HELPING YOU MOVE TO A NEW BLOOR HOME We will select at least 2 local Estate Agents and arrange for independent valuations of your property. If your property is currently on the market, your Agent will not necessarily be one of the Agents who is asked to prepare valuations unless you have signed a specific contract with that Agent, in which case please let us know. The We will take an average valuation of your property and make you an offer, we aim to make this within 48 hours of receipt. If our offer is accepted, you can reserve your new Bloor home, subject to contract and satisfactory survey, plus a visit from a Bloor Homes member of staff to view your property. You must pay a deposit of TBC, this covers the increased administration and survey costs. We will then help you to choose a solicitor and provide you with independent financial advice, to ensure that completion of the purchase of your new home is achieved in an agreed timescale. Once the results of the structural survey are received, we may discuss the report with you, and on the basis that it is satisfactory, you can proceed with your purchase and leave the rest to us, giving you more time to concentrate on moving to your dream home. You do not have to worry about purchasers changing their mind and wasted solicitor fees, or agreeing on completion dates with a long house chain. It’s just you and Bloor Homes working together to help you move on time, with no stress. Should your house be sold whilst in occupation, Bloor Homes will pay an early sale bonus.

WITH THE ADDED BENEFIT OF MARKETING THE PROPERTY AT 100% OF THE VALUATION We would initially establish what we would buy in your property for as per the Part Exchange criteria. Your property is then marketed as per the Assisted Move process. If the property is not sold after a maximum of 4 weeks the property is revalued by our instructed agents. The Assisted Move now becomes a Part Exchange of a value agreed by the purchaser based on the updated valuations. If we sell your property during this 4 week period you will receive this benefit minus Estate Agent Fees. PLEASE NOTE: We end up paying the Estate Agent Fees, but this may be mitigated by the uplift. Also if there is little differential we will still take on the Part Exchange as long as the lowest valuation plus the fees is 10% lower than the new build value.

Once you have decided on your new home you will be asked to pay a reservation fee of £500. We will arrange up to 3 valuations on your existing home, this is to be carried out our appointed Estate Agent. The Agent then reports to Bloor Homes with their recommended marketing price of your property. We will then instruct the Agent to market your home. We will hold your new Bloor Home for a period of 6 weeks whilst our appointed Estate Agent sells your existing home.* We will then monitor the progress of the sale and ensure everything is running smoothly. If after this time your property has not sold, we will then review the best way forward. If after this time your property has not sold, we will then review the best way forward.

PLEASE NOTE: This is an Assisted Move not a Part Exchange, therefore, Bloor Homes establish the 3 valuations. Property is marketed at the price agreed by Bloor and you. If the property is not sold after 4 weeks (the ‘Exclusivity Period’) the arrangement can only continue at our discretion, but at a lower price. We reserve the right after the initial 4 week period to sell to another (proceedable) purchaser. If this happens, we will refund your deposit.

If you arrange your new mortgage through one of our recommended financial advisors, we will pay the mortgage valuation fee for you. Bloor Homes will manage the sale of your existing home and ensure that you receive weekly progress updates and helpful advice. Clearly it is of benefit that the selected Estate Agent has access to the property and we will help you manage this. Simple and Easy, once your existing property is sold we will pay your Estate Agent Fees.
