem. The beautiful premises include suites, family rooms and adjoining rooms. Our spa provides all kinds of treatments and massages, and we have two pools for our guests. The hotel provides in-house dining, either in the main dining room or in the lobby bar. We also have many banquet halls to accommodate all of life’s celebrations and can seamlessly cater events for up to 400 guests.
Tell us about the type of events that take place at the hotel. We do events of all types – bris, Bar Mitzvah, wedding, private
function, public conference and more. We have a magnificent garden as well as a beautiful indoor hall to accommodate all our guests. Many of our clients are drawn to the garden, and the idea of using both an indoor and outdoor venue in the same event is a big attraction. For example, at weddings we will often have the reception and chuppah outdoors with the meal and dancing inside. In the winter, we put up a tent outdoors, weather permitting, in order to provide a garden effect.
What makes an event at the Jerusalem Gardens Hotel unique? We pay attention to all the small details to make sure your event is memorable, and we pride ourselves on great service. The hotel manager is American, so he ensures that all the functions in the hotel measure up to American standards of
quality. The location of the hotel in Kiryat Moshe is great – it’s accessible to all public transportation, as well as being right near the entrance to Jerusalem, making it easy to reach for out of town guests. Many clients love having the outdoor Jerusalem air as part of their events, and the option of a combination indoor/outdoor event is very attractive.

The food at our events is excellent. We focus on the quality of the food we serve and use only the best chefs available. I have many guests who tell me they were pleasantly surprised by the standard of our food, especially compared to the food in other local venues. How do you know your clients were satisfied with the event? The best indication of a happy client is a returning client! I just had a nurse come in to book a conference for over 300 nurses because she was so happy with the personal event we did for her a year and a half ago. Not only that, she started telling me about the next family events she wants to do with us. We have not only many returning clients, but also many new clients that book with us on their friends’ recommendations.

J
erusalem stone is a name applied to various types of pale limestone, dolomite and dolomitic limestone common in and around Jerusalem. Jerusalem Stone is a generic term describing the natural stone material coming from areas around the Jordan River in the east, to the Mediterranean Sea in the west, and from the southern Port of Eilat on the Red Sea to The Galilee and Haifa in the north. The stones are naturally multicolored, with shades of red, gray, gold, pink, beige and white. If you look closely, you can see the varied colors even within each stone. The term “Jerusalem of Gold” though, comes from the setting sun on the stones as viewed by the many pilgrims on their way to Jerusalem during the Shalosh Regalim. I will never forget my first sighting as I approached the city from Highway 1. There is actually a municipal law in Jerusalem requiring all buildings be faced with local Jerusalem stone, which distinguish-
es Jerusalem from all other cities in the world. The ordinance dates back to the British Mandate during the governorship of Sir Ronald Storrs, and was part of a master plan for the city drawn up in 1918. The most famous Jerusalem Stone is the Kotel (Western Wall) of the Holy Temple. Artistic renderings are abound, so of course, I have added my own renditions. My first piece was men davening at the Kotel, which I made on silk. I was fascinated with the antiquity of Jerusalem so I did several pieces called Uncovering the Past made with layered fabric and papers, in a style called basrelief, all of which were sold. My latest piece is a triptych which can be displayed together or each piece can stand on its own. It is a more abstract rendition done in my style of fabric fusion where I apply hand-dyed silk fabric over my acrylic paint on canvas. I am sure this won’t be my last rendition of the Kotel as I continue to ponder the secrets of the holy stones.

Set vivid goals. 6. Set goals in all areas of your life. 7. Set activity goals, not production goals (‘I will make 5 calls’ instead of ‘I will make 3 sales’). 8. Have a set of goals every day. 9. Have a role model. 10. Review your goals daily. (Hang them in your office or washroom mirror). Take a moment to develop a three to five year plan. Develop a visual image of what it looks like to be there already: How much money do you have? What sort of lifestyle have you attained? In order to reach these goals, keep your eye on the target. The store was opened in 1969 by Tzippy, an immigrant of Romanian descent, and then her two sons continued in the business. Why do restaurants close down frequently? It could be that their food is fantastic, but their service is horrible. If the waiters argue with each other, the chef argues with the waiters or with the restaurant manager — this is what can cause restaurants to fail.
So, there are two aspects here — getting along with the customers as well as getting along with the staff. Yes, a restaurant first has to be strong on the inside before it can succeed with its customers. Everyone needs to respect each other. People notice this and it has an effect on their dining experience.
How do you manage to give great service when the restaurant is full? First of all, we bring in reinforcements. I don’t try to save on manpower. Service comes first. Even if there’s a small problem, I’m available to roll up my sleeves and act like one of the waiters. I lead by example and this helps the waiters to learn how to solve problems.
How does a restaurant choose a waiter? First of all, if he smiles a lot, has a nice disposition. I won’t ask how much experience he has as a waiter. Rather I ask 10

how service conscious he is; does he look at the restaurant from the service point-of-view? A good waiter knows how to give good service. Here at Skyline, the waiters really love the place. I’m very much in favor of waiters earning good wages. In addition to tips, they receive base pay, which doesn’t exist in many restaurants. The main thing is that they come to work in good spirits and that there’s a good atmosphere.
How are you able to manage the kitchen, the vendors and the customers? Truthfully, it’s not easy. That’s probably the hardest part. I work with many nice people, but I have to say that the vendors are particularly problematic. You know how it could be in Israel, the time a company says they’ll arrive is not necessarily the time they actually arrive; I have to be scrupulous with planning to compensate for any poor service I receive. The kitchen is very dynamic. The chef is like an army sergeant. Seeing all the action going on is really impressive. Our reliability, the quality of our food and our service — these are a winning combination that you won’t find in many restaurants today. That’s the secret of our success!
What creates the atmosphere in the restaurant? It’s very romantic. Lots of couples come to our restaurant. People like to come here because of its uniqueness, the fact
that it’s on the roof of the hotel. The view, the quiet, the diners can look down on all the hustle and bustle below in the heart of Jerusalem, but are separate from it.
What’s the best feedback you could receive from a customer? We have a regular customer who is one of the wealthiest people in the Haredi sector. He’s been to many, many restaurants and he told me that this is all-around the number one restaurant. He went to one of the rival restaurants, where the food is fabulous, but he said that the difference is how the staff interact with each other. They’re missing the love and respect that we have here. With all of my customers, I accompany them to the elevator and ask, “How was the food?” as well as, “How was the service, the waiter? Did you have to wait long?”
What do you do when mistakes are made? First of all, even before the customer complains, I notice. Part of my job is to notice how long each table waits for their order. Now, sometimes there’s a lot of pressure in the kitchen and the customers are forced to wait longer than normal. When this happens, they receive dessert on the house, or if they’re waiting for the first course, then they will receive an additional side dish, soup or a meat platter. It’s rare that a customer will complain before I notice these things.
Tell us a bit about the bar. We just opened a new bar, which is very classy. This is a chef restaurant, so this is not your typical bar. Our style is to create cocktails that match the high quality of the food. The cocktails are supposed to be either dessert drinks or something to start the meal as a sort of appetizer. That’s the reason why we opened the bar. It adds a better atmosphere to the restaurant, and gives the diners a more delicious, sweeter taste to accompany their meal.
So, you need a bartender who knows what he’s doing, not the type you’ll find in clubs. Right, that’s not our style at all. Our background music is
calm and quiet. This is something new, you could call it a start-up, a Mehadrin bar with a good, positive atmosphere.
What about the kashrut? Recently we brought in an esteemed Rabbi from the Ramat Eshkol community. I have to say that the OU did an amazing job. Together with the Jerusalem Rabbinate Mehadrin, they helped to raise the level of the restaurant’s kashrut. The Rabbi said that, unlike in other restaurants, he sees great participation from the staff. I also have a background in kashrut; as a yeshiva bachur, I used to kasher kitchens for Pesach. That’s my way of life and it’s important to me that everything go smoothly here. It’s rare that the restaurant manager is more concerned about the kashrut than the mashgichim. We brought the kashrut level of this restaurant up together with the use of only Rubin meat, the best products and highest level of hashgachot — the vegetables are Eidah Charedit, leafy vegetables are Rav Efrati. Because of the high level of hashgacha, this sometimes affects which products we can use. We make a big effort to find the products, even if the vendor doesn’t have it, we will go to the neighborhood makolet to find it. Even Gur Chasidim will come to eat here because they trust our kashrut.
What are your plans for the restaurant this Sukkot and winter? We’re going to have two large Sukkot, one on each side of the balcony. Each one can fit 40 people. We also have the anniversary of our opening coming up soon.
Anything funny that happened to you while working here to leave us with? One of my customers became my chavruta. We now learn together every morning. And because of the close relationship that has grown, he’s also become a regular customer at the restaurant.

How to Buy a Mattress They say that it’s worth investing in a good mattress and good shoes, because you’re always in either the one or the other… Moshe Rosenfeld, director of the Olam HaMizronim chain, maintains that while buying shoes isn’t considered a particularly complicated task, buying a mattress requires a good deal of thought and deliberation. He notes that many people will pay a hefty business class fare when flying just so they can sleep better, on a more comfortable seat. If it’s that important for a 12-hour flight, then what about the mattress that you’ll sleep on thousands of times over the next 15 years? Surely it’s worth the extra investment, because a good mattress is the basis for good sleep. We asked Moshe for some tips about buying a mattress.
TRY IT OUT Go shopping with loose clothes and slip-on shoes. Lie on any mattress that you think you may like. Make yourself comfortable, and ask the salesperson to give you some time for yourself if you’re feeling pressured. Good salespeople allow you to take your time. Spend a few minutes lying on each side, on your back, and on your stomach, if that’s a preferred sleeping position for you. Surveys show that people who bought beds seldom changed the opinion they formed after the first night. So shopping online may not be the best idea.
CHECK RETURN POLICIES Ask if the store offers a refund or credit toward another mattress or product. Return periods may range from store to store.
TRY TO BARGAIN Always try to get a better price on the model you have settled for, but be smart to decide if you are prepared to walk away for a few shekels. Just going from store to store is an expense of time, money and aggravation. Large volume wholesalers have fixed prices and won’t budge. But many retailers do negotiate, particularly specialty chains, as markups may allow them to lower prices during sale seasons. My recommendation: any time of year, insist on a sale price you’ve seen for the mattress you know you want. Remember that the worst thing that can happen is that you will get a discount, because if you don’t ask you certainly won’t get it.

BUYING A BOX SPRING For an innerspring mattress, the box spring, or foundation, is a wood frame enclosing stiff wire and covered with fabric to match the mattress. For foam or adjustable-air mattresses, it’s a box several inches high. If you have a box spring and it isn’t broken yet still structurally sound, consider keeping it and saving money. Some manufacturers require you to buy their box spring to receive full warranty coverage. Get advice from a trusted vendor.
BRANDS Moshe recommends buying a mattress made by companies that invest heavily in research and development. Simmons, for example, has a team of R&D scientists and the company holds some 15 registered patents for manufacturing mattresses. In the past, the leading brand for mattresses was Gumavir; today the more prominent names include Paradise, Aminach, King Koil and more. UNDERSTAND THE WARRANTY Warranties can range from 1 to 20 years and cover only manufacturing defects such as sagging and loose or broken coil wires. The coverage is most of the times prorated. This means that it decreases over time. A good mattress will last you for many years assuming your kids have a trampoline in the backyard.
ON DELIVERY DAY Always inspect the mattress (and the box spring, if you buy one) for stains and other damage before accepting delivery. Look for the label that reads “all-new material” before signing on the delivery document. Refuse delivery if the label is not there and then keep it on in case you do have to file a warranty claim in the future.

of GMAX Test Prep Why did you open GMAX Test Prep? When I came to Israel in 1993, I registered my daughter for a psychometric course in English. During the course, she received very little printed material, very little homework, and no personal attention. When she had problems, there was no one available to help her. I realized that this course and all the test preparation courses available were not up to my standards. After many years of teaching mathematics and English in New York City, Chicago and Los Angeles, I realized exactly what students need in order to succeed. But no school in Israel was offering it. How to Capture Motion in Your Photos By Moshe Benaim of MB Photography
T
he joys of seeing your child in full delight as she glides on the swing… a moment you want to capture forever. But when you check out the picture, instead of a radiant smile, you see a blur of blond on a fuzzy background. Frustrating, yes. But you don’t have to be a professional to learn a few tricks and get the photograph you’re aiming for. Here’s a small beginner’s guide to getting perfect pictures in motion. Shutter Speed It’s all about the shutter speed. Capturing motion through various approaches happens with shutter speed changes, and depending on which approach you take, you’ll get completely different results. Your best bet for getting a clear, crisp image even in motion is with a high shutter speed, which can capture a moment to a tiny fraction of a second. This is how you can freeze an image even while it’s in motion. Cameras can capture an image to 1/8000 of a second, or even faster. Try continuous shooting for as many choices as possible, from which you choose after the fact. This type of picture does not give the feel of motion, rather it freezes the frame and gives a clear picture despite motion. Panning Panning is an interesting technique for capturing a picture in motion and keeping the feel of motion in the picture. This is different from simply using a high shutter speed because the resulting image will give the feel of motion, while a regular picture with a high shutter speed will (hopefully) not. Panning takes some time to learn, so keep practicing until you get the look you’re going for. The technique basically involves taking pictures at a low shutter speed while following a subject in motion. To get it right, you need to follow the subject with your camera, moving at the same speed. What results is the subject in motion as a crisp, striking image against a blurry background. You can imagine the contrast and the drama this creates for a spectacular image. 18

In the kid on the swing example, you would follow your daughter with your camera as she goes up, using a slow shutter speed. If you do it right, the resulting image would be a crisp image of your daughter, with a burry background. This type of technique is used to give the sensation of movement in an otherwise still image. It works beautifully for any picture where you specifically want to convey motion, such as someone riding a bike or playing sports. It also works beautifully when lights are in the picture, such as fireworks. When you’re trying this for the first time, you might notice that the whole picture is blurry; don’t despair, just keep trying. Test out different shutter speeds and make sure you’re following at the right speed and angle. You’ll eventually get the hang of it. If even one part of the photo remains crisp, you’re on the right track. Another note is that with a slower shutter speed, too much light can enter the picture, so you may want to the adjust the aperture to allow in less light and keep the image the way you want it to come out. Blurring the Whole Picture This technique is less popular, but can be done for artistic images. To blur the entire picture and create a Monetesque image, follow the panning instructions without focusing on a single subject; rather, using a slow shutter speed, follow the blur in the picture, such as a waterfall or tide crashing. Blurred Subject, Crisp Background Finally, there are moments you want to capture with only the subject in motion. This is often a car speeding through the night, but can be any picture where the subject gets caught moving while the background “takes over” as subject and remains distinct. To achieve this, set your shutter speed to a slow one and use a tripod so the camera remains still while the subject is passing. With these tips, you can create memorable and artistic phots for cholhomoed, other family trips and beyond to enhance your personal collection.

ow meet the drop. The drop contains silver diamine fluoride, and that’s important because it’s the first thing ever that can kill tooth decay. For as long as dentistry has been around, the only way to treat decay has been to cut it out and fill the tooth. In the 1800s, compressed cobwebs, quartz, tin and molten metal (ouch) were tried to fill the cavity. Then for about 150 years, amalgam was the filling material of choice. Recently, whitebonded composite restoration has taken over. Now the FDA has approved silver diamine fluoride (SDF). This is a game changer. I say this because now what to fill the tooth with is no longer the only question. In the right circumstances, you might be able to avoid the drill entirely. Silver, in different forms, has been known for many years to be a very potent antibiotic. Many people are familiar with the burn cream Silverol, or similar preparations. This is a white cream which is rubbed on a burn to prevent infection. The cream, when exposed to air, turns dark as the silver is oxidized. So while the silver kills decay and stops cavities from growing, it’s not a panacea. You would not want this on your front teeth. Some great applications for it: A child with cavities in the back baby teeth. We can’t leave them because the decay will continue to the nerve and he will be in pain, or the tooth will get infected. Filling the teeth could get quite costly and, depending on the child, would leave him with bad memories of the dentist, paving the way to becoming a poor patient in adulthood. Enter SDF: paint it on, wait one minute, and rinse. No drilling, no pain, no fuss. The cavity is now dead.

Another great application: I saw a patient last week who had a deep cavity, needing a crown. I removed most of the decay and realized how close we were to the nerve. Normally this would be an indication for a root canal and post under the crown. I stopped, applied the SDF, waited one minute, and filled a now clean tooth. No root canal necessary. When I called the patient later that night to see how she was feeling, I was very pleased to hear that although the decay was dangerously close to the nerve, she felt no discomfort. We had saved her a root canal! Finally, for the elderly, who have decay under crowns or are having a hard time managing their oral hygiene, this could be very helpful adjunct to their care. Of course, there is no magic bullet for every situation, but this is a great new tool in our tool box.

ongratulations! You have just bought a new home in Israel, or you’re about to make an older one just like new. At first, it may seem a bit overwhelming. In addition to all the normal complications of any building project, you may not be familiar with the way these things are done in Israel, or even how to find out, and it can all be very confusing. Don’t worry, it doesn’t have to be. Here are five guidelines to renovating in Israel, to help turn your dreams into reality: Define What You Want When undertaking such a project, the first thing you need to do is clarify what you really want as much as possible, because once you start it’s going to be hard (and expensive) to go back. Also, make sure these desires are in line with how your home is functionally set up. For example, you may want a huge bedroom, but not at the expense of a tiny bathroom or storage space. Afterwards, clarify what you want it to look and feel like. What are your preferences in regards to style, color and materials? Search for pictures of homes you like and notice what inspires you, what excites you and makes you feel happy. Choose the Right Architect Next, you’ll want to discuss these plans with an architect. Be sure to investigate the training and credentials of those you are considering. Ideally, your architect should have an academic degree from an officially recognized university. Beware in Israel of “interior design” diplomas from private institutions, many of which are granted after only a short course. Besides being a creative designer your architect should be able to draw up a realistic budget for your renovations, to connect you with the right contractor and to help coordinate and manage the project. Last, but not least, you want someone who will listen to you in order to understand how to bring to fruition your needs and desires. Get a Quote What is the most stressful aspect of renovations? For most people, it’s the budget. While you may have an estimate of the cost of your project, you’ll still need to get quotes from several contractors (kablanim) for a more accurate assessment. This is usually provided in a detailed document which specifies the price and what it includes, such as the exact work to be done, how it is to be done and the materials the builder will be using. Beware of contractors who prefer to give you a general price estimate for the whole job, without breaking it down to specifics, as there is no way to know exactly what you are getting for the price. Also, remember the lowest bid is not always the best. Sometimes it is 22

better to hold off on some of the things you wanted to do and to pay a little bit more for better quality. You get what you pay for! Choose the Right Contractor Besides the price quote, there are other important factors to keep in mind when choosing your building contractor. First of all, never hire a contractor without asking for references. Unfortunately, there are many dishonest contractors out there, so it’s always worthwhile to hear about someone else’s experiences with contractors they have used for similar projects. Also, avoid dividing the job among several subcontractors. The best way to go is to hire one builder who is in charge of the whole project, hires all subcontractors and takes responsibility for defects and delays. The bottom line is that a good, honest and experienced contractor is the main difference between an enjoyable renovating experience and a bad one, so take your time to make the right decision. Stick to the Plan After you start, try as much as possible to stick to your original plan while limiting improvisation. Budgets tend to go up during renovations if you aren’t careful. Also, make sure to hold to your original agreement regarding payments. Do not pay until the agreed upon stages of construction are completed. At the same time, when the contractor finishes a work stage, have the funds prepared and ready. Any unnecessary delays are not fair to the contractor who has workers to pay and other obligations to meet. This makes for a happier contractor and a happier end result for you! No one said renovating in Israel is easy, but if you follow these guidelines, you can turn it into a positive experience, the results of which you can enjoy for many years to come!

t’s that time of year again – a time for introspection and checking oneself.
How about this insurance “Cheshbon Ha’Nefesh”? 1. Have you made a will? 2. As parents, if something were to happen to you, have you left clear written instructions regarding your children? 3. Do you have life insurance? Have you reviewed it recently? (Have your agent give you a full list of the amounts that you and your spouse carry.) 4. Disability Insurance – sometimes this is needed even more than life insurance – for example, if you lose the ability to work for the next 25 years, who fills that financial gap? Make sure that your life insurance has a rider including this or, for professionals, a separate policy. 5. Are you a sachir (employee)? Ask your employer’s insurance agent to give you a breakdown of your Bituach Minhalim. Then ask your personal agent if you are getting the best deal. Today, it is easy to find all the life insurance and pension contributions you have made over the years and get it in an organized format. (Ask us about the “Swiftness” site.) 6. Supplementary Health Insurance – a child needs a complicated eye operation which can be done best in the US or you need a hernia operation but prefer to go to someone who is not on your Kupah, or someone needs major surgery and you want a second opinion – in all these cases, a private, supplementary health policy would be of great benefit. It is relatively inexpensive – check it out. 7. Car Insurance – make sure that your car is insured for all drivers who use it (i.e. young/new/temporary/visitors). Always let your agent know, even if someone takes it for a short spin. 8. Home Insurance – Do you have an assessor’s report for your contents? Have you looked into switching your building insurance (which comes with your mortgage) from the bank to a private insurance company?

This Season’s Highs and Lows of Israeli Mortgage Interest Rates and Risks By Moshe Wilshinsky, CEO, Moville Mortgage and Finance Ltd.
W
e have seen a significant increase in the interest rates currently offered by the banks in Israel for mortgages with long-term fixed interest rates (e.g. mortgages with terms of up to 30 years). As a means of reference, over the past year there were 30-year fixed-rate mortgages with fixed interest rates of 3.8 %, while today a similar mortgage can be over 5 %. I believe it is important to keep in perspective that even today’s “higher” interest rates are low when compared to the interest rates even five or six years ago. Before I get into what has happened and why, allow me to clarify a few terms. We are discussing residential mortgages, not unsecured consumer loans, auto loans, or loans on commercial real estate. When I say “fixed” interest rates, I am referring to the nominal fixed rate loans available in the market — not the real interest rate loans, commonly referred to in Hebrew as Tzamud L’Madad, which means that the amount you owe to the bank is indexed (i.e. the amount you borrowed after factoring in inflation). So when you get a “fixed” interest rate of 3 % tzamud the bank calculates what you owe on a monthly basis; they will readjust principle and interest by whatever the published Madad is (this is an acronym for an index similar to the CPI in the US). Effectively you are borrowing money at 3 % plus whatever the rate of inflation is for that period. Readers of my articles know that in the majority of situations I am opposed to using any loan that is tzamud and if such a mortgage existed in the US, I do not think it could legally be called a “fixed” interest rate loan (but that is and has been a subject for another article). In this article we are discussing loans that are referred to, not surprisingly, as Lo tzamud or roughly translated “not linked” to inflation. Allow me to address the question that may come to mind. It has been reported a number of times in the Israeli press that the Bank of Israel will not be increasing interest rates, so how can I be talking about such significant increases? OK, for those of you with that good question, the answer is that those articles were referring to short-term interest rates, namely the Bank of Israel’s prime rate. While increasing short-term interest rates will affect (i.e. cause to increase) the long-term interest rates, long-term interest rates are a market unto themselves and are driven by the interest rates being offered in medium- and long-term corporate and government bond markets. So what caused this increase in the fixed interest rates on long-term mortgages? I believe there are two factors, the increases in the long-term interest rate markets I mentioned above as well as the profit margin (i.e. the amount of interest) the banks add to those interest rates which determine the amount of interest they will charge on a residential mortgage.

The whole world has been trying to figure out if interest rates are going up, and we have seen in Israel increases in long-term mortgage interest rates that have later gone back down. In Israel one of the most important economic factors is the monthly publication of the Madad L’Tzarchan. It seemed (and I stress “seemed”) that inflation was, albeit minimally, showing signs of increasing. However, I think it is the margins the banks are taking on 30-year mortgages that have not only increased, but may be signaling a more fundamental shift in supply and demand dynamics in the Israeli mortgage market. Keep in mind that, with the current regulatory framework, interest rates will vary from person to person and even with the same borrower from transaction to transaction based on the perceived risk as dictated by the regulatory parameters. For example, a factor such as strong income – the monthly mortgage payment as a percentage the borrowers monthly income is less than 25 %, the borrower has been earning this income for a few years and it is sustainable in the future – will reduce the perceived risk on a regulatory basis and thereby reduce the interest rate on the mortgage. For the same Israeli borrower, the transaction itself will also affect the perceived risk on a regulatory basis. For example, if our Israeli borrower above purchased a property with a much larger down payment than what is required by regulation, he or she will get a lower interest rate than if they wanted to take the maximum loan with a much smaller down payment. As I write this article, the inflation statistic is negative for the first time in a number of months and mortgage volume has dropped. As the song goes, “seasons come and seasons go.” So whether the love affair that many of the Israeli mortgage banks have had with the Israeli consumer is taking a cooling off period or whether this is simply a seasonal wave to be corrected in a season or two, we will have to wait and see what will happen. What is important now, and always, is that anyone looking for a mortgage in Israel should get their expectations in check and understand what options are available in the market in general, and for their situations specifically after taking into account the factors that affect the perceived risk on a regulatory basis. Only then are they in a position to make informed decisions about their mortgage financing.

Common Misconceptions About Contracts

M
any of my clients are sophisticated business people and professionals. Despite counting many medical doctors and Ph.D.s on my client roster, I still hear some legal theories that are flat out wrong. I would like to examine some common ones that apply to contracts:
1. A contract needs to be in writing. For most contracts, this is just plain wrong. There is a limited number of exceptions to this rule, such as contracts governed by the Statute of Frauds, with the most common example being the sale of real estate. Here is what we learn the on the first day of contracts class in law school: A contract is a legally binding agreement requiring offer and acceptance, and consideration. No need to write that down. Of course, writing a contract clears up much of the confusion that surrounds a verbal exchange that would qualify as a binding contract. That’s why there is almost no litigation about written contracts…ok, that’s not totally true, most litigation involves contract interpretation. However, a clearly written document helps clear up many of the disputes that surround contract litigation. Imagine if every contract dispute started with “What did you say?” And then, “What did she say?” We’d never get out of court. Conclusion: Writing a contract is highly advisable, but not absolutely necessary (except in some cases e.g. sales of estate).
2. An unsigned contract is as good as no contract at all. One could certainly make this argument in court and in some cases it might prevail. However, if one negotiates a contract, acts like it has been signed (e.g. performs some or all of the duties assumed under the contract), the counterparty to the contract is going to have an excellent argument that the contract should be treated as if it is signed. Conclusion: Sign your contracts and make sure your counterparty does, but don’t think that a missing signature will change the facts on the ground.

Moe’s will probably sue me for damages and I’ll have to deal with that. I’m not saying this is a smart move or good business practice. But, it isn’t illegal. The law does not prohibit it. Conclusion: You can legally breach contracts, but you’ll have to deal with the consequences.
4. A contract is all the legal protection one needs. That would be great. But, here’s the thing: enforcing a contract is tough business. First, you have to file a lawsuit, serve the defendant and win in court. Then, the defendant has to have the money to pay you. All this time, you’ve spent money on attorneys and this process can take years. You’ve heard the expression: “That contract wasn’t worth the paper it was written on.” That can happen. Our first three articles have outlined some of the work we do at Perkins One Brain, but now we would like to give you the opportunity to learn about someone’s first-hand experience with us. Please give us a brief explanation of yourself. I am a 31-year-old male. I’m a young professional who is quite spiritual but, at the same time, I like to stay grounded. How did you find out about Perkins One Brain? I saw an advertisement in a Facebook group. Was this the first type of alternative stress relief that you have tried? If not, how does it differ than others? I had done a little meditation here and there and was looking into different treatment methods to help with a serious issue that I was dealing with at the time. But once I started the Perkins One Brain program, there was no going back. Shlomo helped me and empowered me to deal with the underlying issues of the stress. What about traditional forms of psychological treatment? Have you tried them before? If so, what are the differences between this and Perkins One Brain? Before Perkins One Brain, I started going to an experienced hypnotherapist who had written a book. I was shocked at the number of sessions required to start really delving into the problem. However with Perkins One Brain we started exploring the issue right away. Do you feel safe to share things at Perkins One Brain? Yes. I don’t feel that I’m being lectured at or told how to think, feel and act. And I feel accepted for who I am. I have been given the space to make my own decisions. I am married for eight months and I don’t understand why my husband doesn’t ask if I need help in the house. I don’t want to be a nudge and ask him, but as a bochur everyone said he had such fine middot…so why isn’t he asking what he could do to help? Usually, the first year of marriage is the most difficult. Two people from two different family systems, with different perceptions and ideas join together; two people of opposite genders and from different worlds. This can create a clash of beliefs and expectations. It takes time to understand eachother. This is a very common phenomenon and you are not the only one experiencing challenges in your new status. In your scenario, all that is needed is communication. There can be various reasons why your husband hasn’t offered to help as of yet. Perhaps his father never helped in the home for whatever reason, so he doesn’t have the model of helping, and for him it’s only natural not to help in the home. Perhaps he’s afraid that if he offers to help, he is giving a message that what you are doing is not good enough. When two people marry, it takes time to build trust and understanding, and to be responsive to each other’s needs.Some spouses are hesitant to open up; it’s normal. Find the right time for a discussion and not only might you get some more help around the home, your bond will hopefully grow as well. I have six kids between the ages of 2-11, and among them is my special needs son, who is five-years-old. My wife is often very busy with our special needs son, and a lot of the housework and babysitting falls on our 11-year-old daughter. In a few months we hope to celebrate her Bat Mitzvah. I think she deserves a special party for all her hard work but my wife thinks that is natural that the oldest daughter should help in the home. Who’s right? In a family with a special needs child, so much of the mother’s focus and energy goes on that child. It happens to be that I did my dissertation on the extended effect of the disabled child on a mother and have done research as well as worked with many such families. I would like to mention that having a special needs child can be traumatic for parents. You need a lot of support to accept 40

your situation and somehow see it in a positive light, rather than wallow in self-pity. Regarding your daughter, a child needs to live her childhood. It is very important that the help she provides in the home does not rob her of her childhood. She needs to be able to interact with her friends, attend to her schoolwork, and do things that children do. On the other hand, helping around the house gives her an opportunity to take responsibility and rely upon herself, is an opportunity for learning many skills and builds self-confidence.The key here is balance between your daughter’s needs and the family’s needs. A big party is a wonderful way for you show your appreciation to her, however, it is secondary if we are to think about the wellbeing of your daughter. I am a 31-year-old only child and am still a single woman. I have begun relationships many times but it never progressed after the first date or two. I am considered a professionally successful, attractive person. What could be the reason? There could be numerous reasons why you are not able to connect with men. Everyone has their own subjective world that influences how they relate to the world at large. It’s impossible to know what might be causing your struggle without knowing your internal organizing principles — whataffected you from your childhood until today. Everyone operates in different ways, sometimes subconsciously. Often, women have a hard time connecting with men as a result of stressful relationships with their parents — theyare afraid to form close, intimate relationships.Other women may have had a traumatic experience with men in their childhood, helping them form an organizing principle that says, “Men are dangerous.” With others, there is severe anxiety from being rejected, and therefore, they subconsciously push away any closeness in order to prevent rejection. Again, everyone has his own internal world and without understanding what is stopping you from connecting with men, it would be difficult to overcome the problem. The fact that you are an only child, not having had siblings with whom to interact, might be another contributing factor. I would suggest that you seek professional help in order to explore your own subjective world and overcome the difficulties, and I hope that you will be able to form healthier relationships. Signs Your Car Might Need Help

ooking forward to your next trip to the garage? Didn’t think so. Coughing up cash to fix problems with your car is one of those necessary evils that we all try to avoid. Often we pay up more than we need to just to get it over with. Although there really isn’t any way to completely prevent car problems, there are active steps you can take to minimize issues and thereby minimize outlay. Here’s a list of checks and balances you can take for car maintenance to catch problems as early as possible and avoid paying too much to fix bigger problems later. You should generally be checking fluid levels in your car. For a car up to five years old, check about once a month. For a car up to ten years old, check levels every other week. All fluid levels should be to within one liter of the max. If something is not, have it checked out. While you have the hood up, check for anything that looks amiss – oil slicks near the engine, and so on. Make sure the alternator belt has no tears. Pay attention in general to any strange noises coming from your car – whistling sounds, grinding, banging. Grinding is usually an indication of a worn-out brake pads. Other noises
may indicate motor or engine issues. Sometimes the problem is unusual. Whatever it is, check it out. If a sound points to an engine problem, you might be saving your car from the junkyard by having it looked into early. A hissing noise might be a hose leak. That one’s easy to spot – if you hear it, check immediately for leaking water. If seen, get the hose changed. If you notice any strange smells, that’s another potential alert. Sometimes you smell something and can’t tell if it’s in the car or coming from outside. Well, if it continues to smell through every place you’re going, there’s a good chance it’s in your car. Finally, you know all of those lights that light up when you get into the car? Every so often, one of them stays lit. That’s an obvious problem, and of course if that happens, take your car straight to the garage. The check oil light and check engine light are of particular importance. They could actually mean nothing at all, but they could also mean that your car might stall on the road, a situation we’d all like to avoid. The pitfalls of not getting your car checked out soon enough are definitely worse than the annoyance of bringing your car in to get checked. Sometimes, it’s just worth it.

5 Steps to the Perfect Custom Upholstery Job
ABRIC! Ohh... don’t we all just love fabrics? Nothing can be more exciting than choosing a new personality for your favorite seat. The range of available fabrics is huge, ranging from woven textured, synthetic waterproof, leather to silk and much more. When it comes to fabric, one could think of material to a piece of furniture, as clothes are to the person wearing them. Just as clothes can often be a direct expression of one’s self, the material chosen to upholster a piece of furniture can be an expression of either the owner’s style or a character he wishes the furniture to have. The selection of the upholstery material can make the difference between a complementary piece that will blend in with the other furniture and elements in the room, or a piece that will demand attention and elevate the character of the room altogether! For example, if the customer were to take a grayscale room and upholster the main couch with a simple black or cream fabric, it would blend in perfectly and make for an elegant and put-together feel. Whereas, if the customer were to choose a vibrant color for the couch and maybe a more textured yet subtle color for the pillows, a talented craftsman and upholsterer could easily transform the couch into the room’s centerpiece. So let’s get started! 1) DECOR Before even choosing a fabric, one should take into account the character of the room that the furniture will end up in, and what he would like to achieve with the piece. Would he like a subtle piece that will blend in with the room decor without drawing too much attention? If so, the customer should go for a soft pallet or maybe a solidcolor upholstery. Whereas, if the customer would like to revive the room, a more vibrant color would do the job. 2) CHARACTERISTICS Once the customer has decided where the piece will sit, it is important to understand what qualities the owner would like the fabric to have. There are fabrics that are especially made for outdoor furniture and can endure direct sunlight and water, making them the perfect choice for someone wishing to upholster garden furniture. There are also stain-repelling fabrics which are an all-time favorite for families with small children.
parts (maybe the back of the chair and the seat) and upholster them using a different complementary fabric. Notice that fabrics are not just about color, but also texture and feel. There are plain fabrics, textured fabrics and even floral fabrics to be chosen from; silk, satin, Cleantex and more. 4) PRACTICAL ACCESSORIES There are many little “accessories” you can add to a furniture piece in order to make it more unique. Things that may seem banal and obvious actually have a lot of leeway, even starting with the smallest and most unnoticed details such as the seams and piping. There are different types of seams. While the French seam is the most commonly used, there is also the slot seam, which is a stylish way of seaming a couch. This can be very useful, particularly when upholstering leather; notice that it is not suitable for all kinds of furniture. Another “accessory” that can be taken advantage of is the piping. The piping is inserted into the seams in order to define the edges or style lines of a piece of furniture. There is also an option for double piping which will make the chair even more defined. This is a great way to express originality too as it can be done using a completely different fabric from the rest of the piece! 5) FINAL TOUCH Adding a nail strip or just individual decorative studs can really give the piece that extra spark. Capitonnage, or in the French term, point de capiton, is a decoration that can be added even if it was not in the original piece of furniture. The difference between adding capitonnage and adding ordinary buttons is in the decorative folds that the upholsterer will create using the material. These unique craftsman techniques are what make this decoration so special. These methods have been around for decades and are still being used today — and for good reason! They give the perfect opportunity to express creativity and design ideas.

Let’s use this sketch of a simple armchair as our example: When looking at the sketch, we can clearly see that the different parts of the chair can be upholstered using different fabrics. A subtle and stylish way to use this idea to our benefit would be to choose a couple of
