Dear Neighbors, This month we are celebrating a certain romantic holiday in Blackhawk Living and introducing you to your neighbors, the Daluyaya family. They are proof that from humble beginnings come great things. Their story travels across the globe and is now rooted in the Bay Area, and we are lucky they chose Blackhawk to call home. If you’re looking forward to planning trips again, our travel, food, wine, and golf columnist, Mike L. McColgan, reviews a luxury resort only short drive away. Personally, award-show spectating is what I look forward to most in February, along with celebrating Valentine’s Day. With COVID-19 leaving these times uncertain, and our normal February traditions on hold, we hope our community stays safe, healthy and finds ways to create new traditions to celebrate love. Happy Valentine’s Day from Blackhawk Living Magazine!

Meet the

Daluyaya Family: From Humble Beginnings Come Great Things By Megan Scott, Resident since 2010

A

lfred and Luisa Daluyaya’s love story spans across several decades and continents. They met during senior year in college at De La Salle University in Manila, Philippines. After attending the same school for four years together, their paths did not cross until their final semester before graduation. Alfred says Luisa made an impression on him from their first meeting. “She was pretty and looked like one of the new members of the college debate team. I introduced myself and asked her name. We had class, so we went our separate ways after our first meeting. I wondered if I would ever see her again since the college was so big, but a few weeks later, I got lucky and ran into her in the library. I asked her if I could walk with her, and she said yes. We had a great connection, so I decided to make a move and see what happens, the rest is history.” The couple were married on January 3, 2004, at the beautiful The Manila Cathedral in the Philippines. Alfred and Luisa were both born in the Philippines, and each has a unique story about their move to the United States. Alfred was the first to move to the US, and his first stop was San Francisco. “After completing my Bachelor’s Degree in Computer Science, I traveled to San Francisco in 1998 with $50 to my name. While looking for work, I temporarily stayed in a small attic room of a retirement living facility owned by a relative in the East Bay. The small attic room was enough for me, and it was in a very good location to find work,” says Alfred. Soon after, Alfred got his first career break with an offer from Pacific Bell. He says he will never forget that day. “The day I got the offer was a turning point for me. As I was riding the bus home, I started crying while staring at my offer letter and looking at what was left in my wallet. I only had $20 left. I was doing the math on how much I will need for bus, BART and lunch expenses before my first paycheck. After that moment, I kept a $20 bill in my wallet as a reminder of that day I got my first break.” Alfred started his career at Pacific Bell as a Software Engineer. He moved to various technology startups and currently works at Chevron Headquarters in San Ramon. “At Chevron, I’m leading Software Engineers to create delightful products for business partners and customers.” Once Alfred was able to settle down, he asked Luisa to join him in the United States. At that time, Luisa was studying to go to medical school after finishing two degrees in Psychology and Education. Luisa’s goal was to become a doctor, and she says it required a leap of faith to join Alfred in California. “During that time, Alfred convinced me to

travel to the US and live our lives there. I decided to put my dream of med school on pause and take the leap to join Alfred.” Luisa started her career as a Registered Nurse at Alta Bates Summit in Oakland and has helped provide amazing patient care in the Medical/Surgical department. The Covid pandemic has required Luisa to become a superhero mom; Alfred says, “We moved to Blackhawk a few days before the Bay Area had it’s very first lockdown due to Covid. Our family did not expect that Luisa would be working on the front-line as a Registered Nurse during the pandemic. She was assigned as part of Sutter’s Covid unit for several months. Because of her role as a Covid Registered Nurse, and the many unknowns with the virus at that time, Luisa had limited contact with her family and slept in a separate section of our house away from the rest of us. She was very scared of putting us at risk while she was taking care of Covid patients daily.” The couple bounced around the Bay Area living in San Leandro, Antioch, Brentwood, Clayton and then San Ramon before finally calling Blackhawk home. “We decided to move to our forever home in Blackhawk before the pandemic. We visited the Blackhawk community many times, and it was a community we looked forward to being a part of,” says Alfred. They live in Oakridge at Blackhawk. Being from humble beginnings, Alfred and Luisa believe strongly in giving to those in need. They are involved in the Contra Costa County Food Banks and also support charity work in the Philippines. “Since we cannot travel to the Philippines due to Covid, we try our best to financially support nonprofits that help the needy. Recently, we supported the homeless and the blind organization in a small village a few hundred miles from Manila. Seeing photos where villagers appreciate small acts of kindness in getting a full meal for the day is priceless. These experiences help ground our family, appreciate our blessings and help us focus on what is truly important in life,” says Luisa. Two sons and two cats complete the Daluyaya’s household. Sixteenyear-old Zachary is currently in high school. He played tennis at a very young age and was in many USTA open junior tennis tournaments. He was one of the Norcal top 100 USTA 14 and under tennis players. Zach also keeps himself busy with piano. Fourteen-year-old Luis is currently in middle school. He loves snowboarding during the winter and surfing during spring and summer. He also plays tennis and track. Luis enjoys coding and writing software programs as well.

FEBRUARY 2022

Travel is a favorite pastime for the family. Before the pandemic, they traveled to Europe for the summer every year. “A lot of our Europe travels are very memorable, but our favorite travel memory so far is our Disney Cruise in Northern Europe and the Mediterranean. We also loved the memories of the small towns and cobblestone streets of Prague in the Czech Republic, Cinque Terre in Italy, and Nyhavn in Denmark. The kids really enjoyed biking on the streets of Copenhagen and Tivoli Park, which has a similar feel to Disneyland. Our boys also loved the shows, activities and making new friends on the Disney cruise ship. We also go to Hawaii every year. Our family loves Kauai and Oahu,” says Luisa. Blackhawk residents since 2020, Alfred and Luisa say they have always felt that it was an amazing, beautiful neighborhood close to Mt. Diablo and a very safe community. “We love Blackhawk and Danville because it has a little of everything: family-friendly, food, nature and entertainment. Kids love to hike and see nature at Mt. Diablo state park. Our family attends St. Isidore Church and visit Blackhawk Plaza regularly. We really feel a sense of community here.” Do you know a neighbor who has a story to share? Grizzly Ranch –

Cowboy Flair in the Sierra Nevada Mountains By Chuck Fox, Owner, Quintessential Golf, Resident since 2012

First Tee

F

ounded in 2005, the semiprivate Grizzly Ranch Golf Club has ample tee times for the public. Located in the Graeagle resort area, golfers are deep in the Sierra Nevada mountains an hour north of Truckee. The Bob Cupp design is impressive and sports a wide range of tee box challenges from 5374 yards to over 7100 yards. Golf Digest ranked it the #1 course in the Sierra Nevada in 2014. Indeed, the wide assortment of cowboy boots and clothes offered in the golf shop illustrates the ranch flair. An abundance of picturesque holes meandering through dense forest brings that wonderful pastoral feeling of mountain courses. A large practice range with excellent turf provides an expansive meadow view. A fire danger alert sign reminds us of the wooded location. Shown immediately on the Par 4 Hole #1 is the primary character of the course. Ample thick pine trees combine with ample fairway bunkers and tall primary rough create a consistent challenge. Wayward shots fall into tall wild grasses. Approach shots often require navigation over substantial chasms to irregularly shaped greens such as Hole #4 and the approach shot at the Par 5 Hole #12. A separate Lake House restaurant and bar overlook the 18th green and the signature covered bridge. Wooden Adirondack lawn chairs are a great place to watch golfers finish while enjoying the afternoon and sipping a fine brew. The experience at Grizzly Ranch Golf Club was fun. Sensational Spanish Bay

Wine, Food, Golf & Fun

By Mike L. McColgan, Resident since 1990 | Photo by MJ McColgan

R

ecently, our family made our annual trip to our favorite place for golf, food and fun, Pebble Beach. The COVID lockdowns make Pebble Beach an even more attractive destination as it is an easy 1.5 drive from our home in Danville. We have been attending the AT&T Pro Am for many years. The Inn at Spanish Bay is always full of energy and excitement as many of the celebrities and players stay there. This year we decided to play Spanish Bay Links. We have not played it for many years. It was designed by Robert Trent Jones Jr, Sandy Tatum and Tom Watson. It has spectacular ocean vistas on nearly every hole and very good value compared to Pebble Beach. There are a variety of tees for every golf skill level and the course is in impeccable condition. After a day of fresh ocean air and sunshine on this Oceanside Links course, we returned to our room for cocktails and prepared to watch the bagpiper play at sunset. The piper playing on the ocean at sunset is always a ‘special ‘experience and great way to end a fun day of golf. After the piper experience, we always go to our favorite restaurant, Roy’s, located at the Inn. It is always fun to dine with the golfers and celebrities and enjoy an extensive menu of sushi, steaks and much more. After dinner, a brandy sitting in the large lobby watching the waves roll off the deep blue sea and smell crackling wood from the stately fireplace

is a great way to complete your day and soothe your soul. We have been coming to the AT&T Pro Am for 30 years and the entire Pebble Beach experience and Spanish Bay Inn never gets old. For more information and to make reservations go to: https://www.pebblebeach.com/golf/ the-links-at-spanish-bay/

Corvettes of Lodi By David Tom, Resident Since 1990

T

he Blackhawk Museum welcomed Corvettes of Lodi on June 27, 2021. Corvettes of Lodi was formed over 40 years ago and “enjoys socializing just as much as we enjoy Corvettes.” There has been a lot to enjoy about the Chevrolet Corvette, or “Vette,” since its introduction as a concept car in 1953. The Vette has spanned eight generations and unveiled its first mid-engined model with the C8 in 2020. This is notable as all previous Corvettes had their engines up front. Love Vettes? Consider taking a road trip to the National Corvette Museum in Bowling Green, Kentucky, just steps from the Bowling Green Assembly Plant.

David Tom: I have lived in Danville for 30 years. I retired from the corporate tax world and now pursue a variety of projects that interest me. I have always loved cars and look forward to sharing them with you.

Looking Refreshed and Revitalized for Spring By Dr. Stephen J. Ronan MD FACS, Blackhawk Plastic Surgery and MedSpa

I

f you want a refreshed appearance for springtime, we offer many cosmetic procedures that can help you achieve a more youthful look. Below are a few common procedures that can help both women and men look more refreshed and radiant in time for the warmer weather.

Blepharoplasty Surgery

Blepharoplasty, also known as an eyelid lift, is a procedure that corrects droopy eyelids. Eyelid puffiness and bags under the eyes are also good reasons to consider this procedure. A blepharoplasty can be performed on both the upper and lower eyelids to eliminate excess skin and fat from the area. An eyelid-lift procedure will make you appear more alert and will rejuvenate the delicate eye area, giving you a more youthful appearance.

Rhinoplasty Procedure

Your nose is the most prominent feature on your face, and its shape affects your overall appearance. Unlike other features on the body that elicit either positive or negative responses when visualized, most noses are only noticed for negative reasons…like too wide, too long, or pronounced hump or bump. A rhinoplasty, which is also commonly referred to as a “nose job,” is a routine cosmetic procedure that corrects the shape of the nose so that it is proportionate to the rest of the face.

Face/Neck Lift

As we age, the skin on our face and neck loses its elasticity. Loss of fat and muscle tone also occur naturally with the aging process. A facelift combined with a neck lift can help reverse the inevitable effects of aging and give you a much more youthful appearance, all while delivering results that can last for up to ten years after the procedure.

Hair Restoration

Just in the last few years there have been many dramatic improvements in hair transplant and restoration procedures. At our hair restoration practice, we offer both men and women a variety of transplant options depending on what stage and type of hair loss they are experiencing. We currently offer technologically advanced hair restoration procedures such as the latest ARTAS® Robotic Hair Transplantation IX, the latest NeoGraft capabilities, FUE (Follicular Unit Extraction) and FUT (Follicular Unit Transplantation) hair transplantation, and a few nonsurgical treatment options.

Schedule Your Consultation Today

If you are interested in learning more about any of these procedures so you can look your absolute best this spring, please contact our office at 925-736-5757 and schedule a free, no-obligation consultation. We look forward to hearing from you! 18

Blackhawk Women’s Golf Newsletter: Heard from the Green By Laurie Bruns, Resident Since 1997

T

his reporter had great fun learning about The BWGA 2022 Captain, Dawn Schaeffer. A BWGA member since 2013, we all know her but some things we might not know, in her own words… What is the highlight of your time with the BWGA? Meeting new friends! What is your golf history? I started playing golf in my 20’s but got more serious in my 40’s…so not very long, lol. I played a lot more tennis. I’ve been tied up off and on with physical injuries from my competitive skiing and tennis days. It’s all caught up with me. So, for now, golf is my game. As Captain how would you like to be remembered? As the Captain that got things done and brought the “F” (fun) back to golf. I would like to think I got women to lift each other up! I’m a lead by example sort of gal. I love any card games, love to fly fish and any outdoor activities make me a happy camper. Were you a child athlete? Yes, I was a big skier and tennis player. I also threw a bowling ball around from time to time. I was on a bowling team secretely in high school. Nerd alert. Who is your golf hero? Annika Sorenstam, hands down.

The BWGA Welcomes New Members: Gigi Dacosta Lucia DeBene Karyn Giannini Soo Park Karen Yarosh Seek our new players out on a play day or look them up and invite them for lunch or a round. And a fond welcome to the BWGA 2022 Board! I qualified for the 2021 US Women’s Senior Amateur Championship by shooting a 74 at Rancho Murieta’s North Course. Off to Alabama I went with my caddie Amy. The registration and the signage downtown were the first signs of how big this event really was. There were about 10 stations at check in, then a tour of the locker room and a locker with my name on it, along with the “Players Hospitality Suite”. The excitement and anticipation were overwhelming not to mention the butterflies hatching in swarms in my stomach. The driving range was another experience I have only seen on TV. I was escorted to a station, with my name on it, and served refreshments. The nerves continued to grow. There must have been over 200 volunteers, many who thanked me for being there with their southern hospitality. The event kicked off with a cocktail hour and dinner reception…you might recognize some of these great golfers, Lynn Cowen, Karen Garcia, Pat Cornett, and my Sisterin-law Angie Friedrich. We had a Sports Psychologist and LPGA teaching professional, who was a hilarious guest speaker, which added a bit of levity that helped calmed this newbies nerves! The first day of competition I felt like throwing up, but kept remembering my hard work, the support from all my dear friends, and most importantly my caddie Amy. That day I finished in the middle of the field and was pumped up to play the second day with nothing to lose. I shot better the second day but missed the cut for match play by 2 strokes. With this experience under my belt, I feel more motivated than ever to practice, improve my game, and qualify for the 2022 US Women’s Senior Amateur Championship this August in Anchorage Alaska.

Georgi is truly an exceptional coach, and we are lucky to have her experience and stories on deck each season. Georgi Cappelletti has been with the HOX for 28 years; 14 as a swimmer and this will be her 14th year as a coach. Her accomplishments in the water include breaking multiple records: the HOX 13-14 50 breast team record, in addition to the 15 - 18 100 Free record at County, Woodlands and VSA League Championships, which held for several years. She is still the current HOX team record holder in the 100 free. Coach Georgi attended Monte Vista High School in Alamo and was a member of both the Varsity Swim Team and the Varsity Water Polo Team. During her senior year of high school, Georgi’s 200 free relay broke the meet record at NCS. She went on to play Division 1 Water Polo for two years at University of California, Berkeley and graduated in 2011. She loved growing up on the Blackhawk pool deck because of the fond memories created, life-long friendships formed, and personal goals achieved. It is her desire to create that same experience for every HOX swimmer she coaches. Georgi brings a tremendous level of dedication and spirit to the team and leads the Hike to Hawk during Spirit Week each summer. She loves coaching kids of all ages, but her specialty is leading the 10 and Unders and instilling a foundation for a long-term commitment to swim and love for the team. She completed her teaching credential in December 2013 and has worked at Tassajara Hills Elementary School since 2014.

The Story of Roses By Tori Draeger Paff, Draeger’s Market

F

or centuries, roses have been a worldrecognized symbol for fertility, love, and romance. In western culture, the symbolism behind roses can be traced back to Roman and Greek mythology. Early Christians saw roses as a symbol of desire and amour. In the Middle East, stories of roses and even their thorns evoke sentiments of passionate devotion. In Hindu legends, goddess of fortune and prosperity Lakshmi, wife of Vishnu, was created using roses, once again linking roses and love. Today, the symbolism behind each color of rose, and even the number of roses given, has its own special meaning.

By Color

Traditionally, red roses represent love, beauty and perfection, but they are not alone in conveying a message. Pink roses are gifted to express admiration, elegance, or femininity. Orange roses, with their

fiery color, embody life, energy, passion and excitement. Subtler peach roses convey sincere gratitude. The warm color yellow has come to mean friendship, affection, joy, and gladness. Lavender roses express a level of enchantment. Last, but certainly not least, the white rose is a symbol of purity, grace, and humility. Sometimes one color is not quite enough to say everything. Mixing colors, like red, orange, and yellow, can represent deep love coupled with fiery passion and warm friendship. Red and white together might symbolize unity; while pink and lavender might communicate enchantment with admiration.

By Number

One red rose is the symbol for love at first sight; or, for a devoted couple, a single rose can mean “you are still the one.” A pair of roses given signifies mutual affection

and love. Half a dozen roses represent infatuation and desire. Gifting 11 roses is a symbol of true and deep love. The classic dozen asks the recipient to “be mine.” 15 red roses convey apology- especially when words don’t seem to be enough. 24 red roses express “I’m yours,” while 3 dozen says “I’m head-over-heels in love.” If you’ve exhausted everything before 50, move on to a bouquet that symbolizes love without boundary; and if you are so inclined, 100 blooms shows your utmost devotion. Gifting flowers is a simple, thoughtful, and loving deed that can brighten the world for someone in a matter of seconds. Don’t wait for a special occasion - spoiling the love of your life with a fresh bouquet of blooms should be something you do just because. Shop Draeger’s Markets for the freshest, most beautiful floral selection in the area and enjoy seeing the light in their eyes when they receive them.

Tri-Valley Animal Rescues By Janine Collins, Blackhawk resident since 1999

Corrine - Dog Program At T var

Corrine is a very sweet, people friendly Rat Terrier mix. She came to our rescue as an expecting Mom and was an incredible Mom to her tiny puppy Corey who was featured in the January issue. Corrine loves to snuggle and will sit beside you or on your lap. She curls up, slightly sticks her tongue out, and quietly snores. Corrine is a very active 5 year old and loves to run and play with other dogs. She probably won’t do well with cats since her favorite game is to chase them. Corrine loves to be showered with affection and will make you smile at her playful antics.

Tri-Valley Animal R escue (T VAR ) - Giving them Another Chance

TVAR is a locally based and volunteer run 501(c)3 animal rescue organization. We assist in saving over 1,000 animals yearly in the Tri-Valley and surrounding areas. We are celebrating just short of 30 years of saving lives with over 250 local volunteers. At TVAR, we rely solely on Public Support to fund our life saving programs. All TVAR’s foster animals go directly from the local Animal Shelter into foster homes where they receive much needed love and socialization and where they are kept until adopted. We also have an invaluable Shelter Program where our volunteers spend countless hours every day at the local shelter working with the Dogs, Puppies, Cats and Kittens and the Public.

TVAR gives deserving animals another chance by taking them into foster care. All TVAR dogs live in foster homes till adopted. Foster families get to know each dog’s personality and needs in a home setting---allowing TVAR to find the right match so dogs and adopters thrive!

Hera - Kitten Program At T var

Hera arrived at the East County Animal Shelter where she gave birth to five beautiful kittens. Hera and her babies enjoyed living in their foster home where she was able to safely and happily feed and care for her babies until they were weaned and adopted. Hera was a great mom caring for her babies and sharing her food bowl when they were ready to eat food. Hera likes being around people, playing with small toys, looking out a window, and talking to her human friends. She has a lot to say. TVAR’s kitten and bottle baby programs rescue kittens - some only days old - who are unable to be adopted from the shelter and place them in foster homes where they receive medical care, love and a home setting until they are healthy, able to be spayed or neutered and ready for their forever homes.

Life through a Lens

The Golden Temple By Sonia Lamba, Resident since 2015

T

he one place I would revisit in 2022: My soulful trip to The Golden Temple in 2021

The Golden Temple is the oldest and holiest shrine of the Sikhs located in Amritsar city, Punjab, India. It’s made from white marble and embellished in pure gold. It’s a must see on every visitor’s itinerary whether you are a worshipper of faith or simply in admiration of its unmatched beauty.

36

The gorgeous Amrit Sarovar (nectar pool) has healing abilities, as is ardently believed by the devotees of its faith. It is home to many colorful Koi fishes which were brought in to keep the water clean.

FEBRUARY 2022

I loved walking the pedestrian street also called the Heritage street, with other visitors, intermittently stopping at a few shops. The street is a short walking distance from the Town Hall to the Golden Temple. The street gives a glimpse into the history and culture of Punjab. It’s lined up with statues, souvenir shops, tiled pathways and bright lights at night. Here at the roundabout, i saw the big statue of Maharajah Ranjit Singh, the leader of the Sikh Empire.

The Golden Temple is truly blissful, a treat for the eye and soul, especially at nighttime with the Amrit Sarovar glimmering under the Golden lights. Now back home in Blackhawk, I am looking at the pictures and reliving the spiritual magnificence and architectural strength of The Golden Temple. An amazing experience indeed!

Nothing is more beautiful and spellbinding than the sparkling Golden Temple under the night sky. Speechless! That’s what I was, as I walked inside the entrance doors of the temple.

As an aspiring photographer, I have always loved taking beautiful photos of my friends and family, nature and travels. After having a fulfilling career in finance in New York, I moved to California in 2014 where my love for photography turned into an invigorating passion. Moving to gorgeous Blackhawk has further enriched and blossomed my love for the camera. I take my camera everywhere, regardless of how short the distance is. Knowing me, there is always a photo opportunity!

Kartunz wants to improve your driving experience By Kara Navolio

T

he goal of Kartunz is to make driving your vehicle more enjoyable and safer. To that end, for 17 years, they have been offering customized features that can be added to just about any vehicle from SUV’s to all types of cars, trucks, and RV’s to improve safety, performance or cosmetic related solutions. Most of their staff have been with them for many years and collectively have over 100 years of experience, which allows them to come up with unique solutions for any upgrade you might need for your vehicle, like the secret compartment recently added for a customer that opens biometrically using the client’s fingerprint. Common add-ons include features that make older cars safer like blind spot sensors, rear cross traffic sensors or dash cameras.

Tracy Porter

Tracy Porter bought the business in 2020 during the pandemic to compliment his fleet management company, Premier Solutions, which provides similar services for commercial vehicles. His biggest inspiration is his happy customers and hearing their appreciation. After graduating from Louisiana State University where he majored in Finance and played football, he spent 14 years in sales, marketing and sales management in the Pharmaceutical and Medical Devices working for Johnson & Johnson. During this time, he also earned a Health Care Administration Certification from the University of Pennsylvania’s Wharton School of Business. His first venture into the auto industry came after moving to the west coast and starting a marketing consulting business where his first client was a Toyota Dealership. After helping several Toyota Dealerships improve their businesses, he had an

opportunity to buy a Mercedes Benz dealership. “After selling my interest in my Mercedes Benz Dealership, I was waiting for an opportunity to buy another dealership in the Bay Area. While speaking to a former client of my dealership, he inquired if I was interested in getting into Fleet Operations because his company, PG&E had over 20,000 Ford trucks in their Fleet. I thought this would be a temporary opportunity until a dealership became available, however, it didn’t turn out that way. Business grew over time which forced me to get an office and hire staff, and the rest is history.” Tracy and his family have lived in Blackhawk since 2005. His daughters, now in college, attended St. Isidore and Carondelet. In addition to running two businesses, he also volunteers his time to work with at risk youth to expose them to the possibilities of attending college, so they can seriously explore this option when the graduate from high school. He enjoys exercising, reading, golf and spending time with his family. Always looking for ways to give back to his community, he was a past member of the University of San Francisco board of directors, and currently sits on two boards: NCAA and National Football League Alumni Association (currently serving as Chair of the Board). If you have wondered how to improve your driving experience or add safety features to your vehicle, check out all the options available by visiting Kartunz on Old Santa Rita Rd. in Pleasanton or their website: kartunz.com. If you have a unique request that’s never been done before, they look forward to talking with you about unique solutions.

The NINE Loan: Common Sense, Non-traditional, even Revolutionary! By W. Todd Galde, CrossCountry Mortgage, LLC

Y

ou have equity in your home, lots of equity, and you would love to convert it to cash for other investments, college education, renovation projects on your home, or whatever you’d like to do. But the banks have turned you down for a new home loan because your income isn’t high enough, or isn’t verifiable because you’re self-employed, or for whatever reason, and you simply can’t get approved for a cash-out refinance, despite all that equity. You may have the financial means to make a mortgage payment, like liquid investments or savings accounts, but you don’t want to touch those funds because you’ll be taxed or maybe penalized for early withdrawal … but you still want to access the equity in the home. Unfortunately, rigid income and employment requirements may restrict your chances of getting a conventional home loan. Until now. Introducing The NINE Loan: No Income, No Employment. No problem! Your strong financial profile is the key.

Decent credit and on-time payment history. The minimum credit score is 680.

If The NINE Loan sounds like your loan, I’m ready to make it happen. Contact me today at 925-381-8190 or visit me online at www.TheNINELoan.com.

The NINE Loan relies on the significant equity in your home, your good credit history, and some post-closing reserves. The NINE Loan can help: • • • • • • •

Self-employed people with low verifiable income. Individuals and families who want to buy a new home before they sell the current one. Retirees with little or no verifiable income who need funds to renovate their home. Real estate investors buying their primary residence. People who want a vacation home but can’t qualify on their current income. Professional athletes or entertainers with unique income (signing bonuses, short-term contracts). Restaurant owners who need capital.

The NINE Loan offers financing for your primary residence by recognizing your unique circumstances, without the hassle of demanding traditional paperwork. We look beyond the requirements of a conventional loan. Instead, we consider: •

Down payment and equity. The minimum down payment on a purchase is 25%. For refinances, loan-to-value ratios will vary depending on credit scores, property types, and cashout amounts. Overall financial profile, including post-closing reserves. The minimum reserve requirement will vary between 6-12 months of total monthly payments.

Enhancing Danville’s Downtown Spaces Danville launches public outreach effort for its Downtown Plan Update By Nicola Shihab, Public Information Officer

W

hile so much has changed in the past few years, one thing has remained the same for Danville’s community - the innate desire to gather in Danville’s well-loved public spaces. The Town has begun the process of updating the Downtown Plan and has partnered with urban design firm SWA to reimagine how it might use some of the public spaces within the downtown to provide essential connection, interaction and engagement. The goal is to create ‘activated’ public spaces that are visually coordinated and balance the need for adequate public parking, drainage facilities, accessibility to all businesses and essential services such as trash pick-up. The Town is seeking community input through a survey that will focus on how businesses and residents envision improvements to Danville’s treasured downtown spaces. The survey is expected to take about five minutes and will be available from January 7 to February 14. Other intercept events will be held around town and at the Danville Farmers’ Market. For additional project information, to take the survey, or to stay informed throughout the process, visit www. danvilletowntalks.org/downtown-master-plan or email Jill Bergman, Business and Economic Development Director, at DMP@danville.ca.gov.

A Knack for the Stack: The Big Trend We Are Seeing for 2022 By Steve Padis, Padis Jewelry and The Forevermark Boutique at Broadway Plaza

W

ith Valentine’s Day here this month and the season of love upon us, we thought engagement ring trends would be a perfect topic to cover – namely because this trend is one that can be accomplished with just an addition to your existing ring or kept in mind as a new ring is selected! Engagement rings are imagined, designed, or discovered. Though the sea of rings is infinite, one will inevitably stand out above all the others and become “the one.” Here is what we are seeing as the biggest trend for engagement rings in 2022. Stacking fashion rings aren’t new, but in the bridal space it’s a trend that is really gaining momentum. A beautiful engagement ring begins the journey of a stacked look. When searching for an engagement ring, consider a classic solitaire in a shape you desire. Alternatively, a sparkling halo with a gorgeous pavé band is eye-catching as well as timeless. Or slip back to times past with intricate filigree, beadwork, or engravings on the band that will stand out like designs by Tacori and Verragio. Should you decide that the stacked look is right for you as well, take care that the diamond is set in such a way that other bands that sit beneath it create a combination that is both attractive and comfortable. Women are happy to not just wear their engagement and wedding ring anymore but to add on with curved diamond bands and other interesting stackable rings allowing them to really express themselves and showcase their unique personal style. These “additions” not only look trendy and modern but make great gifts to celebrate important occasions such as birthdays and anniversary gifts. When selecting your accompanying bands, consider whether the style will work with other rings over time. You will want to add pieces which mark commemorative occasions, such as anniversaries, birthdays, the birth of your children, or just periodic celebrations of your love. Whatever you choose, your rings should be a reflection of your love and spark memories of the moments shared throughout your life.

Whatever you select, your ring stack should be always reflection of your love and spark memories of the moments shared throughout your life. And don’t forget, we offer complimentary cleanings at all of our locations. Be sure to stop by one at your convenience - you’d be surprised at what a simply cleaning can do!

Join us at one of the five Padis Jewelry locations (our three San Francisco stores, our Forevermark Boutique at Broadway Plaza in Walnut Creek, or our downtown Napa location) to view fine designers such as Tacori, Verragio, A Jaffe, Gabriel & Co and Forevermark and find the ring(s) that speak to you. Our stores are always a comfortable non-commissioned shopping environment.

Our team at Padis Jewelry is happy to assist you in any way. Don’t hesitate to visit us at the store, schedule a virtual consultation at padisjewelry.com or shoot us an email! Concierge@padisjewelry.com
