There’s no place like home…

A year into the pandemic, being at home and comfortable has become more important than ever. Your home should always feel like a safe space, but with COVID-19, it became evident how important safety really was. Area contractors have been busy with remodels and new designs to accommodate our ever-changing world including working from home, learning at home, exercising at home and in general, just being home. People found ways to entertain themselves with the addition of outdoor kitchens, tiki bars, patios, home gyms — anything to make life easier and safer. Some homeowners even invested in clean air filtration systems, taking home wellness to a whole new level. Our pets, who are really like family, have been happier to have us home more as well. Local contractors have implemented built-in kennels and pet showers into homes for easier care. We want to be comfortable and so do they. Perhaps you had time to go through closets or basements and found things you wanted to donate. But, after seeing the article about upcycling in this issue, you might want to hang on to a few things and try your hand at repurposing something old into something new. It’s amazing how far a little paint, some elbow grease and creativity can go. No matter what the circumstances are, whether there’s a pandemic or not, the space where you live should reflect your personality, your sense of style and be a place you always want to come home to.

One of the many things we have learned this past year is how to fully utilize our home space in which we most likely had never imagined. In a year like we have never seen before with businesses closed to the public or limited access to such businesses, schools changing how they teach and what they can provide, has caused families to rethink how they do life. With “working from home” becoming not only acceptable, but encouraged, as well as families requiring space for their children for distance learning, rethinking your home space has been a recurring theme. 8 MINNESOTA HOME | 2021
2021 | MINNESOTA HOME 9
New construction in 2021 will need to meet the extra space requirements that people are requesting. Storage space, workstations, dedicated exercise space, are all in demand. Yet it is not only new spaces that are requiring such room, but also existing homes requesting a little (to a lot) of remodeling to accommodate the functions of our new world. A recent survey confirmed what many of us already knew or suspected, that 3 out of 4 respondents have gone through some sort of home improvement over this past year. In response to our lifestyle changes, renovations from small do-ityourself projects to major overhauls have soared. Amy Dirkes, architect for Nor-Son Custom Builders, has extensive experience in custom home design. Most demanding
at this time, according to Amy, is to have desk areas throughout the home. The desks are most commonly in kids’ bedrooms, providing the desired space for computers, printers, drawers and more shelves for storage. These multipurpose space considerations are being created in other areas of the home as well. There seems to be a shift from the designated office space that once occupied a repurposed bedroom, study or an addition to homes. Now the request is not only the desire for desks added to the kid’s bedroom, but in a bonus room, laundry room, mudroom, and, of course, the kitchen. Today’s homeowners want to integrate workspace to other areas of the home to create dual purpose, so they can work while they are doing laundry or meal prep. Now that many people have more flexible hours to complete their work, they can work later in the evening while still interacting with the family. PHOTOS COURTESY OF NOR-SON CUSTOM BUILDERS

People request to have a point of natural light since they are spending more time working from home. It is much easier to integrate these workspaces ... now with everything wireless. - Amy Dirkes
Architect, Nor-Son Custom Builders

Kitchen desk areas are not uncommon, and now can be found in an expanded pantry or “home central,” a separate space adjacent to the kitchen to keep the kitchen less cluttered. Nor-Son is seeing dining rooms and living rooms remain communal for the family as a space to get away from work and provide a place for a sense of normalcy in the home.
12 MINNESOTA HOME | 2021
Dirkes said, “People request to have a point of natural light since they are spending more time working from home. It is much easier to integrate these workspaces into an existing home now with everything wireless. Much more transient…a shift away from designated work areas but stations throughout the home.” Another common request of
today’s homeowner is to have concealed charging stations for your iPad, phones and computer, either with a drop zone in a mudroom or enclosed in a drawer or cabinet, to keep spaces clutter free. While home space is being maximized for dual purposes, it is also desirable to have your home still look like a home. As COVID-19 cases are
seeming to level out around the world, the way in which the pandemic has changed how we look at our home space and what we can provide in our most occupied environment, is most likely going to remain. Skilled construction companies, such as Nor-Son, are more than qualified to provide you with the plans for your future.

NO ONE BUILDS LIKE NOR - SON Voted BEST HOME BUILDER in the Brainerd Lakes Area!
Nor-SonCustomBuilders.com 2021 | MINNESOTA HOME 15
“It’s more common today,” said Paul Maki, senior architect for Nor-Son Custom Builders of Brainerd. “People love their pets, but they don’t want the clutter of dog food and dog beds laying around the house. They like having the pet items hidden in cabinets to keep their homes looking nice.” Some pet friendly construction projects include sleeping stations built around cabinets to accommodate pets. Other home designs have storage space around kitchen areas for pet foods and toys. And some homes are being built to include pet showers. “We’re doing a lot of dog washing stations,” Maki said. “Especially with lake homes where their dogs might go in the water and need to rinse off. We’ve done tiled pet showers near mudrooms, and others built right inside garages with heated floors. In one home we even had shelves for towels and cleaning supplies.” Brent Gunsbury, president and co-owner of Bercher Design & Construction, said their company also receives requests for home designs with pets in mind.
People are putting in the resources, and adding amentitles in the home to allow the dogs to fit in. So we’ve found creative ways to make it happen. - Brent Gunsbury
President/Co-owner, Bercher Design & Construction
“Pets are no different than anyone else, and are treated like another member of the family,” Gunsbury said. “People are putting in the resources, and adding amentitles in the home to allow the dogs to fit in. So we’ve found creative ways to make it happen.” Gunsbury said his company has also designed dog showers. “We converted a laundry area into a dog shower,” he said. “It was a lower level of a lake home where people can easily bring the dog in and clean them.” Adding pet-only bathing stations to home construction and remodeling designs has been a national trend in recent years. Many showers are slightly raised to make washing and rinsing of pets more comfortable for the owners. A tiled shower project can cost between $3,500 to $5,000, but could be constructed at a significantly lower price.

Real people. Real results. 2021 | MINNESOTA HOME 19
2021 has given rise to a much needed breath of fresh air in many ways. Our homes became a sanctuary during the pandemic. Seeing the inside of them 24/7 did shed some new light on what to tackle on the home front for projects. Now looking ahead to
brighter days there are so many fun trends on the horizon to incorporate. Whether you’re trying to make your space reflect your personality, be safer and more eco-friendly or just have that vibe you’ve always imagined, these trends can take you there.
Color
This year more than ever, color is your friend. Embrace it. From a mix of pastels to jewel tones and savvy neutrals, whatever palette you lean toward, don’t be afraid to use a pop of color. 2021 Trend Colors to consider are Aegean Teal from Benjamin Moore, Sherwin Williams’ Urbane Bronze or even Pantone’s pair of Illuminating Yellow and Ultimate Gray. Color can be seen in colorful cabinetry from a mix of stained woods of all varieties to painted black, gray, white, cream, pinks and especially deep greens and blues. Hirshfield’s color experts, Felicia Moddess and Amanda Schneider, agreed that slate grays, dark greens and navy blues are the most popular. “We’ve noticed

Hale Navy HC-154 a lot of Benjamin Moore Hale Navy being used for cabinetry or accents,” noted Moddess. “Really anything goes though,” noted Schneider. “It depends on what you like.” These colorful cabinets are found in kitchen and bath design. Try perimeter cabinetry in one color and a contrasting colorful island. Or incorporate one color for base cabinets and another color on upper cabinetry. Otherwise, introduce color with accessories like pillows, home décor or art. Finally bringing the outdoors in with greenery in faux or real foliage is always a natural way to add color.

Architectural Details and Accent Walls
Adding new or old architectural details to a home brings in character. Aged corbels, shiplap or nickel gap are still being applied to walls. So are upcycled pallets and reclaimed barnwood. Board and batten walls can be found in contemporary, transitional or cottage style homes. Creating unique patterns with wood strips on a wall and then painting it out has totally taken off as well. Easy prefabricated wall planks can be purchased for DIY installation. Hudrlik Design Studio interior designer Laurie Wilt
shared that she’s noticed the use of luxury vinyl planking on walls to achieve this look in a commercial application. Another way to accent walls is with metal. “People are doing metal accents in their bathrooms or bar areas as backsplashes or focal point walls,” said Wilt. Add character using travel photos by printing them on canvas as a one of a kind gallery wall. Choose a wall to tile with a variety of shapes, sizes and color. Select a wallpaper in a large print or geometric pattern to add detail on one wall. Finally good ole’ paint still offers the perfect backdrop for whatever the story of your home is about.

Paneled Shower Walls, Wall Cladding and Backsplashes
More people are opting to cut out the grout lines by choosing low maintenance sheets of artificial products such as cultured marble, solid surface material or quartz as their shower walls or backsplashes. Typically these panels are less money than a custom tiled shower since there is not as much labor involved. Patterns can be subtle, blending into the space in a calming way or impactful. Cambria, a Minnesota-based quartz company, is calling this
wall cladding. Julie Spry, market representative for Cambria, agreed that wall cladding is currently one of the largest trends. “Cambria’s wall cladding is antimicrobial, non-staining and cleans up with simple soap and water. Nothing permeates quartz,” said Spry. She mentioned wall cladding can be used in a variety of other applications, creating stellar focal points such as behind cooktops, mirrors and lights in a bathroom or a sophisticated fireplace surround. Wall cladding may be the perfect bullet statement in a room creating continuity with subtle movement or a bold splash of color adding beauty and pattern.
Personalized Lighting
Adding life to a dark corner or illuminating an entry, lighting has so many uses in a home. There are many ways a homeowner can benefit from selecting a new fixture or lamp for your space. Even just swapping out to the correct bulbs can make an area feel brighter and better. Get on board with a fun light that is totally you. Etsy has great handmade fixtures helping small businesses. Locally, The Light Depot in Baxter has a variety of lighting to choose from and owner Rick Mileski has recently arrived back with new styles from market in Dallas, Texas.
Eco-Friendly
Using furniture and fabrics that are more sustainably sourced is becoming more important. Making conscious decisions about selections in furniture, how it is made, where it is from and buying it locally are important today more than ever. Serenity Now Alpaca Farm in Pine River uses alpaca fleece for home area rugs among other items. “On our farm we try to use every part of the alpaca wool for making all types of items like slippers, hats, mittens, rugs and more,” said owner Esther Endicott. Their green approach to their farm starts with the use of solar panels providing energy and is a circular effect even down to fertilizing their garden. An easy way to start small and begin thinking about sustainability is to try using an alpaca wool ball instead of dryer sheets; they are less toxic since there are no chemicals and cut down drying time therefore saving energy. Our impact left on this earth and whether a product is made with a minimal carbon footprint is something we all can be better at considering. Taking action to either purchase sustainably or repurposed and upcycled goods ourselves is a great way to help our planet. 2021 is the year to learn, grow and adapt what we’ve endured in 2020 and put that into action so we can completely understand how where we live and work affect us. Being on trend can mean whatever you want it to.

Residential Remodels During a Pandemic BY CARISSA ANDREWS
PHOTO COURTESY OF NOR-SON CUSTOM BUILDERS
Navigating the COVID-19 pandemic has been a scary venture for many people. Businesses took a hit and construction companies in the lakes area were no exception. 26 MINNESOTA HOME | 2021
They’ve seen a host of changes from everything coming to a screeching halt to a boom in home remodels geared toward healthier home transformations.
For the teams at construction companies like Hy-Tec, employees were concerned at first when the panic set in and projects were put on hold. That concern was for good reason, too, since half of them never continued to completion. However, as people shifted to remote work and schooling, residential remodels rose exponentially. In fact, according to Mitch Feierabend at Hy-Tec, in the past year, they’ve had more residential calls than they did in the past three. He also mentioned one of the biggest trends
was the addition of the healthy home office. “A lot of people from the Twin Cities came up, looking to find a way to ‘office’ up here in the lakes area,” he said. Not only that, but people were realizing that if they could work remotely, why not live where they also play? With that, they saw an uptick of family cabin renovations to make staying in the area feel more like home. So, new transformations were implemented to convert cabins to homes or update them, so they have a

more modern vibe. In addition to home offices, construction companies also saw an uptick in home gym renovations, as well as student spaces designed specifically for kids who were distance learning. More often than not, these types of renovations were relatively easy, so homeowners were able to accomplish much of those on their own with the occasional help from construction crews. Regardless, many home renovations included ways to ensure the inhabitants were living healthier. This included additions of things like water filtration and air quality. “We’ve had lots of conversations about how people can protect themselves against COVID. Reverse osmosis water systems have been a huge draw for people this past year,” Feierabend said. “Generally, we hook them up with Culligan or one of the other water specialists in town. We’ve also seen air quality concerns be a major player. This includes everything from customers wanting to know who to hire to clean their ductwork, to adding ultraviolet lights inside them, to other specialized systems put in their furnace.” This sentiment was echoed by the owners
of JIBEC Heating and Cooling. “Indoor air quality is a hot commodity right now,” said Jenny Niggeler. “We’ve seen a lot of air purification systems going in and the demand is just going up. Our biggest seller right now is the PlasmaPURE air purifier by PlasmaAir.” According to PlasmaAir’s website, the PlasmaPURE is a continuous air purifier for the whole home that works using bipolar ionization technology. Jenny also mentioned one of the nice benefits from something like this product is the self-cleaning aspect because it doesn’t require yearly maintenance or replacement parts. “We’ve also seen a lot of UV light systems going into ductwork, but with those, you see yearly replacements for the bulbs. So, if you’re looking for better filtration without continuous cost, the PlasmaPURE might be right for you,” she said. While they do offer both, it’s important to note over the past year it’s become increasingly more difficult to get the systems on a readily available basis. If you’ve been considering adding one, you’ll want to make the call sooner rather than later because it could be a few months before they get the product in and install it.

Another thing homeowners have been doing is putting better filter systems on their furnaces. JIBEC has been contracted numerous times to put in different size filter systems that can work with better, or even provide larger furnace filters than what may currently be installed on a furnace. The Brainerd lakes area is a beautiful location, so it’s no wonder people are choosing to remodel beloved cabins or add more functional rooms into their homes here. One thing’s for sure, transformation has been the buzzword for the past year. The pandemic has shaken everything from the ground up. It’s made us all evolve our work habits and take a closer look at where we live — and how we want to live.

Our backyards are so much more than just a place to run a lawnmower and exercise the family dog. They are a pleasant place to unwind at the end of a long day and the addition of a designated entertaining area like a tiki bar or an outdoor kitchen surrounded by beautiful blooms, lush greenery and other landscape designs can make the backyard our own personal happy place. Both are easy to manage, and you can create the right soil for your crops. “The investment of good soil to start a raised bed is essential,” advises Boser. “You’re going to spend some money to put in some good black dirt but it’s going PHOTOS COURTESY OF NOR-SON CUSTOM BUILDERS

to be probably 95% weed free. You’ll have to do more fertilizing too, but it’s going to be there for years.” Her advice is to focus on five crops to master the first year and then move on from there. Splashes of color in backyard landscaping can be a treat and come in the way of hardy plants that are dependable and fit for the climate. These include hydrangeas, daylilies and black-eyed Susans as well as others. Perennials return each year and planting things like rhubarb, berries, asparagus and chives are all pleasant to look at and prove useful too. An herb garden can be started from a kit or seeds and grown on a windowsill or a patio. They provide seasonings to embellish favorite dishes when cooking. Besides landscaping and gardening there are endless options to invest in your own backyard space.
Fire Pits
There’s something satisfying about sitting around a crackling fire on a cool Minnesota evening. From the most basic style, easy to assemble and construct, to something much more elaborate, it will draw a small crowd.

Fireplace kits that come with everything you need are sold by WW Thompson Concrete Products in Brainerd. Dave Anderson says they have been more popular than ever the past handful of years. Stone, brick and concrete block all offer the chance to create your own original design to go with the colors and textures of the rest of the yard. A fantastic fire pit doesn’t have to cost a lot of money or take a lot of work. From a rustic looking model made from crushed rock or flagstone to something more formal using a paver, the result will be pleasing. The most elaborate designs include a chimney and seating.
Outdoor Kitchens
Besides the grill, whether it be charcoal or propane, the pizza oven was the first appliance to make its way onto our patios. Today homeowners have kicked it up a notch by building designs to house the grill as well as other appliances now, including microwaves and refrigerators which allow homeowners to not only serve a meal outside but cook it from beginning to end, too. More elaborate outdoor kitchens will have cabinets to hold pans, cooking utensils and other items as well as counter space for preparing and serving the fare. Sculpture by Design in Pine River offers concrete countertops for outdoor bars and kitchens. Owner Brenda Thibodo says the concrete tops handle a lot of wear and tear and the sealers used in the finished product are remarkable. They are highly scratch resistant, stain resistant and heat resistant. “When we seal it, it never has to be sealed again.” Counters and tabletops can be custom designed from color to layout. “It is all artistry,” says Thibido. “The whole piece is designed and created by us by hand.” Stamping the surface can even give it the look of wood.

Tiki Bars
Give your own home the feel of a night out with a tiki bar. The styles are varied and putting one in can be easier than you think. A completed version can be purchased already made or design your own and build it from scratch. Deck it out with a television and stereo system and your favorite local watering hole may be as close as your own backyard. Eric Carder, director of project development at Baratto Brothers, says the company has constructed tiki bars that are open-aired, designs with metal roofs and even a versatile enclosed model that can double as storage with doors and windows that fold down. If your bar will be lakeside, Carder suggests a call before you begin to check on any necessary permits or rules on setbacks for water-oriented structures in the area that may need to be considered.
Gazebos
A backyard gazebo offers a stable building away from the home that is shaded during the warmest of summer days. Add a comfortable set of patio furniture with cushions and it’s the perfect place for that morning cup of coffee or something chilled with ice in the evening. A screened version will offer protection from summer pests.
38 MINNESOTA HOME | 2021
They come in a multitude of styles and various materials that will complement and blend into your own personal backyard style. Midnight Sun Pools and Spa in Brainerd offers Visscher gazebos. Store manager Travis Yost said they are the perfect home for a hot tub or to be used as a structure all on their own. Adorn the structure with hanging baskets or other flowers around the outside and it’s your own personal charming space to unwind.
Treehouses
When it comes to today’s treehouses, it turns out the actual tree is optional. A year of working remotely has had homeowners realizing that a place to getaway without leaving our homes may have been wasted on our kids. Everyone can agree on the attraction of a retreat away from some of the noise and chaos of the main home, and a treehouse, even without the comforts of plumbing and heating, can prove quaint and inviting. An extra elevated building located somewhere separate from the main home has become a refreshing home office for some people. It can also offer a unique, low-key space that can be used for small scale entertaining.

It’s so much fun — I absolutely love it. It’s kind of a hobby that supports itself. - Aimee Haukos
Owner, Beautiful Salvage
Aimee Haukos started her upcycling business in 2015 when she found herself home with kids who were nearing school age and she wanted something to do with her time. “I’m kind of a busy person,” Haukos explains. “I’m always doing something.” With a knack for finding great deals and a vision for making things new again, Haukos started collecting items that seemed to have reached the end of their life and started the work to give them the ultimate makeover.
Haukos said in the beginning she would repurpose anything she could get her hands on — old dressers, abandoned tools, barnwood. She hit garage sales and estate sales, the Re-Store. “If I thought I might find something interesting, I was there,” Haukos said. What started out as a hobby has evolved into a full-time job for Haukos in her home-based repurposing venture, Beautiful Salvage. After moving around a handful of times, Beautiful Salvage now operates right from

Haukos’ home on Bluff Avenue in Brainerd. Until the pandemic hit, Haukos was hosting in home boutiques — three her first year. The boutique would fill the first level of the Haukos home with eager customers searching for the right piece of repurposed furniture or unique décor. Haukos said many pieces start out as her own décor and when she’s ready to update and refresh, she sells them. Haukos has built her following through a Facebook group, and with the pandemic, has moved her sales mostly online complete with contactless pick-up. “It’s way more work but it has paid off,” Haukos said. Haukos said the key to her success has been finding a piece, seeing a vision for it and making it her goal to double the investment she has put into it. She said she really loves bringing new life to large pieces but has had a lot of success with small décor, lke the lamp she managed to fashion from an old radio or the floating wall shelves made from old kitchen drawers. “It’s so much fun — I absolutely

love it,” Haukos said. “It’s kind of a hobby that supports itself.” For Renee Lelwica, her love for old meets new has grown into a multiple-location Salvage Sisters, Repurposed storefront. The store’s flagship location is in Waite Park with a satellite location that opened in 2020 in the FitQuest building in Baxter. Lelwica said the business model of Salvage Sisters allows vendors to rent space to sell their own repurposed items from small upcycled home décor to moderately sized furniture. For Lelwica, who has a background in furniture sales, the love for remaking old things really took off after her husband fashioned a barnwood end table for her. “It was so perfect,” she said. “And then all of our kids wanted one.” Lelwica said being creative in the hunt can open a world of opportunity when it comes to finding the right items to repurpose. “Garage sales, estate sales, side of road, dumpsters,” she said. “There are quality items hiding everywhere.” With the increasing popularity of upcycling and DIY projects in general, makerspaces have started to pop up pretty much everywhere including the Brainerd lakes area. Makerspaces offer collaborative work areas that allow hardcore and novice DIYers access to shared tools and technology. “It’s kind of like a co-op for trades,” explained Chris Smith. In 2020, Smith opened Minnesota Makerspace in downtown Brainerd. An Aitkin native, Smith has a background in graphic design and a heart of community growth. Smith came across the idea for a makerspace and caught the vision for what it could provide his own community. “I took
that original concept and ran with my own idea of it,” Smith said. Minnesota Makerspace has a laser-engraver, CNC machine, 3D printers, CAD software and an impressive collection of power tools. Smith said the pandemic forced him to adapt his business plan temporarily and is currently focused on business-to-business production with space starting to open to everyday use. The main attraction is the sanding machine for people like Aimee Haukos who have a vision for bringing some life back to old furniture. Smith said the ultimate goal is to make Makerspace nonprofit which would remove cost and education barriers for those interested in creating — for business or for fun. Monthly membership will provide access to tools and technology as well as DIY classes for newbies and an opportunity for entrepreneurs to let their business ideas come to life. “The idea is to enter with an idea and leave with a completed project,” Smith said. “That’s what we hope to provide.”
This is a table made from a deconstructed table. The top was removed and a frame was placed for a salvaged window to sit. This window came off from a barn that was taken down. The window is hinged on the table to make it easier for cleaning. Everything was painted white and sealed. 44 MINNESOTA HOME | 2021

A front entrance is a chance to make a lasting first impression on guests. As one of the main focal points of any home, the front entrance should be warm, welcoming, and most of all, showcase personal style. Front porches with cozy outdoor furniture offer a sense of comfort, while statement making flora and fauna can enhance stone pathways. Bold and unique lighting adds a touch of flair, while personal touches within the décor adds character. More than just curb appeal, a statement-making front entrance can increase value while providing a glimpse into a homeowner’s personal style.

Front Door Update
For the full effect, replacing the front door along with the hardware can instantly update the way a front entry looks. “Changing a front door to one with either more glass or a unique glass design while adding stained glass panels or designer glass, such as rain or baroque glass can add a decorative touch, lets light in, and still offers some privacy. It not only improves the exterior look but adds light and distinction to the interior,” said Jenny Gunsbury, owner of Bercher Design & Construction in Baxter. An easy DIY budget-friendly option is painting an existing front door to add in some color. “One of the quickest and easiest ways to make a noticeable upgrade to an existing entryway is to paint the front door. A bright, bold color can infuse new energy into the space,” said Gunsbury.

Details for Days
Personal style is always in the details. New house numbers, a wall mounted mailbox and overhead light fixtures are all pieces that make up great style. These details become the focal point of the curb appeal, and they look best when they function collectively rather than scattered pieces. “Good lighting makes a home feel welcoming in addition to providing curb appeal. A statement light fixture, such as a hanging chandelier or bold wall sconce that complements the home’s exterior, fits the bill on both accounts. If using LED bulbs, one with a 2700K rating will provide a warm white light,” shared Gunsbury. Creating symmetry with design details is both eye pleasing and simple. Symmetrical compositions of the light fixtures and front door accents create a distinct entryway. A home’s current design and style should be taken into consideration when choosing accent details. Upgrading your front door also means upgrading old, outdated hardware. With the latest designs waiting to be curated by homeowners, choosing interesting or statement making hardware is a great option for enhancing an entry. Contemporary homes might look best with brushed nickel, where oil-bronze finishes are a stunning addition to traditional homes.

Front Porches
A front porch is often coveted for its comfort. It’s an additional outdoor room where family and friends can kick back and relax. Depending on budget and home style, adding a front porch can instantly upgrade a front entryway while adding significant value to a home. Materials range from pressure treated wood, cedar, redwood, vinyl and composite decking. “Extending roof lines, installing brackets or corbels underneath the roof line can provide fairly reduced maintenance,” said Johnston. Front entry architecture options such as decorative brackets, moldings, columns, and trim can also add details that compliment a front porch.

Finishing Touches
Add outdoor seating to portray a sense of comfort while a fabulous chandelier hanging above the front door creates light, style and brings the room together. With style in mind, it’s important to utilize the space to add more curb appeal. However, no front porch doesn’t mean you have to sacrifice style. “Pull up a vintage wooden stool, bench or chair that can be used to display small potted plants or seasonal decorations,” said Gunsbury. “Trading out a tired, old welcome mat with a new, natural fiber one can make the entryway feel refreshed. Coir, a fiber made from coconuts, withstands elements well, removes dirt and sand from shoes, and can be customized with colorful designs or text.” Installing window boxes for flowers is a quick way to charm. Brass or copper window boxes are a perfect
addition to any traditional style home, where painted wood boxes would go well with a cottage feel. Trim back any overgrown plants that block the view of the front porch and focus on just a few key areas that offer the most impact. With an array of options that can fit any budget, upgrading a home’s front entrance
is the perfect way to add some curb appeal making it the envy of the block. Remodeling the entrance can also entice potential home buyers as well. From stone accents and walkways to more subtle details like lighting and landscaping, the goal should be to reflect a personal style that leaves a lasting impression on everyone.

How to sell in a fast-moving market BY CYNTHIA BACHMAN
If, as a home seller, your ultimate goal is to attract top-dollar offers and to sell in a timely manner, there are ways to achieve that. Amye Miller of the Brainerd/Baxter Edina Realty office and owner of the Miller Group discussed home selling in a fast paced market of home sales in 2021. 54 MINNESOTA HOME | 2021
First, know what you are selling. This sounds basic, but you will want to educate yourself and market your house by the features that buyers are seeking. - Amye Miller
Owner, Miller Group

“The home selling market is presently fast paced due to low interest rates and low inventory of houses for sale. Mortgage rates are good. First know what you are selling. This sounds basic, but you will want to educate yourself and market your house by the features that buyers are seeking, said Miller.” She said it’s not just features of your home but also the positives of the location: the school district, community advantages, quiet neighborhood, easy access and roads to travel to and from the home. When you approach your
sale with this in mind your home will appeal to many buyers. When you hire a real estate agent, you will have someone to guide and educate you through the house preparation/presentation and teach you goals and details of marketing and completing the final paperwork. Generally, with a real estate agent, your property will get MLS (Multiple Listing Service) exposure. The MLS is an online tool to help listing brokers find brokers working with buyers and this kind of introduction may help sell your property. It is a good

way to let many people know what you have to sell. The MLS will generate interest by including details of your home, usually with photos, to show the best of your home. In this way more qualified buyers will see your property, which can increase your chance to meet your goal with quality communication, a good price and a timely informed sale. As the MLS strategy begins, it allows you, the seller and your realtor to pause, slow down and present your home with a prepared marketing plan and strategy of when to enter the market and how it is to be featured: you want your home to shine and attract the most offers. Many people believe the best time to sell is in the spring; recent years show that winter markets remain competitive.
56 MINNESOTA HOME | 2021
Especially now with the lifestyle adjustments that have come with the Covid-19 pandemic, buyers seek properties to fit the changes in their work, school and home situations. According to Edina Realty there have been shortages of homes on the market for years. This trend continues. Starter homes, priced under $250,000, have sold within 20 days for the last two years. In November 2020 that number trended to sales in 18 days. Luxury homes sold in 34 days. Metro waterfront homes sold in 28 days. Sales prices continue to rise due to demand. Most people are likely familiar with the many TV shows on HGTV. These programs have made it clear the benefit of staging your home. By preparing, your home buyers can imagine how the space can
be used and how furniture fits the rooms. Most buyers will see value in a property that is in good condition, well maintained and ready for a new family. Your real estate agent can provide you with direction to best present your home. An experienced agent can help you decide if/what home imperfections are worth fixing to add value to your home. The fact is sellers will benefit when prospective buyers can see themselves in the home. That translates to a home that is well maintained, de-cluttered and free of personal pictures and memorabilia. Minor pre-sale prepping ideas: Paint the front door, paint rooms neutral/clean colors, repair cabinet hardware, repair leaky faucets and update light fixtures/ceiling fans.
Major pre-sale repairs to consider: Patching holes and cracks in walls and ceilings, flooring updates such as new vinyl or hardwood and/ or carpet installation, putting on a new roof, repairing or changing appliances. Curb appeal is important, be aware of landscaping and make easy improvements as needed. (You may need to strike up a deal to get your neighbor to clean up their front yard). Selling your home may seem overwhelming but with planning, knowledge and the benefit of a trusted real estate agent that has the proper training and network behind them, you will quickly reach your goal of top-dollar offers and will sell your property in a timely manner so you can meet your family needs and move on to your next chapter.
Considerations for selecting a Realtor: Do they have community knowledge? Do they have adequate training, a strong network, proven selling stats? Do they have the tools to give your home exposure? Do they have a Realtor network? Can they help evaluate the condition of your home? Can they be a trusted partner?
