As the largest undeveloped land area within the M50 motorway belt, Cherrywood has been designated a Strategic Development Zone (SDZ) by the Irish Government in recognition of the location’s strategic and national importance. Within the overall Cherrywood SDZ, at its most strategic and well-served area, lies Cherrywood Central comprising Block AA, Block G2 and 22 acres of development land adjacent to the Bride’s Glen Luas Terminus. Also located is the existing Cherrywood Business park which includes tenants such as Dell, Friends First and Covidien. The overall Cherrywood SDZ covers an area of 800 acres and will create a vibrant new town with up to 7,000 homes along with a town centre offering extensive retail, leisure and other amenities. The SDZ provides a very flexible development framework for the Cherrywood Central campus land and will allow up to 70,000 sq.m. of office 8

development within a landscaped parkland setting with supporting services. Cherrywood Central has already been excavated to provide semi-basement car parking of up to 1,400 spaces. The SDZ is in its final stages of being adopted and will come into force early in 2014 during 2013. The presence of a SDZ planning regime has considerable benefits in matters of zoning, planning and infrastructure, namely that: • New buildings within the SDZ can achieve fasttrack planning approval in eight weeks and there is no possibility of third party recourse. This is a considerable advantage in the planning process as it provides a quick certainty of outcome. • The phased infrastructure associated with this type of development is fully planned out and is the subject of a levies scheme, which means that development will not outstrip infrastructure.
