Tara Hovey is president and chief operating officer of Optima, Inc. Ms. Hovey is responsible for setting and implementing the strategic vision of the company. In her role as COO, Ms. Hovey oversees all company entities and business units including corporate finance, sales and marketing, land acquisition, construction, development, investor relations, asset management and risk management. She directs all pre-development planning and deal evaluation as well as the capitalization of the firm and its new developments. Ms. Hovey has led the capitalization and financing of over $1.5 billion in real estate, including construction financing for new developments, recapitalizations and building dispositions. She led the recapitalization of Optima Sonoran Village in Arizona, managed the sale of Optima Chicago Center in the Streeterville neighborhood of Chicago, and oversaw the business plan, capitalization and development of the following marquee developments: Optima Signature, a 57-story luxury highrise apartment community in Chicago’s Streeterville neighborhood; Optima Kierland Center, a multi-building development in Phoenix with four ultra-luxury apartment and condominium towers and; Optima Sonoran Village Phase III, a 176-unit luxury apartment community in Scottsdale, Ariz., that complements the development’s first two phases. In 2014, Ms. Hovey served as senior vice president for the firm, responsible for all capital markets efforts, corporate finance, development and hiring. Prior to Optima, she worked in capital markets at Cushman & Wakefield in New York City, where she underwrote debt and equity transactions totaling more than $980 million. Ms. Hovey earned an MBA from the Wharton School of the University of Pennsylvania and holds a Bachelor of Art in communications with honors from Boston College. She is a managing broker in Illinois. Ms. Hovey is a member of YPO Chicago, The Chicago Network, The Chicago Media Project, serves on the Guild Board for the Boys and Girls Clubs of Chicago; and is a Fellow of the Aspen Institute’s Henry Crown Fellowship and a member of the Aspen Global Leadership Network. 5

The Orren Pickell Building Group website contains detailed gallery sections for complete projects on the landing page. There are additional galleries for “Room Scenes and Elevations” so client can explore the project type that mostcinterests them. In 2019 we launched a new blog with the goal of creating and posting new content 2x monthly. The new content strategy has increased total year-over-year web traffic by 100%. We also created a detailed “About Us” section to highlight the content that is unique to Orren Pickell. These pages have seen a 175% increase in organic web traffic year over year. Finally, the press section has links to online blog references as well as works published in consumer magazines. 11
MARKETING CAMPAIGN OF THE YEAR Brandit360
HBAGC - Back Lot BBQ Bash The Baclklot BBQ Bash is an annual cookout and fundraiser created by HBAGC, to benefit Designs for Dignity and the Scholarship Fund for Women in Construction. For this first annual event, Brandit360 worked with the volunteers to bolster the fundraiser’s outreach through a digital campaign, and the first step was to build a proper landing page. A landing page is the cornerstone of a marketing campaign and needs to provide information about its location, directions and parking, entry fees, available sponsorships, timetables, a description of the available activities and entertainment, and of course, draw people to complete an action. backlotbbqbash.com does exactly that and laid down the groundwork for following years. The goals for sponsorship were achieved by all the hard working volunteers and with over 200 attendees the Backlot BBQ Bash was a huge success. 12

Entry #1978 Single Family Custom Home - 2,500 - 3,200 SQ FT - The Bollnow Residence Elegant Modern Farmhouse with Outdoor Studio Last year we worked with a couple that wanted a home that was both in trend and sustainable. With their help, we designed a beautiful 2,232 square foot Modern Farmhouse. Some of the highlights of this home consist of a home studio, phantom windows and a beautiful indoor salon. The interiors of this home are mostly transitional style. This style complements the exterior and makes the home both unique and aesthetically pleasing. The third floor of this home includes a sun room with retractable phantom windows. These windows are remote controlled and can change this second floor porch into a screened insunroom with the push of a button. One of the homeowners was a hair stylist,to accommodate her we decided to incorporate her own personal 430 sq. ft. studio, with a salon inside. The studio is bright and fresh and a great way for her to continue her profession just steps away from her home. The location of this home is an asset as well. Being in walking distance to downtown Naperville means that going out for a night on the town is only a short stroll away. 15

Entry #1946 Single Family Custom Home - 5,000 - 6,000 SQ FT - 5615 S. Garfield St. Hinsdale - Custom Home This was a Custom Designed Home for a previous client. They wanted a Modern Style Farmhouse with top finishes but wanted to stay within a conservative budget. The client wanted a traditional but open plan with a spacious yet flowing layout. It was a challenge to complete this home on budget while providing hi end finishes and completing the project on time. The weather this past winter and spring was a real factor but we still managed to complete the home on time. 20

Entry #1991 Single Family Custom Home - 5,000 - 6,000 SQ FT - The Heidkamp Residence Forrest Hill Modern Farmhouse This elegant custom home was designed for a couple in Forrest Hill. They wanted something modern and with traditional elements. With help from our clients, we designed a 5,000 sq. foot Modern Farmhouse with 6 bedrooms and 6 bathrooms. The first thing you will notice walking into this home is the beautiful gourmet kitchen that includes custom cabinetry and a breakfast room that overlooks their lush backyard. Located outside the kitchen is a large traditional style living room that features a custom-made fireplace. The basement of this home includes a gym with every piece of equipment you would ever need. You don’t want to miss the recreation room complete with arcade games, TVs and more. The lower level also includes a wine cellar and a full bath. This beautiful custom home was completed in Spring of 2019 and stands out as one of our favorite homes to design.

Entry #1870 Single Family Custom Home - 5,000 - 6,000 SQ FT - French Inspired North Shore Residence While This French-inspired Glencoe home takes its cues from classic European architecture the details but speaks to a more linear and modern vocabulary. The success of this project lies in the combination of textured surfaces, natural light, neutral palette and absence of unnecessary ornament. The owners had very sophisticated taste and wanted the exterior to feel like a classic North Shore home but transition to a modern and restrained interior aesthetic.

Entry #1963 Single Family Custom Home - 6,000 - 7,000 SQ FT - North Shore Colonial This Winnetka property is located in a flood plain and is a flag lot. Aesthetically clients loved the idea of a center entrance Georgian, white-sided home. There were many siting, aesthetic and functional challenges. These challenges were necessities which also created opportunities. Because of the flood plain, the house had to sit up high on the site. The Pennsylvania flagstone base combined with the white siding, helped the massing and prevent the three-story home from having a bulky feeling. Rear terraces, screen porch and pergola/dining area almost double the square footage of the first floor. Areas typically located in the basement had to be located elsewhere. The owner is from a family of twelve with immediate family members living in the area so large entertainment area for gatherings was very important. The second floor featured a 22’ x 36’ family activity center which included a media center and kitchen/dining functions. The homeowners affectionately coined this as the “FAC”. It was zoned so it wouldn’t disrupt private en-suite bedrooms. The third floor showcases a yoga studio and guest suite. This home features sought after amenities while providing a relaxed elegance.

Entry #1956 Single Family Semi-Custom Home - 6,000 - 7,000 SQ FT - Sterling Ridge of Orland No. 74 Sheridan’s Trail This project creates a unique home within an almost built out community that was started in 2007. The community has minimum size and exterior construction standards and an Architectural Review Committee. The challenge was to deliver an updated exterior design that keep features expected in the marketplace that would blend within existing homes built with before the crash with different design sensibilities and more robust budgets - while marrying these exterior changes to an updated floor plan and more modern interior features and finishes. This 2x6 built home with Low-E glass windows sits on a lookout home-site with a finished lower level. It leaves behind some older design features of two story great rooms and focuses on cleaner lines and a more open back of the house floor plan - while still maintaining formal living room and parlor/living room that are expected within the marketplace. Some of the unique features of this home are real hardwood floors and custom tile work, an exceptional kitchen with 54” inch lighted cabinets, full built in high end appliances, island with seating, breakfast room, quartz counter tops and over-size artisan tile, marble back-splash, butler’s pantry, mudroom, 1st floor office. Entry #2012 Single Family Speculative Home - 2,500 - 3,200 SQ FT - Modern Farmhouse The NEWLOOK modern farmouse is a tribute to the existing old farmhouse that once sat on this current site. The approximately 3200 SF (above grade) speculative home lives much larger than its specifications. Through a modern layout including “shared spaces” and an extremely efficient design with minimal hallways and efficient U shaped stair, the home although modest in size, encompasses all amenities expected of today’s luxury buyers. The all white board and batten siding with black trim is clean and modern. The wrap around front porch and oversized windows complete the look and provide for the welcoming energy the house holds. Custom, inventive details are everywhere and the project was a success selling near full price, prior to completion. 31

The property was part of a 1000+-acre estate and includes the Cuneo Mansions and Gardens built in 1916 by Chicago architect Benjamin Marshall. In 1937, John Cuneo Sr., bought the property to operate Mellody Farm Dairy, hence the property’s name Mellody Farm. The Atworth at Mellody Farm are 260 luxury apartments developed by Focus and Atlantic Residential to seamlessly integrate with the entire Mellody Farm development. Featuring high-end finishes and resort-style amenities, the studio-to-3-bedroom units range from 556 to 1,465 SF. Amenities include an outdoor courtyard with a pool, firepit and bocce ball court, fitness studio, game room, lounge and private dining space. The Atworth was completed under budget and leased up within 10 months of opening while achieving above-market rents. 35

Entry #1904 Multi-Family Apartment - Urban Complex Over 350 Units - 727 West Madison 727 West Madison, designed by FitzGerald Associates Architects and developed by F&F Realty Ltd. and Fifield Cos., with interiors by Morgante Wilson Architects, sits at the eastern edge of Chicago’s West Loop. As the tallest building west of the Loop, the 45-story, elliptical glass tower is a fitting gateway to the neighborhood and a noteworthy addition to Chicago’s world-famous skyline. The building’s location, materials, shape and height allow residents to celebrate cityscape views from 30,00 square feet of amenity space, including a 45th-floor Sky Lounge, and its 492 residences. Within 10 months of opening, the building is 78 percent leased. 36

Entry #1912 Urban Multi-Family Condo - Under 10 Units - 328 W. Wisconsin 328 W. Wisconsin is a boutique, seven-unit condominium building in Chicago’s Old Town Triangle neighborhood. Occupying a through-lot between Wisconsin and Lincoln, this uniquely-situated building is flanked by a small public park and provides an abundance of natural light to all sides. The four-bedroom units offer gracious amenities on par with luxury single-family homes, but accomplished on a single level: a rare find in Chicago’s housing market. The units share a large rooftop terrace equipped with a luxurious outdoor kitchen. We designed the exterior in two colors of brick to reference the client’s modernist aesthetic and the neighborhood’s vernacular materials. 43

Entry #1914 Urban Multi-Family Condo - 25 - 75 UNITS - SL Condominium SL Condominium is a six-story, 45-unit condominium building in Chicago’s River North neighborhood. Working within a tight budget, we designed an L-shaped floorplate, optimizing the number of units with Chicago skyline views. We brought interest to the exterior with colored metal panel systems and window configurations inspired by Mondrian compositions. The units range from 1,100 to 2,100 sq. ft. The 2nd floor units include private terraces on the garage roof. The building features a common rooftop terrace, with private rooftop terraces for the 6th floor units. The ground floor houses 51 parking spaces, bicycle parking, and private storage units. 44

Urban Multi-Family Condo - 25 - 75 Units - CA Washington CA Washington is a new, six-story, 72-unit boutique condominium building in a family-friendly area of Chicago’s West Loop. With that market in mind, we designed the 2,100 sq. ft. units with private elevator access, three gracious bedrooms, three full bathrooms, 10’ ceilings, an office nook, and two private balconies. The sixth-floor units also have private roof decks. The ground floor includes multiple lobbies and a parking garage with 78 spaces. We split the residential floors into two tower blocks with a large courtyard between that includes sizeable “backyard” terraces for each unit on that level. 45

This Master Bath feels like you stepped back in history. The shower encompasses a slipper tub and two gargoyles inherited from the client’s grandfather which became the steam shower dispersers. Custom hand-made tile fills the room with texture from the basket weave floor and ceiling, the beveled field tile and the panel mouldings.

New lighting and storage solutions were used.

Placed a new header and after a complete gut of the kitchen remodeled the entire kitchen, family room, dining room and generally the house. Part of the remodel included a vertically placed island, attractive lighting and some interesting painting methods like the German Smear Painting technique. That technique was performed on a newly inserted active fireplace to change the unsightly brick color into a warm inviting color.

Entry #1865 Remodeling Kitchen - Under 400 SQ FT - Hoijer Residence The footprint of this kitchen remained relatively the same, however thoughtful design within that footprint allowed for a more functional space. The homeowner loves to cook and bake and needed a space that could accommodate that for daily use and family gatherings. With custom cabinets and a variety of accessories such as: rollout shelving, dividers, a lazy-susan and spice rack pull outs, we were able to maximize every inch of space in this kitchen. The dry bar area is great for displaying trinkets, fixing a drink and serving food for gatherings. The chevron backsplash adds a nice accent to the space.

We originally designed and built this home in 2003. Our clients came to us requesting kitchen and family room updates to accommodate their changing lifestyle and taste. A few of the goals were to eliminate upper cabinets, replace with windows and create light and airy feeling. The kitchen was completely opened up visually to the formal dining room. The site line to the family room was increased by making the opening much wider. Gray stain on rift-sawn white oak with polished stainless accents create a warm yet contemporary aesthetic. Minimalist induction cooktop, mirrored backsplash, discreet hood, and hidden appliances all support an adult lifestyle and clean, tailored aesthetic. 58

Entry #1973 Whole House Remodeling - 2,000 - 3,000 SQ FT Lake House - Dalarna Hus This Lake home was built in the 1940’s before 100-year flood plains became 5-year floodplains with the massive population and suburban growth. Lake Marie is a part of the Lake County Chain of lakes waterway that receive run-off from Wisconsin rivers each spring. This home is near the peninsula point on Lake Marie, which is 2 miles south of the Wisconsin Border. The New Addition portion had to be 3’-0” higher than the Flood Plain. Taking this into account, The Flood Plain (which is 1’-0” Less than the Kitchen Floor Height) required a design element to make the Boys Bunk Room higher than the First Floor and subsequently off the New landing of a New Staircase to the New Second Floor. This remodeling impacted every inch of the Home including a chance from the 7’-6” First Floor Ceiling to 9’-0” Ceiling height. A massive Fireplace was removed and expansive glass was added to maximize lake views and allow sunshine enrichment to the inside ambiance. 60

Entry #1899 Amenity Design - Lobby - The Mason - Amenities The Mason Apartments is designed with a vintage and industrial inspired aesthetic and is Fulton Market’s newest addition in luxury living. The Developer and Architect knew they wanted a black palette. The challenge was to use black stone with a twist. The introduction of a unique quartzite from Brazil, Negresco in a leathered finish, activated the amenity spaces in a visually stunning way. To paraphrase the fashion icon Yohji Yamamoto, “Black can be both modest and arrogant at the same time, lazy and easy yet mysterious,” said Sandya Dandamudi from GI Stone.

Entry #1907 Amenity Design - Lobby - One Bennett Park - Condominium Lobby Robert A.M. Stern’s new addition to the Chicago skyline, One Bennett Park, harks back to the Art Deco era. Bleu de Savoie marble, used throughout the lobby, is harvested from a single source quarry in the French Alps, open only for part of the year. Procuring large-size blocks and in two distinct shades was a challenge that needed to be overcome. Of special note is the intricate design of the fireplace, door portals, and Wainscot elements. “The stone carving we did for this space gives a feeling of luxury and refinement characteristic of the building,” said Sandya Dandamudi of GI Stone. 66

Entry #1784 Amenity Design - Suburban Apartment Complex - Watermark at the Grove - Amenity Spaces An urban inspired luxury rental community located in Elgin. These amenities are well designed and though through for residents to be able to use the club areas in many ways. The clubroom has a cafĂŠ which is striking and grounded with a graphic hexagon tile that provided the backdrop for the space. Large white drum pendants sit over the island and greatly contrast the wall tile. Beyond the kitchen is a seating area near the two sided fireplace which is clad with thin set panels that give wonderful texture to the space. Finally, games and co working! It has it all! 67

GI Stone was faced with the challenge of selecting a cohesive blend of stone finishes that addressed each vignette’s need, was complimentary to the adjacent spaces, and highlighted the capabilities of GI. “I wanted the client experience to be such that wherever they stood they’d see the living expression of the potential of their home,” said Sandya Dandamudi of GI Stone.

Entry #1906 Interior Design - Community Space - 727 West Madison - Community Space The FF&E of the units and most amenity spaces was handled by Morgante Wilson Architects, who referenced the curves of the exterior design in many of the furnishings and fixtures. The plush sectional in the resident’s lounge and the cloud-like clusters of globes that hang in the vaulted lobby are two of many examples. Even ceilings make design statements, such as barreled thruway connecting the lobby and parking garage. Upscale unit finishes include plank flooring; kitchens with quartz countertops, flat-paneled cabinets, stainless-steel appliances, Grohe Concetto faucets; bathrooms with quartz countertops, frameless glass shower doors, and porcelain tile walls and flooring.

Black accents and curated accessories give the intention and details to this savvy model apartment. Both bedrooms are sizable, and we demonstrated a dual function in the second bedroom to show sleeping and work from home. This model apartment pulls in urban inspired design!

Large linear windows flood the space with natural light and layer in a more urban feel. The elegant concrete board shade structure received special city permit approval thanks to our in-house architect, while durable materials and finishes allow beautiful and low-maintenance convenience. The patio seamlessly connects with the home’s interior through the use of tempered glass railings just above the built-in grilling station.

Entry #1945 Outdoor Spaces - Living Space - 1,700 SQ FT - Wood Grain Warmth in Old Town A shared roof deck required a complete transformation for residents to congregate or host private gatherings. The existing space was outdated and materials were at the end of their lifespans. We used woodgrain porcelain tile and Mexican pebble to designate different areas throughout. A steel pergola anchors one corner, providing coverage over lounge furniture, and a full roof adds protection to the dual grill station. Custom planters line the perimeter. The furniture and seating captures the stunning skyline, best enjoyed at night with the low voltage lighting placed throughout.

Entry #1957 Outdoor Spaces - Pergolas/Gazebos - 360 SQ FT - Curved Covering near Clark Faced with failing decking, water issues and unattractive outdoor space; we worked closely with the client to develop low maintenance, attractive and functional outdoor living space. Special attention was paid to re-construct their existing garage to be code compliant with a number of new enhancements to transform the deck into valuable outdoor living space. This involved replacing all the failing pine decking with low maintenance and attractive porcelain tiles and tropical hardwood trim. We worked closely with the client to develop the garage space into their back yard lounge, cooking, dining and entertainment oasis. The arched steel and ipe pergola provides scale, shade and in intimacy to an otherwise unattractive space. We carried the ipe wood work around the deck as a screening detail to help conceal the unsightly alley views and provide privacy from neighbors. Landscaping & plant material was used to soften the deck and bookended the space against their home and interior kitchen. Entry #1944 Outdoor Spaces - Pools, Spas & Water Features - 800 SQ FT - Heavenly Hot Tub Hideaway For this transformation, we developed a third-floor condo roof into a stunning three-season space, complete with a built-in hot tub and a tempered glass panel railing for comfort and convenience. An outdoor kitchen and seating area with a focal fire pit table anchor the spa in order to create multiple rooms within the space. Approached with 1,700 SF of potential, we worked together to elegantly maximize a budget for 800 SF, incorporating low-maintenance materials with clean lines, changes in elevation and dramatic lighting to coordinate the existing architecture with the client’s vision.

The lazy river wraps around the sunken island which has LED colored lighting, a fire pit, and a bridge connecting it to the decking area. LED colored lighting throughout the project. There is an infinity edge on one side of the pool. The Grotto also has a custom-built slide that cascades through it. The waterfall and grotto also provide a thrilling jump off point into the deepest part of the pool.

Entry #1835 Bath Remodel - Under 1,000 SQ FT - Cannon Residence - Master Bath Remodel Our client loved his vintage apartment, except for the Master Bath. “I want a tub and a shower” he said of the small room, “I want it to look like it could be original to the building,” when asking us to gut the bathroom. This Master Bath feels like you stepped back in history. The shower encompasses a slipper tub and two gargoyles inherited from the client’s grandfather which became the steam shower dispersers. Custom handmade tile fills the room with texture from the basket weave floor and ceiling, the beveled field tile and the panel mouldings.

Entry #1977 Single Family - 7,000 - 8,000 SQ FT Suburban - The Fierz Residence An elegant style embraces a Shingle Style House. This custom home was designed for a couple in Elmhurst, IL. They wanted a timeless design that combined traditional and contemporary architecture. Schwarz Lewis collaborated with the help of our clients to design a Hamptons inspired shingle style home. Every detail of this stylish house was thought through, from the materials of the roof that were imported from Canada, to the imported granite from the East Coast. The black and white interiors show both creativity and order, traits that are reflective of the homeowners. The black and white interiors were also implemented to resemble music notes, because all three of their daughters are musicians. The Master bedroom boasts a high ceiling and large chandelier but is balanced out by the simple black and white colors. Making sure the room is aesthetically pleasing without going over the top. The whole style of the home stays consistent, elegant and cozy, while also being unique enough to impress any guests that enters. 94

This was a unique opportunity to explore a design vocabulary appreciated by the owners and speaks to their love of classic North-Shore architecture.

This 16,0000 square-foot home in Northfield is anything but your typical modern farmhouse. The challenge was to take a very large home and make it feel comfortable and welcoming rather than a statement in formality. The outdoor spaces have something for everyone including a roof-top garden, soccer practice field, pool and spa, fishing pond, open-air kitchen and living spaces. The Indoor sports activity center is above and below ground and has the capacity to hold full team practices. We were able to control the massing and scale of the home by varying roof heights and mixing stone, and siding on the exterior. 96

The property set just a block from the lake and walking distance to primary and secondary schools is an ideal location for this ~3400 SF (above grade) transitional coastal style home. Although traditional in form and luxury expectations, the transitional details and more modern style of living are obvious with the homes flow, efficiency and extensive natural light. Everything in the house is custom from the 4 story center staircase to the custom built cabinets. The project was a great success selling at full price prior to completion.
