Sales Management Software for New Home Builders Make life at your sales office easier with sales management software that manages leads, writes contracts and offers real-time option pricing. For builders the sales process has been the most coveted part of the home building process and today home building management systems are dominating the market and giving builders an inclusive system to build and close homes. These systems have grown in popularity over excel worksheets and shared cloud files because they don’t just write contracts. They amass vital, real-time information about your sales, inventory, warranty requests and customers. At the core of these systems are third party servers running specialized sales management software that you normally don’t own or control. Software developers often sell their software as a basic core system configured to industry standard protocols. Others sell their software as individual components such as a purchasing module, warranty management modules and even CRM modules giving you the impression of having a complete system based on your individual needs. What do you get for your investment? Without

a doubt, the biggest advantage is the ability to centralize the data and get an immediate, up-to-theminute accurate overview of the sales cycle, option pricing, inventory and much more. For example, each time option pricing is modified, it is updated system wide and immediately available to your sales force. That data can be surprisingly large. Some builders, for example, will offer hundreds of plans all of which may have multiple tiers of upgrade options. The same may hold true for structural options with additional upgrade tiers and square footage changes which can impose a complex use of resources and data. Keeping track of the thousands of options and upgrades that make up a home can be a real chore. However, consistently having access to the most up to date pricing data and available in real time can add up to a competitive advantage over competitors. A good sales management system can help by allowing you in a few short clicks to update system wide pricing. When it’s time to update level four carpet, some sales management systems go a step further and allow for community and subdivision specific pricing changes. Both options give you an advantage over older methods which take time and manual labor to calculate. You can also run reports to track pricing updates and compare month over month or year over year giving you insight on your purchasing power so you can strike the best deal with your suppliers. Shopping for the right sales management system In looking for a sales management system the choices are many, the price can range from the thousands to millions of dollars, and the final decisions can be difficult. Here are some guidelines to help.


Let’s talk ownership Primarily driven by costs vs. benefits, time to market and ease of use; for many small builders, software ownership may play the biggest part of the decision making process. Owning your sales management system software means your solution will be designed to your exact needs and processes, changes can be made quickly with unlimited options for customization. Furthermore, ownership entitles you to scale your system as you grow further streamlining your sales process while avoiding an overly cluttered feature system built for a general audience. Generic vs. Custom Generic sales management systems tend to boast a broader range of features and are updated with newer versions more frequently. They’re typically more affordable as well. Unfortunately, adapting these systems to your unique business process may require you to conform to standard industry protocols. Then there are custom systems like BuilderConsole. These systems employ a core framework and allow for complete customization based on your sales process and workflow. They even allow for third party integration such as PlatViewer, an interactive plat/lot management software. These systems, while moderately priced give builders a robust sales system without compromising their sales process. Weigh easy of use against functionality

Generally speaking the more weight you put on your own unique sales process, the more custom your software should be. Consider as well the time required to bring employees up to speed and the time you’ll invest training them. The best systems offer a balance of both. Look for a system that can start small and grow with your needs. If you are on a conservative budget, you can begin with a core system setup: create contracts, communicate and reporting. Later, you can add additional features as your needs dictate, perhaps warranty and construction management to begin with, then add plat/lot management, purchasing and custom reporting. Also, look for a system that allows you to retain the rights and host in your server environment. A sales management system should be approached as a cornerstone of any builder who closes more than a hundred homes a year. It allows you to operate more efficiently as it boosts productivity and improves customer service. With so much to gain, take the time to make sure whatever solution you choose is one that encompasses your sales and marketing efforts.

Autumn’s cooler temperatures provide a wake-up call to homeowners and building professionals alike to prepare for the harsh winters we experience in the Chicago area. And the last several weeks of cooler weather can also make it more pleasant for contractors and homeowners to be outside and tackle projects that boost a home’s curb appeal before the first snowflakes fall. Here are five things to do now to dress up a home’s exterior and increase property value.

catching, designer touch. Dark trim colors are an excellent choice for framing a home or outlining architectural details, windows and doors.

1. Freshen Up Siding and Trim Fall is the perfect time to invest in siding and trim replacement. You can dress up a home’s exterior with wood-inspired siding and trim made of weather-resistant materials such as vinyl, polymer and composite. Made to withstand the elements but with a high-end look, they are highly durable and require very little maintenance compared to traditional cedar and board products of the past. Vinyl and polymer products are available in a wide variety of colors, shapes and textures that never need painting.

And for those who would want a truly custom look, composite lap siding products are available primed and ready to paint, so homeowners have the freedom to select their very own, unique color to be applied after installation. One product recently introduced is ICON™ Composite Siding, a thermoset, polyurethane composite cladding engineered to look like 6-inch wide cedar planks. It features superior moisture resistance to prevent expansion and contraction. Much lighter and more flexible than fiber cement or natural wood, it goes up incredibly fast, too. In fact, a single installer can cut several planks at once, carry up to five at a time and precisely fasten each plank to a structure in a few steps without specialized training, reducing man-hours by a considerable margin. Most of these products are designed to complement each other, which means less time worrying about what goes with what. For example, you can feel free to mix and match lap and shake or shingle siding for a custom look. If a home doesn’t need a full siding replacement, shake or shingle style accents on dormers and gables will dress it up. It’s kind of like changing the style of your shutters. Accent colors are often used within gables or on additions—making unique architectural features stand out from the primary wall color. Or, on the safe side, you can mix lighter and darker shades from the same color family. Introducing DCM-PRO Mat. The new anti-fracture membrane by Warmup®

The DCM-PRO Floor Heating System from Warmup® combines anti-fracture protection, floor heating and WiFi controls. The innovative system from Warmup® provides high heat outputs for Primary Heating controlled by Warmup’s proprietary MyWarmup app. The system is comprised of a ¼” castellated membrane, the Warmup® DCM-PRO Heating Cable and Warmup® 4iE Thermostat. The full system comes with a 30-year warranty and is currently available in 63 countries. It will be available for purchase in the United States, Canada and Mexico in September 2017. The DCM-PRO CABLE The pre-spaced channels on the DCM-PRO Membrane make it easy to space and lay the DCM-PRO Cable evenly. Spacing must always be consistent throughout the installation, ensuring even heating throughout the floor. Cables can be spaced at 2, 3 or 4” for the highest flexibility in heat outputs, from Comfort Heating to Primary Heating. The DCM-PRO Cable is durable and flexible due to its ETFE inner jacket for high heat outputs and a PVC outer sleeve for a smooth installation and protection of the cable. The DCM-PRO MEMBRANE The TCNA-tested DCM-PRO Membrane can be attached to wood and cement subfloors using any tile adhesive thanks to a patented design with Hydration Vents. The patented DCM-PRO design of the membrane allows for more adhesive to connect with the cable and thereby distribute the heat more evenly leaving no hot and cold spots. The membrane design is comfortable to work on and praised by tile professionals. Installers can use either modified or unmodified adhesives over the membrane to suit their installation needs. The DCMPRO membrane can even be covered with self-levelling mortars (SLU’s) to allow installation of small format tiles and other floor types such as glue-down wood

and LVT’s to be laid on top of the DCM-PRO System. The unique design of the DCM-PRO Membrane protects the cable from mechanical damage caused by walking on the system, as well as any other possible harm to the system caused by buckets, tools or a trowel when tiling. This leads to a reduced risk of installation failures. 4iE THERMOSTAT The 4iE® is quite simply the smartest line voltage thermostat on the market. We designed it so you that wouldn’t have to use it. It can program itself using your smartphone location and the occasional override. The WiFi capability also allows you to vary your settings by zone. Don’t worry: your 4iE® will recommend the best setting for each room based on usage. Central heating systems are not efficient. You can’t be comfortable in the bedroom and the office if the thermostat is in the hallway.
