In fact, it’s never been easier to make your condo not look like page 18 of the Index catalogue—whatever your budget. For Avenue Home 2016, we haven’t just rounded up the best new products, either. Small is Beautiful How to make the best of a compact living room.
Ekkasit Jaeng-anghin,
architect, Anghin Architecture www.anghin.com Ikea
Choose low furniture with a light frame. A big block of a couch, chairs with very high backs, or towering shelves will immediately suck up the feeling of space you had when you first saw your room completely empty. Maximize light. Choose light colors, avoid heavy curtains obstructing your windows. Keep the walls on each side of your window devoid of clutter. It’s better to stack your stuff on the facing wall, so that it doesn’t get in the way of the light coming from your windows. Hide everything. Clutter makes a place feel busy and tiring. Ideally, you’ll want built-in storage, but any storage is better than leaving stuff out in the open. You might have seen super chic spaces where clothes are kept on free-standing racks or dishes are stored on open shelves, but keep in mind this is best reserved for people with giant, loft-style spaces.

Three Best Stores for Thai Design
Object of Design Store (O.D.S)
Blue Dye Cafe & Indigo to Indian
Another Story
This gem of a shop stocks lifestyle products and home decor from some 160 award-winning and emerging Thai designers. Our top picks include jewelry and accessories from Demark Award-winning labels Trimode and Plural Designs, ceramics from Yarnnakarn Art & Craft Studio, and pop art-inspired furniture from 56th Studio and Cast. Prices are pretty pocketfriendly, too.
This old house-turned-cafe offers a unique multi-label store on the second floor dubbed Indigo to Indian. The shop mainly focuses on indigo dye work, apparel and silver and stone wear created in collaboration with Chiang Mai locals, making for some pretty unique pieces.
Alongside the big international designer names like Tom Dixon and Veja at this glamourous store, you’ll also discover some to-die-for local finds, from the woven Thai craft lampshades of Thinkk Studio to the geometric, utterly contemporary beach mats of PDM—a playful update of a classic item of Thai pop culture.

Euro Chic Tired of having the same Ikea furniture as your friends? Good news! Bangkok’s brimming with new European furniture labels. Here are our faves.
03
Hay
Habitat
Hay makes furniture which looks like it belongs on some designer blog about niche and hideously expensive brands. The truth, though, is quite different. Design blogs; yes. But expensive; no. This cult Danish furniture label turns out a whole lot of items that are perfectly affordable for your average design junky. Get your hands on classic, minimal pieces like the Crinkle blanket in Bordeaux (B5,990), an hour glass in the brand’s signature powdery mint color scheme (B1,550), or even some colorful steel trays in geometric shapes from just B725. Want to make a statement splurge? Seek out the lounge chair with wooden legs—yours for B63,240.
Our beloved Habitat has returned to the inner city. It’s been six bleak years since design legend Terence Conran’s furniture label upped sticks from Siam Discovery, taking with it those beautifully chic statement pieces in muted tones and smooth matte woods. Now though, all it takes is a trip to BTS Siam to browse designs as good as the Oakwood extender dining table (B48,519) and matching chairs (B9,180 each), star-shape ceiling lamp (B3,528), and white leather daybed (B32,490). Free delivery for purchases exceeding B5,000.
Fermob Sexy, functional, colorful and tres, tres French, there’s a whole lot to love about Fermob’s fun-yet-elegant garden furniture. You can create your own set of colorful chairs and tables from any of their collections: go retro with aubergine, honey and lagoon blue, or add a contemporary pop of zesty “Verveine” green. Prices range from a Cabanon cushion (B3,240) to the humongous Bellevie table (B75,000). We like!
04
Marimekko It’s not as new to Bangkok as some of the brands on this list, but overlooking the beautiful home fabrics and ceramics of Marimekko would be madness for anyone after that soft, Scandinavian look. The Finnish fashion and furnishings label deals in covers, blankets, and bed linens with a colorfully patchy aesthetic. Prices are also a snip, starting at just B690 for a coin bag. There are four stores around Bangkok. Check out the flagship at CentralWorld for the biggest variety. 01

Tom Dixon No one does shiny metal statement furniture quite like British industrial designer extraordinaire Tom Dixon. His sleek pendant lamps and roly-poly chairs have been brightening up swanky industrial loft spaces for decades, and now can be found in Bangkok at Motif stores and Siam Discovery. Look away now if you think Habitat’s expensive, though. His elegantly warped “Melt” ceiling lights will cost you anything upward of B55,000, while the Bell table light comes in at B46,200 and the nowiconic Wingback chair at B598,000. But the rest of us can get in on the Dixon action too thanks to his gifts and accessories second line, Eclectic by Tom Dixon. Check out the B3,800 scented candles next time you’re in the market for a stocking-filler.

Dinner is Served Set up the perfect dining table for a casual meal among friends that puts the emphasis on sharing and fun.
Paweethida Tanjasiri,
01
food and prop stylist
Don’t crowd things. Put sharing dishes center stage but leave space for everyone’s individual plates and cutlery. And when selecting your plates, think about what kind of food’s being served. Embrace materials and colors. Napkins add color to the table and are a vital part of any meal. Select the right dishes. Dishes that complement the colors in the food will make it look even better. Add complementary decorative touches. Besides the main tableware, other decorative items also help set the mood for the meal. This includes things like flowers, leaves, vases, scented candles or other tiny props that are both decorative and functional—a tiny sea salt bowl, for example, or a hand-crank pepper mill.

Stay Classy How to give your present-day bathroom a look that goes back 100 years.
01
Benyapa sirisopon,
owner and senior interior designer, VAIR design studio Use antique brass or gold fixtures. Don’t mix them up with silver or stainless steel, which are used more often in modern design. Antique brass and gold already have the vintage look, just make sure you don’t pick something that is too plain. Minimal isn’t old. Add some old-school patterns. Use vintage-style wallpaper (there are plenty of durable wallpapers available designed especially for the bathroom) or leave a brick wall exposed to add age to your bathroom. If you want to go for something simpler, plain white tiles can also work with the right furniture.

Freestanding is king. Go with a clawfoot bathtub instead of a built-in one. Freestanding furniture really helps achieve the classic look. Go for fancy accessories. Mirrors and crystal chandeliers help glam up your bathroom as they reflect the light. Throw in some pretty scented candles and glass jars filled with dry flowers.

Bedroom Blues Both calming and fun, it’s easy to see why so many people turn to it for the bedroom. But too much of a good thing can overwhelm a space. Here’s how to make a bedroom blue without leaving yourself with the blues.
01
Lalitphan C,
interior designer, Spacerelation Use a theme color on either the walls or the most important piece of furniture, and then use it as a highlight on accessories like throw pillows, lamps or picture frames. Make the room asymmetrical—balanced, but with different objects on each side—for a look that’s relaxing yet neat.
03
Don’t mix furniture styles and shapes, and make sure your furniture is proportional to the room. Don’t use blue on everything, which will look boring and one-dimensional. Pair blue with other colors that go well with it, such as white, black or gray. This will make the accents pop without looking too overbearing.

Rooms to Let
Last year, Bangkok’s Banglamphu district ranked as the second highest-growing area in the world for the number of Airbnb rentals available. Here, we look inside the homes of some of the city’s best-ranked Airbnb hosts—and ask their tips on maximizing your listing.
01 Nick’s calming modern condo
03 Pupe’s renovated shop-house
Address: 8/74 Noble Re:D Ari Soi 1 Neighborhood: Ari Been doing this for: 7 months Space is: Bought www.airbnb.com/users/show/41482720 Nick’s Airbnb space sits in your typical modern Bangkok condo development—a spacious, two-room unit with a built-in kitchen. He’s gone for a beach house theme with the decor, which features cool blues, light rustic woods and framed images of beach escapes like Santorini. He rents out the entire space for a maximum of four people for around B2,000 per night.
Address: El Chiringuito Chinatown, 221 Soi Nana, Charoenkrung Rd. Neighborhood: Chinatown Been doing this for: 10 months Space is: Rented www.airbnb.com/users/show/3315162 Pupe has renovated an old building in Chinatown into a minimal, yet colorful guesthouse which stays in keeping with the tone of the area thanks to Chinese-style decoration and antiques. The downstairs area doubles as a bar serving drinks and Spanish food that opens out onto the streets, while the rooms upstairs take up the entire floor and ensure privacy. Each of the four rooms rents for B742-1,518 per night.
02 Hong’s minimal townhouse Address: Wie Immer Bangkok, Thonglor Soi 14 Neighborhood: Thonglor Been doing this for: 10 months Space is: Bought www.airbnb.com/users/show/44809802 This whitewashed, minimal building sits in a Thonglor townhouse, and comes as a homestay, cafe and art gallery all in one space. Roomy and filled with plenty of natural light, the four rooms spread across the top floor each feature a cozy lounge area beneath the bed which lies in a top bunk. Hong rents out each double bedroom for around B900-1,300 per night.

A lot of bookings are for three people, since it’s an inconvenient number for a hotel. I can imagine it’s the same for five or seven. So it’s great to target groups this size.
You need to be service-minded and a quickproblem solver. You never know what guests might need help with and a lot of things are unexpected.
Airbnb has a free photography service for people like me who aren’t good at taking photos. Once you get good photos, you’ll get your first guest and once the reviews come in, it will all be a lot easier.
Twitter is the best way for hosts to get assistance. The official Airbnb Twitter account replies almost instantly—so don’t waste your time with the Thai office. I think they’re too new and not properly set up for providing host support yet.
