Good time for home buyers

An agent’s view

Mike Ahmed, of Broomheads Estate Agency, answers readers’ property questions

My money is earning very little in interest in the bank. How can I make it work better for me? Buy-to-let properties are still a good long term investment, particularly with interest rates and property prices so low.

What deposit would I require if I were to need a buy-to-let mortgage? Typically 25 per cent of the purchase price, but it is fair to say that the bigger the deposit you have, the better the deal you will get. For example as at 20/02/09, with a 25 per cent deposit you could get an interest rate of 4.89 per cent*, but with a 30 per cent deposit you could get a rate of only 3.49 per cent*. Don’t forget though, the best headline rate isn’t necessarily the best overall deal for your circumstances.

What would the lender’s monthly repayments be at the moment on a buy-to-let mortgage of say £75,000, with a purchase price of £100,000? Well, if we used a more conservative interest rate of say 5.5 per cent, your payments would be approximately £345 per month on an interest only basis. Now, if you bought a typical three bed terraced house in FY1 or FY3, a monthly rental income of around £540+ should easily be achievable, giving a gross profit of £195 per month.

So are you saying the rental income could be more than the mortgage repayments? Exactly, but as well as a monthly gross income of £195, you also have the opportunity of growth in the value of the property over the long term, but this is not guaranteed.

How does this compare with what I might get in a savings account with my bank? Based on the example above, the gross profit of £195 per month equates to an annual return of 9.3 per cent gross on the initial capital investment of £25,000. An equivalent sum invested in a typical savings account today would attract on average 0.5 per cent gross**, giving approximately £10.42 per month, so doesn’t it makes sense to re-consider property as sound long term investment?

What about the tax situation? Your mortgage interest payments can be offset against the gross rental income reducing any tax liability, along with certain maintenance and insurance costs. A spruce-up for spring AS THE weather begins to take a turn for the better, NHBC, the UK's leading warranty provider for new homes, offers advice on how to give your home a thorough spring clean. Neglecting small problems can turn out to be costly so it's best to be thorough.

Inside HEATING SYSTEM - it is important that all gas boilers are serviced once a year so double check when your boiler was last seen. Contact your local gas company or a registered CORGI (Council of Registered Gas Installers) installer to give it the once over if needed.

CARPETS - make sure that carpets and rugs are secure, particularly in areas of heavy use like doorways and stairs. If carpets are loose or frayed think about replacing them. On stairs you can help prevent slips by installing stair rods. DOORS - check that they move smoothly. Gives hinges a drop of oil if they have become a bit squeaky. WOODWORK – Check the woodwork in your home - to keep it in good condition it may nee a lick of paint or a coat of varnish to keep it ready for those summer showers and thunderstorms. OUTSIDE PAINTWORK should be regularly repainted or restained to preserve the wood. New houses will first need repainting after two years – after that homes need to be repainted or stained at intervals of four to five years, more often if you live by the sea because salt and wind are damaging to paint. BOUNDARY FENCES – fencing can last for many years but its life will be extended if a weather resistant creosote treatment is applied every few years.
