December and January brought many friends and family’s birthdays. Josh’s birthday was 1.3.14 and his son, Ryder’s was in December. Josh’s son has been behaving well in school lately and he was rewarded with his own iPhone (used) to use educational aps. (photos of Ryder’s work above and to the side.) He especially likes the Toca Boca series. We have lost many in 2013 and our prayers go out to their families. Both Josh and I have ill parents and we hope that peace and happiness can be brought to them in 2014. It is hard to watch family members suffer. 2014 brings a new feeling of hope, prosperity, and joy that comes with each new year. We hope your 2014 feels the same way and even more so turns out to as such. Sincerely,

Will 2014 be the year that lesser-known Silicon Valley cities cash in on 49ers mania, surfside startups and a budding cleantech resurrection? Following a regional economic resurgence during 2012 and 2013, the next year will be all about maintaining momentum for area cities long associated with tech-fueled affluence. In other locales, however, sleeper cities will look to lure a bigger slice of regional prosperity. Still, growth is by no means guaranteed in the year ahead. Increasing economic inequality — marked most obviously by unaffordable housing — has collided with years of civic budget cuts to produce a murky picture for long-term regional development. With this in mind, my picks for the Silicon Valley cities to watch in the months ahead: Santa Cruz Hippie beach enclave no more? A gaggle of politicians, entrepreneurs and deeppocketed investors want to diversify from Santa Cruz County’s $500-million-a-year reliance on summer tourism. Look for Surf City startups like co-working company NextSpace and business intelligence firm Looker to spur more entrepreneurial activity as politicians push for better broadband and increased telecommuting to Silicon Valley proper. Happy New Year! Ryan Buckholdt here from Opes Advisors in the downtown Santa Cruz office. Here is what experts are saying about 2014 and lending. Undoubtedly, mortgage rates will continue to climb as the economy continues to improve. This should be no surprise, hopefully a slow and steady increase will continue so that we are able to adjust accordingly. One year ago rates stood at 3.5%, and before the holidays swept through we locked rates (fixed your interest rate) just below 4.5%. Loans that offer 15 years at a fixed rate remained low which is definitely advantageous for borrowers. There will be some significant changes in the market this year as the Federal Housing Authority continues to increase regulation, therefore creating new rules we all must adhere to quickly whether you are buying a home or refinancing an existing one. Overall, we will see some large banks, i.e. SunTrust Bank, reducing or eliminating their mortgage banking presence because depositories are not set up to do purchase loans. At Opes Advisors, we find this to be a huge advantage for our company! Higher paying jobs have increased, therefore creating new numbers of people capable of affording homes.  A rise in housing prices nationally is pulling some homeowners from being underwater, opening up the possibility of refinancing and increasing movement of people toward areas with more jobs.
