The Construction loan process

Pre-Qualification A construction loan is no different than most in that your credit score will have a big impact on approval and interest rates. Check your credit report for any negative marks or discrepancies you can resolve before applying. With your credit in good shape and an estimate of your new home’s cost, seek out a lender. This is where the process differs from purchasing a pre-existing home. Your lender will want to know your intentions with your home. For instance, if you plan to live in the home once construction is complete, you might have more options available than an investor who plans to resell the home upon completion.

Interest Reserve Lenders understand you have to have somewhere to live while your home is being built. To benefit consumers, they created interest reserves. This reserve will ultimately be added to the overall amount of your loan, but covers your interest payments for typically a 12-month period to accommodate construction time. Once the agreed-upon period ends, you will then be required to fulfill your entire monthly payment.

The Interest Rate Gamble You usually have a choice to lock your interest rate at the time of the loan or wait until construction is complete. It is crucial to pay attention to interest rates in your area if you decide to wait. If you are already aware that interest rates have been heading upward, you should automatically lock, as they will likely keep rising while your home is under construction. Some lenders may not offer you a choice, but be sure to ask about it.

Types of Loans Construction loans have unique terms that differ from traditional mortgages. A one-year term means you must refinance your construction loan into a conventional mortgage loan after construction is complete. This type of loan comes with two sets of closing costs and the burden of qualifying for a second loan. A construction-to-permanent loan is very popular in construction loans. There is only one loan process and one set of closing costs.

In the real estate market, springtime is go time. It’s the busiest time of the year for home sales, and with this year’s stable economy and low unemployment rate, the spring of 2018 has the potential to be especially active. Every market is defined by its trends, and while each year is different, identifying these trends early on can be a useful tool for buyers, sellers and agents to navigate the upcoming market and secure the best long-term solution for themselves or their clients. With that in mind, here are a few top real estate trends to watch for in 2018, according to the real estate experts at RE/ MAX.

1. Generations on the move The shift in home buying preferences is more than just an individual choice; it’s a generational one. Two of the nation’s largest generations are suddenly competing with one another in the real estate market. Millennials have come of age, so to speak, and they’re starting to abandon their condos in the city for single-family starter homes in the suburbs to raise their families. This shift

has put them in direct competition with baby boomers, who are looking to downsize to something smaller that meets the needs of their new lifestyle. With these two groups looking for similar housing, well-maintained single-family homes are expected to go very quickly in 2018.

2. Inventory is tightening While the spring will be flush with buyers, it remains to be seen if sellers will follow suit. The fall of 2017 proved to be sluggish in regard to the number of homes available for sale; in fact, total housing inventory was down 13.4 percent in October 2017 compared to the same time the year before, according to the RE/MAX National Housing Report. The report also found that only three of the 53 metropolitan areas reported being in a buyer’s market or having an even balance. For the rest of the country, sellers seem to have the advantage. Will that change in the spring? It may, but buyers should be prepared for a market where they will have to be aggressive to purchase the home they want.

3. Housing policies have shifted The presidential election in November 2016 and local elections from this past fall both have implications on housing policy. Adjustments to tax rates, the growth or decline of suburban options and zoning ordinance changes may all impact the markets where consumers are shopping. Some homeowners have successfully navigated the challenge of working as the chief contractor on their new home build, but most are better served by hiring a true professional. The experience can be an educational one that results in the satisfaction of a job well done. It can also be an overwhelming one full of unforeseen circumstances that lead to regret and expensive lessons learned. How you handle the general contractor decision will likely shape the overall building experience for you and your family. That decision must be made at the beginning of the construction process to make sure all aspects of the build stay on track.

Be Your Own If you decide to be your own contractor — something that should only be done if you have a solid background and in-depth knowledge of today’s construction processes from start to finish — one of the most critical aspects in a successful stint as a general contractor is simply staying organized. Keep a written schedule to plan things out task by task. Then ask local subcontractors about project rates, certifications, licensure and references.

lights anymore The cost of remodeling a home is easier to stomach when homeowners can expect to recoup a sizable percentage of the costs of the renovation. While basing renovations on their potential impact on resale value may be unwise, return on investment is something homeowners must consider when mulling renovation projects. Many homeowners wonder which renovations will resonate most strongly with potential buyers when a home is put up for sale. According to Remodeling magazine, homeowners are less likely to recoup their investment in a major kitchen or bathroom remodel than they would with basic home maintenance, such as new siding. That’s because buyers are most interested in how the bones of the house Ñ or those elements that keep the house protected and can be costly to fix were maintained. Each year Remodeling magazine issues its Cost vs. Value Report,which highlights the projects that offer the most return on investment. In 2016, the No. 1 project was the installation of fiberglass attic insulation, which could produce 116.9 percent recouped cost and a resale value of $1,482. Rounding out the top five were manufactured stone veneer for the exterior, a standard new garage door, a steel entry door, and an upscale garage door. Projects with the least return on investment tended to be more expensive undertakings that offered returns of roughly 57 percent. Such projects included bathroom additions, upscale bathroom additions, upscale master suite additions, upscale bathroom remodels, and deck additions.

Composite: This man-made material is quickly

y now it is something of a cliché to call homeownership the American dream. But even if sitting on your own deck, looking over your picket fence and sipping lemonade doesn’t move you, homeownership is still one of the best ways to build wealth. For many, owning a home is cheaper than renting and, in the long run, the biggest investment they will ever make. It is also a practical financial move thanks to the fact that you’re likely building equity while getting a mortgage interest tax break. A huge part of taking out a loan involves your credit history and credit score. Basically, you must prove to lenders that you can be a responsible borrower and can be trusted with a mortgage of many thousands of dollars. A strong credit score may provide proof of this trustworthiness.

The reason is that a higher credit score demonstrates that you are skilled at managing debt and have a history of responsibly paying back many types of loans. Therefore, the lender is taking on less risk when lending you money. The less risk for them, the better the interest rate for you.

Different types of loans have different credit requirements. Some loans require you to have a credit score of at least 620, although it is possible (with some difficulty) to be approved for a loan with a credit score as low as 580. But getting loan approval is only part of the story.

While there are, of course, more nuances to the process, your credit score plays an instrumental role in determining the type of loan you may qualify for. Therefore, before you go to your first open house, check your credit score to better understand the factors that typically impact your scores. Many websites provide free access to your VantageScore, which is a perfectly fine barometer to use to directionally gauge your creditworthiness. Mortgage lenders use FICO scores in their underwriting.

Better credit, better rate Home loans come in all shapes and sizes. Some are fixed interest mortgages, some have adjustable rates or longer terms and the list of variables goes on. Just like anything else, some loans are better for you than others. To get the loan that has the lowest interest rate, which right now is around 4 percent, usually requires a higher credit score. Rates can be considerably higher when you have a lower credit score, and the result is paying significantly more monthly over the life of the loan.

In The Score, you can find information on VantageScore 4.0, the fourth-generation scoring model that will be available to consumers in early 2018. Invest where it counts Appliances are expensive, but you want to buy the very best you can afford. Considering how much use they get and how long you want them to last, it’s a worthwhile investment. “The new LG STUDIO line that I helped design features pro-style design elements that instantly make a kitchen feel high-end,” says Berkus.

Stretch your renovation dollars “It’s the old adage, don’t throw the baby out with the bathwater,” says Berkus. “If your cabinets are in good condition, you can save a ton of money by painting them. Save where you can and then you can spend more of your budget on things that you really love, and are more important, like the appliances.”

Add personal touches For dressing up your kitchen, shop your home and use things you already own. “Objects from your travels, framed photographs, ceramic bowls or handwoven baskets are all things that personalize a space and make it feel layered,” says Berkus.

Window coverings Corded window coverings are a Top 5 Hidden Hazard in American homes, according to the U.S. Consumer Product Safety Commission. Dangling or accessible cords on window coverings can pose an accidental strangulation hazard to infants and young children. The Window Covering Safety Council recommends only cordless window coverings or window coverings with inaccessible cords be used in homes with small kids. Smart home upgrades Technology is a home improvement game-changer that can make spaces more livable and safe. Smart window and door locks can be installed throughout the home. Kids can now securely enter without a key and parents are sent an alert at that time. You can also set alerts for windows left open so you know to close them to reduce fall risks. Another smart home improvement to consider: motionactivated sensors. These sensors can be placed anywhere you don’t want children to be. Let’s start by defining what a “Smart Home” is. That seemingly simple question has many different answers, depending on who you ask. In short, a “smart home” is a residence equipped with a number of devices that automate tasks normally handled by humans. Some are built into the structure itself and some added later, and homeowners operate them with voice commands or by artificial intelligence like smart phones, tablets, touchscreens, etc. For some home owners, turning a house into a smart home can be as simple as buying a connected speaker. For others, it can involve linking several different products, including speakers, lighting, cameras, computers, smartphones, televisions, security systems, appliances, and more. In this article, we will tell you why you may

want to consider turning your own house into a smart home. This has the potential to make your home safer, more energy efficient, or just more entertaining to live in. Now that we’ve explained what a smart home is, why should you set up your house with smart or connected home products?

Convenience Many systems can be automated to make life more convenient. We all know how busy life can be. The walkways to many homes are cracked or uneven, which is a risk factor for falls. Make sure the pathway is cleared and easy to see, shovel show in the winter and sweep leaves in the fall. Stairs can be tricky to maneuver as well. If possible, add a ramp that leads to your door. If there are stairs, install handrails on each side. Entryways divided by a threshold can be tricky for someone with mobility issues. Eliminate this common tripping hazard when seniors visit.

Clutter

Bathrooms

The easiest thing you can do is remove clutter (especially on the floor) to allow sufficient space for senior guests who may be in a wheelchair to maneuver around rooms. Remove or tape down all cords. Rugs may look nice but they are a leading tripping hazard. Remove all accent rugs from your home, and in areas like the entryway where you must have mats, make sure they are secured with non-slip material.

Make bathrooms safer by adding well-placed grab bars next to the toilet and in bathing spaces. In the shower or tub, add non-slip strips and a shower seat for comfort and ease of use. For guests who are staying awhile, consider adding a handheld, adjustableheight showerhead. Finally, set the hot water heater temperature to 120 degrees as to avoid unintended burns.

Light Seniors need more light than you do in your home, particularly in notoriously dim areas such as entryways, hallways and staircases. Replace existing soft light bulbs with brighter or higher wattage ones and add motion-sensor lights to bathrooms. Adding night lights throughout your home is an easy addition that helps seniors see better, especially at night or on darker winter days.

The National Association of Home Builders’ 2013 construction cost survey showed that the average home is being built on about onethird of an acre. While this is less than the NAHB’s last survey in 2011, cost is not. The survey identified the average construction cost of a single-family home as $245,453 in 2013. This average is significantly higher than the 2011 cost of $184,125 and the highest it has been since the organization’s 1998 survey.

any people turn to nasal sprays and antihistamines to combat seasonal nasal allergies or hay fever, but keeping the home clean to combat allergens, pollen and dust mite debris is just as important in the fight against allergies.

Vacuum often, and with the right filters and bags One key to minimizing allergens at home is to vacuum at least twice per week. Start by using attachments to clean surfaces up high, working down to the floor. Make sure to vacuum curtains and upholstery as well as hard surfaces, and pay extra attention to entryways and areas around windows. It’s also important to select vacuum accessories that have been designed specifically to capture allergens. Minimize indoor plants While plants can be a great way to build ambiance in the home, some indoor plants can amplify allergy symptoms by releasing spores and other allergens into the air. For those with a green thumb who can’t live without plants at home, make sure to research the plants that are least likely to increase pollen or mold exposure indoors.

Keep the outdoors out While it is hard to control exposure to pollen and other triggers when outside, those with allergies can avoid bringing pollen into the house with them. Keep shoes and jackets limited to the entryway or mudroom, and shower and wash hair before bedtime to stop the spread of pollen.
