An agent’s Help for job loss home owners view EXTENDED help for homeowners struggling to pay mortgages after losing their jobs has been introduced by the Government in a bid to slow spiralling repossessions. Thousands more will qualify for help with interest payments after the threshold for qualification was raised and the waiting period slashed by two thirds to 13 weeks. Prime Minister Gordon Brown has promised to do everything possible to prevent people losing their
Justin Allitt, of Allitt Estate Agency, answers readers’ property questions
I live in Blackpool and am trying to sell my home, but there is an empty property that is in need of repair next door. What shall I do? You should report a residential empty property to the council if it is unoccupied, not being actively marketed for sale and causing a problem in the neighbourhood. Blackpool Council has developed a working group that works actively to bring empty homes that are causing a problem, back into use. The group’s membership includes housing associations, council officers, local councillors and community workers. The purpose of the group is to bring problematic empty properties back into use. Owners are given information and advice on letting the property, selling on the open market and securing any available grants. If the owner fails to act on the advice given and the property continues to fall into disrepair, the council will consider legal options to ensure that properties are brought back into use. To date the council has actively dealt with a significant number of empty properties and these are now refurbished and occupied.
I’m selling my home privately I was told that I do not always need a Home Information Pack. Is this true? There are exceptions to the Home Information Pack. These include; ● Properties where there is no marketing (e.g. a sale to member of your family or someone you told in a pub about the property). ● Non-residential properties, which can also include mixed sales, a shop with a flat for example. ● Right to buy sales ● Sales of portfolios of properties ● Properties not being sold with completely vacant possession ● Unsafe properties or those that are about to be demolished
When looking at properties to buy, how can I tell easily if the whole place needs rewiring? A sure sign of wiring that has had its day is the plug with round pins. In older houses, during your inspections of the roof space and cellar, look out for any wires that pass across the joists. Also, If you see two element wires twisted together and festooned along, you can be pretty sure some re-wiring is necessary to bring the electrical system up to modern standards of efficiency, and, above all, safety.

homes to the recession, as he conceded the downturn could last two years. The benefit changes, which come into force immediately, mean people with mortgages of up to £200,000 – double the previous cut off – will qualify for Support for Mortgage Interest (SMI). At present 230,000 households receive cash via SMI, available to those who are already receiving a means tested benefit, getting an average £40 a week. Work and Pensions
Secretary James Purnell said: “We have changed the rules to make sure even more people can get help with their mortgage payments if they lose their job. “We have brought in changes as quickly as possible so people don’t have to wait too long for this support. Every time someone loses their job, it is a personal tragedy. Jobcentre Plus is on hand to help people get back to work as quickly as possible. “But we will do everything
we can to give people the real help they need. That is why we will give financial help towards mortgage payments for someone while they are looking for a job.’’ A second scheme is being finalised to allow householders to defer a proportion of their mortgage interest payments for up to two years, covered by a Government guarantee, which Mr Brown told the Commons last month, had the backing of eight of the UK’s major lenders.
Luxury living you can afford TOWN planning and development consultant John Willcock knows exactly what it takes to provide an inspiring residential development which offer a high quality lifestyle. So, when he and wife Kath (right) decided to make a move that would give them the quality of life they were seeking, they were overjoyed to find The Moorings at Garstang. John said: “Years of appraising and advising on housing schemes certainly gives you a head start in terms of having a clear idea of what type of property and location ticks all the boxes for the lifestyle we desired. “Build quality has to be of the highest standard but the local transport and social infrastructure is just as important.” John and Kath were fortunate to sell their luxury apartment in Clitheroe quickly and so it took less than three months from thinking about moving to stepping into their new home. “After first looking to the south of Preston, we found ourselves heading up the A6 towards Garstang where we understood there was a high quality waterside development,” said John. “We found The Moorings, adjacent to a new
‘village green’, the Lancaster canal and close to one of Lancashire’s most historic and interesting pubs ‘Th’owd Tithe Barn’ dating back to 1710.” Garstang is a lovely market town, close to Lancaster, Preston and the Fylde coast together with good access to the Forest of Bowland and good public transport links. John added: “Very few new build developments can offer the quality of a waterside setting, a ‘village green’ outlook, a short walk to the town centre and adjacent to picturesque local coun-
tryside; it offers a very attractive proposition. “Moreover, as soon as we entered the showhome we knew that this was where wanted to move to and we made an immediate offer on the property next door. ”We added a conservatory to our three-bedroom townhouse and are absolutely delighted with our welldesigned new home and its superb location. “When we moved to our executive apartment in Clitheroe six years ago, we thought that this was going to be our last move but we hadn’t banked on encountering The Moorings.” The development comprises a collection of 14 apartments and 17 townhouses with the largest apartments the size of many three-bedroom detached homes. Prices for the apartments start at £167,950, the mews houses from £199,950 and the townhouses from £249,950. For information on The Moorings, contact the marketing suite on 01995 605589, which is open from 10.30am to 5pm Thursday to Monday. Alternatively contact Beck Homes on 0800 7316564 or visit www.beckhomes.co.uk.

Superhero has got the power to sell homes
Thursday, January 8, 2009
ENTWISTLE GREEN, established since 1920, have experienced a lot of changes in the property market and therefore feel they are best equipped to achieve results in the current climate. John Fisher area sales director says: “We recognise that houses won’t just sell themselves in the current market.

on the market conditions and retract certain methods of marketing to reduce costs. “Our attitude is to accept that the current market conditions, although creating some challenges, give us an ideal opportunity to up-skill our sales force and deploy other methods to achieve sales rather than wait for houses to sell themselves”.
“In previous years in a more buoyant market, sellers would achieve sales with relatively limited coverage and in some circumstances by simply choosing an agent that would put up a “for sale” board.
Entwistle Green’s 2009 campaign is to demonstrate that you don’t just need a good estate agent, you need a super one!
“Sellers are now realising that they need maximum coverage and exposure when marketing their home with fully trained sales people, paid on results.
Entwistle Green can boast of many unique aspects to their service compared to other estate agents.
“A lot of estate agents will blame poor sales results entirely
Hence the “Super Hero” character now appearing in all their marketing material.
That’s why they will say they are the agent with the POWER to sell your houses.

Beat the credit crunch METCALF’S have had a successful 2008 in the midst of an economic recession, continuing to sell property throughout the year thanks to the popularity of their auctions. Director of the company Hamze Ballout says: “The past few months have been the most dramatic financial developments of our lifetime, with talk of struggling stock market, recession, and government bank bail outs. “However auctions are seemingly bucking the trend. We have had a very lucrative year selling over 50 per cent of our auction properties and we are excited about the year ahead.” Metcalf’s next auction on January 30 has around 20 lots on offer. They range from buy to let properties on Harrison Street to bungalows in Cleveleys and Fleetwood. From hotels on Hornby Road and Palatine Road to a grade 2 listed cottage in Stalmine. Sales by auction continue to grow in popularity. The attraction for sellers is getting the property sold quickly and efficiently and with no hassle. Another reason that Metcalf’s auctions are so successful is that they are not looking to find a purchaser for their clients, but a
number of purchasers who will come to the sales room to compete. Hamze says: “At Metcalf’s auctions we continue to be positive in our approach to the market. “We intend to hold another seven auctions this year and in the future plan to expand and possibly move our auctions out of Blackpool to a bigger venue.” For those of you who aren’t sure whether auction is the best way to sell your property just ask yourself: Do I… ■ Need to sell my property fast? ■ Need a secure buyer who is ready and able to exchange? ■ Want to sell for a price I am happy with? ■ Want to give my property maximum advertising and generate many buyers? Then Metcalf’s auction could be the solution for you. If you are interested in selling your property by auction then all you have to do is contact Metcalf’s on 01253 624047 to book a free valuation. Their next auction is on March 20 and the entry fee is £300 +VAT. Forthcoming auction dates: Friday March 20 (Deadline February 13). Friday May 8 (Deadline April 3).

You wouldn’t prance about now in thin summer togs, so your home should be suitably re-dressed for the winter months. After all, what looks fab bathed in warm sunshine and bright light can suddenly look distinctly unappealing in the cold, harsh light of winter. Urgent treatment to turn up the temperature – without raising those scary heating bills – will result in a cosy, sensual sanctuary suitable for hibernation and socialising. Be warned – it’s easy to let winter winds blow style out of the window, and you can end up with an ill-thought out assortment of accessories that may be warm but won’t earn you any festive compliments. It’s essential to avoid no-nos such as sausage dog draught excluders, uncoordinated throws that make sofas look like badly dressed parcels, and an odd mis-match of lightweight and winter cushions. Follow our prescription and treat your home to some cosy and desirable homeware with distinctly purse-friendly price tags. Administer at least one dose (or home buy) for immediate results!

The lettings experts Their sole business is renting OVER three years, place2let has become probably the best letting agent in the town. From a standing start of 100, place2let now has an impressive portfolio of more 600 properties, with most of these instructions achieved as a result of recommendations from existing landlords. This expansion has been achieved through exceptionally hard work and a dedicated team of staff, many of whom have their own rental property and therefore provide the kind of service which they would insist upon themselves from a rental agent. Place2let, of Highfield Road, Blackpool, stress that they let property only, unlike some of their competitors whom, they say, seem recently to have entered into the rental business due to the falling estate agent market. “Because this is their secondary option to selling houses, it brings an element of lowering the industries standards,” says a spokesperson for place2let. “This is not a new initiative by estate agents but one that begs the question: Why not stick to what you do best?” The renting of property can be an intricate and complicated process where knowledge of the legal aspects and specialised rental know-how is essential.
For example, all rental properties with a new tenancy in England and Wales are now required to have a energyperformance certificate (EPC) Fortunately place2let have this expertise and can simply concentrate on their one and only core business and that is renting good quality houses to extensively vetted tenants. Nine members of staff make up the single largest office of rental staff on the Fylde coast. Why so many staff? The simple answer to that question is, to run a busy successful modern day letting agency, you need a lot of man and woman power. Place2let constantly inspect their properties, over 100 a month, representing a twice-yearly inspection of each. More than 100 viewings a week are undertaken on their current stock of properties, and at least five staff are employed to answer telephone enquires from landlords and tenants alike, dealing with maintenance and rent issues and much much more. Renting out your house, whether it be ongoing or for the first time, can be a worrying time so let place2let take care of everything, comprehensive details of which are listed on their new full page advert opposite. Place2let deliver what they promise in a company where landlords come first.

A top service for rentals MOST landlords will know the benefits of using an agent who is a member of ARLA. The Association of Residential Letting Agents provides full client protection for their landlords and tenants alike. With so many new names appearing in local newspapers and “To Let” boards appearing almost daily, it’s important to be sure that your interests are looked after and that you have protection for your property and rental monies. HeadWay, the letting specialist’s own managing director is a fellow of ARLA who will ensure that you will have the very best service that an agent can provide, along with the assurances of a professional company dealing with your rentals. As a company whose aim is to provide the very highest standards in letting, they strive to continually improve both the service and standards offered. They advertise all their available
properties on Propertyfinder.com – one of the largest property portals that the internet can offer, which integrates with their own interactive website and software. Their website can be found at www.headway.uk.net and contains information for landlords as well as an up-to-date list of available properties. All new instructions are added to both sites within 24 hours along with photographs, full information and location maps to make it easy to find properties. They also advertise in the local newspapers and magazines along with other relevant media from time to time. They are waiting to upload their property portfolio to propertylive. co.uk. This is ARLA’s own new internet portal which has been produced with the National Federation of Property Professionals and will no doubt prove one of the most extensive internet
advertising sites and which will only be available to professional agents. Most landlords will be aware of the legal requirements regarding the letting of properties. As the current regulations require many criteria to be fulfilled, some even before the property can be advertised, HeadWay has produced the Platinum Service. This service will provide landlords with the peace of mind to know that all of the legal requirements and more, are taken care of and that they have a rent guarantee and legal insurance cover in place. Please contact the office for further details. Why not contact HeadWay and discuss your requirements? They will do their utmost to provide both landlords and tenants with the very best possible service standards. Furthermore they operate a No Let – No Fee policy and their commissions are deducted from rental
income – that also means that you pay nothing until a tenant is found for your property. Other benefits include no administration charges for applications, free valuations, “out of hours” appointments, free management transfers plus many more.
