I consider myself to be lucky enough to say that my work is also my passion. I enjoy every minute and I feel privileged to be invited to so many spectacular homes and to meet such a variety of clients from all different walks of life. CHOOSING THE CORRECT AGENT Trusting an Estate Agent to sell your biggest Asset - what to look for in your agent of choice.

Marketing There are two parts to the marketing of your property; the way it is presented and then how widely it is advertised. Both of these are equally important to attract interest from your potential buyers. In terms of presentation, the most important aspect is the quality of the photography, as buyers will either book a viewing or dismiss the property on the images alone. Other media such as floor plans, printed brochures and video tours should also be utilised in the marketing of your property.

When deciding upon an estate agent to sell your home, there are many factors that you need to consider, it can be an arduous task to make the correct decision so we have highlighted a few areas to look into. Fees The national average for estate agent commission rates are between 1% - 3%, but of course there is more to selling houses than simply fees. Choosing an agent, which measures up to all of your requirements, can be even more important. With all the different marketing packages and services on offer, it can be easy to instruct an agent based solely on who offers the lowest fee, but proceed with caution.

An extensive advertising plan ensures every potential buyer sees your property. The majority of estate agents will list properties on Rightmove but you should also look for an agent who will add a property listing on Zoopla & PrimeLocation. Products like Featured Property and Premium Listings on Rightmove and Zoopla are very effective to make properties stand out and generate more interest. Social media advertising is another very effective way to market properties and your agent should be active with uploading content across all of the social media channels.

Choosing solely on who offers the lowest commission is a mistake that many people will be tempted to make, but just think about this for a moment. A good estate agent will expertly negotiate the sale of your home to achieve the highest possible price. Would you be confident for an agent to negotiate on your behalf that has just undersold their own expertise and services by offering a commission fee that undercuts all of the competition?

Pro-Active Selling Pro-activeness is more difficult to measure than the marketing, but is equally important. A good estate agent will work hard for you and follow up on every potential lead to ensure that the correct buyer is found and the best price is secured. Efficiency, regular contact with potential buyers and bringing energy to the process really does make that extra difference in successfully selling property.

One of the best investments you can make when selling your home is choosing an agent who will spend time and money on their marketing, not one who will charge you an initial fee for you to list your own home on their website and property portals. Service and fees usually have a direct correlation when it comes to selling your home, often a low fee will return a low level of service. An agent who is keen to earn their commission fee will also be far more inclined to get your property over the line, as they will have invested their own time, money and resources prior to the completion of your sale. Ultimately, they will be earning their fee in securing the best sale price.

Experienced Negotiators As estate agents are instructed to sell what is most likely your biggest asset, it is no surprise that experienced and effective negotiators are one of the most important factors you should look for from your estate agent. Good negotiators work hard on your behalf to secure the maximum price for your property and this is where they earn their fee several times over.

Choosing an agent who is prepared to reduce their commission fee may, alarmingly, cost you more money in the long run. An agent charging less commission could initially save you money, however, if the agent does not achieve your property’s full value it would cost you in the long term.

Professional Advice Your estate agent should be available to advise you throughout the whole process. There are several important decisions involved in selling a property, which require you to have confidence and trust in the advise given by experienced property professionals.

Methods of Selling There has been a significant increase in the variety of methods available to sell a home in recent years. Traditional high street Estate Agents, are no longer the only options for home sellers looking to place their home on the forever changing property market. The shop window has moved away from the high street and into the comfort of buyer’s homes.

Sales Progression Achieving a sale is just the starting point, as you rely on your agent and conveyancer to ensure your property progresses to completion. A good estate agent will qualify offers and regularly chase the progression of the sale, whilst ironing out any potential sale falls and keeping you constantly informed along the way to exchange and completion.

So what else should you look for when choosing your estate agent? There is definitely no shortage of choice when it comes to estate agents. Before making your final decision who to choose, it’s worth considering what you are looking for.

THE MARKET REVIEW

next five years. This growth has been forecast by Barclays who believe that the UK property industry will return to more buoyant times once we have weathered the storm.

2017 was very much a year of two halves for UK property prices. The first six months were ‘business as usual’ as house prices steadily increased. This growth was very much as predicted with house prices rising on average between 5 and 8 percent.

Over the next five years, it is believed that high employment rates, growth in private housing market levels and an increase in rates of average earnings will contribute to rising property prices across the UK.

It was as the property industry geared up for the busiest time of the year that the housing market stalled. From May onwards, as we progressed through the summer months, we began to see subsequent stunted growth with many regions reporting consecutive monthly falls, the likes of which we have not seen since 2008.

The South is expected to see the largest annual property price increase over this period, however property investors are looking north for good value for money and income stability.

The Royal Institute of Chartered Surveyors cited - fewer people looking to buy as the predominant reason, coupled with political uncertainty and looming interest rate hikes.

Over a third of high net worth investors looking to purchase property in northern regions think that property prices are going to rise, with over a quarter who plan to purchase citing ‘strong rental income’ as a reason to invest here.

The North-South divide continued to persist with Scotland, North East England and Wales being the only areas where sales picked up, while in the rest of the country trends were either flat or negative. The immediate forecast is for sales to continue to flatline with an overall decrease in property prices for 2018 as a whole.

This positive outlook will be received as positive news for both homeowners and homebuyers and will act as a tonic to the current fears of political uncertainty and looming rises in interest rates.

KEEPING YOUR HOME WARM THIS WINTER

With winter approaching, it’s good to start thinking about what you could do to make sure your home keeps you warm in the colder months ahead.

Be Clever with your Thermostat A common misconception of using central heating is that you should leave it on a low temperature all day, as it is cheaper than turning your heating on high as and when you need it. However, this wastes energy if your house is empty in the daytime and wastes money too as your heating is on when it isn’t needed. Instead, you can set your heating to come on a little earlier before you get up in the morning on a low temperature. This way you are saving money and using your heating system more effectively.

Incorporate Rugs It may pain you to cover up your beautiful wooden flooring but placing a rug on the floor can actually stop heat from getting through the cracks in the panels, making your rooms warmer and an added bonus of keeping your feet warm!

Stop Heat from Leaving your Home Use draught excluders on your external doors and integral garage doors and close your curtains when the heating is on to stop the warm air escaping and cold air coming in from the outside.

Service your Boiler Before winter arrives, its always a good idea to get your boiler serviced to make sure it is efficiently heating your home when you need it the most.

Creative Insulation Find yourself a large piece of cardboard, wrap it in tinfoil and place it behind your radiators that are fitted on external walls. This useful trick reflects heat from your radiators and back into your room instead of the heat leaving

THE RISE OF THE DRONES

Many estate agents will focus on the interior of a property with their images, and while these photographs are crucial, aerial photography will allow prospective house buyers to see more of the area where the property is located.

Back in August 2014, Blenheim Park Estates decided to purchase a drone in order to add aerial photography to our repertoire of luxury property marketing.

had seven acres of landscaped gardens and grounds. This was the ideal property to employ our new secret weapon and launch our first commercial flight into drone photography.

We have always pushed the boundaries of property photography and we had identified that exterior shots would benefit from being photographed at a higher aspect and we were looking into a way of raising the camera around 20 feet in order to capture shots just under the roofline. Our initial thoughts were to use a scaffolding rig or a large boom and we began to look online to see what sort of equipment we could purchase.

The drone took off from the formal garden and a live feed streamed back to a mobile phone. We flew around capturing images of the main house, the extensive leisure suite and the property’s gardens and grounds.

Whilst researching the film and television industry, we came across a new technology that was being used to film from the air without the need for manned flights or extendable mast photography. The words “drone” and “photography” had been paired together and we were excited to discover the solution to our requirements.

Buyers of luxury homes often shop online first and we were providing them with everything they needed, to see how the property fitted into the local environment and whether they would be able to enjoy the level of privacy that they required from their next home.

The visual advantage of the camera drone impacted in a way that gave us an outstanding opportunity to bring something new to the party.

It’s hard not to argue that in the luxury property market, drone photography has upped the marketing game in a big way. Whether it’s to highlight the rural location, a gorgeous garden, or a swimming pool, aerial drone photography captures the beauty and the utility of a home far better than ground-based photography.

We purchased the drone and camera that would suit our requirements and then enrolled a member of staff on a Civil Aviation Course in order to train and acquire a license to operate the drone safely. We had just been instructed to market a beautiful property in Lindrick, which

An Extension and Re-model of a Traditional Kitchen Blenheim Park Estates sold a house on Long Line, When Dore, the new owners had the foresight to buy a home that didn’t quite work for their lifestyle. Once they had settled in, unpacked and lived in their beautiful new home, they realised as they expected, the current layout didn’t quite fit. They desired a more open plan design to cater for every day life and to entertain family and friends. The owners didn’t simply want to shop for a new kitchen to replace the old, they preferred to extend and re-model. Enlisting the help of both Blenheim Park Developments and Blenheim Kitchens and Bedrooms, we were able to assist in the consultation, design and planning of this fabulous re-development.

It was also agreed that the materials would need to bring a sleek and contemprorary feel, whilst remaining durable enough to cope with the demands of a busy home.An open plan family area was of upmost importance to form a hub for 21st century living whilst making the most of views across the rear gardens. During the summer months the clients wanted to be able to extend this social area out into the garden by installing bi-fold doors, which would retract and bring the outside in. The property had a wonderful cathedral style door, which was refurbished and later re-sited to be used as the main entrance

One of the main objectives was to improve the curb appeal of the exterior, the front of the property lacked detail and it was decided that an extension to the front to create an entrance vestibule would be the best way forward. Not only would this introduce a welcoming entrance, it would stop the front door from opening into the kitchen and improve the exterior aesthetic of the house. The existing kitchen already had a nice mix of traditional and

Our approach to the planning application was to ensure that we delivered the clients brief whilst ensuring that we were sympathetic to the existing house, neighbouring homes and surrounding area. The stone that we chose even came from the same quarry as the stone that was used to build the original house.

The Property had a Seamless Vista from Front to Back and in Order to Make the Most of the Fabulous Garden, we installed Bi-fold Doors and Inserted a New Stone Lintel

By removing a supporting wall and installing a steel beam we were able to open up the dining and sitting room. Now the property had a seamless vista from front to back and in order to make the most of the fabulous garden we installed bi-fold doors and inserted a new stone lintel. We blended the new with the old by using a tinter to age the stone. On the outside, our bricklayers laid the footings and began to build the entrance vestibule. To maximise light and space, a bespoke cut glass door was ordered to fit the aperture of the existing cathedral style door.

Under floor heating was installed in the kitchen, dining and sitting area and Karndean flooring was laid throughout. The existing kitchen was sold and dismantled and a new hand made kitchen was designed and installed. Walls and ceilings were plastered and the internal area underwent a full scheme of decoration. New kitchen appliances and a lighting design were also installed according to the clients brief. A glazed roof panel was installed and the cathedral style door was re-sited into the entrance vestibule.

The family areas combine seamlessly and utilise all of the available space to entertain and go about every day life with a sense of connection to one another. The bi-fold doors allow for further natural light to brighten this superb space and frame the garden perfectly with ever changing vistas across the seasons. The most important aspect of the job was to ensure that the clients were one hundred per cent satisfied that we delivered on our brief and provided a service and experience that they would enjoy doing again. It is testament to our work and employees that we have been invited back to build a garden room and bar in the New Year.

The extension and refurbishment were completed in less than two months and the client was thrilled with the transformation. Opening the cathedral style door you are now welcomed with an abundance of natural light and an uninterrupted view through the glass kitchen door and straight through to the rear gardens. The minimalistic styling sets the scene for the whole house and on entering the kitchen you immediately see that top quality materials and good honest craftsmanship have combined to create a visual delight. The concept was to create a working environment, which would be conducive to open communication with all areas designed to interconnect with the use of glazed partition walls and doors to create zoned areas. The design meets all the prerequisites for an open and accepting working culture that gives clients and employees the feeling of a home away from home. The interior design emphasises our open-minded thinking and working principles, as well as uniting the various departments across the business. Design, development, implementation and finishings were carried out by Blenheim Park Developments and MIS Architectural Aluminium were responsible for the internal and external glazing.
