’ Greetings BMHBA Members! March is here, the days are getting longer, and spring will be here before we know it which means another start to what I believe will be a great building season. 2021 continued to challenge many people, businesses and organizations, but I feel we all managed the storm as well as we could, and our permit numbers were up yet again. Talking with many home builders, developers, suppliers and real estate agents, everyone is very excited for the 2022 season to start. That coupled with very low inventory levels should make for a great 2022 for all of us! Fingers crossed for above normal temps and the building season to begin! JAMIE SCHMIDT 2022 BMHBA PRESIDENT

As a reminder from my last message, the 45th Annual Home Show is fast approaching. The 2022 Home Show dates are March 18 th from 3:009:00 PM and March 19th from 9:00 AM-5:00 PM. There is still time to register at www.bismanhomeshow.com or call the office as well. The Home Show is a great way to get in front of many potential home buyers and start selling new builds for the spring season. Builders! The Spring Parade of Homes will also be here soon. Be on the lookout in your mailboxes for contracts and additional information! The Spring parade begins on Thursday, April 28 and runs through Sunday, May 1. We expect many homes to participate and we can’t wait to see all the great work our members have put in to these houses. As part of the City of Bismarck’s pavement management processes, load restrictions are placed seasonally on all roadways under the City of Bismarck’s jurisdiction. The purpose of these restrictions is to minimize damage to roadways when they are structurally susceptible. Load restrictions are typically in place between March 1 st through May 15th depending on temperatures and moisture. As pavement warms in the spring, a soft layer forms between the pavement and the frozen ground beneath. This soft layer does not provide any structural support to the pavement and makes the roadway susceptible to impacts from heavy loads passing overtop. By limiting axle and gross vehicle weights of vehicles on certain roadways that are not designed for heavy loads or have prior damage, the city attempts to preserve and extend the life of the roadways. We understand that there are times that heavy loads are necessary. If the load is a large piece of equipment for example, there are special permits issued along with a corresponding ton-mile fee. Divisible loads such as gravel, concrete, sheetrock, etc. are considered divisible loads and overweight permits and ton-mile fees are not issued for those material types. In those examples, transporters must reduce load to meet the posted load restrictions. The citizens of the City of Bismarck have a significant investment in the roadway network and the strategy of load restrictions to protect pavements is beneficial to everyone. I’ve attended many conferences and conventions throughout my career and years as a member organization volunteer myself. Some big, some small; some well-organized and some a circus. Sometimes you leave these events asking yourself, “what the heck was that?” and “was that worth my time?”

Members that have yet to engage in National Association of Home KAYLA PULVERMACHER MIKE JANGULA Builders (NAHB) should be confident that their time would be well NDAB CEO 2022 NDAB PRESIDENT spent at the International Builders Show. For those who are unfamiliar, this event combines both a high-level expo with product launches and displays, educational sessions, and home builder trends, with NAHB committee sessions, member education, and business meetings. It’s a great way to help support and shape the housing industry across the United States. This year alone, IBS welcomed more than 70,000 industry professionals. Over 50% of those participating were first-time attendees. The trade show exhibit hall included more than 800 exhibitors and gave attendees a unique opportunity to immerse themselves into innovative and technology-driven displays. For example, Kohler, a company known for its kitchen and bathroom products, had running water throughout its displays. Kitchenaid, an appliance brand, had a giant stand mixer that was at least 6 feet tall. Attendance at the business meetings is a vital role of those who become delegates and are extremely informative for those members that observe. Several proposed resolutions, dealing with organizational structure, and membership, were discussed thoroughly, and ultimately didn’t did not pass because they didn’t receive the required number of votes. This was a clear sign that members who attend play a significant part in how the organization moves forward. Not everything the show has to offer is focused on work; NAHB knows how to have fun, too! Magic Johnson was on hand to welcome participants to IBS and Trace Adkins closed the week with a concert. Next year, and for several years after, IBS will be hosted in Las Vegas, Nevada. And as an effort to continue the housing industry’s strong presence through collaboration, The Kitchen and Bath Industry Show and the National Hardware Show have partnered with the International Builders Show to expand Design and Construction week. This move has the potential to add another 25,000 industry professionals to the mix. Collaboration, networking, and advocating are the highlight of this experience. Builder Member Spotlight

Parker is a Dickinson, ND native but has been living in Bismarck for over 10 years. Parker and his wife, Lacey, have a 13-year-old son and are expecting another child this summer! Tom is from Bismarck, ND. He grew up here and loves to proudly call this place home. Tom and his wife, Elizabeth have 4 young children with a 5th expected to join the clan this summer! Epic Homes is a custom-building company spanning a wide range of residential and commercial work. We love delivering truly custom, turnkey projects for our clients…if you can think of it, we can build it! We serve a very large area of North Dakota, and even build in the Lakes Area of Minnesota. The third partner, Taylor Belk, lives in Fargo and oversees projects in Eastern North Dakota and Minnesota.

Most people probably only think of us as a new-home builder, but we also do mid-to-large size remodels and have built a number of commercial projects- including but not limited to a funeral home and two wedding venues! So, if anyone needs to build a church or hospital, we haven’t checked off those boxes to complete the full life cycle. Every day is different, which is a big part of why we love what we do. In a sense, there are different areas of being a builder and each is treated a bit differently. There is obviously the construction side of what we do as well as working with our clients on a daily basis. The part that often gets overlooked and happens behind the scenes is the actual business side of what we do. Coordinating and keeping everything moving in the right direction usually means that our days go fast and no two days are the same! We are a fully custom, turnkey builder. We don’t just offer some selections to pick from or some minor tweaks to our standard floor plans. “NO” isn’t an option for us. If you tell us what you want, we will figure out a way to make it happen. If you can think of it, we can build it! Tom’s Dan Francis Photography favorite parts of what we do include: constantly learning and improving, every day being different, and getting to talk with and know our clients…if you don’t know him, Tom likes to talk! Parker’s favorite parts of what we do include: the ability to be creative, being forced to think outside the box, and problem solving. Parker enjoys spending time with family and friends. He Dan Francis Photography is always willing to play a competitive board game, so if you accept that challenge - this is your warning not to take it lightly! He enjoys going fast and feeling a little adrenaline, exercise, and is always looking to better himself and those around him. Tom enjoys hanging out with his family and doing almost anything outdoors. Lately there have been a lot of backyard sporting events, but hunting and fishing are some of his Melanie Sioux Photography favorite hobbies (even though he will admit his skills are far from desirable). He enjoys getting his kids outside to experience new things, and that is usually where he is enjoying his free time. Spring is a great time of year. Our clients start seeing their dreams turn into their dream homes. It is when we begin to transition a number of projects from planning to doing, and it is always fun to see that progress. The only downside to Spring is the MUD!!!

Every day can be different, from meeting with staff and members, to meeting on marketing, strategic planning, building plans and more. No two days are alike and that is one of the great parts about my job. A basketball broadcaster full time. Right now, I broadcast high school and college basketball games in my free time.

I hope to see us continuing and sustaining growth. Through growth, we’re able to continue to open up opportunities for our members and employees. There always has been and continues to be high demand for roles in the financial industry, which is a large part of why I entered into this. The great part about working in this industry though, is that I get to learn a lot about local businesses, how they operate and build relationships with those in our community. Working in the financial industry and with business owners, also allows me to see another view of the economy, as well which I appreciate.

What makes FCCU different is that we’re in business solely to benefit our members. We’re not in it to just profit. As a financial cooperative, our members, are the owners of our credit union. By using our profit to give back to our members through lower interest rates and better service, as well as giving back in our 26 communities, that’s what makes us unique. Seeing both our members and our employees grow and thrive is one of the favorite parts about my job. I love seeing a staff member get promoted, or a business member grow and expand. Those are special memories to witness. In my spare time, I enjoy spending time with family, my wife and kids. I also enjoy traveling, playing golf and broadcasting for local basketball games. This year, I’m looking forward to spring as our new Mandan branch is set to open. Our beautiful new facility will be on the corner of the Strip, just off Expressway. Rising home prices and interest rates are taking a terrible toll on housing affordability, with 87.5 million households — or roughly 69% of all U.S. households — unable to afford a new median priced home. In other words, seven out of 10 households lack the income to qualify for a mortgage under standard underwriting criteria. The underwriting criterion used to determine affordability is that the sum of mortgage payments, property taxes, home owners and private mortgage insurance premiums (PITI) during the first year is no more than 28% of the household’s income. Key assumptions include a 10% down payment, a 30-year fixed rate mortgage at an interest rate of 3.5%, and an annual premium starting at 73 basis points for private mortgage insurance. These staggering statistics are part of NAHB’s recently released 2022 priced-out estimates, which further show that if the median

new home price goes up by $1,000, an additional 117,932 households would be priced out of the market. These 117,932 households would qualify for the mortgage before the price increase, but not afterward. Among all the states, California registered the largest number of households that would be priced out of the market. A $1,000 price increase would push 12,411 households out of the market in the Golden State, followed by Texas (11,108), and Florida (6,931). It should be noted that these are the country’s three most populous states. The metropolitan area with the largest priced out effect, in terms of absolute numbers, is New York-Newark-Jersey City, N.Y.N.J.-Pa., where 4,734 households would be squeezed out of the market for a new media-priced if the price increases by $1,000.
