The location
The location of this spacious villa is its prized asset, facing the mountains with only two other developed plots in the small cul de sac, some 10 kilometres from the quiet white sands of the natural beach at Lipa Noi. Unlike the development of other parts of this idyllic tropical island, the southern region has retained all of its green & natural beauty. Not surprisingly, it has been listed as one of the ‘1000 Places To See Before You Die’. All areas of the island are easily accessible from the villa for those who wish to explore the colourful local culture, temples, natural geographical features & multitude of quiet, picturesque beaches that encircle the island.

The property
Despite the recent recession, this property has been let since its completion in 2010 & therefore has the potential as a permanent home, holiday home or rental enterprise. It is an open, 2 floor residence with 3 bedrooms, 2 bathrooms and several large sitting & dining areas that look out to the garden & mountains beyond. The property has a land plot of 1600 square metres (with sufficient room for at least one further dwelling to be built on it if desired). The villa is Freehold, with a registered Thai company included in the sale.

The exterior
The grounds are entered via side gates that lead to a parking area next to the villa. On the left is the large, walled, garden with the mountains beyond. On the right is a terraced area that runs the length of the villa. A wide path leads down the side of the villa to the secluded pool area. There is a relaxation area for sun loungers and ample space for outdoor dining / barbecues etc. Another terrace runs the length of the villa on this side also. Above both terraced areas (on the second floor) are balconies that again run the whole length of the villa on both sides, allowing fantastic panoramic views across the mountains & natural local landscape.

The interior
On one side of the villa ground floor (approx. 144 sq.m) facing the garden though glass double doors is the master bedroom, complete with en suite. On the other side are 2 more good sized bedrooms - one also with double glass doors to the garden. These 2 bedrooms share a second bathroom (affording a bath & separate shower), accessed via the large downstairs hall, which opens out to the terrace & pool area beyond. From the entrance hall, stairs lead to an open plan kitchen, washroom / utility room lounge & dining area with two balconies that run the length of the house front & back.

The island
Koh Samui is located in the Gulf of Thailand, about 35 km northeast of Surat Thani town (9°N, 100°E), 700km South of Bangkok & a 1 hour plane ride away. It is the most significant Island in the Mu Koh Samui Archipelago. The island measures 25 km at its widest point. It is surrounded by about sixty other islands, which together compose the Ang Thong Marine National Park (Mu Koh Ang Thong National Park) & include many other popular tourist destinations, including, Koh Phangan, Koh Tao & Koh Nang Yuan. Ko Samui is known for it’s abundant natural resources, white sandy beaches, turquoise water, coral reefs and coconut trees.
12
The climate
The Samui climate is tropical – providing warm temperatures all year round & spasmodic refreshing downpours of rain. From December to March temperatures are around 30°C with a light breeze (December has more rain). The hottest months are April to June (in April, temperatures can reach 40°C). Humidity is high, but afternoon downpours & thunderstorms help clear the air. July to September has plenty of guaranteed sunshine, there are tropical storms but they pass very quickly & keep the temperature in check. October & November are monsoon months but can be unpredictable (heavy rain & days on end of sunshine are equally likely). Temperatures tend to be lower, 23-28°C at this time. 13
