ake Nona now has its own hospital. UCF Lake Nona Medical Center brings convenient access to full-service healthcare to Lake Nona and surrounding communities in southeast Orlando and Osceola County. Located at 6700 Lake Nona Blvd., adjacent to the UCF College of Medicine in Orlando’s Medical City, the state-of-the-art hospital provides 24/7 emergency care and comprehensive inpatient and outpatient hospital services and is expected to serve more than 17,000 patients in its first year. The establishment of the new hospital, which was a $175 million investment in expanding access to care in the area, created more than 350 jobs. As a full-service hospital, UCF Lake Nona Medical Center features 64 inpatient beds, a 20-bed emergency department, four operating rooms, a cardiac catheterization lab, comprehensive imaging and laboratory services and six private birthing suites. The hospital has room to

CENTER FOR ADVANCED GASTROENTEROLOGY– LAKE NONA Spearheading the Fight Against Colorectal Cancer BY AMADO J. BOBADILLA

M

ore than fifty thousand Americans are expected to die this year from colorectal cancer, the number-two cause for cancer-related deaths in this country. That’s 75 percent of all the seats in Tampa’s Raymond James Stadium, but those deaths are preventable. All of them. That’s what National Colorectal Awareness Month is all about. Dr. Paul Panzarella, a gastroenterologist with the Center for Advanced Gastroenterology – Lake Nona, is leading the charge.

These symptoms may include abdominal pain, rectal bleeding, change in the diameter of the stool and unintentional weight loss. Warning signs may present as a new finding of anemia in routine blood work or the detection of fecal DNA (DNA specific to intestinal polyps or tumors) that has escaped and seeped into the stool.

“The purpose of the month is to raise awareness about the disease and to educate our patients as to the importance of routine colonoscopy screening,” says Dr. Panzarella. “It also gives us an opportunity to encourage those patients not to wait until they experience symptoms to get a colonoscopy.”


During a 15- to 20-minute colonoscopy, the patient is anesthetized, then the physician inserts a flexible fiber-optic scope anally and advances it through the colon to detect polyps—generally small, pencil-eraser–sized eruptions in the colon wall, which he will then remove for later examination and evaluation. Whether completely benign or adenomatous (pre-cancerous), should these tiny nodules remain undetected, they could eventually result in cancerous lesions that may block or otherwise undermine the colon’s effectiveness and spread via the blood and lymph systems to the liver or lungs. Because of the consumption of a diet high in red meat and low in fiber, Dr. Panzarella says that colon cancer is beginning to affect the American population at increasingly younger ages to the point that the American Cancer Society suggests lowering the age for screening from 50 to 45. In that regard, he relates cases where a 34-year-old woman and 45-year-old man presented with rectal bleeding; cases where, statistically, the diagnosis would have been internal hemorrhoids. Concerned, he conducted colonoscopies and identified cases of colorectal cancer in both individuals. With proactive treatment, they survived the horror that claimed the life of Black Panther star Chadwick Bozeman, who succumbed to the disease at 43, after having battled it from age 39. “Most of us change the oil and conduct preventive maintenance on our vehicles at regular intervals, but we won’t do the same for our bodies,” Dr. Panzarella says. “Just like we don’t want to wait until our car breaks down before we do something, we certainly don’t want to wait for our body to break down. We want to arrest disease at its onset when treatment is easier and more successful. That’s why regular screenings are crucial,” he says. “We have to identify colorectal cancer early and treat it promptly to avoid any deadly scenarios.”

Dr. Panzarella advises that the now-popular stool tests (touted in those cute, animated TV commercials) are respectable screening tools—especially for people who are hesitant or resistant to having a colonoscopy. If the tests show any anomaly, however, a colonoscopy is indicated and, unfortunately, may not be covered by a patient’s insurance. Many carriers will pay for only one test or the other, not both. He maintains that by opting to have a colonoscopy screening the patient is more likely to be fully covered — in more ways than one. “It gives a direct visualization of the colon, which minimizes the potential of any missed lesions or missed coverage,” he says. Gastroenterology is the subspecialty of digestive diseases, which range from acid reflux to difficulty swallowing, constipation, abdominal pain, rectal bleeding and, of course, colorectal cancer. In addition, these specialists also treat hemorrhoids, gallbladder afflictions and pancreatic abnormalities. Training for the specialty involves 3 to 4 years of internship and residency in internal medicine plus a 3-year gastroenterology fellowship. For as long as he can remember, Panzarella says, he always wanted to be a doctor, citing a photo of his threeyear-old self with a toy stethoscope examining a stuffed panda bear. A native of Long Island, NY, he did his undergraduate work at LIU (Long Island University) Post, formerly known as C.W. Post College (named for the cereal magnate). He received his medical degree from St. George’s University School of Medicine in Grenada and did his internship, residency and fellowship work at NYU Langone Hospital – Long Island. Upon graduation in 2013, he and his wife moved to Atlanta where he practiced with Atlanta Gastroenter-

ology Associates before moving the family to Lake Nona in 2017 (where the couple have since become the proud parents of three healthy sons: three-year-old twins and a one-yearold). He joined the partners of the Center for Advanced Gastroenterology in Maitland, a practice with a 30year history of exceptional care. The practice now has satellites in Lake Mary and in Lake Nona. In March, Dr. Panzarella will begin seeing patients regularly at the Lake Nona office on Thursdays, and adding other days of the week as the practice grows. The median age of a Lake Nona resident is 38, so the message of early colorectal cancer detection may not resonate as loudly within this population as one might hope. Dr. Panzarella hopes that more local residents will take heed of the importance of colorectal screening and, as more patients visit his practice for such things as heartburn, irritable bowel syndrome (IBS), ulcerative colitis or other lower-digestive-tract issues, they may, eventually, be won over to a practice that could, very well, one day save their lives. l

Jennifer L. Scott – Polish Your Poise with Madame Chic: Lessons in Everyday Elegance

I

n her early twenties, author Jennifer L. Scott spent six months in Paris as a foreign exchange student with a husband and wife that she affectionately refers to as Monsieur and Madame Chic. They were Parisians who lived a very simple life—one vastly different from the life Americans consider normal. Coming from California, Jennifer had a laid-back style of clothing and social etiquette, but she was about to receive the education of a lifetime, which, lucky for us, resulted in a three-book series about everyday elegance. Let me start by saying that this is not a book where the author bashes Americans for being rude slobs, but rather a book on how to enjoy life a little more and perhaps add some sophistication into your daily routine—by slowing down a little and taking in the scenery. One of my favorite suggestions is: what if you turned off that reality television show and instead checked out that foreign film that so many people are talking about? You might just learn something new or garner an appreciation for something you didn’t even know you liked. When Americans think of Paris or Parisians, many think of elegance, class or culture. So, how do we Americans try to incorporate a little of this thinking into our daily lives? We can start by turning off the television and put-

ting down our phones while enjoying a delicious meal. The author notes that during her time abroad, she noticed that when meals were served, it was treated as an event. People engaged in conversation with one another and never lamented over the calories in the food or how the heavy cream in the meal was going to have them “working it off” at the gym. Instead, they savored every bite of food and conversation with their companions. If you decide to pick up this read, you will start to notice the little things you do that keep you from enjoying the moment. You might end up expanding your horizons by taking in a new exhibit at the local museum or trying a new dessert without so much as a thought of having to jump on the treadmill. This is part of a three-book series that can be read in any order. Without a doubt, the third book was my favorite. So, do yourself a favor and turn off that television, put down your phone, and start enjoying your surroundings. l

or Valentine’s Day, acclaimed public artist JEFRË has unveiled plans for an engaging public landmark to be installed at Tradition, a master-planned community in Port St. Lucie, Florida. Named “HEART to HEART”, the soaring, heart-shaped mirrored stainlesssteel installation will form the centerpiece of Tradition, creating a vibrant meeting place and a destination for families and couples, locals and visitors alike. in all directions. The landmark will be visible from Tradition’s main entrance near Interstate 95. “Tradition is what is in your heart, I just want to show how big it can be,” says JEFRË who is known for his exuberant, large-scale installations around the world that aim to activate public spaces and bring people together through a shared experience and joy. If you have kids, this is a great opportunity to turn the day into one of mischief. I chose traditions that my kids have grown up with, and lucky for you won’t cost a lot of green. Take a trip to any dollar store and grab a few things such as: colored sidewalk chalk, green candy or candy in green packaging, a bag of “gold” coins, shamrock confetti and Lucky Charms cereal. Send the kids outside with colored sidewalk chalk and have them draw the biggest rainbows they can on the sidewalk or driveway. Inspire them to be creative by drawing other things like shamrocks and pots of gold, too. Leprechauns from near and far will be enticed to slide into your house on one of the rainbows and cause a little mischief before leaving some goodies around the house. You can

also sprinkle some Lucky Charms cereal around the rainbows in case the leprechauns are hungry when they arrive. A well-fed leprechaun is known to reward with treats rather than mischievous pranks. While the kids are busy creating their art outside, sneak into the house or have someone on the inside give you a hand. Hide the candy and “gold” coins or dollar bills around the house in easy-to-find places. Sprinkle the confetti in trails leading to the hidden surprises so little ones have an easy time finding their lucky loot. For a little extra fun, turn some of the artwork in your house upside down, turn a chair on its side or put the coffee table on the sofa. a blend of mild hops, this is a tasty beer that is easy on the palate. The Blonde Ale is golden in color and features Polaris hops, which also create a nice citrus aroma. To turn this Blonde green, simply pour the ale into a glass and add 3 to 5 drops of green food coloring. You can blame this magic trick on the leprechauns that must have snuck into the party earlier in the night. Finally, The Pale One, which was my favorite of the three ales, has more of a fruity flavor due to the Amarillo hops. When the warm weather comes back, make sure to note this one as a perfect poolside ale. Lucky Buddha Beer is not an Irish beer but an Asianstyle lager that has a crisp taste with notes of honey and wheat. I also tasted citrus notes, such as grapefruit and lemon. It is light in color, and you certainly could turn this beer green, but I would leave this as it comes: in a very cool green Buddha bottle, which is how it made its way into this list. This is another one to earmark for a future poolside beer.

Guinness Foreign Extra Stout always deserves a spot at a St. Paddy’s Day beer-tasting party! This stout has a beautiful chocolatey color and starts with a bittersweet taste, but the finish is dry, resulting in a full-bodied beer. While this stout does not lend itself to being turned green, the name Guinness is synonymous with Irish—in our household, anyway.

Killian’s Irish Red is my absolute favorite Irish beer. With hints of citrus and roasted caramel, one can simply not go wrong bringing it to the party. It is easy to find in any supermarket, is affordable, and has a pleasant aftertaste. While it does not lend itself to being turned into a green beer, it is sure to be a crowd pleaser. This one is worth pouring into a tall glass simply to show off its brilliant ruby-red color. Magner’s Irish Cider Variety Pack features their Original Irish Cider, Pear Cider and Berry Cider. While taste testing these different varieties, I found the Pear Irish Cider to be my favorite. It has a clean, crisp taste that I will definitely revisit this summer while sitting poolside in beautiful Florida. The Original Irish Cider tasted a little over-fermented to me, and the berry variety was a little too sweet for my taste, but it has a pretty rosy color. If you wanted to keep things super simple for your beer-tasting holiday, you could easily pick up this variety pack, which includes six bottles of Original Irish Cider, three Berry

nce again, Tavistock Development Co. is adding new neighborhoods to Lake Nona. Homebuilder Toll Brothers has added opulence with luxury to this estate community with $1 to $2 million homes in the first of what could be several upcoming developments. “We’re excited to announce the development of Laurel Pointe—Lake Nona’s newest neighborhood built exclusively by Toll Brothers,” said Tavistock Development Company Vice President of Residential Development Rob Adams. “Recognized for superior quality and distinctive architecture, the homes in Laurel Pointe will attract new families to Lake Nona where they can experience the unmatched amenities, events, and camaraderie that continue to make our community one of the fastest-growing in the country.” Toll Brothers Estate Collection series will offer 70-ft. lots and its Signature series on the 90-ft. lots. Signature homes come standard with swimming pools, three- and four-car garages, Sub-Zero and Wolf appliances, 24-inch tiles in the living area and optional elevator. These homes come highly customizable and typically

sell for $1.5 million and up. Another 124-lot subdivision, previously known as N-4, in the Poitras East master plan will be located on the north side of Luminary Boulevard, across from the Laureate Park expansion and Pulte’s Isles of Lake Nona. The Estate Collection is currently available in Toll Brothers’ Lakeshore Community in Winter Garden, where base prices start at $937,995. T

here are a lot of things investors need to know when looking for a home, whether they want to keep the home and rent it or flip it quickly for a profit. While both are investments, there are several things that make them different to keep in mind. One thing they have in common, though, is that buying a house as an investor means leaving your emotions at home and treating it strictly as a business.

Buying a Rental Property

Usually, work needs to be done on the house before you can rent it. This is where you need to keep your emotions in check. Every penny spent, from the purchase to the renovations and upkeep, is a business decision. A fancy kitchen faucet is not going to increase the rent, so you’re better off getting a basic one that works well but costs less.

Buying a Property to Flip

For investors, flipping homes is a way to generate income. It means finding homes that are undervalued, and then selling them for a profit. The

main reason properties are undervalued is because they need work. If you want to buy a home as an investment, you need to evaluate whether the cost of the home, plus the renovation costs, leave enough room for profit when you sell the house. Again, don't let emotions get in the way. Avoid homes you consider “unique,” because in the end plain, cookie-cutter homes usually sell faster. Never buy the biggest house in a neighborhood of smaller houses, because the smaller houses drag the property values down for the larger homes. Plus, any renovation work will probably be more expensive in a larger home.

Investing in homes or real estate can be a complex process that involves high dollar amounts, so proceed with caution. A qualified real estate agent can guide you as you proceed. l

The reason investors buy and hold rental homes is that it provides income while slowly building equity. The goal is to make sure the rent you charge is greater than the monthly mortgage payment and ongoing maintenance, thus creating income. At the same time, however, you expect the property value to increase, which builds equity in the home.

Seeks to Develop New Mixed-Use Community Near Lake Nona

D

eveloper Daryl Carter is following a great deal of development activity happening on the outskirts of Orlando’s affluent Lake Nona community and south of the Orlando International Airport. With the help of investment partner and broker Jim Dowd, principal of land company Dowd Properties Inc., Carter is pursuing Orange County guidance to begin the development process of converting roughly 23 acres of ranch land at 14727 Boggy Creek Rd. into a new mixed-use project, called Bennett Place. A recently submitted Preliminary Review Item shows Carter is seeking to develop up to 50,000 square feet of commercial and medical office space, a possible hospital or care facility with up to 150 beds, a hotel with up to 200 rooms and entitlements suitable to house around 350 multifamily units. The property, located less than a half-mile north of the Osceola County line, between Boggy Creek Road and Happy Lane, is currently owned by the Bennett Family Revocable Living Trust, of which Shirley Bennett is the primary trustee. Dowd is brokering the deal between the two parties. Matthew Gillespie, with Kimley-Horn, is the engineer. Carter said he’s jumping on an opportunity to develop and sell land near large single-site employers, like

feet of retail use and 150,000 square feet of office uses.

“You have a nucleus there,” Carter said. “[The Lake Nona/Airport submarket] is the envy of most other places.”

Just south of that project, the mixeduse Tyson Ranch master-planned community is underway and will consist of a 324-unit apartment complex developed by luxury multifamily real estate firm Bainbridge Companies and more than 300, two-story townhomes being built by M/I Homes.

He also points to several infrastructure improvement projects happening that could support more growth in the area, which he calls the Boggy Creek Road corridor. The expansion of Boggy Creek Road into a four-lane urban roadway is scheduled to be reconstructed next year, and the Orlando Utilities Commission (OUC) is extending utilities to the county line. “The Narcoossee Road corridor is running out of land,” he said. “Boggy Creek Road is the next Narcoossee Road corridor.” In September, GrowthSpotter reported of plans by a group of property owners seeking to annex about 36 acres of land, just north of the Bennett Place, with plans to develop 380 apartments, 92 townhomes and 78,000 square feet of commercial space. Across Boggy Creek Road, D.R. Hortonis under contract with land owner AdventHealth to purchase and develop roughly 115 acres. Pending permits would allow for 660 multifamily units, 166 townhomes, 160 senior housing units, 150,000 square

Without providing any names, Carter told GrowthSpotter he’s talking to several interested buyers and potential partners. “A lot of that area is broken out into five- or 10-acre tracts, so it’s hard to do anything of scale,” he said. Major developments happening nearby include, Poitras East, which is a roughly 1,100-acre planned neighborhood along Narcoossee and Boggy Creek roads in Orange and Osceola counties being planned by Tavistock Development Company. The property is designated as an expansion of its Lake Nona community, and calls for more than 2,700 residential units and 100,000 square feet of non-residential uses. Meanwhile, its Poitras West planned neighborhood spans about 700 acres on the opposite end, and is slated for up to five million square feet of office, industrial and commercial uses. Tavistock purchased the land last year for $49.35 million, in cash. l
