pen the Door to Your Dreams.” That is our marketing theme for the Fall Parade of Homes. It’s very fitting since the Bismarck-Mandan area, and North Dakota as a whole, is envied nationwide for prosperity, development and building growth. It should make us all proud to be leading the nation with the lowest unemployment, a booming energy sector and strong housing market which make buying a home in North Dakota a very wise investment.
Fall is a beautiful time of year; the colors, the new weather, and touring new homes. Area builders have worked hard this year to include sixteen homes in the Fall Parade. Each beautifully crafted and in a range of prices that everyone can appreciate. It’s a great time to explore new ideas, talk with local builders and their associates, and to fulfill your dreams. There are many reasons to buy a new home such as energy efficient appliances, new construction methods and low home loan interest rates. But the real benefits of buying or building a new home are all about family, personal choices and our quality of life. The builder or a representative will be available at each Parade home to answer your questions. We have also provided builder contact information by the map section of this magazine if you would like to meet with them or contact them later. You’re encouraged to make notes in your Fall Parade of Homes magazine and enjoy the flavor of each home. There will be information available at the homes from different builder associates who specialize in areas like flooring, fireplaces, appliances or landscaping. Building Your Dreams: Finding Your Perfect Match in a Builder B uilding a home is a unique opportunity for the homeowner. It allows you to choose the specific floorplan that works best for you and your family. It allows you to add your personal touch to everything from the countertops to the flooring to the faucets. It allows you to dream. That is why having a good relationship with your builder is vital to an enjoyable and successful home building experience.
A well-known architect by the name of Robert A.M. Stern once said, “The dialogue between client and architect is about as intimate as any conversation you can have, because when you’re talking about building a house, you’re talking about dreams.” In order to have these intimate discussions with your builder (the architect of your home), you need to be able to trust them. While face-to-face meetings to get to know your builder before you sign a contract are very important, you also need to check with others who have worked with that builder in the past to find out what they are like to work with. Most builders are more than willing to share references with potential customers.

While making sure you’re working with a reputable builder is top priority, you also need to decide if they are the right style match for you. If your dream is a sleek, modern masterpiece, you don’t want to be working with a builder who specializes in the rustic and more traditional styles for example. However, many builders do work with designs and customers across the style spectrum. So, if you find a builder you love who might not be your perfect style match, ask them if they’ve ever done or would like to do a home in the style you are envisioning. Not only should your style sense mesh, but also your personalities. You should be comfortable enough with the builder to be able to ask questions and possibly raise concerns through the process. Even if your builder seems a perfect match for you on paper, if your personalities do not work well together, you are bound to have a frustrating building experience. Finally, make sure to read and agree on all the terms in the contract, especially any possible warranty clauses. While warranties are not required by law, many builders do offer them. Building a home just for you is a unique and wonderful experience, and the right builder can help you see your dreams become reality.

High Design with Kids in Mind
F
or many years, creating family-friendly spaces meant sacrificing your design aesthetic. Thankfully, gone are the days when having children meant succumbing to a house full of bright-yellow bins and sofas wrapped in plastic. Today, new materials and technologies make it easy to create a beautiful, well-designed home that meets the needs of adults and children alike. The following tips may help you design a living space that satisfies your design goals and meets the demands of your youngest family members.
Invest in good furniture.
It may seem counterintuitive, but Erica Islas, interior designer, encourages clients with young children to buy high-quality furniture. “Some people are afraid to invest in living rooms and family rooms because they think kids will ruin everything,” Islas says. “But the truth is that you have to get things that will hold up to children.” Children are notoriously tough on furniture; and the cheaper furniture you may be tempted to buy will likely break more easily and need to be replaced frequently. Instead, look for pieces that are built to withstand years of abuse and can be reupholstered or refinished once your children have grown. Furthermore, many furniture manufacturers and stores offer warranties. Consider those carefully and decide if the extra protection would be of value to your family.

Use color, pattern and texture.
Instead of creating a neutral, never-used formal area, use bold, textured fabrics throughout the rooms in which you spend the most time. Pieces incorporating color, a bit of pattern and touchable textures will not only create interesting focal points throughout your home, but will help camouflage spills. If complex patterns aren’t your thing, consider materials such as leather or vinyl that can be wiped clean.
