Popular transitional styling is depicted here with the American Standard 6-inch square showerhead and luxurious Times Square shower system and convenient handshower.

Coffee bars, TVs in mirrors, smart toilets and pet-friendly amenities – a growing number of homeowners are requesting such upscale features in their bathroom design, according to the National Kitchen and Bath Association (NKBA). Is it any wonder that association members report the average cost of remodeling a bath is between $10,000 and $30,000? However, you don’t have to spend that much to update your bathroom stylishly and easily. Here are four popular bathroom design preferences, plus tips to cost-effectively achieve these looks in your home: Transitional is trending According to a poll of remodeling professionals, the vast majority agreed that “transitional” was the most-requested style in bathroom settings. Transitional design allows you to blend elements of both traditional and contemporary styles. The result is a comfortable blend of sophistication and simplicity that is easy to create with only a modest investment. An example is the urban depiction of the Townsend widespread lavatory faucet from American Standard in dramatic legacy bronze, paired with a modern vessel sink in sleek white. The high-arc, deep bronze finished faucet harkens to a classic era of design. The tapered faucet shape, reminiscent of classic bridge pediments, evokes an industrial feel of city living that fits well with a lavatory that showcases contemporary angular styling.

Neutrals have staying power Long favored for their ability to create an easy-to-customize color foundation, neutral hues remain in vogue in the bathroom. Whites and grays are the most popular color schemes, NKBA reports, although these colors aren’t confined to walls or floors. White continues to be the most popular color choice for toilets, tubs and sinks. In bathrooms with these pristine-toned fixtures, you can cost-effectively play on the neutral trend by adding pale gray to the walls. For a subtle effect that will also add height to the room, paint the ceiling a gray several shades lighter than the walls.

Superior showers The shower is becoming a highlight of the bathroom, with many renovators reporting that homeowners want customization such as lighting, built-in seating, benches and hand-showers installed. Remodeling your shower can be as simple as replacing an old-style, static showerhead with an upgraded, more luxurious model. One option is the American Standard drenching 6-inch square showerhead, paired with the Times Square shower system that features an ultra-convenient hand shower. A teak shower seat and recessed lighting above the shower are also cost-effective upgrades that can elevate your shower experience to be truly spa-like.

Aging-in-place amenities Home design experts have long predicted that as baby boomers grow older, demand will increase for home features that will allow seniors to stay in their houses throughout their golden years. NKBA members report evidence of this trend, with more homeowners asking for aging-in-place upgrades such as grab bars, higher vanities and chair-height toilets. Aging-in-place upgrades are among the most useful and cost-effective bathroom improvements. Following this pattern can be as simple as installing grab bars in showers and tubs, and next to toilets. Replacing knob faucets with single-handle or lever-style faucets allows people with dexterity challenges to easily and safely function in the bathroom. Remodeling your bathroom to keep pace with today’s hottest trends doesn’t have to cost a lot. With a few creative touches and versatile pieces like new faucets and hand showers, it’s possible to create an up-to-date look with a modest investment. Courtesy of BrandPoint

While labor costs might be lower on DIY projects, the cost of materials can offset those savings.

No matter how simple popular home renovation television shows make remodeling projects appear, homeowners should know that such undertakings are far more difficult than they appear on television. Homeowners who overestimate their abilities and the time they have to complete projects can cost themselves substantial amounts of money. In fact, there are a variety of reasons homeowners might want to work with professional contractors when tackling home improvement projects.

Experience A trial and error approach can work with various projects and problems. But applying such an approach to home improvement projects is risky and potentially dangerous, not to mention costly. Experienced professional contractors with strong track records (seek recommendations from friends or neighbors) won’t have to go through trial and error and are therefore more likely than DIYers to complete a project on time and on budget.

Inspiration One oft-overlooked benefit of working with professional contractors is the likelihood that they can draw up ideas for projects that homeowners might otherwise never have thought up on their own. Homeowners without specific ideas in mind can ask contractors to come up with various scenarios before committing to a particular one. Veteran contractors can draw on years of experience to create designs that DIYers might be incapable of coming up with and/or incapable of seeing through to completion.

Cost Conventional wisdom suggests it’s less expensive to do something yourself than to hire someone else to do it for you, but that’s not necessarily true of home improvement projects. Labor costs typically account for a substantial amount of professionally contracted projects, but homeowners can cut those costs by volunteering to do some of the simpler tasks themselves. In addition, contractors often purchase materials at a much lower cost than individual homeowners because contractors buy in bulk. So while labor costs might be lower on DIY projects, the cost of materials can offset those savings.

Resale value Many homeowners renovate their homes with eyes on improving the resale value of those homes. But if homeowners want to showcase a newly remodeled kitchen when selling their homes, they should be prepared for prospective buyers to ask who worked on the project. Fearing potential problems down the road, some buyers might be put off by homes that were remodeled by DIYers and not professional contractors. Renovating a home on your own can be a rewarding project for homeowners. But it’s important that homeowners recognize the many benefits of working with professional contractors before making any final decisions with regard to who will tackle their next project. How building permits protect homeowners You are thinking of making a major renovation to your home. Perhaps it’s time to create that master bedroom suite you long have admired or install that wrap-around porch? What is the first thing that should be done before getting down to business?

The correct way to begin a home remodeling project is to obtain the necessary permits for the job. Many municipalities request individuals obtain permits for a range of work on homes or other structures, such as office buildings. Permits are generally required for all new construction as well as specific modifications that will affect structural, plumbing, mechanical, and electrical systems. It’s important to check with the local building office prior to beginning work to see which permits you will need before the project can begin. Permits are necessary whether a homeowner is doing the work or hiring an outside contractor. Due to the cost and time involved with securing permits, some homeowners skip this step so they can begin a project promptly. However, this can end up being a costly mistake. Permits might seem like a nuisance, but they actually protect homeowners in various ways.

Permits ensure safe workmanship Permits provide a blueprint by which contractors and do-it-yourselfers must complete renovations. Because inspections will take place, there is no wiggle room. Shortcuts often translate into subpar work that may lead to malfunction and injury in the long run. Safeguarding against poor workmanship means homeowners can feel confident in the work being done.

Permits reduce the likelihood of costly mistakes As inspectors go through their checklists, they may notice things that were done incorrectly and will offer advice about how to mend the problem before it becomes a larger headache. If left unchecked, an electrical error could lead to a fire or another dangerous situation. Repairs that are not structurally sound may pose problems or deteriorate more quickly than structures that are constructed correctly. Furthermore, catching improper technique early on eliminates having to tear down and redo work, which can be a costly and time-consuming endeavor.

Permits protect against fines Sometimes work goes as planned even for homeowners who did not obtain the necessary permits. However, years later, when other work needs to be done, inspectors may discover homeowners never secured proper permits and inspections years earlier, leading to fines. Furthermore, if work is done without a permit and an accident occurs, any damages or injuries may not be covered by a homeowner’s insurance policy. Permits are an important part of the home improvement process. Homeowners should not skirt the responsibility because the permit and inspection process is in place to provide protection to occupants. The goal for today’s kitchen is form and function, with sleek, orderly and multi-purpose living spaces

As a reflection of the ever-changing American lifestyle, kitchens have evolved over the past 100 years from a space that was once viewed as a utilitarian work-room in the back of the house, to become the centerpiece of the home. While trends come and go, history has made its mark on kitchen design.

40th ANNUAL HOME SHOW

Page 11

Transitional style kitchens are now the most popular, as evident in research such as the 2016 Design Trends Survey conducted by the National Kitchen & Bath Association (NKBA). Today’s designers and homeowners are incorporating elements of past, present and future to create designs that are timeless, yet personalized to their needs. To create the timeless kitchen of your dreams, consider these staple design-elements from the most significant decades in kitchen evolution. 1920s and ‘30s: In the early part of the 20th century, the luxury marble look began to emerge in the American kitchen, usually appearing in smaller spaces like the pantry. With marble once again making a comeback in today’s designs, incorporating the look for a pantry or island will take any kitchen from drab to fab, without the investment of a full marble makeover. To get the same look of marble in a non-porous product, look to engineered materials like the Neolith Classtone collection, which is as durable as it is low maintenance. 1950s: Fast forward to the 1950s, which was the start of a new era - kitchens were getting fancier, with homeowners focusing more on design, rather than simple functionality. During this decade, everything from kitchen appliances to wallpaper was bursting with color. Take a cue from the 1950s color trend by starting small. If you are not ready to commit to a bold new range or refrigerator, elevate your kitchen color with a toaster oven or hand mixer in a trendy hue like zesty yellow-green, inspired by PANTONE’s 2017 color of the year - Greenery. 1960s: The 1960s forever changed the modern kitchen by introducing the kitchen triangle - a model used to determine efficient kitchen layout. If you are in the process of renovating your kitchen, make sure to ask your designer about the kitchen triangle to best maximize the space. 1970s: Contrary to the bold colors of the previous decades, the 1970s welcomed muted earth tones to the kitchen, particularly browns and avocado greens, for a calm, grounding space. Give a nod to the ‘70s - without the bellbottoms - by updating countertops with Neolith’s Pulpis from the Classtone collection, a tobacco brown tone with white and golden veins etched throughout the slab. You can even experiment with the look before renovating by checking out the visualizer tool on www.neolith.com. 1980s: Oak cabinets and polished brass were all the rage during the 1980s. Brass accents are making their way back into the heart of the home once again. To get the look with a hint of retro ‘80s glam, update worn nobs and faucets with understated brass. 1990s: Watch any home improvement show, and it is more than likely the prospective buyer will have a kitchen island on their “must-have” list. We have the ‘90s to thank for that, when kitchen islands grew in popularity, allowing the host to mingle with guests while preparing the meal. When planning for a renovation, find space for an island or a peninsula for extra seating, storage space or to create a focal point. 2000s: The 21st century ushered in stainless steel appliances and granite countertops as the epitome of the modern kitchen. While the look of stainless is not going away anytime soon, newer alternatives to granite countertops, like Neolith’s sintered compact surfacing, are gaining ground. The goal for today’s kitchen is form and function, with sleek, orderly and multi-purpose living spaces. By borrowing select trends from previous decades that speak to your personality and needs, you can be rest assured you will have a timeless kitchen for years to come. Courtesy of Brandpoint

Factors to consider when

choosing carpeting

Bismarck-Mandan HBA

When the time comes to choose flooring for their homes, homeowners may be overwhelmed by the vast array of options at their disposal. The choice between carpet and hardwood flooring, laminate or tile is a matter of personal preference. People have long extolled the virtues of hardwood flooring, but carpeting can be just as stylish and provides a host of other benefits as well. Carpeting insulates rooms in the summer and winter, adding that extra level of protection against the elements. Carpeting also absorbs sound in a home. Many appreciate the warmth and cozy feeling of carpet, especially when stepping out of bed. Carpeting also can increase the level of safety at home. According to the Carpet and Rug Institute, carpeting makes areas of play safer and may also reduce the severity of an injury in the event of a fall. Today, there are many different types of carpeting available. Selecting the right carpeting for a room comes down to identifying the level of traffic in a particular room, the attributes homeowners would like the carpet to have and any other needs that fit with their lifestyles. The following guidelines can make carpet shopping a bit easier.

Type of carpeting There are many different types of carpeting, some of which are best suited to certain situations. For example, plush and saxony carpets are better in low-traffic areas. These carpets may show footprints and also vacuum tracks and dirt, but they’re higher on the comfort spectrum than other types of carpet. Berber, which is more flat and dense, helps mask stains and tracks. It is durable in high-traffic areas. Textured carpets like frieze are cut from fibers of different heights, so they mask stains and are also softer on the feet than berber.

Padding Padding can impact the way carpeting feels and how long it lasts. It isn’t always necessary to purchase the most expensive or thickest padding. However, it is wise to pick a pad that matches the type of carpeting you’re selecting and one that aligns with how you plan to use the room. You may be able to go with a thinner pad in low-traffic rooms and beneath dense carpeting like berber. In high-traffic rooms, choose a thicker, more durable padding. Padding prevents carpet backing and fibers from coming apart over time. It pays to invest in a padding that will last as well.

Installation Select a reliable carpet retailer and installer for your business. Competent installers will lay the carpeting in the correct manner so that it will look beautiful and maintain its durability for the life of the product. Shop around to find the right installer or even do the work yourself if you feel capable. Take time when shopping for carpeting, which is a substantial investment that can last for many years if the right material is chosen and installed correctly. Courtesy of MetroCreativeConnection

Tips to prepare to sell your home According to Realtor.com, spring is the busiest and best season to sell a home. While a good home can find a buyer any time of year, homeowners might find the buyers’ pool is strongest in spring and into summer. The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating. Because spring is such a popular time to sell a home, homeowners who want to put their homes on the market should use winter as an opportunity to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-selling preparation process.

Address the exterior of the home Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes’ curb appeal. A study of homes in Greenville, S.C., from researchers at Clemson University found that the value of homes with landscapes that were upgraded from “good” to “excellent” increased by 6 to 7 percent. If it’s in the budget, hire professional landscapers to fix any problematic landscaping or address any issues that arose during the winter. Homeowners with green thumbs can tackle such projects on their own, but hiring professionals is akin to staging inside the home.

Conquer interior clutter Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the rest of

the year. Homeowners who want to put their homes on the market in spring won’t have the luxury of waiting until spring to do their “spring” cleaning, so start clearing any clutter out in winter, even resolving to make an effort to prevent its accumulation throughout winter. Just like buyers are impressed by curb appeal, they are turned off by clutter. The Appraisal Institute suggests homeowners clear clutter out of their homes before appraisers visit, and the same approach can be applied to open houses. Buyers, like appraisers, see cluttered homes as less valuable. In addition, a home full of clutter might give buyers the impression, true or not, that the home was not well maintained.

Eliminate odors A home’s inhabitants grow accustomed to odors that might be circulating throughout the house. Pet odor, for instance, might not be as strong to a home’s residents as it is to guests and prospective buyers. Because windows tend to stay closed throughout the winter, interior odors can be even stronger come late-winter than they are during the rest of the year. A thorough cleaning of the house, including vacuuming and removal of any pet hair that accumulated over the winter, can help to remove odor. In the weeks leading up to the open house, bathe pets more frequently, using a shampoo that promotes healthy skin so pet dander is not as prevalent. Open windows when the weather allows so more fresh air comes into the home. Spring is a popular and potentially lucrative time to sell a home, and homeowners who spend winter preparing their homes for the market may reap even greater rewards. Create an outdoor Whether you plan to live in your home for years to come, or have an upcoming listing on your mind, now could be a great time to create an outdoor living space.

A fully operational sink with a high-functioning bar faucet are a go-to when it comes to outdoor bars.

Today more than ever, homeowners are seeking ways to maximize the footprint of their home - both inside the four walls and out. Outdoor environments can serve many purposes and are a perfect way to customize a space that is right for you.

Outdoor kitchens are in demand Whether you keep it simple with a built-in grill, some counter space and a sink, or go grand with a brick pizza oven and abundant seating at a granite-topped counter, an outdoor kitchen is becoming a must. In fact, according to Realtor.com, home buyers will pay a premium of more than 26 percent for a home with an outdoor kitchen. As with the indoor kitchen, many outdoor kitchens include a cooking area, sink, storage and refrigeration. As with your indoor kitchen, the faucet outsdie can be the perfect marriage of beauty and function. You can find a variety of kitchen faucets from manufacturers such as Danze that fulfill all your outdoor needs. Need the ability to put water exactly where you want it in your outdoor workspace? A pulldown faucet from Danze offers great looks and exceptional versatility.

Media makes it way outdoors Many of the technology wonders you enjoy indoors are making their way into outdoor environments. From built-in flatscreen TVs that can stream video, to video gaming systems, Wi-Fi and surround sound, outdoor entertainment has gone high tech. Whenever you’re incorporating electronics and electricity in an outdoor environment, weather proofing and proper wiring are essential. Keep these critical aspects in mind while planning your outdoor space, and deciding what media you’ll incorporate and where it will be placed.

Bars are big Outdoor bars, like traditional tikki bars, may increase your home value by nearly 14 percent, according to Realtor.com. Whether you’re thinking of adding a bar in tandem with your outdoor kitchen space, or want to simply expand your entertaining area, an outdoor bar requires a few basic elements. A fully operational sink with a high-functioning bar faucet are a go-to when it comes to outdoor bars. Storage for beverages and glassware, a drink chiller, ice storage and seating can make your outdoor entertaining area an envy in the neighborhood.

Room for relaxation While plenty of comfortable, attractive seating tend to be a significant part of outdoor living spaces, modern outdoor spaces are re-defining relaxation and entertainment. In addition to seating and dining areas, homeowners are incorporating recreational elements such as ping pong and billiards tables, putting greens, hot tubs and infinity pools. Firepits and fireplaces are also popular for adding ambiance, and deliver the added bonus of extending the outdoor living season well into cooler months. Whether you choose to build a full-wall fireplace that doubles as a brick pizza oven, or stick with a more modest, portable firepit, adding heat and comfort to your outdoor space can also add value (upwards of 21 percent according to Realtor.com). Outdoor living spaces offer a multitude of benefits and creative options. Even the simplest of designs can make a home feel larger, increase the property’s resale value and bring years of enjoyment. Best Bets for

Happy Pets

Eating a good meal, taking a nap or playing outdoors are just a few of the simple pleasures in life that most pets and humans both appreciate. There are several ways you can show your pet how much they mean to you by incorporating certain design elements into your home. Many features will not only cater to your pet’s lifestyle, but they also can enhance your home’s appearance and add to its value. Whether you’re looking to buy a new home, remodel your existing home or just need some inspiration for how to use your current space, here are a few ideas to get started.

Improving Comfort and Convenience Designing areas within your home where your pet can eat, sleep and bathe tells them that they are just as much a member of the family as everyone else. And having these dedicated locations can also help reduce the amount of time you spend cleaning up after your pet. Built-in eating areas are among the most popular designs concepts for homeowners with pets. Beneath the kitchen counter, under an island or within a pull-out drawer are all great options to help save space and minimize spills. Custom nooks provide your pet with a quiet retreat to nap or play. Look for opportunities to incorporate these nooks beneath bay windows, or convert a cluttered crawl space beneath stairs into your pet’s private refuge. Pet-washing stations in laundry/mud rooms can significantly improve the cleanliness of your home. An enclosed tiled area with an extended faucet can be used to give your pet a full bath or simply to clean paws after a romp in the outdoors.

Selecting the Right Flooring With the appropriate flooring, both you and your pet can live amicably without pointing fingers (or paws) at one another whenever a new scratch or a spill is discovered. Flooring options today are seemingly endless, and each type comes with varying levels of durability, so you’ll want to do your research as well as consult with a professional before making the investment. Bamboo flooring is becoming increasingly popular, especially among pet owners, for its hardness and resistance to stains. And for those who are trying to be green, both bamboo and cork flooring are also good for the environment. Hardwood floors have long been among the most desirable options, though many different types of wood and finishes are highly prone to showing wear over time. Laminate, stone and tile floors might not be your best option if your pet’s comfort is a top priority. While they are much more durable and typically resist scratches better than other flooring, some pets will find them to be uncomfortably hard and exceedingly slippery. Curious about the latest home design trends? At the start of each year, the Best in American Living Awards (BALA) recognizes dozens of new projects from this past year that featured the most innovative layouts and eye-catching design elements. Among a wide variety of award-winning homes, several design trends are evident and will be sure to gain the attention of those who might soon be buying, selling or remodeling a home. Some of these trends include:

Modern farmhouse Demand continues to rise for farmhouse sinks, repurposed wood siding for interior design details and barn doors customized for a more contemporary feel that incorporates glass, white tints and metal hardware.

Natural wood beams From remodels to new homes, wood beams left in their original state add a natural touch and create a focal point in interiors. Also, this year’s BALA winners included several homes with natural wood ceilings which add warmth and can be used in either traditional or more contemporary designs.

Shiplap inside and out Horizontal shiplap – or long, overlapping panels of wood – is an increasingly popular choice for exteriors and is also featured in entryways, stairwells and living rooms.

Board and batten Many BALA winners used this type of wainscoting either as exterior siding or to add a classic touch to today’s contemporary interiors. Some designs featured a unique spin by adjusting the width of the boards to create a more customized feel.

Repurposed space Designers are increasingly utilizing the space under staircases for more than just storage. These areas are great for installing bookshelves, displaying art or creating a nook for pets. One BALA winner even included an entire bar under the living room stairs.

Prominent wine storage Many new kitchens today include floor-to-ceiling wine storage with customized wine racks, glass doors and display lighting.

White on white A long-standing trend remains intact, as many BALA winners featured a clean combo of white on white, most notably in kitchens.

Big showers and tubs Showers keep getting bigger and free-standing tubs have become increasingly luxurious. Walk-in showers with wall-to-wall glass are the most sought after.

Metal roofs A large number of new custom homes in regions across the country are favoring metal roofs. The trend isn’t solely among modern homes, but traditional homes as well. Simple steps to financing

your first home As the economy continues to grow and consumer confidence steadily rises, many first-time home buyers – including millennials – are gearing up to become home owners. Yet, the abundant amount of paperwork involved in the home financing process can intimidate even the most eager of prospective home buyers.

Fortunately, with advanced preparation and a personalized to-do list, new home buyers can easily stay on top of the financing process. You need to decide how much to spend on your home and which type of mortgage will work best for you, as well as understand the settlement process. Before you visit a sales office, model home or open house, you should take advantage of the many sources that can help ensure you’re in the best possible financial situation.

Get Objective Advice

Be Realistic About What You Can Afford

To ensure the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives. Pre-approval also enables you to quickly make an offer when you find a home, and is attractive to sellers who are considering multiple offers. A lender’s pre-approval would still be subject to a final verification of your credit and a satisfactory appraisal. Qualifying for a mortgage and saving for a downpayment remain primary obstacles to homeownership. To address these issues, Fannie Mae and Freddie Mac offer low-downpayment mortgage programs geared primarily toward the first-time home buyer market. These lenders will now offer mortgages with 3% downpayments, allowing more creditworthy borrowers who lack the funds for a large downpayment to obtain a home mortgage. After taking these steps to get your financing in order, finding your first home will be a much more enjoyable experience. For more information to help ease the first-time home-buying stress, contact the BMHBA at 222-2400 or bmhba.com.

Figure out what you can comfortably pay on a monthly basis. Write down all your monthly expenses including loan payments, utilities, insurance, credit cards and don’t forget food, clothing and entertainment expenditures. When determining the monthly payment that’s within your reach, remember that in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly mortgage insurance or a home owners or condominium association assessment. Many real estate-focused websites have mortgage calculators that are a great way to figure out what your monthly payments would be based on current interest rates and down payment amounts.

Pay Down Your Debts Debt that you carry on your credit cards will limit the loan amount that your lender will approve. Lenders typically want to see a total debt service ratio that is less than 40 percent of your monthly income.

Attend a first-time home buying seminar or talk to a credit counselor who does not work for a lender. The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars. You can find more information by visiting hud.gov or calling HUD’s interactive voice system at (800) 569-4287.

Create kid-friendly spaces at home Maintaining a home that is welcoming and kid-friendly can be challenging. Kids are full of energy and oftentimes put fun ahead of tidiness. But no matter how energetic their youngsters are, parents can still employ several strategies to ensure their homes are both sophisticated and childfriendly.

Consider an open floor plan Rooms that flow into one another make it easier to keep tabs on children. Such rooms also allow residents and guests to mingle in separate rooms but not be too far away from one another.

Choose washable fabrics Upholstery will need to stand up to the abuse kids can dish out. Sofas and chairs with slipcovers can be advantageous because many slipcovers can be easily removed and laundered. Patterned fabrics will hide some stains, while treated fabrics may resist liquid spills for easier cleanup.

Create a catch-all spot Special bins or other organizational tools in the entryway can help to cull clutter when children come in the house from school or play. Be sure the keep cubbies, containers and coat hooks at a child-friendly height.

Look for high-traffic rugs Rugs designed for high-traffic areas will be more forgiving when children march across them several times per day. There are no rules that say you can’t bring an outdoor rug inside, and these rugs tend to be easier to clean.

Ensure there is plenty of seating Sectionals give children ample room to spread out. And ample seating ensures there is enough room for kids to invite their friends over to hang out.

Think outside pink and blue For children’s rooms, make sure they’re colorful, but consider other hues to give the rooms some personality. Focus on a hobby or activity and borrow the color scheme from the accessories used for decorating.

It’s the New Year, and you’d like to rejuvenate your home. You’re not going to move walls or build an addition. But you’d like to breathe some new life into what you have. Here are a few easy updates you can do to make your house seem instantly new to you. Paint a room’s trim Refresh your main living space by painting the trim. Crisp baseboards and moldings go a long way to revitalizing the whole room. Bright white is a classic color that will complement any décor style.

Replace or recover a piece of furniture Even one new living room chair or a reupholstered love seat can refresh a room’s look. A new coffee table or area rug will also help change a room’s appearance and serve as a new focal point. Or, even without new furnishings or upholstery, rearranging a seating group to face a different direction can breathe new life into the room. Consider hanging a wall mirror to create the sense of additional space around a cozy grouping of furniture.

Add fresh accessories Pillows and throws can quickly change a room’s style by adding vibrant colors or calming neutrals, while also enhancing warmth and comfort. Ceiling-to-floor length drapes hung just outside a window’s width seem to expand the room up and out.

Make your home a little smarter With a variety of economical smart-home hubs to choose from, it’s easier than ever to take that first step into the world of smart-home living. Look for a hub with do-it-yourself setup and no monthly fees. Download

a free app, buy a few compatible lightbulbs and a smart outlet strip, and you’ll soon be able to remotely control several appliances within your home. From there, consider a smart deadbolt, garage door opener, home security system and/or thermostat.

Give a small bathroom a new character Bright-colored walls or bold wallpaper patterns can really make a small bathroom pop. Colors and patterns that would be overwhelming in a larger room work like a decorative accent in the smaller setting. Or go the other way and make the bathroom an oasis of serenity with light blue-grey walls.

Look at lighting with new eyes Is there an area that could use more light? A warmer glow? Add a lamp to a table in a dim corner to open up the room and show off the objects on the table. Pendant lights aren’t just for dining areas — a stylish pendant fixture hanging next to the arm of the sofa or guest bed is an object of interest as well as a source of light. In the kitchen, install LED strip lighting under cabinets where work surfaces below could use a little illumination. For more tips on how to quickly and easily make your house new to you, contact the BMHBA at 222-2400 or bmhba.com.

Spring cleaning projects in a single weekend Few homeowners likely enjoy spring cleaning. The warm weather associated with the arrival of spring makes many people who have spent the previous months indoors less than enthusiastic about spending a spring weekend indoors cleaning and clearing away a season’s worth of clutter. But homeowners who organize their spring cleaning projects can ensure such efforts take just a weekend or less.

Enlist the whole family Chances are everyone who lives in the home can lay claim to some of the dirt, grime and clutter that built up over the winter. So it only makes sense that everyone then pitches in to clean the home come springtime. Parents and heads of household can delegate tasks to everyone, incentivizing cooperation with the promise of rewards if the cleaning is completed in a single weekend.

Clear your schedule Another way for homeowners to ensure their spring cleaning projects are started and finished in a single weekend is to clear their schedules for the entire weekend. Homeowners who expect to spend part of their day away from home and still finish their spring cleaning projects will likely find the job unfinished come Sunday night. When planning a spring cleaning weekend, schedule projects for a weekend when you have no prior commitments or plan far enough in advance that you can avoid making plans on a given weekend. While it might not make for the most eventful weekend, it will greatly increase your chances of getting everything cleaned and cleared out in two days.

Do your homework Homeowners who want to complete their spring cleaning in a single weekend should do their homework with regard to finding local recycling centers or charitable organizations to whom they intend to donate items. Many charitable organizations will come to private homes to pick up donations, but such pickups often must be arranged in advance rather than on the morning of the day homeowners want items to be taken away. In addition, if recycling will be a part of your spring cleaning efforts, familiarize yourself with the weekend hours of nearby recycling plants so you can drop items off on your cleaning weekend instead of leaving them lying around to be donated later. Spring cleaning might not make for the most enjoyable way for homeowners to spend a weekend. But planning ahead and making efficient use of the time available to them can help homeowners tackle their spring cleaning projects in a single weekend. Courtesy of MetroCreativeConnection

yield higher ROI for less money Renovation season is approaching. Do you know what home improvements will give you the best return for your money? Here’s a hint: step outside. You might assume upgrades to interior spaces like kitchens and bathrooms have the best payoff, but most home improvements don’t return 100 percent of their value at the time of resale. Those that yield the best return on investment for the most modest costs are generally exterior improvements.

Interior projects like a minor kitchen renovation or bathroom upgrade return a decent percentage of your initial investment when you sell your home - about 80 percent and 65 percent, respectively, according to Remodeling’s Cost vs. Value report. However, they can also cost tens of thousands of dollars. By contrast, exterior projects like adding a deck or replacing a garage door deliver similar high rates of return, but for far less cost. Adding a composite deck can cost around $17,000 and yield an ROI of more than 65 percent, while a garage door typically costs less than $2,000 and returns nearly 77 percent of your investment when you sell. In fact, six of the eight improvements with the best ROI on Remodeling’s report were exterior projects, and their average payback was nearly 75 percent.

Top exterior projects Here are popular exterior projects that offer high ROI, according to the Cost vs. Value report: ■ Roof replacement: A midrange roof replacement costs approximately $20,000 and returns nearly 69 percent of the investment. What’s more, a new roof helps protect your entire home from weather damage and can improve curb appeal.

Bismarck-Mandan HBA

40th ANNUAL HOME SHOW

■ Composite deck addition - Costs vary, but Remodeling bases its evaluation of ROI on a cost of about $17,000. At that price, adding a composite deck delivers ROI of 65.2 percent. Of course, the value of your deck will depend on many factors, including the quality of the building products you choose. Capped board composites, like Envision Decking by TAMKO Building Products, are gaining popularity. Envision Inspiration, the latest in the TAMKO collection, was introduced in late 2016, and features striking color patterns for a visual effect that’s as appealing as the financial ROI of composite decking. ■ Siding replacement - Another exterior feature that protects the whole home and greatly affects its curb appeal, new siding can cost around $14,500. When you sell your home, that new siding will recoup about 76 percent of your initial investment. ■ Garage door replacement - Older garage doors may lack modern insulating qualities and a shabby-looking door can drag down the look of your home. Replacing the garage door costs roughly $1,700 and returns nearly 77 percent of that amount at the time of resale. ■ Steel entry door - The single exterior home improvement with the greatest ROI is also one of the cheapest and easiest to do. Replacing a wooden door with a steel entry door will run you about $1,400 and you’ll recoup more than 90 percent of that cost when you sell your home. Exterior home improvements not only enhance your enjoyment of your

Page 27

home and help maintain its security, they’re also the first things potential buyers see when they pull up to the curb. When you want to make cost-effective, high-ROI improvements, making exterior upgrades is money well spent. Courtesy of Brandpoint

Playroom upgrade: A wall-mount ‘barn door’ makes more room for fun With spring fast approaching and the kids at school, there’s no better time to upgrade the playroom.

Why not swap out a traditional swinging door for a playful chalkboard wall-mounted sliding door? Your little artists can draw for hours on the chalkboard, plus the sliding door can add up to 14 square feet of floor space which means more room for spreading out toys, games and building forts. There’s also more flexibility in furniture arrangements. This means even the smallest nook in your house could turn into a cozy play space. It’s easy to do with Johnson’s 2610SC Soft-Close Wall Mount Sliding Door Hardware. You can use it with virtually any metal or wood door from 1-inch to 1 3/4-inch thick, up to 60-inches wide, and weighing up to 200 pounds. The 2610SC Wall Mount includes hardware that gently slows the door’s travel speed to softly pull it into the fully open or fully closed position. The hardware works like a cabinet door closer, enabling doors to open and close quietly and securely. It also prevents door slamming and pinched fingers, as well as significantly reducing door operational noise. The built-in satin finish fascia gives a warm decorative detail to the room (also available with bronze fascia). There are also adjustable door guides and smooth rolling tricycle hangers. You can set the adjustable track stops to control the door travel as well. The jump-proof aluminum box track is available in lengths up to 96-inches for single doors, and up to 192-inches for double doors. The smooth rolling door hardware and track exceed ANSI standards, which means it can successfully complete 100,000 opening and closing cycles. Made in the USA. This is an easy project for an experienced handyman to complete. Check out the installation video for guidance: www. johnsonhardware.com/video.htm. Addressing spring ant problems The return of warm weather in the spring often marks the return of animals and insects as well. The spring season is a popular time for insects to mate and build nests. This also may be a time when homeowners see ant “swarms” in or around their homes. Ants and termites are social creatures, and when their colonies become too large, flying ants will spread out in search of new territories and to establish new queens. This mobility may also be coupled with an increasing number of ants marching on the ground and scaling walls. Although many species of ants are harmless, homeowners do not want to see ants inside their homes — especially in large numbers. The following strategies can help homeowners address ant infestations this spring.

Identify the type of ant around your property

Consult with online guides or books to identify the species of ant on your property. Knowing which species of ant is in or around your home can help you address the problem more effectively.

proteins. Mixing a very small amount of a food with boric acid can help control ant populations. Ants will bring tainted food back to their colonies and perish.

Keep a clean house

Use vinegar, soap and water to clean areas where ants are seen. Many leave a scent trail of pheromones to tell others where to go for a food source.

Treat carpenter ants at the source

Carpenter ants will not bring back food to the nest. Instead, sprinkle diatomaceous earth, or DE, around outdoor nests to eradicate colonies.

Work with an exterminator

If home remedies do not work, consult with a trained exterminator. Courtesy of MetroCreativeConnection

Attracting prospective home buyers involves more than touting quartz countertops and hardwood floors: Those types of features are expected. But homes that truly appeal to new-home buyers are those that infuse elements of the unexpected. It’s no wonder that “60 Design Ideas in 60 Minutes” is consistently one of the most popular and well-attended sessions at the NAHB International Builders’ Show. Each year, several of the industry’s leading architects, designers and builders crank through more than 60 ideas that can differentiate a home—as well as its builder—from the competition. “Today’s buyers are constantly receiving design inspiration from a variety of sources [online and on TV],” said the session’s moderator, Jamie Goldman of the Denver-based design firm Kephart. “They’re looking for design that is well executed, adds convenience and gives them an experience, such as escaping to relax in a spa-like bath, or

entertaining and connecting with friends. That requires thoughtful design, which is all about the details.”

Some key takeaways from the session: Dining and entertaining — Bigger is better when it comes to doorways, especially those that open to outside dining and entertaining areas to blur the line between the indoors and outdoors. This form of “inside-out architecture” can create the illusion of space in smaller homes, and can be a wow factor in larger homes. For homes with no room for patios, creating a rooftop deck can be a huge selling point to maximize outdoor space.

Bathrooms — There’s no such thing as an over-the-top bathroom. That’s because everyone appreciates having a place of their own to escape and relax. Bathrooms most likely to get buyers ooo-ing and aww-ing should feature spa-like details such as a separate glass-enclosed shower alongside a soaking tub, automated and customizable lighting, and elements of nature like indoor plants and stone or pebble accents. Bedrooms — Because this is where the most hours of the day are spent, look for ways to make the bedroom as functional and visually appealing as possible. Installing panels of wall art is one example of how to add elements of design, and many wall panels can double as a soundproofing materials. Kitchens — Not all floorplans (and budgets) can accommodate an enormous kitchen. For tighter layouts, pull-out countertops stowed beneath the permanent kitchen countertops can significantly increase usable space. These can be ideal as an additional food-prep area, buffet space or eating location during large gatherings. Materials — Characteristics of the modern-farmhouse design are among the most popular in today’s new homes. Going beyond the repurposed or unfinished wood features, “living wood” details on countertops, walls and sliding doorways can significantly augment a home’s rustic appearance. New Home Sales Post Highest Yearly Total Since 2007 Sales of newly built, single-family homes rose 12.2% in 2016 to 563,000 units, the highest annual rate since 2007, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. New home sales fell 10.4% in December 2016 to a seasonally adjusted annual rate of 536,000 units. “We are encouraged by the growth in the housing sector last year, and by the fact that builders increased inventory by 10% in anticipation of future business,” said Robert Dietz, chief economist of the National Association of Home Builders (NAHB). “NAHB’s forecast calls for continued upward momentum this year, with housing starts expected to rise 10% over the course of 2017.” The inventory of new home sales for sale was 259,000 in December, which is a 5.8-month supply at the current sales pace. The median sales price of new houses sold was $322,500. Regionally, new home sales increased 48.4% in the Northeast. Sales fell 1.3% in the West, 12.6% in the South and 41% in the Midwest. BMHBA builders are committed to ensuring that home sales continue to move forward in 2017. Innovative home products honored In NAHB has named three creative new products as the Global Innovation Award winners for 2017. The winners are an educational course series by Wellness Within Your Walls, an exterior-wall insulation technology by Timber Block, and an electric fireplace replacement product by Dimplex. The annual award — announced this year at the NAHB International Builders’ Show — recognizes cutting-edge, advanced and original products or marketing strategies by global or domestic NAHB member companies: developers, builders, subcontractors, remodelers and lenders that offer products or services to consumers. Indoor air quality is important for health and comfort, but especially to people with respiratory disease or immune deficiencies. Wellness Within Your Walls is a four-course series that teaches ways to improve indoor air quality and the types of building materials to use in that effort. The courses provide clear information to builders, developers, real estate brokers, architects, land planners, interior designers, engineers and consumers. “Wellness Within Your Walls has created an innovative and well-conceived, common-sense approach to environmental education,” said Patrick Coveny, president of Architecture Construction Management and an NAHB Global Opportunities Board member. “When its lessons are applied, it can have a significant impact on the quality of indoor air and the environment.” Timber Block log home construction company was honored for its patent-

ed R-36 insulated exterior wall technology, which can achieve unusually high energy efficiency and also improve sound insulation while maintaining the look of the log structure. “Timber Block has designed, created and installed building technology that improves energy conservation, cost savings and indoor comfort,” said Coveny. “The technology is a significant advance in log home construction.” Revillusions by Dimplex is an electric fireplace designed to create the bright, realistic look of flames, illuminating the full firebox and creating a pleasing sense of depth. “The Dimplex Revillusions electric fireplace is masonry in appearance, and cost effective while providing heat and comfort,” said S. Robert August, president of North Star Synergies and an NAHB Global Opportunities board member. “It provides an aesthetically pleasing electric replacement for masonry-built fireplace at a fraction of the cost.” The NAHB Global Opportunities Board, which oversees the awards program, is a collaborative of NAHB international experts dedicated to improving relationships and developing business opportunities. An independent panel of judges chose the winning companies, looking for the best combination of design, functionality, innovation and usefulness to builders and consumers. Find a qualified BMHBA builder/remodeler to integrate these and other new technologies into your home at BMHBA.com.

Floorplan showdown:

completely open vs. partially open To be (completely open), or not to be (completely open). That is the question for today’s new homes as builders adjust their layouts according to ever-evolving home buyer preferences. General results from NAHB surveys of home buyers (in 2015) and home builders (in 2016) show that buyers have a strong preference for open floorplans, and that most builders are doing their best to create those open spaces for their clients. There are, however, some differences between what buyers are seeking and what builders are delivering.

For example, regarding kitchen/family room layouts: 54% of builders said their typical new homes have a “completely open” floorplan. Yet only 32% of buyers said that’s what they were shopping for.

And as for kitchen/dining room layouts: 51% of builders said their typical new homes feature a “completely open” floorplan. But just 41% of buyers preferred this option. While the surveys may suggest a slight disparity between the groups, it’s important to consider that the home buyers survey includes responses from both new-home and existing-home shoppers. The strong demand for completely open floorplans enables builders to compensate for the shortage of such layouts in the existing-homes market. Whatever your floorplan preference may be, now is the time to bring your vision to life. Contact the BMHBA at 222-2400 or bmhba.com to get connected with a builder.

Add to this the fact that tickets for movie theaters are more expensive than ever, and it makes sense why more people are building a home theater in their house. With some planning and amazing electronic toys, it’s possible to create a media room that delivers theater-quality sound and visuals. And you can enjoy it in more comfortable seats and without obnoxious strangers interrupting the show. But 4K televisions, surround-sound speakers and bass cannons are only part of the overall experience. To compliment these electronics features, you need the right setting to amplify the experience. This means taking the time to design a proper media room that enables your equipment. These five indispensable tips will help you do just that.

A great media room begins with the right walls Incredibly strong, Habito(TM) drywall is able to hold up to 30 pounds on a single screw. This drywall does away with wall mounts and the need to find a stud, allowing you to mount your speakers, television or screen exactly where you want them to go.

Paint wisely While what color you choose for your room will be based off personal preference, aim for earthy, neutral colors that minimize glare. To help draw the focus of the room toward the screen, many paint the wall a burgundy or maroon.

Great sound is a result of more than speakers Designing your room with acoustics in mind is key. Hard surfaces cre-

Page 43

ate a sharp, echoing quality to the sound. To avoid this, your media room should be carpeted and instead of hard blinds, use sound dampening curtains to help enhance the sound and keep out the sun. The density of Habito drywall also contributes to reduced sound transmission between rooms, helping to create separation between your media room and the living area of the home.

Think about speakers, walls and storage Though most people’s attention will be drawn to the wall with the television on it, the surrounding walls are equally important. Here is where you mount speakers for the 360-degree sound effect, sconce lighting and floating shelves for design and storage. To properly achieve this, you need a durable wall, such as Habito drywall, that can both hold the needed weight and is strong enough to make it easy to redesign and remount fixtures as needed.

Create lighting to accommodate a variety of moods A media room is meant to be used in a number of ways. Even when you’re watching a movie, you’ll probably turn the lights up then down before it’s over. For this reason, be sure to install dimmable lights that can easily be controlled. This way, you can keep it dark for the dramatic scenes, and when the pizza arrives, have just enough light to see your food but not detract from the picture quality. It’s easy to only focus on the big “toys” when building a media room. But the secret to a truly great home-theater experience begins in the construction phase, well before anything is plugged in. Create drama with bold paint colors

Painting is one of the easiest and least expensive ways to transform the look of a space. Paint colors can dramatically change the mood and the design of a home. Try bold in a small space

Many people are now looking to bold colors to make spaces stand out. But choosing a paint color can be challenging. Homeowners looking to update walls and complement decor may want to look at some of the more impactful colors that Pantone indicates will be popular for the 2017 season. Primrose Yellow, Lapis Blue, Flame, Pink Yarrow, and Greenery are some of the more eye-catching selections. Once colors are selected, consider these guidelines for using bolder colors in room designs.

Many people are surprised at how well bold colors work in small spaces. Powder rooms can be an ideal spot to experiment with paint colors. Try deep colors that can make the area seem intimate and even exotic. Dark, bold hues can be toned down by different accents, such as neutral colored fixtures and towels.

Decide how big an impact you want to make

Go bold in the kitchen

Are you looking for color overload or just a small focal point of vivid color? Remember, using bold color doesn’t mean every wall must be lathered in that hue. Instead, select one wall to serve as an accent point and use that spot as your bold color display. Otherwise, rely on bold colors to dress up otherwise mundane areas, such as the back wall of a cupboard or moldings and trim.

Incorporate a splash of color in the kitchen without going overboard. Try an appliance or design fixture in a bright shade. Or paint the inside of the cabinets in your favorite color and install glass inserts in the cabinet doors so that everyone gets a peek of the color beyond. A neutral kitchen also can be brightened up with the use of silverware, dishes, pots and pans, and other kitchen items featured in bold hues.

Bismarck-Mandan HBA

Stick to boldness on interchangeable items Those who like to experiment with color may find that they like to switch out the colors now and again. Instead of having to repaint every few months, use decorative items in bright shades to make swapping out color that much easier. For example, replace area rugs, throw pillows and draperies. Paint over terra cotta flower pots when the mood strikes.

Page 45

Paint can make a statement or blend into the background

Establish balance Rely on neutral furniture, rugs, moldings and baseboards if you decide to take bold colors up a notch. This will help create a sense of balance in the room. Painting is a fun way to experiment with color. Many homeowners are not hesitant to use bold shades of color when they learn the right techniques. And because paint is an inexpensive option for making over a room, homeowners who find they do not like a particular color can easily paint over it with a new color. Shampoo bottles, makeup tools, lotions, linens and laundry — the bathroom is one of the most frequented rooms in the home and clutter can collect quickly. Stop the chaos before it gets out of control by implementing some smart storage solutions. With these simple ideas, your bathroom will be the most functional and fashionable room in the house.

storage options. Floor space may be limited, but by installing shelving and other smart storage options on walls, you dramatically increase space for necessities. For example, floating shelves are an elegant and space-saving option that are easy to install over the toilet or between a mirror and a pedestal sink. That small space above the door? Perfect for a shelf to store mason jars full of supplies or those beautiful perfume bottles. Need extra space to store linens and washcloths? Install stacked towel racks on the back of your door or hang baskets on the wall and then place folded linens inside for a tidy look that keeps fluffy towels within easy reach.

Streamline shower shelving

From shaving and combing to primping and curling, the vanity is center stage for your daily routines. That means clutter can easily take over the countertops and drawers if you’re not careful. A few thoughtful steps will help you organize and maximize your vanity space. To start, dispose or donate of any products or tools you don’t use. Then purchase some drawer organizers or reuse small plastic containers to get items in order. On the inside of doors, install small pieces of PVC pipe vertically to store hair tools and cords. You can also repurpose spice racks on doors to hold a slew of personal products. For hair accessories or other small metal objects, a magnetic strip on the inside of a door or drawer is amazingly effective. With these simple storage ideas, you’ll cut clutter, keep spaces clean and never trip over a random bottle or towel on the floor again. Courtesy of Brandpoint

It’s time to say goodbye to hanging racks from shower heads and precarious corner shelving. The new Store+ shower from Sterling has customizable storage accessories, minimizing clutter and ensuring everything you need is close at hand. Sturdy shelves and accessories are easily snapped into any of eight pre-molded locations within the shower - no tools necessary. A fully accessorized wall includes four rimmed shelf/ soap dishes, two 4-inch deep storage bins, and soap dishes with towel bar and two shower hooks. Plus, the back wall has molded foot ledges on either side, providing a safe, handy shaving ledge. To clean up your shower clutter for good, visit www.sterlingplumbing.com.

Create a budget-friendly home landscape Homeowners understandably envy the award-worthy photo spreads in lawn and garden magazines, wanting to emulate those same looks on their own properties. Scores of designers and landscape architects are involved in the process of creating those amazing lush lawns and perfectly placed plantings. Although not every homeowner has the budget to create lavish landscape designs, it’s still possible for homeowners to create lawns they can be proud of. Establish your budget

Consider the space and how you want to use it

The first step in any project is to determine how much money you can devote to the job. Once you have established the budget, all other factors can be built around it.

Understanding the space will help you better allocate your budget. If your yard is more of a retreat, look for ways to create privacy and a vacation feel. If you have kids and entertaining friends is a main priority, focus on recreational aspects, such as a pool, playset and some durable plants. Understanding how to allocate your budget will help you to avoid spending money frivolously.

Find an inspiration piece Great landscapes are inspired by many things, whether it’s a memorable piece of art or a landscape layout in a lawn and gardening magazine. Use photos of other gardens or neighbors’ yards as inspiration and build off of them. As long as the theme is cohesive, it will look pleasing to the eye.

salvaged or inexpensive items can stretch that budget while adding some unique flair to a landscape. See if you can find an outdoor patio set that someone is giving away or selling for a lower price. All it takes is a coat of paint and some new cushions to make it look like new. Discarded bricks or stones can be worked into a patio space or used to create raised garden beds. Purchase inexpensive flower pots and then paint them to make them look like stone or another desired material.

Buy native plants Native plants, shrubs, trees, and flowers will fare better than non-native, exotic plants. That means you’ll have to spend less time and money nurturing them into health, and less money having to replace plants that cannot withstand your climate.

Consider perennial plants Perennials may cost more at the outset, but the savings will be realized in the years to come.

Hire a professional It may seem counterintuitive to spend money on a landscaping professional when you’ve established a strict budget, but that’s one way to save money. Landscape artists or garden designers have the experience to guide you in the right direction and help you avoid potentially costly mistakes.

Use gravel in spots where plants don’t thrive Gravel is an inexpensive landscaping material that can fill in voids where plants or ground cover simply do not flourish. Those working on limited

budgets may be happy to learn gravel is typically less expensive than concrete or pavers.

Ask friends or family for clippings Don’t be shy about admiring the plantings of those you know. Flatter their good taste and ask if you can have some clippings to propagate yourself. These clippings can turn into lush plants in no time — with no additional spending required. With some frugal spending, planning and budgeting, anyone can create a beautiful landscape. With the new year underway, the housing world is buzzing about the next transformative trend in home design and remodeling. This year it seems certain the growing trend of mixing and layering materials, something many designers and architects noticed was growing in popularity over the past few years, will dominate the remodeling and design scene. When it comes to mixing materials, there’s no rule book; all you should do is find a combination to match your personality. This might be one of the biggest reasons why people have taken to mixing materials, as it truly allows you to create a home that is uniquely yours.

the blending of unfinished industrial materials with modern floors and cabinets, would have been considered outlandish only a few years ago. Mixing materials gives you greater freedom to create a space that represents your style.

Bold and innovative

Style on a budget

The most immediate effect of mixing materials is that it opens new possibilities and new ways of expression. An example of this can be likened to how hard stone surfaces in a room can be complemented by soft carpet and furniture, or how the highly textured wood on a ceiling can stand in stark contrast to polished stone. Some of the hottest looks today, such as

Of all the rooms in a home, kitchens and bathrooms still get the most attention. Unfortunately, getting that dream kitchen or perfect bathroom isn’t always inexpensive. For those who have uncompromising taste, but are on a budget, mixing materials is the ideal solution. For instance, say you had your heart set on a marble island and surrounding countertops, but just can’t afford marble. Instead, you can choose from a variety of Wilsonart(R) Quartz for the island. Engineered to showcase the erratic veins and patterns prized in marble, quartz also has the advantage of being non-porous, so it won’t stain and requires virtually no maintenance. A timeless look that continues to win the popularity contest are nature’s neutrals in white, grey and black, offering flexibility to play with bold or demure colorful accents. You can complement the quartz island by mixing in an even more affordable material like Wilsonart(R) Laminate for the perimeter countertops and vertical applications such as backsplashes and walls. With numerous styles to choose from, you’ll be able to create a stunning contrast and dimensionality that will make your room pop. With today’s innovation in laminate manufacturing and fabrication, adding affordable luxury to your kitchen or bath has never been easier.

Utility meets style Parents, in particular, face a constant dilemma: They want a home with rooms that can stand up to all the abuse toddlers and teenagers can throw at it, but still have it look good. The answer lies in Wilsonart(R) Solid Surface. This material is tough, non-porous, seamless and repairable without sacrificing beauty. With a wide variety of styles replicating stone, you can easily mix it with other material looks to make an intriguing statement. 40th ANNUAL HOME SHOW

Page 63

Thousands of Americans who are in the process of building their own home, or simply looking into it, are faced with hundreds of different questions. Granite or quartz countertops? Neutral or bold colors? Tile or hardwood flooring? And those questions are just the tip of the iceberg.

The following five points represent some of the most important hidden aspects of any new home construction that will ensure your house retains its beauty for decades. Proper insulation No matter where you are in the country, it’s likely that the temperature outside will get too hot or too cold. In such situations you’ll rely on heating or air conditioning. Good insulation not only saves money, but keeps your furnace and AC units working longer and more effectively. In cold areas, proper insulation is key to preventing destructive ice dams from forming.

Subflooring Whether you use hickory, maple or bamboo, everyone has their preference when it comes to flooring, but something that all flooring materials need is a solid subfloor. Like a box-spring for your mattress, AdvanTech(R) subflooring from Huber Engineered Woods provides a solid foundation that prevents sagging and squeaking, keeping your finished floor looking better, for longer.

A smart house Just like our phones, cars and televisions have been radically changed by the digital revolution, so have our homes. Today’s modern smart homes are designed to fit our digital lives. Some features to consider are a consul to place your WiFi router so you can set up the appliances and

thermostat for wireless. That way you’ll be able to access them from a tablet or phone. You might even want to install some USB outlets.

Modern kitchen solutions Today it’s all about expansive, open-concept kitchens. With stone countertops and larger refrigerators, engineers have noticed the combination of heavy appliances and a larger floor surface area puts more stress on the finished floors. Installing AdvanTech subflooring creates a solid base for floorboards and heavy modern appliances to rest on, thus helping to prevent squeaky or uneven floors in your kitchen.

Choose the right exterior walls The exterior “shells” of homes are being built tighter. In other words, new products and practices are being used to help reduce air leakage as part of the overall energy efficiency design. Next-generation exterior sheathing systems like ZIP System(R) sheathing and ZIP System(TM) tape have built-in water barriers and taped panel seams to create one continuous protective barrier underneath your finished exterior to help lock-out water and air. If you haven’t already, talk with your builder about the hidden elements of your home, like AdvanTech subflooring, that will help your home stand up to the tests of everyday life. After all, this is the house you always envisioned, and behind the beautiful layout, you want to make sure you have a solid foundation and good bones to ensure lasting beauty and life.
