Everyone wants that ‘just right’ temperature in their home. When you walk into a room and goosebumps dance on your arms, brrr! You know it's time to do something to make your heating system more user-friendly.
There are a number of new heating methods available to you whether you need one for your current home or are planning on building, and the one you choose needs to fit your finances and your freedom. The methods of heating have changed, keeping up with modern technology, and sad to say, inflation. After interviewing two heating and cooling companies in the Brainerd lakes area, there is so much to share. Forced air heating and cooling Heating and cooling systems of today are not inexpensive. The equipment we have nowadays is very sophisticated and a lot more computer driven. Making sure the units are maintained properly is a big thing. Make sure there’s nothing wrong to prevent any problem before it becomes a catastrophic or extremely expensive fix. Think of it like a car that regularly needs oil changes and filters. Preventative maintenance on your heating system needs the same care. JIBEC will schedule fall and spring-cleaning checkups. In the fall they will service your heating system to make sure everything is OK before you need it and in the spring they will come out and check your cooling unit. Wi-Fi enabled smart technology In the last four to five years Wi-Fi technology has exploded. If you are a snowbird who winters down south, it allows you to monitor and regulate your home while you are away. If you want the house warmer when you get home, you simply use the app on your phone to set the temperature for the time you arrive. You can have multiple thermostats in your home, allowing remote capabilities. You can also have water sensors put under a sink, refrigerator or in a mechanical room that will sense water on the floor and send you notices. Companies are really starting to make this smart system not just for your furnace or boiler but for your entire home. You can tie in security systems with that same system with cameras set up through the home and monitor that visually. Make sure you have a reliable thermostat provider, such as Honeywell, and a high internet speed with high enough gigahertz for a good connection. The fiber optic cables placed a few years ago now make this possible for areas outside the city. Smart Technology can bring you great peace of mind when you are away from home.

Ductless mini splits If your home or cabin doesn’t have any ductwork, then this is a system you will appreciate. It is very efficient and reliable for cooling and can provide heating for temperatures down to 15 degrees below zero. It includes an indoor unit that hangs on a wall, with lines going to an outdoor unit. You can have many indoor units throughout the house. The installation cost is high, but over the years it pays for itself because it will cost you much less to use than individual window AC units. Thelen Heating was started by John Thelen Sr., in 1958, giving them years of expertise hard to find elsewhere. They serve residential homes as well as businesses in and around Crow Wing, Morrison and Todd counties. Blake Thelen, grandson of the founder, was asked what the customers want today. His answer was simple. “To be comfortable is the big thing…some people like it 65 in their house and some like it 74.” Furnaces are the method most of their clients use, but boilers too, with an 80/20 split. They do fall and spring maintenance for many homes and businesses.

Radiant and in-floor heating More and more people are asking for in-floor radiant heating. Hydronics radiant floor heating systems use heating pipes under the floor heated by a boiler system. Electric radiant floor heating systems use electric heating wires to heat the floors. These systems are energy-efficient, cost-effective and more aesthetically appearing than other systems. They also work with Alexa and Google, allowing you to program your floors on a schedule. The up-front cost is high but if cost is no object, it’s the way to go.

Natural gas heating
Natural gas furnaces are the cheapest way to heat. To save money, regardless of what system you use, insulation is a must. Tight seals on windows and doors along with a higher window, wall and attic insulation R-value, can save you money in heating (and cooling) costs. The higher the efficiency is on your equipment, the cheaper it will be to run. Thelen Heating takes a lot of pride in fixing things, and if it doesn't PHOTO COURTESY OF THELEN make sense to fix it, they will HEATING & ROOFING, INC. suggest replacing it, Blake said. To help keep your furnace running at peak performance, Thelen suggests using a filter with a higher MERV rating (Minimum Efficiency Reporting Values). A higher MERV rated filter has a finer weave to it that will help catch smaller airborne particles and germs floating in the air, (like a honeycomb with much smaller holes in it). When going to a higher MERV rating (11+) it is suggested to upsize to a 5-inch thick filter that has much more surface area, allowing air to still move freely through the system. There are electronic air purifiers such as the I-wave Ionization device or UV light bulb system that can be added to your home ventilation to further clean the air.
Biomass systems Biomass heating uses a combustible heat source other than electricity or gas. It is often used because it is more readily available and comes at a cheaper cost to some homeowners. It does require higher maintenance, which can be problematic when you want to travel. A backup heating method is recommended.
Propane heating Propane is the cleanest method of heating. The State of Minnesota is offering incentives to put in propane furnaces. Check with your service provider to see what they can offer you in rebates. When asked what advice Blake would give any client, he said, “Keep your air filters clean!” Good advice for anyone wanting their home warm and cozy at the lowest cost possible. Now…can you say ahhh?!
Combination boiler and water heater A lot of people are going to a combination of boiler and water heater. This sort of system allows a singular unit to provide hydronic heat for the house as well as provide hot water to sinks, showers and other appliances. 2022 | MINNESOTA HOME 15

Good guidance is crucial Depending on specific needs, upgrading a current media center with built-in cabinets, larger TVs, additional stereo equipment and speakers can provide a fresh take on an outdated space. Collaborating with builders who specialize in custom cabinetry can assist a homeowner with creating a design while an audio/video installation company can manage the technical side of new or existing equipment. Wood Products Unlimited is a family owned and operated custom cabinetry business located in Brainerd. Office manager Joanna Buresch collaborates with clients to help design custom cabinetry for media centers, a process that usually begins with hiring architects, builders and video/audio companies. “I always tell clients to start with research. Using the internet or design magazines to get an idea of what they want is a great place to start,” says Buresch. Once cabinetry style and the overall design is chosen the next step is work with the audio/video installation company to help design the space.

Adding more than one TV on a media center wall might be beneficial to larger families. “The pandemic really put an emphasis on being at home. Some of our clients have reached out to assist with changing their media walls to accommodate. Adding more than one TV on the wall can help meet the needs of the whole family. Technology today is much different and requires less wires and connections, however, we design rooms with all the modern equipment while blending it seamlessly into the room,” notes Borders.

While a lot of homes include some of the features of the neighborhood hangout, some get even closer to the real deal. Beth Raymakers and her husband, Dale, live in Plymouth. The couple purchased a lake home on Daggett Lake, on the Whitefish chain, in 2004. The older home that had been on the property was moved a couple of years ago and replaced by a new home designed and constructed for the couple with their future retirement in mind. Their home in the Twin Cities has a home bar and the two knew they wanted to incorporate one in the new lake home as well.

We have a keg in the kegerator all the time and we have these cool tappers we got from a friend.” A bar height fridge for sodas, canned beer and other beverages is included, and plenty of cabinet space and glass shelving.

The bar is located above the three-car garage. It is finished in dark cherry wood with a long wood bar top with a rail and additional high tables for seating. After the bar top was installed, Dale used a poly finish to give it the look they desired. An indoor stairway leads from the home’s bottom level to the upstairs
entertainment space. “I really felt strongly about being able to access the bar and garage from inside the house,” Beth said. The couple didn’t want to have to worry about guests slipping on the way in or out or having to keep a walkway cleared in the winter months. “We really do a lot of entertaining

up at the lake,” said Beth, “so we knew we wanted a space that could accommodate a good number of people for socializing. We commonly congregate at one of our homes. This is perfect for that.” The couple hosted 35 friends in the new bar space for a housewarming when the project was complete.
Ron Wendorff is a project manager and designer at Crow Wing Cabinets. He agrees home bars are on trend. He says clients will come in with plans in mind that include spaces to entertain that will fit into their own personal style. While there are variations such as closed or open shelving, or a combination of the two, it is something today’s homeowners consider when building or remodeling. Often ideas come from Pinterest photos or other house photos that they can help the client reproduce. “The sky is the limit when it comes to putting a bar or entertaining space in a home. They can be unique,” Wendorff said. “Some are painted. Some are rustic, and some are very lodge looking.“

Home buying has been booming the past two years due to low interest rates along with homeowners wanting added square footage or a change of scenery. A majority of those buyers did not love 100% about the homes they purchased. What made them buy it anyway? Colleen Goedker, REALTOR of Goedker Realty, Inc. said, “Turn key homes are not always available so buyers have to adjust their expectations right now. Greg Miller from Miller Built Construction, LLC, noted older homes have separated spaces but depending on the age of the home and the roof truss system it may be easier to remove walls than one thinks. “As for newer homes, technology today with roof trusses is really good making it more allowable for open concept floor plans,” said Miller. Buyers also look for cabinet space, storage and updated appliances. Goedker often discusses a vision of what her client could turn the home into if the nuts and bolts are good, describing that some clients just can’t look past things and visualize a home’s full potential. “I try to encourage people by saying, anything is changeable. Licensed builder Taylor Pontius of Proper Home Improvement, LLC, said, “My first meeting really starts with a phone call, email and a look at the project. I see the quality of the project and whether it matches what we do. We like building something that lasts and makes sense for the customer.” He also said most homeowners want things to look good, “for better or worse looks is the driving force.” Pontius gives homeowners ideas on what to replace or fix and focuses on how to not only make things aesthetically pleasing but also be more efficient to stand the test of time. “There’s really nothing that can’t be changed, it just depends on how much a client wants to spend,” said Pontius who specializes in interior remodeling and additions spending time in the lakes area making older properties that are “pieced together work right and last.” Many cabins built here in the 1950s and 1960s with numerous additions need to be corrected and updated to code.

Updating a space to meet code is an important part of making it safe for new inhabitants. One area Dan Richter, owner of Grouse Road Carpentry, LLC, has seen in remodeling is with bathrooms going from a standard step in tub to a shower with a shorter curb and slip resistant floor. “The need to make the space more accessible for clients is so important,” Richter said. Accessibility can be a key feature when purchasing a home or adapted later. Retirement aged couples may be looking for a home with the potential for them to age in place or have new windows meeting higher energy efficiency lowering heating bills while families might want safety

features like level floors and up to date electrical panels. The most usable spaces are typically re-done first where a family spends the majority of their time. Richter shared that simple fixes are usually done such as smoothing out walls, painting and swapping out flooring before larger scale remodeling is taken on. “I see more cosmetic alterations within the first year, in my experience people are mostly concerned about general appearance,” said Richter. When larger scale remodeling is an option, bathrooms and kitchens are first on the to do list. “Customers ask for suggestions on what the best value is as far as an investment goes…what’s the best bang for their buck for resale?” said Wes Mink, owner of Start to Finish Builders and Remodelers. The answer is always kitchens and bathrooms are a return on investment. In most cases, bathrooms generally take precedence due to a smaller amount of square footage and therefore lower price point to renovate.

“Bathrooms seem to take a lot of abuse over time simply because of water and the damage it can cause,” stated Mike Rodahl, owner of Stonehenge Properties, LLC. People want their bathrooms to be a sanctuary, calming and clean or as Rodahl put it… just plain “nice.” He often has helped fix DIY projects among others that have gone awry due to water or other mishaps. details are caught and the job is done properly. While working onsite, he’s noticed a trend in bath design is the use of taller vanities. It’s a more ergonomic approach, saving on clients’ backs making it easier to bend down to brush teeth or get ready for the day. Vanities are being designed to look more like a unique piece of furniture. In addition, he often helps change out hardware, bath accessories, light fixtures and mirrors to add a more personal touch. As a licensed contractor, Rodahl has seen his fair share of remodeling projects from exterior work like decks and windows to interior large and small scale projects. He knows how important

If someone hires a licensed and insured contractor, they are held liable and accountable by the state of Minnesota Department of Labor to take care of their customers. The same holds true for Minnesota Certified Interior Designers governed by the board of Architecture, Engineers, Land Surveying, Landscape Architecture, Geoscience and Interior Design (AELSLAGID). Hiring the right designer or contractor to coordinate a project helps to make it run more smoothly and efficiently relieving homeowner stress. Brett Streiff, real estate broker with Weichert Realtors Tower Properties, noted hiring a professional to come in and use different resources just makes sense. There are, of course, those clients who choose sweat equity to complete the work themselves and in turn save money. However, if they aren’t up to the task, finding a qualified professional is the way to go. “There’s always some updating that needs to be done whether selling or buying,” said Streiff. People often need help seeing past what’s in front of them. “A lot of properties are sold based more on what they could be rather than the current state,” said Streiff, who has a construction background, making him confident in giving an idea on bearing walls, sizing up headers and a general feel for what can be done at a property. remodels. “They find a layout they like and fix it up from there which could be as simple as paint and floor covering, hardware and light fixtures,” said Streiff whose main focus is helping clients build equity, study market conditions and understand his clients’ goals. It's hard to live in the midst of a remodel, no matter how big or small it is. The general consensus when chatting along with design build trades is that it’s best to do whatever updates possible before moving into a new home. That is a more favorable approach.

Advances in technology, declining equipment costs and financial assistance in the form of tax credits and incentives make solar an attractive clean energy home option, according to David Winkelman, local owner of Winkelman Solar Developers. “There are big pipelines of materials now,” Winkelman said. “There’s more wholesalers and manufacturers.” Winkelman is so confident in solar energy that he recently built his own solar-energy retirement home in Brainerd. The building features a onelevel, slab-on-grade home featuring a grid-tied system with energy storage. “So I could have the most energy efficient and reliable home with the least amount of carbon footprint,” Winkelman explained why he chose a solar powered structure.
Winkelman added solar homes are increasing around the state. He estimates there are about 200 homes in the northern half of Minnesota and around 2,000 in the southern half. This popularity comes with the realization Minnesota has annual solar resources similar to Florida and Texas. “Minnesota has a good solar rating of between 1400 and 1600 watts per square meter,” he said. “That’s about the same as Houston, Texas, or Jacksonville, Florida. The rating has to do with cloud cover, not sun. Clouds are what changes the solar radiation from one locale to another.” Some solar homes are optimal (using solar panels) while others are passive (heated without panels by mostly using south-facing windows of a home). Passive solar design takes

advantage of a building’s site, climate and materials to minimize energy use. A well-designed passive solar home first reduces heating and cooling loads through energyefficient strategies. Properly sized roof overhangs can provide shade to vertical south windows during summer months. Other control approaches include electronic sensing devices, such as a differential thermostat that signals a fan to turn on; operable vents and dampers that allow or restrict heat flow; lowemissivity blinds; operable insulating shutters; and awnings. Here are some of the benefits and features of a storm proof, solar powered one-level home: Security of a stormproof concrete home; walls can withstand 250 mph wind and roof can handle a 150mph wind. No infiltration of pests; bugs, ants, mice, etc. No cold joints, holes or seams in footings or foundation. Contiguous concrete seals all the way into the ground from pouring walls and footings simultaneously. Whole house is acoustically decoupled from noise out-of-doors. Foam and concrete cancel out all normal frequencies of sounds. Air conditioning works without stress from a relatively small-sized system. Insulation is maximized. Simple roof design for solar. Solar panels cover and shield almost all of the 5/12 pitch south roof and protect the entire south side of the roof from the harmful rays of the sun. Large overhang from roof trusses shades the sun the summer sun but not the lower winter sun. Solar passive heat gain in winter reduces energy bills. Passive solar windows add nicely to the looks of the south rooms as well. Utility systems needed are mainly small loads, reducing electric bills. The hydronic heating system uses an electric boiler. Solar electric on roof pays for all electric utilities with money left over, providing credits from you in the summer and a check for the overage to you from the power company at least once a year. Battery system provides back-up power for all critical loads, even with no sunshine. Controllable fresh air exchange as desired.

(and the associated costs) looked like for his father, Near sold his multi-story, large, individual home and instead opted for an older home to remodel into a multi-generational design to include his aging father. His father’s living quarters are upstairs in what Near said is sometimes referred to as a “dad cave” by some. In the past few years, Near recalls one in 10 builds centering around the idea of multi-generational layouts, mainly by the children of aging boomers. This type of housing seems to

Aging parents, who are no longer able to live independently but are also unable to afford the prices of retirement housing, join their kids and perhaps even their grandchildren, all in one home. In contrast, each family member still has their own space and autonomy in a different part of the home. As Near creates and designs these multi-generation properties, he mentioned specific themes in his observations. A larger parcel of land is often required, primarily if a separate building is in the works for a second part of the family. He also sees a pattern in general requests for flat, non-transition floors, thus indicating an elderly-friendly living space. In addition, the importance of semi-handicapped accessible accommodations within the home when it comes to things like levers, knobs and the overall accessibility of the home’s setup. Clearly, the trend of multi-generational living seeks to create universal living quarters for the entire family. Looking toward the future of what home means to families, alongside the unpredictability of our world, Near agrees multi-generational living could potentially be the future of housing, family lifestyle and co-habitation as we know it.
