President’s Message

As we enter the June month, construction season is in full swing, or at least as much as we can with the weekly rain showers that we have been getting. Nonetheless, I hope everyone is keeping busy!

We recently held our Spring Mixer at Bennigans in Mandan again last month. Thank you to all who attended and a big thank you to this year’s sponsors. You are what makes that event happen!

Next up, the BMHBA is preparing for its 37th annual PAC golf tournament at Hawktree golf course in Bismarck. Registration is now open to enter your 4- person team for Tuesday July 9th. If you would like to enter your team or sponsor a hole, please contact Dawn or Jennifer to register or log onto the BMHBA website. Spots are filling up fast so please register early!

BMHBA PWB

The Bismarck-Mandan Professional Women in Building (PWB) has achieved remarkable success by winning the 2024 National Association of Home Builders (NAHB) Council of the Year Award in the medium category. The Bismarck-Mandan PWB is the first of its kind in North Dakota and has rapidly grown since its inception in 2020. Despite being a relatively new organization, it has quickly gained momentum, with over 40 dedicated members who are passionate about their roles in the construction and home building industry.

The Council of the Year Award is a tribute to the group's dedication to women in the building industry. This award is given to councils that demonstrate exceptional leadership, community involvement, and innovation in their programs and initiatives.

With the Council of the Year Award now in their accolades, the Bismarck-Mandan PWB is more motivated than ever to continue their work. Their future plans include continuing to work to expand their membership base, increasing their outreach efforts, and continuing to provide valuable resources and support for women in the building industry.

As we look to the future, the Bismarck-Mandan PWB remains committed to their mission and excited about the opportunities that lie ahead. Their journey is a powerful reminder that with determination, collaboration, and a shared vision, even newly established organizations can achieve great things.

There is a scholarship opportunity for college bound students from the Bismarck-Mandan Home Builders Association - Professional Women in Building Council (BMHBA-PWB) for the 2024-2025 academic year. Preference will be given to students who are looking to enter the building industry. We are awarding two - $500 scholarships to students this year. A panel from the BMHBA-PWB Education & Scholarship committee will review submitted applications.

Prepping your Yard to be a Lawn

Whenever a home is promoted, be it through a ‘For Sale’ photo or when showing off amenities like a tour of homes, that exterior picture includes a lush green yard of grass. Establishing a beautiful lawn starts with planning, especially if you have a new yard that is mostly bare earth.

Conducting a soil test is a good start. This test will determine the fertility of the soil and provide recommendations on how to fertilize and care for your yard.

“As a new homeowner, you need to find out the nutrients in your soil. You need to determine if your soil has excessive salts or pH. Those are all important factors,” said North Dakota State University Extension horticulturist Thomas Kalb. “This information can help you make decisions for what kind of lawn you should have and what kinds of trees or shrubs you can grow.

NDSU has a testing laboratory in Fargo that can perform this analysis, though Kalb said several labs may also perform this testing. The NDSU test costs $25 and results are traditionally turned around in two weeks. More information about the NDSU lab is available at https://www.ndsu.edu/agriculture/academics/academic-units/plant-pathology/soil-testing-lab. A form is also available on this site that should be included with the soil sample.

“I recommend using a soil laboratory and not a soil test kit from a garden center. We need precision here,” said Kalb. “A new home is a huge investment. You don’t want to be cheap now.”

Collecting a soil sample is easy. The key is to get a good representation of the soil on the entire area you are testing.

• Use a small shovel to dig samples that are 4 to 6 inches deep. Take samples from several random locations in the yard. Place these samples into a clean, 5-gallon bucket to create a composite sample.

• Thoroughly mix the soil you have placed into your bucket.

Scoop one cup of the mixed soil sample into a container to be sent to the soil laboratory.

• If there are varying types of soil or grades in your yard, consider submitting more than one soil sample. For example, maybe you could take a sample for the front yard and a separate sample for the hill in your backyard.

The soil test report you receive from NDSU will inform you of the fertility of the soil and provide fertilizer recommendations for your land. Besides a soil test, make sure your land has at least four inches of topsoil. Topsoil is dark brown, crumbly and fertile. Subsoils are medium brown, usually heavy clay and infertile. Soils can be highly disturbed in new lots. Make sure your builder has replaced any topsoil that was temporarily moved during construction.

Now that you have information about your soil, next month we will look at the choices you have to consider when planting your lawn.

Around Our State

Homeownership is the foundation of the American Dream! The North Dakota Association of Builders and the home building industry celebrates this by recognizing June as National Homeownership Month. Headlines across the country are highlighting the challenge of housing affordability. According to estimates from NAHB, more than three out of four (76.9%) U.S. households cannot afford a median-priced new home. In response, members of the residential construction industry continue to advocate for housing policies that will improve affordability in our state.

Nearly two-thirds (65%) of Americans own their homes and millions more aspire to become homeowners. Now more than ever, builders in our state are speaking up about housing affordability challenges so more families can have a place to call their own. With a nationwide shortage of 1.5 million housing units, the lack of homes is the primary cause of growing housing affordability challenges.

There is no single solution to addressing the housing shortfall and making homes more affordable. A complex equation involving labor and materials prices; interest rates and financing costs; federal, state, and local regulations; density and growth restrictions; and supply and demand are among many factors that determine housing costs. The effort requires comprehensive strategies and a variety of tools that can be used alone or in combination to reduce costs, boost supply, and empower aspiring home buyers in our state.

Another approach to solving our community's housing affordability crisis is investing in skilled trades training. Despite the competitive pay, the residential construction industry continues to experience labor shortages, which leads to higher home building costs and construction delays. Alleviating regulatory burdens and making sustained investments in workforce development are a snapshot of several issues our association and NAHB are advocating to make the dream of homeownership a reality!

With the summer season upon us, golf tournaments are about to be in full swing! Don’t forget to register for your local golf event. First up, is the WABA Golf Scramble on June 14th at the Eagle Ridge Golf Course, followed by the BMHBA Golf Tourney on July 9th at Hawktree. MAB will host their Birdie with the Builders event on July 15th at the Minot Country Club and on July 18th, the BIA will have their first golf tournament of the summer at the Hawley Golf Course. Their 2nd golf outing will also be in Hawley on August 15th. The summer concludes with the DABA Golf Scramble on September 5th at Heart River Golf Course and the FORX Golf Tournament on September 12th at Valley Golf Course in East Grand Forks.
